Sixteen minutes later, at 09:03, the World Trade Center's South Tower was hit by United Airlines Flight 175. Proceeds from this event benefit the Brotherhood Ride. Alina Donahue is a Human Trafficking survivor. In 2012, Alina fell victim to this dark world we know as Human Trafficking. For months, she lived in the shadows of her trafficker. With each day that passed, she prayed that her nightmare would come to an end. After eight horrific months, Alina was finally able to escape the grasp of her trafficker during an encounter with local law enforcement. In 2018, Alina became the first individual in the state of Florida to have her criminal charges expunged due to being a victim of human trafficking. After making history, Alina felt she was destined to make a difference and help victims escape their traffickers. In 2020, Alina co-created The Shelly Stayer Shelter's 18-month Human Trafficking Residential Program. A model program for organizations nationwide that leads the fight in providing aftercare services to survivors. Within this program, advocates are able to help female, adult survivors of sexual human trafficking by offering them intensive therapeutic services needed in order to heal and regain their self-independence. Alina now resides in Southwest Florida with her loving husband and two daughters. She is a strong advocate for victims and survivors of human trafficking. What are the hard truths and what buyer's need to understand? If the buyer truly wants to have a chance to get there dream home in this market, they may have only hours to make a decision not days. Good, new, listings priced “right” are getting offers immediately. Comps are out. If your comparing the one house in a neighborhood for sale and trying to justify pricing, good luck. Comps can't keep up. You have to be aggressive. Buyers must be willing to pay list or more to compete on new listings. Demand is so backed up that someone will pay. Days on the market are telling, many listings won't make it more than 7 days before going pending. If inventory has more than 21 days on the market it's safe to say it's overpriced. Cash is still king. If you are getting financing, have all your paperwork submitted, many lenders will give a conditional approval. Repairs - don't nickel and dime sellers on repairs. Seller's will walk, it happens everyday. Think long term, don't screw up a deal for a few bucks. Sellers will just relist and some cases end up with a better offer. Have your financing in order, know the neighborhood's, make a quick, strong offer and don't be petty with repairs. According to the Collier County Sheriff's Office, a third-party cleaner (male worker), went in an unauthorized area of the zoo and put his hand through the enclosure and was bitten by the Tiger "Eko". The Tiger would not release his arm and continued pulling on the worker's arm causing serious injury, potentially life threatening. Deputies responded and shot Eko, the tiger after initial attempts to get the tiger to release failed.
