Over the years I have used both Pre-Qualified and Pre-Approved letters in the past when I was making overs on homes to live in or Investment properties. Of course, now a days I am a fan of Pre-Approved since it can speed up the buying process and being pre-approved for an exact loan amount with a written commitment letter. As always, I am not giving you any Financial Advice and you should seek advice from your Professional Advisors to see what is best for your situation. This is for entertainment only. This is the difference between being pre-approved and pre-qualified. What’s the difference between being pre-qualified and pre-approved? When you’re pre-qualified, the lender is going off the information you’ve told them: your name, social security number, income, bank account resources, credit score, etc. and they pull your credit score. Being pre-approved means the lender has verified all your information and looked at your documents such as tax returns, bank statements, and W2s. What you truly want is a pre-approval because it proves you’re legitimately qualified for a loan. Being pre-approved also looks better to a seller than just being pre-qualified. Myth No. 1 "Is getting pre-qualified is the same as getting pre-approved?" A: On basic term and all practical purposes, yes. Most lenders or realtors will consider these two both acceptable to get started. The main difference of the two on a more technical term for some lender is that Pre-Qualified does not run credit or review income documents yet and Pre- Approved will be completing all the review processes to produce a Pre-Approval Letter. Myth No.2 "Shopping around for lenders will hurt your credit score dramatically" A: Anytime when a lender (not on your own internet sites) runs your credit, it will be a hard inquiry and impact your score. However if multiple lenders run your credit in the same 30 days period, it will just be counted as one on credit report. Myth No. 3 "You need perfect credit to buy a house" A: No, you don't need perfect credit, however your rates and credit are directly tie to each other. Higher credit, lower the rate. Myth No. 4 "You can't be in debt and buy a home" A: To answer the question probably, the lenders will consider your debit to income ratio as part of the process for approval. Myth No. 5 "You need to put 20% down" A: That is not true. Like previous mentioned, there are programs for people to place as low as 3.5 % of down payment. Myth No. 6 "Is the down payment the only cost to worry about?" A: There are absolutely other costs. Homebuyers always ask me why they need to get pre-qualified. Many of them are eager to start browsing homes—they believe that getting pre-qualified can wait. But, to tell the truth, it can’t. Getting pre-qualified gives buyers a clear understanding of what kind of home they can afford. Not only will this help guide your home search, but it will also prevent you from setting your sights on something outside of your budget. There’s nothing more disappointing than finding the perfect home only to realize that you can’t afford it. This is why it’s so essential to get pre-qualified before you start looking around. In addition to showing you what you can afford, a pre-qualification will also help you understand what your monthly payments could look like. Also, first-time buyers aren’t the only ones who must get pre-qualified. Current homeowners looking to make a move will need to go through the pre-qualification process again to account for current interest rates. “Getting pre-qualified is one of the biggest favors you can do yourself as a buyer.” Pre-qualifications aren’t just for the buyer’s benefit, though. They also benefit the seller. Many sellers won’t even consider an offer from a buyer who isn’t pre-qualified. So, now that we’ve explained the importance of getting pre-qualified, you’re probably wondering how it’s done. All it takes is a 10- to 15-minute phone call with a lender. This lender will pull your credit and ask qualifying questions about your income and employment status. They will also ask you to provide relevant personal information, like your date of birth and social security number. With both FHA and conventional loans, you’ll need the same documents: The two most recent pay stubs for both the main borrower and the co-borrower if there is one Tax returns for the past two years Two recent bank statements A copy of your driver’s license A copy of your social security card If you’re in the military or are a veteran and you qualify for a VA loan, the documents you’ll need are slightly different: Your latest Leave and Earnings Statement (if you’re active duty) Your certificate of eligibility Your tax returns Your most recent bank statements “Remember that the first step in the home buying process to get pre-qualified—don’t start by looking at homes or going to open houses.” If you’re self-employed, there are two different options: Two years of tax returns, which allows us to base your income on how much you declare as profit at the end of the year Or: Bank statements from the last 24 months, which allows us to determine your income based on the deposits you’ve made in the last two years. Now that you know the documents needed, what do you do with them? Well, we can set up an appointment where we’ll sit down face-to-face, or you can email or fax the documents to me. Remember that the first step in the home buying process to get pre-qualified—don’t start by looking at homes or going to open houses. You first need to determine what is the maximum amount you’d qualify for, what your options are, and how much your monthly payments would be at different price points. You only want to be looking at houses you can afford, and the only way to do that is to get pre-qualified. Search for homes on the market.I’d like to take a minute to address a frequently asked question: “What’s the difference between being pre-qualified for a mortgage and being pre-approved for a mortgage?” If you’ve been pre-qualified, it means your lender has only taken a cursory look at your financial information. While they’ve checked your credit score, for the most part pre-qualified means your lender has taken down your information and made a presumptive decision before they begin the rigorous process of verifying the information you’ve provided. In short, prequalified means you’ve spoken with a lender about your financial situation.Being pre-approved shows sellers that you are serious and know your purchasing power. If you’ve been pre-approved, it means your lender has gone through that verification process and has documented your finances. In addition to a credit check, they’ve taken the time to contact your employer and verify your income. In regard to your credit, pre-approved means your lender has looked deeper into your credit report than your score, having examined your bills to verify their accuracy and your credit history. When you are pre-approved, you are very close to being able to close on a home. When we represent a seller, we are always looking for a pre-approval over a pre-qualification. While pre-qualification indicates a lender’s best guess, when a buyer is pre-approved for a mortgage it shows the seller that the buyer is more serious about closing and knows their purchasing power. What is the difference between being pre-qualified & pre-approved? Which should you do if you are looking to buy?
Jeff Pope from AmCap Mortgage joins me today to explain why it’s important for homebuyers to get pre-qualified.Today I’m here with Jeff Pope of AmCap Mortgage to discuss the importance of getting pre-qualified before you start looking for homes. The pre-qualification letter is a big piece of the home buying puzzle. Going into your home search without a pre-qualification letter is like being at the top of a mountain and speeding down it with no brakes. You might end up OK, but you never know what will happen. You need to start the home buying process by getting pre-qualified. Getting a pre-qualification letter will get you off to the right start. You will know how much you can afford and we can get you into the right house. In order to get pre-qualified, you need your tax returns, W2s, and paystubs. Good lenders like Jeff will use secure services so that your information will be protected throughout the pre-qualification process. Chris has closed hundreds of loans for us, and we always recommend him to our clients.Chris recommends that all buyers get a pre-qualification, and this is true for many different reasons. Most sellers won’t even entertain an offer without a pre-qualification. If you can’t prove that you can afford the home, you won’t win over many sellers.After you have been pre-qualified, you can get a good idea of what type of home you will be able to afford. When you know your price range, your home search becomes much easier. You’ll be happy not wasting time on a home that you cannot afford.Make sure you use a reputable lender when you get a pre-qualification. This will make your letter of pre-qualification very strong in the eyes of a seller. It’s also best to get pre-qualified right at the beginning of your home search process. This way, you don’t waste time when you’ve found the home you want. Chris has seen buyers lose their dream homes because they weren’t proactive and didn’t get prequalified beforehand.Chris recommends upgrading your pre-qualification to a pre-approval. This is a much stronger statement than a pre-qualification because it requires a lender to provide a commitment for a loan. It takes longer, but it will put you on the same level as a cash buyer.The moral of this story is that if you’re wanting to buy in Dallas, you absolutely have to be pre-qualified. Have you ever wondered what the first step in the home buying process is? Today, Tim Curtin from Americorp Mortgage Services is here to help answer that question. Before you even start looking at homes, the first thing you need to do is get pre-qualified. You simply call your lender, talk to them about what you want to do, and then they will take your personal information, income, and assets to figure out what kind of loan you will qualify for. A pre-qualification is different from a pre-approval. The pre-qualification is more of a preliminary step. A pre-approval is when the lender goes through and verifies the information you provided during the pre-qualification. The documents you need to provide to the lender include 30 days worth of paystubs, your W-2s from the last two years, two years of tax returns if you have investment income or are self-employed, bank statements from the last two months, and a photo ID. “Get pre-qualified before you look at homes.” The whole process lasts about 30 days from getting approved to taking the loan to closing. You may even qualify for more than what you can afford. The lender allows you to borrow as much as their guidelines will allow, but that might be more than you can afford. Budget out your monthly mortgage payments in order to know what you can actually afford to spend on a home. In order to do this we've invited Phil Lillge of Parker Mortgage to help explain some things. The process of becoming qualified for a mortgage loan is two-pronged. The first part is sitting down with your lender and evaluating your position and your needs, as well as your qualifications. Once you have that initial conversation, it becomes much easier for the lender to find you loan products that can help you comfortably afford a home. You'll have to talk about employment history, credit history, and other things like income history and insurance information. The next step in the process is to determine which program would fit your needs best depending on what your profile looks like. Not everyone will benefit from the same lending program, so it's important to be honest when you consult with a lender, otherwise you may end up in a very sticky situation when you go to close on a home that you cannot really afford.
