On this touching edition of the show, we remember out fallen patriot, Charlie Kirk, Alex had the pleasure of interviewing Charlie just a few weeks ago in Myrtle Beach, North Carolina. Charlie was a devoted husband, father, and patriot who possessed a profound love for America and a deep commitment to following Jesus. He fulfilled his calling by courageously and unequivocally sharing the teachings of Jesus Christ with a generation seeking answers and guidance. His enduring legacy as a truth teller, Jesus follower, and beacon of light in a world filled with darkness will persist in all of us who follow Christ. When most agents think about increasing their online lead conversions, they picture tech: CRMs, ISAs, AI automations, and endless drip campaigns. But the uncomfortable truth is, none of it has actually moved the industry's conversion rate. Despite all the shiny new tools, agents are still struggling to turn leads into clients. The real problem isn't the lead source, or the CRM or the tech you're not using. It's your mindset and activity. Too many agents label leads as “bad” because the timeline is longer than they'd like. Too many make one or two attempts, then drop the lead into automation and wait. And too many assume the next CRM or campaign will be the breakthrough. Buyers don't want better drip emails; they just want more contacts. How can you increase lead conversion without spending more money? In this episode of Level Up, we unpack the counterintuitive secret to online buyer lead conversion. It's not about better tech, and it's not about finding the perfect lead source. Things You'll Learn In This Episode “Bad leads” aren't bad, just mistimed Most leads labeled as bad are really just further out in their timeline. What happens when you stop dismissing long-term leads and start treating them as future clients? Attempts beat apps every time Conversion skyrockets when you commit to 10+ real contact attempts instead of relying on automation. How much money are you leaving on the table by stopping at two calls? Speed to lead closes deals 73% of buyers hire the first agent they speak with. How do you build a system so you're always the one answering first? Real ROI comes from activity, not tech Tech tweaks give you fractions of improvement. Human persistence gives you multiples. Why are agents chasing 0.2% bumps instead of 5x results? About Your Host Greg Harrelson is a real estate agent, coach, trainer and owner of Century 21 The Harrelson Group. In John's gospel, chapter 16, the very last verse, Jesus told His followers, “In the world you shall have tribulation: but be of good cheer; I have overcome the world.” That's the KJV. In another translation, that verse reads this way: “While you are in the world, you will have to suffer. But cheer up! I have defeated the world.” That sounds like something we all could use, doesn't it? For the next few minutes we will be thinking about how Jesus was able to deal with suffering, hardships, and all other kinds of situations. When most agents think about negotiations, they picture being pushy, holding firm, and “winning” the deal. But the problem is, being so focused on winning can actually create the ultimate loss for the client and you. The majority of deals aren't lost because of price. They're lost because of poor communication between agents, between clients, and in how we present offers in the first place. Negotiation isn't about arm-wrestling the other side into submission. It's about finding common ground, keeping emotions in check, and making sure every party feels heard. Sometimes the best deal isn't the highest offer or the lowest price, it's the one that saves your client from bigger losses down the road. What subtle language shifts prevent client resistance? Can delaying a decision lead to better outcomes? In this episode of Level Up, we pull back the curtain on what kills negotiations, and the counterintuitive strategies that save deals most agents fumble. Things You'll Learn In This Episode The “best deal” isn't always the highest price Sometimes protecting your client means selling lower or buying faster to avoid bigger losses. How do you spot when the smartest play isn't the most obvious one? The psychology of being heard Clients don't need to win every point; they just need to feel listened to. How can a simple shift in how you acknowledge their emotions keep negotiations from collapsing? The pause button strategy Walking away for a night can be more powerful than pushing for a yes in the moment. Why does “sleeping on it” so often turn dead deals into signed contracts? Don't get tunnel vision on price Terms, timelines, and conditions often carry more weight than numbers. How do top negotiators use these levers to close deals that most agents lose? This content covers a range of topics, starting with a critique of California's policies. The speaker discusses the dangers of granting commercial driver's licenses to non-English-speaking illegal immigrants, citing a fatal accident in Florida as an example. He argues this policy not only endangers public safety but also negatively impacts American truckers by driving down wages. The conversation then shifts to the political sphere, where the speaker mocks California Governor Gavin Newsom for allegedly using a team to mimic Donald Trump's social media style and taking credit for the Cracker Barrel logo reversal. Finally, the monologue turns to a tragic and shocking news story from Myrtle Beach, where a 16-year-old boy was lured to his death and murdered by his 17-year-old girlfriend and her friends. The speaker expresses disbelief at the senseless violence and the fact that the crime was filmed by the teenage accomplices.
Investigative journalists Mandy Matney and Liz Farrell and attorney Eric Bland are back again … and the filters (as usual) are OFF. Mandy shares the tea about what went on last week in a Columbia, South Carolina, courtroom where her attorney Meredith Bannon argued against Mandy sitting for a deposition in a case she isn't a part of (David Voros and Alexandra Stasko v. Allison Dunnavant). The case stemmed from stories Mandy wrote before the Murdaugh murders about a University of South Carolina art professor accused of sexual harassment by a number of women. Why are there no repercussions for lawyers who take objectively bad cases that seem to have only one purpose (to harass Mandy and Allison)? Why is it OK for Mandy to be deposed when one of the plaintiffs in the bad case has plainly and publicly stated that she wants to ruin and destroy Mandy's credibility (and life)? Also on the show, what the heck happened at University of South Carolina on Sunday with the false alarm over an active shooter? And why did the school encourage people to “defend themselves against the shooter”? Plus Eric Bland has mad beef with Congresswoman Nancy Mace who — as it turns out — is allowed to SAY ANYTHING about ANYONE, as long as it's on the House floor. She — and other House members — have ABSOLUTE immunity from defamation cases stemming for what they've said in that forum according to Judge Gergel, which seems, very dangerous in this day and age. ☕ Cups Up! ⚖️ Episode References Mandy in Jamaica with - kobe_1_love_tours on Instagram

If you have ever been totally occupied in giving your full time and attention to some project, and along comes someone who interrupts you in what you're doing, then you know just how frustrating and annoying that can be. You may be tempted to give that person “a piece of your mind.” The Bible tells us that Jesus was “in all points tempted, as we are, yet without sin.” This may well be the time when a look at how Jesus handled interruptions can help us also. That's what our subject is this morning: “Jesus and Interruptions.” For more information on the Campground, insider tips and FAQ's, listen to our General Ocean Lakes Podcast, Campground Conversations.

Though the tip about RJ's alleged activity was delivered on March 31, it would take nearly three months for that tip to make its way to South Carolina Attorney General Alan Wilson's Office, another week to make its way to the sheriff's office and another three months before RJ's house would be raided. Mandy and Liz talk about what went down in the hearing and how it's even more egregious to know how few people in power have spoken out about RJ May's alleged actions. Also on the show, Myrtle Beach churchy business bro “pastor” John-Paul Miller was in court again this week for the final frivolous lawsuit he filed against a protester. Spoiler alert: JP lost. Again. Plus, a look at an opinion piece written about the Scott Spivey killing case and why it's wrong to conclude that South Carolina's Stand Your Ground law means it's OK to shoot and kill anyone so long as you feared for your life at the time. Let's dive in!

If you were to ask the average person today the question, “Are you a Christian?” you may get a variety of answers. Some may say, “Yes, I am. I try to be good to others; I pay my debts; I am faithful in my marriage; I am a good husband (or wife)” - and on and on it may go. But what is it that determines if a person is truly a Christian or not? That's what we're asking in today's sermon: “How can I be sure I am a Christian?” Can one be sure at all? It's a good question, and not only our peace of mind on this earth is based on our answer, but also this has a bearing on our eternal destiny. When most people seek instant success in real estate, they look for a new tool, system, or magic script. That's not the answer. There are only 3 things that drive your speed, your trajectory, and ultimately, your results, and every agent has access to them. Most agents aren't failing because they're lazy or unmotivated. They're failing because they're putting their energy in the wrong places or doing the right things inconsistently. They confuse motion with progress, stay busy instead of productive, and spend their days reacting instead of building something predictable. In this episode, we break down the 3 non-negotiables for building a profitable real estate business fast. We share what really moves the needle in this market, how the industry has failed agents when it comes to training, and what to focus on instead of flashy tools or the next trendy tactic. Things You'll Learn In This Episode Conversations are your product If you're not selling homes, what are you selling, and how does that mental shift help you generate appointments today? The hidden power of repetitive boredom Why do agents who follow the same routine every day outperform the talented ones who don't? Stop doing more, start doing what matters What if cutting your daily to-do list in half actually helped you grow faster? Skill is the shortcut you've been avoiding How do small tweaks in your presentation, objection handling, and negotiation instantly multiply your results without adding more hours to your day?
