Councilwoman Carmalitha L. Gumbs currently represents the City of South Fulton’s District 2. She joins “Closer Look” to discuss her decision to run against incumbent Mayor Khalid Kamau for the city’s top seat. In 2023, Zaire Byrd says he was “unjustly expelled” from Tri-Cities High School in Fulton County. According to Byrd, it was due to a first-time offense of fighting with students who allegedly weren’t supposed to be on campus. The situation proved to be a life-changing moment for him. However, Byrd kept his life on a positive track and is now a freshman at Alabama A&M University. His mother, DeAndrea Byrd, is also using her son’s expulsion as an opportunity to enact change for Black students, who studies show, are disciplined at a disproportionate rate. Georgia is among the ten states that have refused to expand Medicaid. But Georgia is the only state that imposes a work requirement for its alternative to Medicaid. It's called Georgia Pathways to Coverage. A new analysis of Georgia Pathways by The Current and ProPublica shows the program has not met its goals for providing coverage, and even some Republicans wanted to back away from it. Alex Miller, director of land acquisition at Century Communities, joins host Carol Morgan for this week's Atlanta Real Estate Forum Radio episode. In this podcast segment, Miller discusses land acquisition from a national builder's perspective. Miller attended Indiana University and graduated with a degree in secondary education. When he discovered that teaching wasn't the best career choice for him, he went back to school, obtaining an MBA at Indiana Wesleyan University and a Master of Science with a focus on Finance from Georgia Southern University. His first job in real estate was as a financial analyst at Stanley Martin Homes in Atlanta. He did underwritings for land acquisition, new deals and general corporate finance. After a couple of years, he moved to Century Communities and now serves as the face of land acquisition. “Land acquisition, which is one of the reasons I love it, it's kind of the heartbeat of the company,” said Miller. “I like to think of myself on the front lines out there, battling for land. Without land, you don't have a home building company.” The most important land acquisition goal is achieving the business plan through daily actions. Miller forecasts five years out, which means that he looks at many different projects at the same time. Whether it is a finished lot, a deal that is just zoned or raw land, he assesses each project individually to determine where it fits in the five-year plan. “You structure where you deploy your capital and purchase these deals at the right time to meet those business plans in the future,” said Miller. “And it's tricky. Right now, Century's Atlanta division is working very aggressively to meet those goals.” Where is Century Communities looking to build in Atlanta? Miller said the industry-rich I-75 corridor toward Cartersville and Emerson is being discussed. Century is also working to build in South Fulton locations like McDonough and Douglasville, but the rising costs of land in the area challenge the land acquisition team. The current golden Atlanta markets are Cherokee County, Dawson County and Forsyth County. Choosing a location can be challenging, but Miller has criteria that clarify the decision. For example, when looking at raw land to develop into single-family home communities with two units per acre, he likes a minimum of 50 acres to work with. The number of acres is not as crucial when acquiring lots with zoning permits in hand or finished lots. Zoning is the risky aspect of land acquisition, so already-zoned lots are attractive to home builders like Century. With interest rates at an all-time high, home builders must consider what is affordable now for buyers and what will still be affordable in three to five years. Other challenges can pop up along the way, including pond agreements, lift stations for sewers that don't flow with gravity and rough topography. Miller and his land acquisition team constantly face new roadblocks on projects, but he enjoys the challenge. “I'll come home, and my wife, she'll ask me how my day was.” said Miller. “I have literally experienced every single emotion that a human has in a day because of these deals, but that's what makes it fun, too.” As housing trends change, there is a shift to smaller properties across the Atlanta market. Miller said that people are not shying away from higher-density communities and homes under 2,000 square feet. However, in areas like north Forsyth County, the demographic is different and favors larger lots and luxury products. He emphasizes the importance of home builders knowing the area and knowing their buyers to maximize profit in an ever-changing market. Growing up in the church, he quickly took to anything that would allow him to flex his love for music and everything attached to it. By the age of 17, he was the minister of music at his church and began writing songs. His debut album “Confirmation” was released in 2000, and he was one of the few rare artists combining R&B music with inspirational lyrics. He gained the attention of Kenny “Babyface” Edmonds, who sought to sign Frank to his now-defunct record label LaFace. Frank released the album, which was sold in 7 different countries, launching him as an international artist on his first album. Frank's music, such as the single 'Bring'em Home (from war)' he recorded for the military, 2 Christmas records, and his recent releases, all carry a message of hope, fearlessness, and perseverance chronicled his now 26-year journey with mental illness. Frank has volunteered for NAMI (National Alliance on Mental Illness) by performing his music, collaborating with NFL player Hayden Hurst for his foundation with his song “Panic,” and teaching classes on Ending the Silence surrounding the stigma of mental illness to middle and high school students, as well as HBCU's. Georgia's new tougher penalties against squatters are now the law of the land. The new law comes after a series of Channel 2 Action News investigations exposed the loophole squatters were taking advantage of. Channel 2 consumer investigator Justin Gray has been reaching out to police departments, solicitor generals, and local magistrates to see if criminal citations are now being written to squatters. Many of the departments tell us they are still figuring out how this is all going to work. But the city of South Fulton has already created a special task force just to go after squatters armed with the authority of this new law. The suspected squatters ran out the back door. “I know everybody thinks you can go in the house and squat and sit there. That all changed the other day,” one of the responding officers said on body cam video. “We're basically putting these squatters on notice. The law changed,” said Lt. Jubal Rogers with the South Fulton Police Department. It was a very different scene earlier this spring when police were called to Paul Callins DeKalb County home. “They'll break into your house and then use the law to stay there,” Callins said at the time. After years of caregiving, Shawn‘s parents passed on, and she began the next chapter for life. Currently, Shawn is an outreach manager for a national value based care doctors office. There she helps seniors get the quality healthcare she wished was available for her parents. The Georgia Department of Transportation 2022 triennial safety audit of MARTA “finds a strong commitment to safety and no major safety gaps or concerns,” according to a news release. The audit examined MARTA's heavy and light rail departments including operations and maintenance, training and communications, and equipment, structures, and signals. As required by the Federal Transit Administration, MARTA maintains and regularly updates an agency safety plan and that plan, along with authority safety procedures and practices are audited every three years through GDOT's State Safety Oversight program. This year's findings show a significant improvement in safety practices in all areas, with only 20 deficiencies and 16 areas of concern identified, compared to close to 100 such findings during the previous audit in 2019. A deficiency is defined as an item that doesn't meet the established safety criteria; an area of concern partially meets those criteria. MARTA will review the audit findings this month and generate a corrective action plan for each item needing attention.  Despite a strong showing in favor of the change, Juneteenth and Veterans Day will not be added to the Sandy Springs Holiday Calendar in 2023. Adoption of the 2023 city calendar was originally proposed on November 15, but the matter was deferred after significant public comment in favor of the addition of Juneteenth and Veterans Day. Mayor and council revisited the discussion at the December 6 meeting. Human Resources Director Jennifer Emery presented two options for the 2023 Holiday Calendar. The first being to add one floating holiday in recognition of Juneteenth and Veterans Day. The floating holiday must be taken within the calendar year. The second option was to make no changes and keep the calendar as it. Mayor Rusty Paul and city council members chose to keep the originally proposed 10 holidays and the floating holiday option. Many residents, once again, spoke in favor of the Juneteenth addition. Councilperson Melody Kelley spoke to the importance of adding Juneteenth, presenting both a factual and personal perspective. According to Kelley, 73% of Georgia cities have adopted Juneteenth and 87% have adopted Veterans Day as a city holiday. The cities include Atlanta, Augusta, Columbus, Macon-Bibb, Savannah, Athens, South Fulton, Sandy Springs, Roswell, Johns Creek, Warner Robins, Albany, Alpharetta, Marietta and Stonecrest. Kelley also shared memories of her grandfather, who helped raise her, correlating personal memories with the importance of Juneteenth. Michael Pauken has been named Interim Executive Director of the Sandy Springs Performing Arts Center at City Springs and will join the team this month. Pauken has served as General Manager/Executive Director of the North Shore Center for the Performing Arts in Skokie, Illinois, since 2002. The North Shore Center is a 65,000 square foot, two theater complex containing a total of 1,185 seats. The Center has two resident theater companies and partners with several other organizations. More than 400 events and performances are held at the Center in a typical year. During his time at the Center, Pauken brought programming in-house and presented more than 475 international touring and Chicago-based artists including Al Jarreau, Art Garfunkel, Boz Scaggs, Clint Black, Ed Asner, Graham Nash, Herb Alpert and Lani Hall, and the Indigo Girls, to name only a few. A number of Pace Academy and Lovett players were among those selected to the All-Region 5AAAA football team. Leading the way among the local contingent was Pace Academy junior wide receiver Terrence Kiel II, who was named a co-offensive player of the year, along with Hampton senior quarterback Conner Tolley. Four Pace players were selected to the First Team Offense — senior offensive lineman and South Carolina commitment Trovon Baugh, senior quarterback Conner Phelan, senior wide receiver Kendall Evans and sophomore wide receiver Cooper Williams. Lovett junior defensive lineman Christian Bell, senior defensive lineman Noah Claxton, senior linebacker Hayden Bernard, junior linebacker Michael Dollar and senior defensive back Anderson Beavor were named to the First Team defense. Pace junior defensive lineman Hevin Brown-Shuler and senior defensive back Davis Rice were also named to the Second Team defense. Lovett sophomore kicker/punter Conner Deviney was a First Team special teams selection. The Second Team offense included a couple of Lovett players — sophomore running back Kalil Townes and junior wide receiver Luke Wallace — along with Pace Academy senior offensive lineman Kylen Shields. Pace senior linebacker Frank Caldwell III and Lovett sophomore Talen Frett were named to the Second Team defense, while Pace senior kicker/punter Andrew Swann was a Second Team special teams selection. More than 200 students at Sandy Springs Charter Middle School see the world through new lenses thanks to Sandy Springs Rotary Club and Vision to Learn. The Sandy Springs Rotary Club partnered with Los Angeles-based nonprofit Vision to Learn to provide prescription lenses to nearly 1/3 of students at the middle school during the first phase of distribution. In total, Sandy Springs Rotary Club has purchased more than 800 pairs of glasses for Sandy Springs students. Club members and volunteers spent the mornings of December 7 and 8 handing out glasses to students at Sandy Springs Charter Middle School. Students were briefed on how to take care of their glasses and when to wear them. Vision to Learn was founded in 2012 by Austin Beutner in Northridge, California. He saw the need once he found out that so many students in the Los Angeles area were struggling in school, partly due to not being able to see the board or read clearly. The idea was to bring a vision clinic to the kids (at schools or Boys and Girls Clubs) to access whether they needed glasses and then to provide the proper glasses for them to be able to see and do better in school. As of 2022, Vision to Learn has visited 5000 schools and Boys and Girls Clubs and has provided 350,000 children with glasses. They currently have 50 mobile clinics and over 200 employees working for them.  A large contingent of football players from Marist, North Atlanta, Riverwood and St. Pius X have been honored for their accomplishments on the gridiron in the 2022 season with their selection to the All-Region 4AAAAAA team. North Atlanta won two of the three top awards, with senior quarterback Trey Lennon selected as offensive player of the year and Jamie Aull as coach of the year. St. Pius X senior defensive back Jack Tchienchou was named defensive player of the year. Marist had four players named on offense — junior running back Joseph Pizzo and senior offensive linemen Peyton Lamb, Kevin McDonald and Drew Prieto. Riverwood had three players on offense — senior tight end Levi Linowes, senior running back Walter Evans and sophomore offensive lineman Sean Poret. North Atlanta featured two offensive players — senior wide receiver Jamie O'Kelley and senior offensive lineman Tyree Myles — while St. Pius offensive lineman Jack Woods was the only other local player named to the team on offense. Marist had three of its players selected on defense — junior defensive lineman Luke Harpring, junior defensive back Casey Comerford and senior linebacker Colin Hare, while North Atlanta also featured three defensive players — sophomore defensive lineman Chase Linton, junior defensive back Xaden Benson and junior linebacker Connor Hughes. Franchesca Warren has spent the last 18+ years advocating for equity in literacy resources for all students - as a teacher, instructional coach, and literacy coordinator across the Southeast.Always in search of a way to amplify teacher voices, she has presented at several national conferences including NCTE, GCTE, and other professional education organizations. In 2012, Ms. Warren was selected as the South Atlanta High School, School of Law and Social Justice Teacher of the Year for the 2012-2013 school year and a Difference Maker for the Atlanta Public School district. Due to her accolades both inside and outside the classroom, she has been featured on several local news stations including Education Week and the Jennifer Keitt Show. In 2015, she was selected out of hundreds of applications to be part of Harvard's Turnaround School Leader Training where she collaborated with school leaders from around the world on how to tackle the inequities found in many of her schools from a district perspective.Inspired by her experience in schools, Ms. Warren founded the parent advocacy think tank, South Fulton Parents for Education, where she has galvanized a group of parents to demand equity for schools south of the I-20 Corridor. Through the strategic work of these parents, they have been able to move forward with work of several initiatives around literacy, STEAM and mental health. Outside of her daily work with students and educators, Ms. Warren enjoys reading, writing, and resting when she has time to herself. She is also a wife and mom to four kids and one dog. Her oldest son is a Westlake High School graduate, who currently attends school at George Washington University in Washington, DC and interns on Capitol Hill. Tuesday on Political Rewind: We remembered the life and political career of Georgian and former Sen. Max Cleland. Cleland served in the army during the Vietnam War, before entering into the state General Assembly and then serving as the head of the Veterans Administration under President Jimmy Carter. Cleland would go on to serve as Georgia's secretary of state and then as a U.S. senator for two terms until 2003. The 79-year-old died last night from heart failure, according to reports. As a reporter, host Bill Nigut covered Cleland closely and said the representative had a remarkable zest for life. "He wore a Mickey Mouse watch everywhere he went and he told people that he wore it because he wanted to remind everyone that he shouldn't take life too seriously," Nigut said. "So he was a remarkable public servant." In redistricting news, Republican legislative leaders are facing pushback from some GOP voters who say they're being denied the right to elect candidates of their own choice as proposed redistricting maps surface. Some conservative voters south of Atlanta worry that a proposed change could endanger Republican state Rep. Phillip Singleton. His current Coweta district is poised to extend into South Fulton, a Democratic stronghold, in the new maps.  University of Georgia political science professor Dr. Charles Bullock has extensively studied redistricting, and authored a book on the process. He believes that Republicans drawing the new lines are playing a long game. "I think what's driving the Republicans here is when you draw this map, you're not just drawing for 2022 or 2024," Bullock said. "You really are drawing a map you hope is going to work for your party for 10 years. And so you're anticipating what kind of changes may take place. That's hard to do." Meanwhile, new reporting from The New York Times shows Fulton County district attorney Fani Willis is preparing to pursue a special grand jury to determine if former President Donald Trump should face criminal charges for working to convince Georgia GOP officials to overturn the results of the presidential race.
