A handful of significant commercial real estate deals top this week's Access Louisville podcast. LBF Senior Reporter Joel Stinnett is on this week's show and tells us about the sale of the Brown-Forman Cooperage. As he reported recently. Lebanon, Missouri-based Independent Stave Co. purchased the 16-acre property at 402 MacLean Ave. from Brown-Forman for $13.66 million on May 1, according to a deed filed with the Jefferson County Clerk's Office.The site includes several storage warehouses, two equipment shops and the more than 4,000-square-foot production facility. The cooperage, which opened in 1945, produced about 2,000 barrels a day before closing this year as part of a 12% cut to Brown-Forman's global workforce.Stinnett also tells us about a Louisville company, Goodson Clothing and Supply Co., moving into new office space on Nelson Miller Parkway. We also chat about a new Wawa opening along Veterans Parkway in Clarksville, Indiana. And we discuss a couple of recently revealed plans for new speculative warehouses — one in Shelby County and another at the River Ridge Commerce Center in Jeffersonville, Indiana.In the last part of the show, we talk about the Academies of Louisville program, which aims to prepare students at Jefferson County Public Schools, for their careers post-high school. There are still real estate deals even in 2025. To prove it, we're taking three real (on-market!) deals and analyzing them three ways: as a long, medium, and short-term rental to see which will have the highest cash flow. All of these properties are around or under the median home price in the US and have at least one strategy that makes them profitable, even in 2025 with today's high interest rates. Please welcome my guest today, dentist Josh Cochran, who didn't just build the largest general dental group in the Inland Northwest, he built a real estate empire while he was at it. After selling a stake in his thriving dental practice, he set his sights on commercial real estate, starting with medical retail development before getting involved in ground-up multifamily projects worth over $125 million. The Accidental Developer Josh has an interesting background in that he didn't just lease space for his dental offices, he built them and, in the process, he discovered he had a knack for development. What started as a necessity quickly became a passion, leading him to acquire land, structure deals, and transform raw dirt into ground up developments. Scaling Up to Multifamily Retail development had its challenges, but Josh knew where the market was heading. He pivoted to multifamily, securing land, entitling projects, and working with institutional capital partners to develop over 450 units across five projects.
