Fear of missing out is back in Australia's property market. As thousands of investors rush to beat the SMSF deadline, the biggest risk isn't missing out – it's buying the wrong property in the process. On Property Buzz, Phil Tarrant is joined by Alex Whitlock to discuss the growing frenzy surrounding self-managed super funds (SMSF) and why investor urgency is creating new risks. The pair question whether the race to secure finance before the borrowing ban is pushing investors into poor-quality assets, warning against letting marketing hype or tight deadlines dictate long-term investment decisions. Attention then turns to the mortgage market, with borrowing capacities shrinking and investor activity slowing, raising fresh questions about what the next phase of lending could look like for brokers and borrowers alike. Finally, Tarrant and Whitlock explain why investors should look beyond buyer's agents alone, arguing that local property managers can often provide some of the strongest insights into rental demand, cash flow, and the long-term fundamentals of a market.

The agencies winning more landlords aren't just managing properties anymore. They're helping investors build wealth, and it's changing what clients expect from property managers. On The Property Management Excellence (PMX) Podcast, Alex Whitlock and buyer's agent Ross Le Quesne break down the shift reshaping property management – and why the winners are becoming trusted advisers, not just rent collectors. Le Quesne argues the best agencies are moving beyond maintenance and compliance, helping investors improve cash flow, unlock value, and make smarter long-term decisions about their assets. The pair also reveals the costly mistakes many landlords make, from underestimating ownership costs to overlooking simple upgrades that can significantly boost rental returns. Finally, Whitlock and Le Quesne explain why agencies that educate investors, communicate proactively, and think beyond day-to-day property management will be the ones that attract more landlords – and keep them.
In today's market, growth isn't just about growing a rent roll. It's about becoming the agency that landlords, talent, and clients actively choose and actually want to be part of. On The Property Management Excellence (PMX) Podcast, Alex Whitlock is joined by Phil Tarrant and Michael Magee to discuss the shift from simply growing rent rolls to building businesses that attract top talent, loyal clients, and long-term growth. The trio pull back the curtain on what goes into creating one of Australia's biggest property management events, and explain why industry recognition has become a genuine commercial advantage rather than just another trophy. Attention then turns to the focus of this year's PMX Conference, building an attraction business, with the conversation highlighting the agencies investing in culture, leadership, and client experience to stand out in an increasingly competitive market. As the profession evolves, Whitlock, Tarrant, and Magee agree that the future belongs to agencies that can clearly articulate their value, embrace innovation, and build businesses people genuinely want to work with and work for.
Australia's buyer's agent sector is under pressure. But while many see uncertainty, forward-thinking property managers have a rare opportunity to become the trusted advisers investors are searching for. In this episode of The Property Management Excellence (PMX) Podcast, REB's Alex Whitlock and Liam Garman unpack the buyer's agent sector under mounting pressure. They explore how ongoing policy shifts and industry instability are widening the property advice gap, and why property managers are uniquely positioned to step into that space. The pair discuss how the collapse of Dashdot exposed deeper issues within the largely unregulated buyer's agent industry, raising questions around business models and the long-term sustainability of the sector. Whitlock argues that investors are now looking for trusted professionals who understand the full investment journey, creating an opportunity for property managers to evolve from rent collectors into strategic advisers who help clients navigate an increasingly complex market. They also examine how changes to negative gearing, capital gains tax, and SMSF property investment are reshaping investor behaviour, and why agencies that align their sales and property management teams will be best placed to build stronger client relationships and capture the next wave of investment business.

Episode OverviewThe Articulate Fly host Marvin Cash sits down with fly tying guru Allen Rupp, founder of Fly on the Water and Dave Whitlock's hand-selected legacy tier, for a deep dive into the classic fly patterns that built modern fly fishing. Rupp traces his fly tying education back to childhood phone calls with Bob Clouser, in-person mentorship from Lefty Kreh and George Harvey, and decades spent learning directly from Dave Whitlock, explaining why patterns like the Clouser Minnow, the Half and Half, Lefty's Deceiver and Whitlock's Near Nuff Crayfish and Sculpin remain so effective that newer materials and techniques rarely improve on them. The conversation ranges from the upper Potomac River, where Rupp first learned to tie and fish, to saltwater destinations like the Seychelles and the Amazon, where his Semper Fli patterns are now requested by name by local guides. Rupp and Cash dig into why presentation matters more than fly choice (a lesson Rupp learned fishing a single hare's ear nymph for an entire year), how legends like Whitlock and Clouser relentlessly simplified their patterns rather than complicating them, where to source increasingly scarce natural materials like hand-plucked mallard flank and Cree hackle, and which adhesives belong on every serious tier's bench. Whether you fish for smallmouth bass, stripers, bonefish or golden dorado, this episode is a masterclass in why the old patterns still catch fish and what they can teach today's tiers about durability, simplicity and effective design.Key TakeawaysHow focusing on a single fly pattern for an entire season can teach anglers that presentation matters more than fly choice. Why classic patterns like the Clouser Minnow, the Half and Half and Lefty's Deceiver remain more effective than many modern variations. How simplifying a fly pattern down to its essential materials often makes it more durable and more effective than adding complexity. Why choosing the right adhesive for a material (soft adhesive for soft materials, rigid adhesive for hard surfaces) prevents premature fly failure. When to source fly tying materials from non-fly shop retailers like craft and fabric stores. How filling Clouser Minnow thread wraps with resin in a triangle or heart shape creates a fly that is nearly weedless.Techniques & Gear CoveredRupp walks through the construction logic behind classic patterns including the Clouser Minnow, the Half and Half, Lefty's Deceiver, the CK Baitfish, Chico's Bonefish Special, Lou Tabory's Snake Fly and Dave Whitlock's Near Nuff Crayfish and Sculpin, explaining how each pattern's simplicity contributes to its durability and fish-catching consistency. He details specific tying fixes including pre-treating deer hair eye cavities with Flexament before adding Goop and a final drop of Flexament to prevent eyes from popping off, and filling Clouser Minnow thread wraps with resin in a triangle or heart shape to create a snag-resistant profile. On adhesives, Rupp runs a bench of nine different products including Zap-A-Gap in two viscosities, Softex, Tuffleye and various other cements, matching soft adhesives to soft materials like deer hair and rigid adhesives to harder surfaces. For tools he favors Mark Petitjean bobbins for fine thread work and Renomed scissors for their durability and lifetime warranty, while sourcing scarce natural materials like Cree hackle, hand-plucked mallard flank and dry fly saddles from specialty sellers.Locations & SpeciesRupp's tying and fishing roots trace to the upper Potomac River and the Mid-Atlantic region of Maryland, Virginia and Pennsylvania, where he learned from guide Mark Kovach and crossed paths with Lefty Kreh and Bob Clouser at regional fly fishing shows. His classic patterns now see action well beyond home water, targeting smallmouth bass and trout in eastern rivers, striped bass at night from Virginia to Maine on Lou Tabory's Snake Fly, and trevally and golden dorado in destinations like the Seychelles and South America, where his Semper Fli pattern has become a guide favorite.FAQ / Key Questions AnsweredWhy do classic fly patterns like the Clouser Minnow and Lefty's Deceiver still outperform many modern variations?Allen Rupp explains that classic patterns endured because their originators relentlessly simplified them down to only the materials necessary for action and durability rather than adding complexity for visual appeal. Newer flies often look more elaborate but can introduce problems like tails that foul on the cast, while classics like the Deceiver (just bucktail, feathers and flash) remain reliably effective. How does fly choice compare to presentation in catching more fish?Rupp credits mentor Brad Yoder with the lesson that presentation matters far more than fly pattern, after fishing a single gold-ribbed hare's ear nymph exclusively for an entire year. He caught roughly the same number of fish as he had with pattern variety, reinforcing that learning to fish one fly in every water condition teaches more than chasing the next new pattern. What is the best adhesive to use on different fly tying materials?Rupp's rule, learned from Dave Whitlock, is to match a soft, flexible adhesive like Flexament to soft, flexible materials like deer hair and reserve rigid adhesives like Zap-A-Gap for harder surfaces. Using a rigid adhesive on a flexible material creates a stress point that cracks and fails after a few fish.Where can tiers find scarce natural materials like Cree hackle and quality mallard flank?Rupp sources hard-to-find feathers and fibers from a mix of specialty sellers, friends who hunt and hand-pluck birds, and even craft stores like Michaels and Joann Fabrics for items like glass beads, foam and embroidery materials. He notes that machine-plucked commercial mallard flank is often unusable for patterns requiring intact feather shape, making hand-plucked birds essential for some classic ties. What is swing nymphing and where did the technique originate?Swing nymphing is a technique Rupp developed independently as a teenager on the upper Potomac by adapting light jig presentations to a fly rod, only to later learn that Charlie Brooks had pioneered the same approach on the Yellowstone River decades earlier. Rupp covers the technique in an upcoming magazine article and credits Harry Murray's writing for connecting him to its origins.SponsorsThanks to TroutRoutes for sponsoring this episode. Most property managers think their job ends at chasing rent and fixing leaky taps, but the truth is far bigger – the real opportunity in the industry right now might be turning investors into wealthier clients, not just managing their properties. On The Property Management Excellence (PMX) Podcast, Alex Whitlock sits down with Phil Tarrant to expose why property managers may be sitting on the most valuable seat at an investor's table, and why so many agencies are failing to take advantage of it. Rather than simply delivering bad news about repairs, compliance, and lease renewals, Whitlock and Tarrant argue that property managers should be leading broader conversations around portfolio performance, market trends, and long-term wealth creation. The pair point to a major advantage that most advisers spend years building: property managers already have direct access to investors and long-established relationships. However, many agencies remain trapped in transactional business models, and the duo break down what needs to change if property managers want to strengthen client loyalty, justify higher fees, and accelerate growth. As buyer's agents now face growing scrutiny and disruption, the duo argues that property managers have a unique opportunity to claim a larger role in helping investors grow and protect their wealth. After twenty-four years of waiting for a promise that seemed increasingly impossible, Abraham experiences a divine encounter that challenges everything he thought he knew about timing and faith. This passage reveals that an authentic encounter with God transforms one's DNA, manifesting in a life defined by radical service, extravagant hospitality, and the courage to believe in the impossible. Discover why a "laughable" promise from God is often the clearest sign of a miracle in the making.

Everyone in property management is rushing to use AI, but most agencies still don't understand where it actually creates value and where it creates risk. On The Property Management Excellence (PMX) Podcast, Managed co-founder Alex Whitlock speaks with Managed head of technology and artificial intelligence (AI) Blair Dods. They break down how AI and other technologies are reshaping property management, from automation and operational efficiency to the growing pressure on agencies to adapt fast. Dods explains how AI is already helping businesses process data faster, automate repetitive admin tasks and improve productivity, allowing property managers to focus more on strategy and customer experience. But the discussion also warns against the growing misconception that AI can fix broken businesses, highlighting that poor systems, weak leadership, and bad customer service can't simply be automated away. The episode also explores the risks of overreliance on AI, particularly around security, compliance and the misuse of tools where simple automation would often work better. Finally, Whitlock and Dods discuss the rise of proprietary technology, with AI lowering the barrier for agencies looking to build custom systems tailored to their business needs.

Most investors panic when policy shifts hit, but experienced buyers know that uncertainty is where the best deals surface, not disappear. Here is how to find the next opportunity. On The Smart Property Investment Show, host Liam Garman is joined by Ross Le Quesne from KHI Partners and Alex Whitlock from Managed to break down how the latest federal budget is reshaping investor strategy, and why smart money is still moving. Le Quesne delved into the real impact of negative gearing and capital gains tax changes, arguing that while headlines sparked fear, the core fundamentals of property investment remain unchanged. He explains that supply shortages, rising construction costs, and long-term demand pressures continue to underpin the market, regardless of short-term policy noise. Whitlock shares a live deal story from Sydney's Wollstonecraft, showing how urgency around the budget helped secure a property while other buyers hesitated. The trio highlight that in uncertain markets, speed, preparation and the right professionals matter more than ever, and hesitation is often the real cost. They urge investors to see the positive: policy changes may shift strategy, but they don't stop opportunity – they often create it. The Backwoods America series kicks off in north Alabama with one of the strangest and most persistent cryptid legends in the American South. The Alabama White Thang.A tall, pale, hair-covered creature that has walked the back roads and hollers of this state for more than a hundred years — screaming from two ridges over, standing in the middle of dark country roads, and sometimes, when it decides to, coming back the next night. This is the first stop on a fifty-state cryptid road trip.Over the coming months we're going coast to coast, every two-lane highway and dirt cut and red clay holler we can find, documenting the creatures that local people have been talking about for generations. Some of these episodes will land on names you already know. Most won't. The goal is to surface the stories that have stayed local for a century — the ones the farmers and hunters and night-shift workers only let out when they've decided you might believe them.In this premiere we cover the historical roots of the White Thang, going back through Cherokee folklore and the figure of Tsul'kalu, the Scots-Irish settler tradition that fed Southern wild-man legends, and the earliest written references to the creature in north Alabama newspapers in the early-to-middle twentieth century. We dig into the geography that has let the legend last — the Bankhead National Forest, the Sipsey Wilderness, and the kind of broken Appalachian foothill country where a small persistent population of something could hide indefinitely. Then we work through encounter accounts spanning four counties and four decades. A man named Daryl, who came up out of a bridge in Morgan County after the late shift at a parts plant outside Decatur and saw something standing in his headlights that he could not explain away. A bow hunter named Tommy, who watched it duck through the brush in Walker County and made a deliberate choice not to draw his bow. The Whitlock family, who endured a multi-week stalking case at their property in Marshall County in 2003 that ended with pressure against the back door and three trail camera photographs of something that should not exist. A woman named Rebecca, who saw it standing in the woods behind her grandmother's grave in a small family cemetery in rural Jefferson County. A turkey hunter named Daniel, who held a shotgun on it across a clearing in the Sipsey and walked out knowing he was not supposed to run. And a young couple named Lauren and Jacob, who saw it on a back road in Walker County and then, two nights later, looked out their back window and realized it had come with them.If you have a story of your own — something that happened to you, or to somebody in your family, or to somebody you trust — send it in to brian@paranormalworldproductions.com. T.J. Moe and Dre Baldwin join Jason to discuss Mike Vrabel's decision to miss day three of the NFL Draft seeking family counseling amid reports it could be an extended leave. What does this mean for the Patriots short-term during the draft and OTAs? Jay Skapinac and Jason address Phoenix star Devin Booker calling out a referee after the Suns lost game two of their playoff series against San Antonio. Carter Price makes his first appearance today breaking down all things NFL Draft. Shaun King's weekly appearance runs the gamut, including Vrabel, the Dallas Cowboys' decision to pass on extending WR George Pickens, and Kansas City Chiefs head coach vouching for Justin Fields as potential starter if Patrick Mahomes' return is delayed starting the 2026 season. In light of the recent feud between Stephen A. Smith and Matt Barnes, Jason Whitlock goes after Barnes in a viral video that showcases the outlandish Barnes, who has fallen victim to the "Clap Trap.” In other news, past videos are proving consequential for Dianna Russini's strange desire to be a MILF and framing her husband in a less complimentary fashion. Whitlock compares Russini to Joy Taylor, symbolizing the culture of female sports reporters. Pick your poison: Russini or Taylor? Kwame Brown joins the show, discussing the mock feud staged by Stephen A. Smith and Matt Barnes. Matt McChesney updates the status of the 2026 Colorado Buffaloes, Year Four for Coach Prime. Shaun King's weekly appearance covers everything football, including his take on the Russini/Vrabel soap opera. Today's Sponsors: Patriot Mobile Patriot Mobile isn't just a wireless provider. Jason reacts to the altercation between South Carolina women's basketball head coach Dawn Staley and UConn women's basketball head coach Geno Auriemma. Although much of the controversy has been overblown, Whitlock explains why the media wants to use this incident to anoint Dawn Staley as the "Woman King” of college basketball. Jason Whitlock reacts to the QB carousel continuing to spin with the Las Vegas Raiders signing Kirk Cousins. Whitlock notes that drama queens and football rarely successfully coexist. The NFL is a man's world … and despite DEI initiatives, recent headlines mark that narrative. Jalen Hurts, represented by an all-women support team, is being framed as difficult to deal with and self-serving. Since last season, he has been ridiculed in the media without having a rebuttal. Is that path dictated by his female representation? One of the first female NFL on-the-field officials wasn't renewed and sued the league. Steve Kim joins the show discussing Cousins, Hurts, L.A. Rams WR Puka Nacua entering rehab, and a notable Cleveland media member perplexed and annoyed that Shedeur Sanders isn't the Browns' QB1. Shaun King conveys his takes on Cousins, Hurts, and Shedeur, as well as Louis Riddick's glowing analysis of Fernando Mendoza and Etan Thomas once again fishing with race-bait. I knew Black people wouldn't go on for long without the next battle after SINNERS received its Oscars' results. Immediately the community got to focus on some usual content suspects in Cam Newton, Jason Whitlock, and Stephen A.; plus the return of a celebrity, Jay-Z, who usually limits access to him at all costs. Turns out Black America isn't too keen on 'billionaire Hov' per the reactions to his latest sitdown with GQ.
Sleepy, Dosia, and Arlis with special guest Jabari dive deep into the recent controversy surrounding TLC's Chili and her political contributions. The crew also breaks down the heavy-hitting Jay-Z GQ interview, discussing his legacy, business moves, and the possibility of new music. Plus, a heated debate on the March Madness Final Four and the "most hated" college teams. You will have to wait until the back end because it's no lead story, but ESPN star Stephen A. Smith finally took the bait from new conservative Christian Jason Whitlock. The host of a Blaze podcast has a long history of ruining everything in his wake but appears to have figured it all out and Stephen A isn't buying it. I want to believe in JW so badly, but as we could be on the same page after all his mistreatment of others, I'm not sure. I'm on Jason's side here, sort of. But there's a lot of history and I will tell some of it. Jackson County tries to repurpose the Truman Sports Complex, the KS Gov has a bill on her desk she has a problem signing. If you pay 1% in Kansas City earnings, do you deserve a vote? The IOC is all in with Trump and now California has to accept no transgenders or send the Olympics in 2028 to Texas. The Royals are set and Salvy is now a platoon player. And an 8th grader in Pennsylvania has a perfect bracket and doesn't watch hoops.

On today's episode of “Fearless,” Jason reacts to Fernando Mendoza's Hollywood-like script surrounding his national title run. The Indiana Hoosiers defeated the Miami Hurricanes 27-21 in a thrilling game, highlighted by Mendoza's 4th quarter touchdown. Whitlock blasts Coach Jason Brown and Daniel "Mock Doc" Kelly, who have been critical of the Heisman winner, stating that he is merely a fourth- or fifth-round draft pick. Bucky Brooks will join the show to share his thoughts on the national championship game, recent NFL coaching hires, and Eric Bieniemy's return to the Chiefs. Lastly, Jeffrey Steele will discuss his new song, "A Voice," which has reached No. 3 on the country music chart. It's a packed show today, and you won't want to miss it! Whitlock talks today on Nick Shirley exposing the Somali fraud going on in Minnesota. He ties this into the NFL, and how NFL's slogan 'Inspire Change' actually inspires chaos. Learn more about your ad choices. Visit megaphone.fm/adchoices
Whitlock goes in today on DK Metcalf and Sherrone Moore. DK is an idiot for punching a lions fan, and Ryan Clark and all the race baiters want to give him an excuse. They want new 'protocols' to protect the players. It's a joke. Whitlock then brings Sherrone Moore into the conversation. Sherrone is a DEI hire installed by Jim Harbaugh, and the Athletic just exposed him. This dude has no common sense. Despite the 49ers winning, Philip Rivers looked great last night. What's going on in the NFL? There's no way a dude should be able to come off the couch after 5 years and be effective in the NFL. Is this testament to Philip Rivers' greatness, or just how bad football has become? On this episode of “Fearless,” Jason Whitlock discusses Puka Nacua and the Rams blowing up Thursday Night Football with a riveting 38-37 overtime loss to the Seahawks. Whitlock analyzes Nacua's antics during the game — in which he performed a dance deemed “anti-Semitic” — and after, when he posted a since-deleted tweet thanking the referees for their contributions. Guest Virgil Walker joins the show to talk about conservatives, namely Tucker Carlson and Ben Shapiro, butting heads at Turning Point USA's America Fest. On this episode of “Fearless,” Jason Whitlock explains why so-called “authentically black quarterback culture” is a problem and a burden. He exposes how much of black culture is anti-biblical, because it is a culture of rebellion and anti-submission to authority. Whitlock shows how Shedeur Sanders is the epitome of everything that's wrong with black culture and how his father, Deion Sanders, with his arrogance, gold chains, and rapper persona, is the embodiment of the destructive culture. Black culture, Whitlock concludes, is bad for black quarterbacks, and he points to the fact that white quarterbacks are dominating in the year of black starting quarterbacks. Shaun King joins the show to react to Whitlock's commentary and to make predictions about the Seahawks vs. Rams game tonight. Another profound show today!
