Whichever is more comfortable for your client, but you should work to have both. 2. When should you ask? The best time to ask is right after a successful closing, winning in a bidding war, negotiating a successful inspection resolution or any other time you're feeling well-earned client love. One technique we used was to take a simple survey after closing, asking what they liked best about working with us, what we could perhaps improve upon and thanking them for their business.  Be specific with your gratitude, mentioning how much you loved working with them and why. Here are 10 solutions (in this 2-part series) that go beyond waiting and watching for magic inventory to arise.  Learn how to discuss each one so you can help your would-be sellers find success in this inventory-starved market.   1. Consider building a home instead of chasing after the scarce resale inventory.  There are several advantages to this option.  First, many builders are buying down interest rates using their in-house financing. Builders are closing loans in the 4.5 to 5.5% range currently! That's better! Next, the house is new.  No rehab for them and no inspection worries for you.  2. Consider buying first, closing, and then listing the previous home.  Don't assume your buyer/seller prospects won't or can't utilize this option.  They may have a downpayment saved that isn't their home equity.  They might use a bridge loan to borrow their equity, close on the next home, and then sell the old one.  You don't know if you don't ask.  LISTING LEADS! I've had the opportunity to talk to a lot of inspiration people on this podcast, but I have to say today's guest has one of the most inspirational stories I've ever heard.  He lives by the motto “being different is your superpower”, and his name is John Kippen. John is a magician, a motivational speaker, and a master storyteller.  He's a performer at the world famous Magic Castle in Hollywood, and has been featured in various publications such as International Magic Magazine, Genii, CEO Weekly, and Redx, and in July 2019 John appeared as a speaker for TEDx. In 2021, John Kippen's documentary titled “John's Ultimate Illusion” was voted Best Inspirational Documentary at the Doc LA Film Festival.  His documentary is a glimpse into his life and features appearances from other amazing people including Jamie Lee Curtis. In our conversation today, you'll hear how in 2002 John's life was changed forever.  But thanks to magic, he regained his self confidence and learned to love life again.  In his performances, he uses his life experience to show how anyone can turn their differences into super powers.  John was such a pleasure to talk to, and he shares a couple of amazing moments in his career. She exclaims that it makes no sense to have this limitation of cooperation. If we can show another person's listings in multiple ways, how is the open house different? Jim simply says that it's written in the law. Jennifer asks Christine about the elements of her good buyer presentation Christine says that it starts with qualifying the buyer for what she knows she's looking for Christine says that when a Buyer comes to her who has seen some houses online and asks to see them, Christine uses that as leverage. Are you able to advertise a sold listing? - Ep 203   On this episode of the Real Estate Fight Club, Jennifer and Jim Camarata talk about "Are You Allowed To Advertise That Sold Listing?" Tune in and find out more about whether or not you are allowed to advertise a sold listing. You wouldn't want to end up in realtor jail, watch this episode!   Episode Highlights:  Jim says that you can't tell the world that you participated in a sale if you did not participate. If you put out advertising materials on listings that have sold, you have to be directly involved in them. NARS says that it would be misleading to go against that. Jennifer asks that if you are given permission to advertise a for-sale listing and also gave credit to whom it was from, would that be okay? Jim recited article 12, Only realtors who participated in the transaction as the listing broker or cooperating broker, ergo the selling broker, who claims to have sold the property before closing a cooperating broker may post a sold sign only with the consent of the listing broker. Jennifer wants to clarify what is the difference between advertising a for-sale property and advertising a sold property because it feels the same. If the Ad Copy solicits new listings from potential sellers by implying that the agent/brokerage sold the listing when they didn't, it is against the rules The final verdict is that you are allowed to advertise for-sale to pending listings as long as you got permission and you also credit the people who are direclty involved in the transaction properly, but you are not allowed to do so for "SOLDS". 3 Key Points: If you advertise on listings that have sold, you have to be directly involved in them. Article 12 says only realtors who participated in the transaction as the listing broker or cooperating broker, who have sold the property before closing may post a sold sign only with the consent of the listing broker. And the MLS no longer was an offer of compensation. Civil cases are saying that sellers spend millions of dollars more than they need to because they were forced to offer compensation to buyer's agents and they shouldn't be  A MLS chose to pay 3 Million to settle a lawsuit about compensation complaints The settlement is called injunctive relief. It stops antitrust practices and monetary damages. The injunctive relief is number one, eliminating the requirement that a seller must offer compensation to a buyer broker. The settlement requires the broker for the seller to provide notice to the seller that the seller is not required to offer compensation to a buyer The new model saves sellers and real estate consumers millions of dollars 3 Key Points: Civil cases are saying that sellers spend millions of dollars more than they need to because they were forced to offer compensation to buyer's agents and they shouldn't be The adjunctive relief is eliminating the requirement that a seller must offer compensation to a buyer broker. They practice a media-free morning or even media-free life, curating only the best, most content-rich, mindset-supporting podcasts.  4.  They are constantly monitoring their own internal dialog.  Has negative thinking entered their mindset? They are self-aware of the unintended consequences of allowing one negative thought to manifest and they actively replace those thoughts with more productive ones. Realtors: Expired listings are an amazing goldmine of opportunity! Expired listings are the most obvious answer to taking (and selling) more listings. Your job in real estate is to be a problem solver. There is no greater problem for a motivated seller than figuring out why their home didn't sell! You are a licensed real estate professional, and they have a home to sell. They have shown a willingness to list. It makes a lot of sense for you to be speaking with each other!   To quote Tim Harris, "If you do not yet have the wealth you desire and deserve, it's simply because you have yet to figure out how to help enough people reach their goals. When you help enough people achieve their goals, achieving yours will follow!" Expireds clearly need your help!! How to Make Millions with Expired Listings... 1. Expired Math. Let's say you are committed to earning while you learn, that you become only *somewhat* efficient at prospecting expired sellers, *somewhat proficient* with the scripts and closing, and you win *some* of the time... The math is still on your side! Example: When you have 10 conversations (contacts) per week with expired sellers, 2 to 3 will relist immediately. At least 1 will list with you. When you do this just two weeks per month, using the average sale price in the US today of $400,000, netting you after 20% expenses: $9600 per transaction, that's 2 x $9600/month = $19,200 per month x 12 months = $230,400. This is if you are only somewhat ok with this skill. This is while you're learning! Secret: Most of our Premier Coaching clients are or are becoming far better than 'somewhat ok' at this lead generation method. Many of them can set one Expired appointment per DAY, take two listings per week, and are grossing over $1 million per year. WHY? Because it's not just the expired listing that you are selling, it's the additional business it creates for you. How do you get phone numbers for sellers of expired listings? Text the word RED to 47372 and receive your discount.   2. The Ratios of contact to conversion are the best of any opportunity you have in real estate. When you're good at the script 1 in 20 will turn into listings for you. When you're great at the script it will be 1 in 10 and on some days even better than that. It's extremely efficient. 3. Expired Listings have been market tested. You know what the wrong price is in most cases. Sometimes you can relist at the same price and sell the house right away. Either way, the days on the market for relisted expired homes are way fewer than fresh listings, especially in a shifting market. 4. The agent you would have competed against has failed to sell the home. The seller is now serious about getting 'a fresh approach' from someone who will solve their problem. 5. The seller of an Expired home will correct any negative feedback for you when you relist it, versus resisting when it was a fresh listing. 6. The listing will create more business for you as a result of all of your efforts to sell it. Follow our systems in Premier Coaching to turn one listing into multiple sales! 7. The scripts are logical and easy to learn. Remember that you're there to solve a problem, speaking to (almost always) a very motivated seller!
