Simon Green isn't the first country bloke to put off going to the Doctor. But when an extremely rare and sinister tumour began snaking its way down his spine, time was not on the father of three's side. In less than four weeks, his symptoms morphed from mild discomfort to nerve tingling to full-blown paralysis of his lower body. With Simon's condition quickly deteriorating, his Doctors arranged an emergency RFDS evacuation to Newcastle. Later, specialists from around the world would consult on the best way to salvage his spinal cord and save Simon's life - after diagnosing him with a cancer of the Central Nervous System that accounts for less than 2% of all brain and other CNS tumors.***Thanks so much for listening to this episode of the Flying Doctor Podcast. I'm joined by Simon Green, the Head of Business Rates at Gerald Eve to discuss the complex world of business rates and the changes that have occurred since the recent revaluation. We talk about impact of the revaluation on different sectors, the tax take on business rates, and the direction of future changes in the system, and shine a light on the proposed rating bill and its implications, including the duty to inform and the potential changes to empty rate relief and material change of circumstances.  KEY TAKEAWAYS The total tax take on business rates in the UK is around £25 billion, making it a significant source of government revenue. The recent revaluation of commercial properties resulted in an overall increase in rateable values, with industrial properties experiencing the highest growth in most areas. The government is considering changes to the rating system, including a move to a three-yearly revaluation cycle and the introduction of a duty to inform or notify the Valuation Office Agency of any changes to properties. There are concerns about the proposed changes to material change of circumstances, which may prevent ratepayers from reflecting government actions or regulations in their appeals. BEST MOMENTS "The total tax rate's around £25 billion, so it's a considerable tax income for the government." "The government's currently consulting on ways to perhaps try and reduce [empty rates], which has some fairly big implications for developers." "The principle of empty rates is perhaps the part that really needs more review."  "The current multiplier of the UBR rate is considered too high at just over 50p. So there's a call to reduce that." "The freeze continues or at the very least the multiplier is increased by a figure lower than inflation because the government has a cap of the inflation figure."  VALUABLE RESOURCES If you want to learn more about investing in Commercial Property why not consider joining the CPI-Network of commercial property investors, who are working, learning and supporting each other on the Get in The Swim Membership https://commercialpropertyinvestor.co.uk/get-in-the-swim/ Gerald Eve - https://www.geraldeve.com/services/business-rates/Property Investing, Commercial Real Estate, Strategies, CMO, Lease, Licence Agreement, Cashflow, Vacancy rates, Agents, Best Commercial property podcast, how to buy, Valuations, ROI, residential, assets, Flexspace, office space, How to get started: https://www.commercialpropertyinvestor.co.uk/

Hrishikesh is a talented musician, producer, television host and has become prolific within the podcasting space due to his series, The West Wing Weekly, Home Cooking, Partners, and most famously; Song Exploder (which is also a critically-acclaimed Netflix series). Bonobo - "Rosewood" from the 2022 album Fragments on Ninja Tune. Since the late ‘90s, Simon Green has been sharing his sweeping electronic grooves as Bonobo to much acclaim. 2022 will see him unveil his hotly anticipated seventh full-length Fragments. Created during the pandemic, the songs were made out of fragmented pieces of ideas the British-born, LA-based producer put together while on lockdown with the help of some notable names like Jamila Woods, Joji, Kadhja Bonet, and Jordan Rakei. Our Song of the Day is the record's lead single, “Rosewood.” Customarily warm and woozy, the song has a locked groove with the repeating phrase, “I won't leave you,” providing emotional resonance until the song's cathartic dance floor build-up. It's a lesson in restraint, letting the subtle flourishes of the song shine while never fully releasing or doing too much. Fragments is out this Friday, January 14 via Ninja Tune. It follows up Bonobo's 2020 collaborative EP with Totally Enormous Extinct Dinosaurs, Heartbreak / 6000 Ft. and his Grammy-nominated 2017 full-length Migration. Tipped as “one to watch” by NME, Mixmag, Billboard, DJ Mag and BBC R1’s Pete Tong, TSHA is a London based producer who is quickly emerging as one of the most exciting young artists around. Her forthcoming EP “Flowers”, without doubt her most ambitious and accomplished body of work so far, was released by Ninja Tune in October and featured collaborations with Gabrielle Aplin and Malian griot music group Trio Da Kali.Entirely self-taught, TSHA released her debut EP “Dawn” in 2018, setting out her stall as an artist with an ear for warm, groove-laden basslines and bright, melodic hooks. Her follow-up single “Sacred” - released in 2019 - immediately caught the ear of Simon Green aka Bonobo, who included it on his “fabric presents” compilation album.TSHA wrote her track ‘Sister’ during lockdown after she found out she had an older half sister. Since, she’s been selected as a BBC Radio One Future Artist and has featured on notable playlists on both Apple and Spotify, and also appearing on a billboard in Times Square for the latter! In this episode of Women in Music, Millie speaks to TSHA about getting started as a producer, collaborating, DJing everything from weddings to corporate events to festivals, female collectives and loads more.Find TSHA @tshamusic, the podcast @womeninmusicpodcast and Millie @millie_cottonThanks for listening! Simon Green, where do we start? How lucky am I to have interviewed this amazing hero. Simon is the brightest role model. Not only surviving the odd's when it comes to his health but how he goes from strength to strength raising awareness and achieving greatness. All Simon's work, got him an honourable invite to the Queen's Garden Party this year and was so excited to hear more about how that event went. What a privilege but one that is well deserved. Simon fights hard to gain more diversity and inclusion within our society and works tirelessly campaigning to remove judgements from our society. He is a judge for the National Diversity Awards and is pretty much a key piece of the NDA's furniture . His own story and determination doesn't just motivate the nominees he is judging but the other judges too. It is such an honour to have Simon on the podcast and I am so honoured to have him as a guest . Simon was a delight and I KNOW so many of you will enjoy this episode but also get so much motivation from it. Thank you Simon! ENJOY all, xo.

Great ideas are bouncing within the walls of our heads. But .. have you asked the audience what they want? In Curly Questions’ latest episode, I took a stab at the diversity bandwagon with our dangerously fun story teller Simon Green to unpick the narrative “ does differences make a difference, really?” Sometimes the outliers tell a difference and those edge cases can turn out to be your biggest audience. Lean in this episode on why it is important not to preach to the choir. Thanks to RMIT activator for an absolute wonderful space in the city !

Scottish architect Neil Gillespie and historian Simon Green discuss the intriguing yet often overlooked contribution of Peter Womersley to Scottish modern architecture. Trained at the Architectural Association in London, most of Womersley's first commissions were private homes for clients including textile designer Bernat Klein. These experimental and poetic houses show their debt to Frank Lloyd Wright, while his larger public commissions followed a more brutalist tradition with in-situ concrete and strong geometric forms. These include the Gala Fairydean Stadium with its distinctive concrete origami structure and soaring cantilevers, designed in collaboration with Ove Arup, and the highly sculptural Boiler House, for the Melrose District Asylum. Although most of his works are located in the Scottish Borders, with others across the UK, he was a frequent traveller and lived and worked briefly in both Hong Kong and Kuwait.
