Laura Sides had zero real estate investing experience not too long ago. But, within just six weeks, she made $100,000 on her first real estate deal. How is that even possible? That type of profit is usually reserved for expert real estate investors, not middle-school science teachers! Today, Laura is uncovering the fast-flipping formula that helps her do quick, profitable real estate deals even in her competitive market. During a beach vacation to Florida, Laura read the personal finance and investing classic Rich Dad Poor Dad, and, seemingly overnight, her brain rewired as she became dead set on multiplying her money instead of working for every dollar. So, she took out a HELOC (home equity line of credit) to buy her first real estate deal, but where would it come from? A chance encounter with a neighbor would set her on a path that would change her life forever. Now, she's cracked the house flipping formula, has two killer rental properties she uses as her own vacation homes, and makes significantly more than her teacher's salary working on her schedule, building wealth her way. The Cobb Planning Commission approved a 91-home development near Kincaid Elementary School, off Sandy Plains Road, in a 4-1 vote. The 19.5-acre property was originally proposed for 105 units, but the plan was scaled down to address concerns from residents. The development, by Toll Southeast Limited Partnership Company, will feature single-family homes ranging from 2,200 to 3,800 square feet, with an estimated price range of $600,000 to $700,000. The approved rezoning allows for five units per acre. Some residents raised environmental and traffic concerns, with assurances from county staff that a hydrology study would address environmental issues, and a request for a new traffic study during the school session. We'll be right back Break: ESOG – ELON – DAYCO STORY 4: Cobb DA Asks to Fund 8 Full-Time Victim Advocates Cobb District Attorney Flynn Broady Jr. is urging the Cobb Board of Commissioners to allocate funds for eight full-time and one part-time victim advocate positions, totaling around $680,000. The victim advocates' funding, traditionally from grants, is under threat due to a significant cut in the Victims of Crime Act grant from $1.2 million to $130,000. Broady is seeking the county's support to cover nine positions, stating that without county intervention, victims of crime would be deprived of the services they deserve under Georgia Law. Broady is also seeking approval for three new positions at the Cobb Family Advocacy Center. STORY 5: Acworth Celebrates Veterans Day The city of Acworth's annual Veterans Day celebration, initially planned at Veterans Memorial Park, was relocated to the Acworth Community Center due to rain. Veterans from the U.S. Armed Forces were honored, with paving bricks dedicated to some veterans, to be displayed at Veterans Memorial Park. Dignitaries, including Acworth Mayor Tommy Allegood and state Sen. Ed Setzler, attended the event. Pastor Michael Smith highlighted the significance of Veterans Day, acknowledging the sacrifices and lasting memories of disabled American veterans. The ceremony included musical performances by the Academy Singers from North Cobb Christian School, celebrating veterans' service. We'll be back in a moment Break: DRAKE – INGLES 3 STORY 6: Caffeine and Octane Brings Monthly Car Show to Town Center Caffeine and Octane's monthly car show took place at Town Center mall, attracting car enthusiasts with diverse vehicle displays. The event, held since 2006, showcased various makes and models, welcoming antique and work-in-progress vehicles. Town Center's spacious location accommodated the growing event, drawing hundreds of guests. Participants shared stories about their vehicles, including notable finds and customizations. One standout was Hailey Rose's 1999 custom-made hearse, serving as her daily driver and uniquely combining front and back halves. Collectors like Ray Beaupre displayed their cherished cars, creating a lively and engaging atmosphere at the show. STORY 7: Smyrna's New Green Space Awarded Smyrna's new downtown green space received the Medium-Sized Redevelopment of the Year award at the 2023 Metro Atlanta Redevelopment Summit. Mayor Derek Norton expressed pride in the project, highlighting extensive citizen input in its development. The $6.5 million project, funded by the 2022 special-purpose local-option sales tax, replaced an outdated traffic circle and fountain. The transformed space has become a popular gathering spot, featuring activities like morning yoga, afternoon games, and evening relaxation. Described as a special place contributing to community well-being, the green space reflects Smyrna's commitment to enhancing its downtown area and fostering community engagement. In this one, Cody talks to professional wrestler Sarah States, better known as Freya the Slaya. She says that she's always gone by Freya, that her wrestling character, or gimmick, started out as more of a viking and then it transitioned to an Arctic Amazonian woman — tall, strong and assertive. The Queen of the North. And it all started in Palmer, Alaska. She's from Fairbanks, so she would have to drive six hours to Palmer to do shows in places like train depots. The shows were small, like the Alaska wrestling scene at the time, and more often than not they were performing in front of families. It was fun, an entertaining hobby while Freya was also working as a middle school teacher. She loved teaching, but she encountered too many roadblocks in her work. Resources were always limited and her empathic nature predisposed her to wanting to do more for her students. Years of this took its toll on her mental health, until one day she decided to quit her job, sell her house and move to the states. There, she threw her whole self into becoming a pro wrestler. She says that, more and more, she's becoming her character. That her full-time job is being Freya the Slaya, even outside of the ring. She's training, doing interviews, working on her merch store, making social media posts, she's on Cameo. And this personality swap, it's in her benefit. When she's in the ring, for example, and she's on live TV, where so much of the performance is improvisational, it's easier to react naturally to the violent soap opera happening all around her. That's what continues to draw her to pro wrestling, the physical and emotional rollercoaster of it all. And how it affects its audience, that when it's done successfully and powerfully you can see it take people away from their every day troubles and immerse them into this fantastical world of wrestling.

This interview was powerful!Joseph bought his first property in 2017 and since then has built a portfolio of 65 doors and counting. He was able to scale quickly thanks to his resourcefulness—from partnering with two of his best friends on his first property, to taking advantage of VA renovation loans, to making use of seller financing and subject-to deals.Listen in as Joseph shares how he built a $5 million portfolio in five years while on a Middle School Teacher's salary, his creative strategies to find great deals, and his progress on the renovation of a 39-unit building he recently acquired.Highlights1) Even if you don't have or make a lot of money to put into your real estate business, with a little creativity, you can still scale your portfolio relatively fast. Two examples are owner (or seller) financing which lets you bypass a traditional mortgage, and subject-to deals in which you take over the owner's existing mortgage.2) There are times when it will be beneficial to use lines of credit to fund your real estate business quickly, such as when doing renovations. Doing this responsibly comes simply down to tracking expenses and staying disciplined enough to stay within your numbers.3) The faster you learn to screen tenants, the faster your investment portfolio will grow. Joseph is able to self-manage all 65 of his units by having tenants that pay rent on time, using RentRedi to systematize payments and maintenance requests with little-to-no effort on his part.Get a free Landlord Insurance Quote from Steadily hereGet our new merch- https://blackrealestatedialogue.com/collections/allAccess all of our resources on our website- https://www.blackrealestatedialogue.comDownload my free guide Top 5 Down Payment Assistance Programs- https://bit.ly/dpassistance1Get my New E-book How to Build Wealth in a Recession- https://bit.ly/bredrecessionguideLearn how to invest out of state- https://www.outofstatemoney.com/ Text BRED to 74121 to join our VIP Text List and to get a free training

A growing body of research shows when kids are between 10-12 their brains go through an explosive period of development that makes them susceptible to influence, for better or worse. Experts call it the "age of opportunity" because what happens during this time can lead a child towards greatness, but it can also introduce intractable bad habits. Parents get plenty of advice on how to deal with teens, but little when it comes to tweens. Schools also play an important role in shaping adolescent minds by cultivating positive experiences. We talk with psychologists and a Middle School Teacher of the Year about how to make the most of growth at this age. This episode was reported by Ki Sung. The MindShift podcast is produced by Nimah Gobir, Ki Sung, Jessical Plazcek, Katrina Schwartz and Seth Samuel. Additional support from Kyana Moghadam, Jen Chien, Erika Kelly and Gerald Fermin.
