Does household income drive property prices?

Commentators often refer to the price of property relative to household incomes. For example, it is estimated that property in Melbourne and Sydney now costs more than 10 times the median household income. But is this really a meaningful measure because if it is, property cannot continue to grow at a faster rate than incomes (a point often made). If prices continue to rise faster than income, how will property be affordable?At the beginning of this year, I wrote about the factors that have driven property prices higher over the past four decades. I concluded that borrowing capacity together with higher incomes have increased 3.5x since 1980, whereas property prices have increased 4.5x. That is, prices have grown faster than incomes and borrowing capacity growth combined. Clearly, something else has contributed to property growth for it to be affordable for some buyers. It is worth stating at this point that borrowing capacity is likely to be flat in the future. That is, borrowing capacity will not increase anywhere near it has over the past four decades. That will probably have an adverse effect on property price growth in many locations. Do locations with higher incomes perform better? Data analyst, Jeremy Sheppard has done some work on this question and found there's a weak statistical relationship between income and capital growth rates. The thesis is that people that earn more can afford to pay more for property. Therefore, we should invest in locations that have above average household incomes. A big problem with Jeremy's analysis is that the data may not be accurate and/or out of date (which Jeremy acknowledges), so this thesis is impossible to test. I think the reality is that incomes do have an impact, but so do many other factors, so it is impossible to isolate the impact of income alone. Also, do you really need census data to identify the locations that wealthy people want to live in? I think those locations are pretty obvious.  What other factors may be pushing property prices higher? Approximately, one-third of Australians own their home without a mortgage, one-third own their home with a mortgage and one-third rent. That means that approximately two-thirds of Australians' (owner-occupier) property decisions are driven by lifestyle goals. Of course, people will draw on financial resources other than income to achieve their lifestyle goals.Property prices can be driven higher by two factors. Firstly, an appreciation of the underlying land value (which is a function of supply and demand). Secondly, improvements on the land e.g., renovations, rebuild, etc. It is important to remember this when studying how median prices have changed over time. Houses are more expensive because, to some extent, the dwellings have been improved.  I discuss the financial resources that some people use to upgrade their homes and/or invest in property. Investment returns Share markets have returned circa 10% p.a. over the past 40 years. Super funds have delivered similar returns (circa 9% p.a.). Dana is a senior practitioner at the Canadian Sport Institute Pacific, and a head strength conditioning coordinator at the University of Victoria. Jeremy is a Director of Performance Solutions with the Canadian Sport Institute (CSI), in partnership with Canada Snowboard, where he works in the daily training environment as Off Snow Coach for the Slopestyle and Big Air teams, and is accountable for the Sport Science/Medicine of the 5 Olympic snowboard disciplines. He is also a member of the CSI leadership and strategy group, and mentors the discipline leads of Strength and Conditioning. Prior to this he was the Head of Strength and Conditioning and Sport Science Manager for Surfing Australia. He's held positions as strength and conditioning coach and sport scientist at Queensland Academy of Sport, Australian Institute of Sport, and Canadian Sport Center. He has been fortunate to have worked with numerous national, world, commonwealth, and Olympic medalists, with consultations to professional teams in the NRL, NFL, and AFL. He is an active consultant to Hurley and Nike on performance matters. Jeremy is a graduate of the Canadian National Coaching Institute, and is also certified by the Australian Strength and Conditioning Association (ASCA) as a Level 3 and Master coach, and Life Member. After reviewing over 600 guitars in my career, these 7 dreadnoughts are some of the best guitars I've ever played. In this video, I'll go over each of these guitars and why they stood out after playing hundreds of other incredible guitars. Since my guitarsenal, or guitar collection, is so large, I've narrowed down this list to just my dreadnought guitars. You'll be hearing about my dobros and small-body guitars later this year! In addition to hearing about my guitarsenal, you'll get a chance to see a Heartbreaker of the Month: the guitar that Heartbreaker Guitars in Las Vegas has picked out for us to showcase! Also, you'll get some advice from Jeremy Sheppard , a guitar hunter who is here to help you find the guitar that works for you! Last but not least, I'll feature Dogwood Tales, an acoustic duo from Virginia. Alright, without further ado, let's dive into my list of the 7 dreadnoughts I bought after reviewing hundreds of other awesome guitars! #1: Santa Cruz Guitar Company Vintage Southerner This is the most different of all the dreadnoughts in my collection because it's a shorter scale. For that very reason, I tend to favor the Santa Cruz Vintage Southerner for fingerpicking. Lightly built with a spruce top and mahogany back and sides, this guitar really is a great accompaniment instrument. #2: Bourgeois Country Boy Dreadnought. This particular Bourgeois Country Boy is an absolute bluegrass cannon. If you want a guitar that can stand out in the mix when your flatpicking through fill after fill, this is your guitar. But, this guitar isn't just a standard Bourgeois Country Boy. This guitar was originally owned by Courtney Hartman and used when she was in the band @Della Mae . #3: Martin D-41 Special Indian Rosewood back and sides...Sitka spruce top...I mean, this guitar is a classic combination of class and power that I can't get enough of. Additionally, the forward-shifted bracing helps this guitar really open up and resonate at another level. But here's the fun part: this guitar was owned by my dad after I sold it to him while I was working at the Old Town School of Folk Music in Chicago. #4: Taylor 717 Grand Pacific Builders Edition @Taylor Guitars has built some incredible guitars, and I've been lucky enough to have them send me this model for review. After I reviewed this guitar, I knew I needed to add it to my guitarsenal because of its remarkable laser-like projection. The V-class bracing and the torrefied Sitka spruce top definitely help give this guitar an unforgettable sound. #5: Taylor 517 Grand Pacific Builders Edition This Taylor was actually sent alongside the 717 I mentioned previously. As I kept this specific guitar around the studio for the review, I started playing it more and more. I was captivated by the mahogany back and sides that set this guitar apart from the 717 and any other guitar in my guitarsenal — and I liked the visual look of a sunburst guitar! #6: Thompson DCMA With an Adirondack spruce top, Cuban mahogany back and sides, this guitar really, truly, sings. After discussing Thompson Guitars with a few different friends of mine, I decided that I NEEDED to have one of these guitars. This guitar has tons of horsepower and clarity. #7: Martin HD-35 The last dreadnought in my guitarsenal, this guitar feels like a trusty old companion. This was the first "real" guitar I ever purchased. Bryan started his career at the University of Missouri Department of Physical Therapy in 2012. Before this, he served as a strength & conditioning coach at the University of Missouri since 2004, and before that at Arizona State University, University of Tulsa, and Missouri State University. Mann is internationally renowned for his work in autoregulation of strength training, specifically with Velocity Based Training and the Autoregulatory Progressive Resistance Exercise method (APRE). Mann splits his time between teaching, researching in sports performance enhancement, working as the Research Director for the Human Performance Institute, and working as the Director for Performance Research with the Department of Athletics.
