What was the first property you purchase? Mark: The first property I bought was a flat in a ski resort in Bulgaria off-plan and I lost 60-70% of the purchase price. After this, I bought a property in Hampton and flipped it when the price was right making roughly 15K but I could have made more had I not purchased a new build. Often the worst looking properties yield the highest returns. Rob: 26 Eyeroad, and I still own it today. My Dad helped me out with the deposit and when I become financially free I gave it back to them and they still live there today, mortgage-free. What is your work ethic? Rob: I have a fear-based work ethic and believe you have to ‘make hay while the sun shines’ because there are always bad times around the corner and you can be blind-sided easily. I want to take advantage and grow while we can and set ourselves up into a position where we can thrive even if we’re not earning Mark: My work ethic comes in waves depending on what’s going on. Mark: For me getting the Guinness world records and publishing our first books with international publisher Hatchet, we’ve also had the Independent, Financial Times and the Guardian write news articles on us. Additionally developing the new bigger building is a great milestone, right now it’s the old Marks & Spencers building where we’re building 99 apartments. Also some of the training programmes we’ve run in the Carribean, the super conference and having guests such as Lord Sugar, Bob Geldof, Grant Cardone etc. Describe your property portfolio? Mark: Our portfolio is broken up into different constituents and it depends where you are in the timeline to evaluate it. Our investing timeline is fairly linear so if you look at the terraced houses it’s often the ones we’ve purchased in the beginning and from there multi-lets, HMO’s and houses and subsequently into commercial conversion buildings and the scale has grown over time. Rob: Our portfolio has been a journey and generally we’ve reacted to the market and jump on opportunities for example with permitted development etc. We’ve always tried to buy property locally and never selling a property as long as it works and we have kept 95% of our portfolio. What do you do on an average day? Rob: I get up at about 5 and get all of my important stuff done by 8, I’ll then go to the gym and when I can I’ll come into the office with meetings in the morning. We often travel to do the podcast and I’m also trying to add more fun things in my life. My average day is routined but I like to keep a variety. Mark: I get up at 7 and crack on at home and often come into the office later but stay until around 6. I’m also away at onsite developments. What’s the biggest risk you’ve taken in property? Mark: Property wise it’s probably the commercial development of 99 apartments we’re doing at the moment. GDV is north of 20 million. Usually, when I’m borrowing money it’s first-charge only. There’s times when I’ve been worried about cashflow and liquidity but we like to stockpile cash. Rob: We haven’t taken too many risks and I’d be embarrassed and ashamed if we went bust and I’m not prepared to do it so we take fewer risks and think long-term. What are your business plans for next year? Rob: We’re probably not going to buy a load more property projects but there will always be one block or so a year and in terms of the education business we’ve just merged everything under ‘Progressive’ and I want to grow it more in the coming year and take it to the global stage. What’s your view on the right-to-buy scheme? Mark: Right to buy is something that Thatcher brought in and it’s been a good thing with loads of tenants having the opportunity to purchase their property from the council. It’s been great for quite a few people but those that have less financial knowledge have ended up re-mortgaging and their property has been repossessed. Maybe a right-to-buy scheme with enforced financial education would be even better. What’s your lifestyle like? Mark: It’s different and varied depending on the time of year but I’ve got a few weekends back which is pretty cool and with 3 or 4 holidays a year it’s great. It’s all about spending time with my son and my wife. I also go to a lot of events and try to do things I’ve not done before. Rob: I really enjoy writing, creating content, writing books and connecting online. Golf with my son is also huge we’ve competed at multiple tournaments around the world but work and what I love are pretty much the same. What was the first property you purchase? Mark: The first property I bought was a flat in a ski resort in Bulgaria off-plan and I lost 60-70% of the purchase price. After this, I bought a property in Hampton and flipped it when the price was right making roughly 15K but I could have made more had I not purchased a new build. Often the worst looking properties yield the highest returns. Rob: 26 Eyeroad, and I still own it today. My Dad helped me out with the deposit and when I become financially free I gave it back to them and they still live there today, mortgage-free. What is your work ethic? Rob: I have a fear-based work ethic and believe you have to ‘make hay while the sun shines’ because there are always bad times around the corner and you can be blind-sided easily. I want to take advantage and grow while we can and set ourselves up into a position where we can thrive even if we’re not earning Mark: My work ethic comes in waves depending on what’s going on. In this edition of the UNICEF Innocenti podcast, we talk to three experts about the 'cash plus' social protection programme for adolescents in Tanzania: Vicky Chuwa, former chief for HIV/AIDs at UNICEF Tanzania, now at UNICEF Botswana; Ulrike Gilbert, current HIV/AIDS chief at UNICEF Tanzania; and Tia Palermo, social policy specialist at UNICEF Innocenti. Adolescents represent the promise and potential of Tanzania's future development. Yet for adolescent boys and girls, transitioning to adulthood means facing significant social, health and economic risks. These include a lack of economic opportunities, early marriage and pregnancy, sexually transmitted infections (STIs) including HIV, violence, abuse and exploitation. To support a safe, healthy and productive passage to adulthood, the Tanzania Social Action Fund(TASAF), the Tanzania Commission for AIDS (TACAIDS), UNICEF and other key stakeholders have come together to develop, implement and evaluate an intervention where social protection and economic empowerment interventions are combined with sexual and reproductive health education and services as part of the Tanzanian Government's cash transfer programme, the Productive Social Safety Net (PSSN). In this podcast we explore how this 'cash plus' social protection programme developed, what's happening on the ground in Tanzania now and where it's going, and why the research component of the programme is so critical. We've all wondered when cash will end its reign in favour of more efficient and economical digital methods. Regardless if you think we will become cashless or not, a recent survey from CreditCards.com shows where cash is still king - and may be for some time to come.
These days(1) everybody seems to be trying to(2) save money. On the television, we hear about sales, discounts, and 'cash back'(3) on things that we buy. Most receipts now give opportunities to win money, or products. And the shops do the same. Have you noticed generic brands in your local shops? A generic brand is a line of products made for that shop, not a famous brand name. They are always cheaper than other brands. The question is, "Are they good quality, or of the same quality as(4) the brand name products?" Over the past few years, I have shopped almost exclusively(5) at Walmart, and I have got to know(6) some things about generic brands. Great Value is a brand name made for Walmart. The boxes, packets, and bottles(7) of products are simple to look at, and stand out from the rest. In my opinion, the basic products like detergents(8), paper products, and simple house items are worth buying. However, when it comes to eating, the cheaper product often doesn't taste as good. Pastas, bread, dairy products, and canned goods are not quite as good as(9) the brand name ones. I'm fussy about what I eat, and so cheaper ingredients are not always the best option(10). It might be better to spend a few more pennies, to taste good quality food. However, you can always save your money on the non-edible(12) items. 1. 'These days' can be replaced with 'now-a-days'. They are interchangeable. a. These days, we spend a lot of time in the car. b. Now-a-days, people drive a lot. 2. 'Everybody seems to be trying to save money'. Notice there are 3 verbs in a row. This isn't complicated, you just have to decide how you wish to follow 'seems to be'. a. The cat seems to be trying to climb the tree. b. They seems to be walking very fast. c. The clouds seem to be getting dark over the mountains. 3. 'Cash back' is a very common thing over here. When you buy something with a credit card, sometimes, if it is a big purchase, like a car or a computer, you might get 'cash back', meaning a check from your credit card company in a few months or at the end of the year. a. I will get my cash back at the end of the year; I have bought a lot of things, so I should get a big check. b. With the cash back from buying my car, I bought an iPad. 4. '...of the same quality as..' a. That material is of the same quality as the more expensive one. b. That sofa is made of the same leather as the chair. 5. 'Exclusively' means 'only' when excluding other options. It is a great word to practice as, when used correctly, gives the impression of fluency. Ex-clu-sive-ly ex-clu-sive-ly ex-clu-sive-ly ex-clu-sive-ly 6. 'To get to know' is the same as 'to come to know', and 'to become familiar with'. a. When I stayed with my grandmother in the summer, I really got to know her. b. Let's get to know eachother before we go on a date. 7. 'Boxes, packets and bottles' are some of the containers of products. Others are 'cans, jars, tubes, bags, containers and tubs'. a. We need a packet of cookies and a large container of icecream, like a tub. b. I have jars of spaghetti sauce and cans of soup on the shelf. 8. 'Detergent' is the name of a soap that is not used for the body. a. I like the new laundry detergent; all the clothes smell really nice. b. That detergent makes me itchy. 9. '....are not quite as good as..' is an effective use of comparison, but in the negative. a. The second and third films were not quite as good as the first. b. The painting is not quite as colorful as the photo. c. My new gloves are not quite as comfortable as my old ones. 10. 'The best option' could be replaced by 'the best choice', 'the best idea', 'the best decision'. a. I think that the cheaper hotel is the best option. b.
