The Episcopal Church is ending its partnership with the U.S. after refusing to settle refugees from South Africa. We'll take a look. Plus, long-time Carolina University President Charles Petitt passed away last week. His two-decade tenure transformed the small North Carolina school. First, influential Calvinist pastor has been suspended from his church over multiple fake social media accounts he ran where he criticized pastors and elders in his inner circle. Natasha: But first, influential Calvinist pastor has been suspended from his church over multiple fake social media accounts he ran where he criticized pastors and elders in his inner circle. Warren: Josh Buice, founder of the G3 Conference and pastor of Pray's Mill Baptist Church in Douglasville, Georgia, was placed on indefinite leave last week after church leaders “uncovered irrefutable evidence that Dr. Buice has, for the past three years, operated at least four anonymous social media accounts, two anonymous email addresses, and two Substack platforms.” According to a statement from the church. “These accounts were used to publicly and anonymously slander numerous Christian leaders, including faithful pastors (some of whom have spoken at G3 conferences), several PMBC elders, and others,” “These actions were not only sinful in nature but deeply divisive, causing unnecessary suspicion and strife within the body of Christ, and particularly within the eldership of PMBC.” Natasha: Buice has also resigned as president of G3, which was founded in 2019 and brought in $2.3 million in revenue for the 2023 calendar year, according to its public IRS financial disclosures. The group grew out of a conference started by Buice in 2013 — the name G3 stands for “Gospel, Grace, Glory.” The group claimed its annual conference drew 6,500 people in 2021, according to the G3 website. Warren: The board of G3 has canceled the group's annual conference, which had been planned for September, and promised full refunds. Natasha: So who was he criticizing? Warren: Buice especially criticized former Southern Baptist ethicist Russell Moore and Bible teacher Beth Moore (not related) for allegedly promoting liberal ideas in the church, as well as former SBC President Ed Litton for alleged sermon plagiarism. He has also apparently been running anonymous social media accounts that criticized other pastors...

The updated habitat adds 1,500 square feet for lions Hondo, Hatari, and Azizi, with features like a new in-habitat pool and three visitor viewing areas, including an observation deck. The 11-year-old lion brothers, part of a coalition, are known for their impressive roars. The renovation is part of the Zoo’s ongoing transformation of its African Savanna zone, which also includes expanded habitats for elephants, giraffes, rhinos, and other species, enhancing both animal wellbeing and visitor experience. STORY 2: Snellville Resident Wins $30K in Georgia Lottery; Sugar Hill Resident Wins $10K Two Georgia Lottery players each won $141,559 in the April 3 Fantasy 5 drawing, with winning tickets sold in Columbus and Marietta. The winning numbers were 07-13-29-30-35. Additionally, several players won five-figure prizes through Georgia Lottery Diggi Games, including $30,000 in Snellville and $15,000 in Atlanta. Other winners hailed from Hinesville, Cordele, Sugar Hill, and Douglasville, claiming prizes between $10,000 and $12,500. Winners have 180 days to claim their prizes, with proceeds supporting education in Georgia. STORY 3: Piedmont Eastside Receives Donation to NICU Dynika Marshall’s routine pregnancy took a life-threatening turn when she was diagnosed with preeclampsia at Piedmont Eastside, leading to the premature delivery of her baby at 27 weeks. While her newborn fought for survival in the NICU, Marshall recovered from her own complications, supported by the compassionate care of the hospital’s team. After months of recovery, both mom and baby are healthy. Grateful for the care they received, Marshall donated to the NICU to help other families in need, calling Piedmont Eastside “more than a hospital” but a place that gave her family a second chance. No, the second part…the part that came after that…”   METALCORE seems to be all over the place, in that its components are quite varied and cover a broad spectrum of everything that has historically made metal awesome: double bass drumming, guitar shred, breakdowns and mosh parts, and sometimes even some emo screaming and heartfelt vocals sung straight from the balls. Like a heavy metal jambalaya with a ton of different ingredients, METALCORE is the next wave of metal for a new generation of metalheads who want to enjoy a little bit of everything all at once.   Be sure to stop “adulting” and remember that “when people lose their argument, they shift their whole stance”. Alex Miller, director of land acquisition at Century Communities, joins host Carol Morgan for this week's Atlanta Real Estate Forum Radio episode. In this podcast segment, Miller discusses land acquisition from a national builder's perspective. Miller attended Indiana University and graduated with a degree in secondary education. When he discovered that teaching wasn't the best career choice for him, he went back to school, obtaining an MBA at Indiana Wesleyan University and a Master of Science with a focus on Finance from Georgia Southern University. His first job in real estate was as a financial analyst at Stanley Martin Homes in Atlanta. He did underwritings for land acquisition, new deals and general corporate finance. After a couple of years, he moved to Century Communities and now serves as the face of land acquisition. “Land acquisition, which is one of the reasons I love it, it's kind of the heartbeat of the company,” said Miller. “I like to think of myself on the front lines out there, battling for land. Without land, you don't have a home building company.” The most important land acquisition goal is achieving the business plan through daily actions. Miller forecasts five years out, which means that he looks at many different projects at the same time. Whether it is a finished lot, a deal that is just zoned or raw land, he assesses each project individually to determine where it fits in the five-year plan. “You structure where you deploy your capital and purchase these deals at the right time to meet those business plans in the future,” said Miller. “And it's tricky. Right now, Century's Atlanta division is working very aggressively to meet those goals.” Where is Century Communities looking to build in Atlanta? Miller said the industry-rich I-75 corridor toward Cartersville and Emerson is being discussed. Century is also working to build in South Fulton locations like McDonough and Douglasville, but the rising costs of land in the area challenge the land acquisition team. The current golden Atlanta markets are Cherokee County, Dawson County and Forsyth County. Choosing a location can be challenging, but Miller has criteria that clarify the decision. For example, when looking at raw land to develop into single-family home communities with two units per acre, he likes a minimum of 50 acres to work with. The number of acres is not as crucial when acquiring lots with zoning permits in hand or finished lots. Zoning is the risky aspect of land acquisition, so already-zoned lots are attractive to home builders like Century. With interest rates at an all-time high, home builders must consider what is affordable now for buyers and what will still be affordable in three to five years. Other challenges can pop up along the way, including pond agreements, lift stations for sewers that don't flow with gravity and rough topography. Miller and his land acquisition team constantly face new roadblocks on projects, but he enjoys the challenge. “I'll come home, and my wife, she'll ask me how my day was.” said Miller. “I have literally experienced every single emotion that a human has in a day because of these deals, but that's what makes it fun, too.” As housing trends change, there is a shift to smaller properties across the Atlanta market. Miller said that people are not shying away from higher-density communities and homes under 2,000 square feet. However, in areas like north Forsyth County, the demographic is different and favors larger lots and luxury products. He emphasizes the importance of home builders knowing the area and knowing their buyers to maximize profit in an ever-changing market. The emergency, initially declared on August 7, now extends to October 6. The extension addresses severe dysfunction in processing and managing court filings, compounded by a problematic transition from the old CRIS system to the new Icon system. While there has been some progress, issues such as scheduling difficulties, inaccurate notices, and backlog remain. Taylor's office faces staffing shortages and other challenges, with ongoing criticism and a state investigation into her handling of passport fees. STORY 2:  Commission Kills ‘Home Rule' Map, Keeps Richardson On Tuesday night, the Cobb County Board of Commissioners decided to abandon its controversial "home rule" map, opting to use the state map instead, following a court ruling declaring the home rule map unconstitutional. However, the board voted against declaring Commissioner Jerica Richardson's seat vacant, allowing her to remain in office for now. There is ongoing debate about whether Richardson's term will end on December 31 or extend until her successor is elected. The situation remains legally ambiguous, with differing opinions on how long Richardson can serve. The board is moving forward to resolve the confusion and conclude the long-standing dispute over the district maps. STORY 3:  1 Injured in Tritt Elementary School Fire A fire at Tritt Elementary School early Tuesday morning, caused by an HVAC issue, led to one person being hospitalized for smoke inhalation. No students were in the building, as it was early in the day. Cobb Fire and Emergency Services quickly extinguished a small fire from an AC unit. Students were relocated to Hightower Trail Middle School for the day. Regular school operations are expected to resume the next day, with updated dismissal plans provided to parents. Curtis's 2020 Honda Civic crossed the median into oncoming traffic and collided head-on with a 2019 Toyota Rav-4 driven by Dominique Najhawan, 27, of Grovetown. Curtis was pronounced dead at the scene, while Najhawan suffered minor injuries and was taken to Kennestone Hospital. The cause of the lane deviation is under investigation. Cobb County Police are seeking additional information from witnesses. STORY 5:  Patricia B. Terwilliger Family Foundation Sponsors Habitat Home On August 24, construction began on a Habitat for Humanity home in Austell, sponsored by the Patricia B. Terwilliger Family Foundation. Born and raised in Atlanta, Lester has over 25 years of experience in banking, financing and investing in the area's rich real estate. Greisman joined Capital Impact Partners a few years ago, bringing a fresh perspective to the mission-driven institution. Capital Impact Partners is a community development financial institution that seeks to provide community organizations with the necessary financing to thrive. What does that look like? Capital Impact Partners helps developers combine affordable housing, better access to healthcare and education, healthier food selection and cooperative developments. It works with its sister organization, CDC Small Business Finance, to specifically assist small businesses. The Equitable Development Initiative (EDI) is an excellent way for emerging real estate developers to come together and learn new tips and tricks of the trade. Previously successful in Detroit, Washington D.C., the San Fransico Bay area and Dallas, Texas, this nine-month program encourages developers to continue their education and connect with others in the field. Lester said, “It helps people get their businesses in line to be able to accept funding from major sources and do bigger deals,” said Lester. “At the same time, it exposes them to lenders and funders who are ideal for them, whether it's because of their project type or their social mission.” Throughout the program, Capital Impact Partners works with real estate developers to take their projects to the next level through various aspects like financing, site acquisition and more. Applicants should be established in the real estate industry; this cohort program is not for individuals looking to break into development. This year, 35 applications were turned in, and the list of 15 finalists will be published soon. “We're really strategic about making sure that the people that are part of the program are from this community,” said Lester. “It's not open nationwide, it's open to people specifically from here.” Capital Impact Partners is proud to work with numerous local partners in Atlanta, including House ATL, Reinvestment Fund and the Wells Fargo Foundation's Growing Diverse Housing Developers program. Together, these institutions and organizations serve metro Atlanta in DeKalb, Clayton, Cobb, Fulton, Gwinnett and Douglasville counties. By targeting areas of growth, Capital Impact and its partners can ensure that the needs of these communities are met. Greisman said, “We've seen people who are committed to affordable housing come in and be able to grow their businesses and do more to help the communities.” How does the EDI program contribute on a larger scale? A pre-course evaluation gives instructors and speakers a starting point for each participant. Individual strengths and weaknesses are noted and then re-evaluated at the end of the nine-month cohort. Break 1: M.O.G.   STORY 1: National Guardsman From Lawrenceville-based Unit Killed in Iraq    Spc. Travis Jordan Pameni from Douglasville, a member of the Gwinnett-based 1st Battalion, 121st Infantry Regiment, was one of two Georgians killed in Iraq last week. Along with Spc. Owen James Elliott from Twin City, who was with the 1st Battalion, 118th Field Artillery Regiment, Pameni died in non-combat incidents in Baghdad on July 31. Both soldiers were on separate missions under U.S. Central Command. The circumstances of their deaths are under investigation. Pameni's remains were returned to the U.S. on Sunday, and his wife, Nasiah, paid tribute to him on Facebook, mourning their planned anniversary. STORY 2: Gwinnett Students Return To Class for The 2024-2025 School Year On the first day of the 2024-2025 school year at Hull Middle School, sixth-grade language arts teacher Allison Howard quickly engaged her new students with assignments. Over 182,000 Gwinnett County Public Schools students began classes, with the district's preparation including staffing and facility readiness. Despite starting the year with some vacancies, most schools, including Hull Middle, were fully staffed. Principal Denise Showell highlighted the importance of a strong start and praised the school's high teacher retention. Long-serving staff members, such as P.E. teachers Craig Deep and Frankie Shelnutt, reflect the school's stable environment and positive atmosphere. STORY 3:   Gwinnett Mail Carrier Accused of Stealing Mail and Using Drugs On Duty   Gwinnett County police have arrested USPS carrier Marcus Gregory on multiple charges, including DUI drugs, possession of narcotics, and theft of mail. On July 31, following USPS complaints about missing mail, undercover officers observed Gregory dumping mail in the woods near Dacula and using illegal drugs. Gregory was arrested after being pulled over, and officers found additional drugs and a firearm in his vehicle. A search of his personal vehicle and home uncovered 215 pieces of stolen mail. Break 2: Tom Wages   STORY 4:    WANTED: Suspects in Credit Card Skimming Scam at Norcross Grocery Store Gwinnett Police are seeking two men who used a credit card skimmer to steal financial information at Talpas grocery store in Norcross on June 20. The suspects distracted the cashier while placing the skimmer on the card reader. The store manager discovered the skimmer after customers reported issues with their cards. Surveillance footage shows the men arriving from Green Hill Drive and leaving east on Jimmy Carter Boulevard. Both suspects are Hispanic, with one in a black V-neck shirt and the other in a Fila t-shirt. Police are seeking tips on their identities. Contact 770-513-5300 or Crime Stoppers at 404-577-8477. STORY 5:   Stone Mountain Man Gets Life Sentence For Killing Girlfriend Kevin Lamar Matchen, 51, was sentenced to life plus 15 years for fatally shooting his girlfriend, Alysia Darice Scott, in October 2023. Scott was found dead on her sofa, shot in the head, while her grandchild was asleep upstairs. Matchen, who was convicted of malice murder, felony murder, and other charges, initially claimed he found Scott dead after returning from a late-night trip. However, evidence contradicted his story, showing that he had been with Scott's phone and captured on traffic cameras. Matchen was found guilty after a brief jury deliberation. STORY 6: Rainbow Village Preparing For Annual 'We Are Family' Gala   Rainbow Village's annual “We Are Family” benefit gala, presented by Northside Hospital, will be held at 6 p.m. on Saturday, Sept. 7, at the Atlanta Athletic Club. This black-tie-optional event supports the Duluth-based nonprofit's efforts to help families experiencing homelessness. The evening features a champagne reception, seated dinner with complimentary wine, silent and live auctions, a wine wall, and a raffle. Individual and table tickets are available, and there's a special raffle for a Dominican Republic resort stay. STORY 7:  Trump goes after Harris, Kemp at Atlanta rally At a rally in Atlanta, former President Donald Trump criticized Vice President Kamala Harris, calling her a “California socialist” and blaming her for failing to secure the U.S. borders. Trump pledged to restore border security and tie immigration issues to violent crime, referencing the murder of Laken Riley. He also targeted Georgia Gov. Brian Kemp and Secretary of State Brad Raffensperger for their roles in Georgia's 2020 election results, accusing them of undermining Republican chances for 2024. Trump's remarks came as he and his running mate, Sen. JD Vance, attacked Harris' liberal stance, while the DNC defended her focus on working families and reproductive rights. Williams was speeding at 67 mph in a 35 mph zone on Humphries Hill Road in Austell when he lost control of his vehicle, colliding with a Toyota 4Runner. Eunice Gyasi, a passenger in the 4Runner who was nine months pregnant, gave birth to a baby girl, Evangela Gyasi, who died 28 minutes later due to injuries from the crash. Williams, with a blood alcohol content of 0.156, was booked into Cobb County Jail without bond. STORY 2: Georgia appellate court sets October hearing in Trump's bid to disqualify DA Willis The Georgia Court of Appeals will not hear former President Donald Trump's appeal regarding Fulton County District Attorney Fani Willis's role in his election interference case until October. This delay ensures the trial will occur post the November 5 election. Trump's legal team sought Willis's removal due to her past romantic relationship with attorney Nathan Wade, who led the prosecution. Fulton County Superior Court Judge Scott McAfee ruled Willis could stay if Wade resigned, which he did. Trump, indicted last August with 18 others, faces multiple charges across federal and state levels, including a recent New York conviction for falsifying business records. STORY 3: New Agreement Between UWG and GHC for Health Students The University of West Georgia (UWG) and Georgia Highlands College (GHC) have partnered to offer health and wellness students an accelerated path to a Master of Science in Integrative Health and Wellness (MSIHW) degree. This program, approved by the National Board for Health and Wellness Coaching (NBHWC), enables GHC students pursuing a Bachelor of Science in Health Science to take graduate-level courses at UWG during their final undergraduate semester. Successful students will gain automatic admission to the MSIHW program at UWG, preparing them for roles in healthcare teams or community-based programs. STORY 5: Developer Proposing 5-Story Student Housing Tower Near KSU Landmark Properties, an Athens-based developer, seeks approval to build a five-story, 191-unit apartment building for Kennesaw State University students at 112 Townpark Drive. The gated complex will feature a parking deck with 665 spaces, a rooftop pool, and an amenity area. The developer requests rezoning and a special land-use permit. However, the Bells Ferry Civic Association opposes the project, citing an existing surplus of off-campus housing and potential traffic issues. The Cobb Planning Commission will review the proposal on Tuesday at 9 a.m. at 100 Cherokee St. in Marietta. Fonteno allegedly assisted an unknown individual in stealing the products between November 21 and December 8. The theft involved placing items in lower value boxes or a Target bag without scanning them during checkout. He is charged with theft by shoplifting of items greater than $500. Fonteno was arrested on December 8, booked into the Cobb County Adult Detention Center, and later released on a $3,000 bond. STORY 2: Bridge Over I-75 to Ease Kennesaw Traffic The South Barrett Reliever project in Kennesaw, a $50 million, three-phase initiative, is progressing, with a 450-foot bridge being a significant part of the third phase. The bridge, part of a $43 million segment, spans Interstate 75 and leads to a new roundabout behind the Home Depot on Roberts Road. The overall project aims to reduce traffic on Barrett Parkway by around 20%. The first phase was completed in 2010, the second in 2018, and the current phase is expected to conclude by the end of 2024. The project has received funding from various sources, including Cobb special-purpose local-option sales tax, Atlanta Regional Commission, and the State Roadway and Toll Authority. STORY 3: Marietta Visitors Bureau Seeks Feedback on Perceptions of Marietta The Marietta Visitors Bureau is conducting an online survey until January 5 to gather public feedback on how people perceive the city of Marietta. The survey aims to identify Marietta's strengths, weaknesses, and opportunities for improvement in tourism marketing and promotion. The bureau is in the process of rebranding the city's tourism identity and seeks input to match the new brand with the Marietta community's identity. This marks the first time the Marietta Visitors Bureau has conducted such a survey, and the results will serve as a benchmark for Marietta as a destination. State Senators Jason Esteves (D-Atlanta) and Ed Setzler (R-Acworth) expressed their opposing views on vouchers and questioned Cobb Superintendent Chris Ragsdale on the matter. Ragsdale emphasized concerns about vouchers, stating they often fail to cover private school tuition fully and that families targeted for help might lack transportation. Esteves questioned the potential impact on education funding and indirect funding loss for Cobb schools. Setzler argued that only state funds, not local, would be directed to private schools under the proposed voucher system. STORY 5: Marietta Proper Wine Bar Set for Jan. 2 Grand Opening Marietta Proper, a new wine bar and cafe on the Marietta Square, is set to open in 2024. The restaurant, located at the former site of Hamilton Jewelers, is undergoing soft openings in preparation for its public opening on January 2. Marietta Proper offers an eclectic menu inspired by various influences, featuring cocktails, wine, and whiskey. The establishment has a lounge area, electronic wine dispenser, and an art deco design. The soft openings aim to fine-tune the restaurant's offerings and service. Marietta Proper is expected to contribute to the upscale entertainment district on the Marietta Square. Paulding County News Podcast Wednesday November 1, 2023    Story 1: No Gun Found At East Paulding Homecoming Dance: Sheriff Reports of a gun at the East Paulding Middle School homecoming dance in Dallas, Georgia, were not substantiated, according to the Paulding County Sheriff's Office. During the dance, students began to run away while there were reports of a "gun." Multiple deputies responded to the scene. However, after an investigation, no gun was found, and no injuries related to a weapon were reported. Authorities asked anyone with credible information about a gun at the dance to contact them at (770) 445-2117. The incident caused alarm but ultimately did not involve an actual firearm….. This from The Patch   Story 2: Cobb teacher's estranged husband broke into Paulding home twice before killing her, deputies say A Cobb County teacher, Jasmyn Lambert, was tragically killed in her Paulding County home after her estranged husband, Tyron Victor Lambert, broke into her home and shot her. The couple was estranged, and Tyron Lambert forcibly entered Jasmyn Lambert's residence and threatened those inside with a gun. He fled the scene upon hearing that deputies were called. Deputies initiated a search for Tyron Lambert and issued a "Be On The Lookout" alert. Later, he returned to the house with a gun, leading to a gunshot heard when deputies arrived. They chased and apprehended him. Jasmyn Lambert was taken to a hospital and pronounced dead. She was a third-grade teacher at Still Elementary School, part of Cobb County Schools. Tyron Victor Lambert faces several charges and is held without bond in the Paulding County jail….. This from WSB-TV   Story 3: Former Paulding high school soccer star killed by stray bullet while at work, GBI says Former Paulding County High School soccer star Brianna Long was fatally shot at her workplace, The Pier Bar in Remerton, Georgia. The Georgia Bureau of Investigation (GBI) reported that the shooting occurred around 2:30 a.m. Long, a bartender at the bar, was shot while finishing her work, and the GBI revealed that a dispute outside the bar led to the shooting. Multiple vehicles and the bar itself were also shot during the incident. Brianna Long, who had been a Regional Winner for Positive Athlete Georgia, was a student at Valdosta State University at the time of her death. The truck driver was en route to Miami when the theft occurred, with thieves making off with approximately $234,500 in stolen dimes. The theft was part of a series of robberies targeting tractor-trailers in the region, including frozen crab legs, shrimp, meat, beer, and liquor. He was apprehended in Montezuma, Georgia, by the U.S. Marshals Southeast Regional Fugitive Task Force after a 10-day manhunt. The other three inmates, Joey Fournier, Marc Kerry Anderson, and Johnifer Dernard Barnwell, remain at large. Stokes faces multiple charges, including drug-related offenses, escape, simple battery, hit and run, aggravated assault, and more. His bond is set at $56,650. A total reward of $12,000 is offered for information leading to the capture of the remaining escapees. Authorities continue their search for the fugitives. This from the Dallas-Hiram Patch   Story 3: Video captures Riceboro man shooting neighbor's pregnant dog for knocking over trash can A 37-year-old Riceboro man, Demaris Lamont Roberts, was arrested for shooting his neighbor's pregnant pit bull. Roberts admitted to the act, explaining that he shot the dog because it had knocked over his trash cans and agitated his own dog. The dog's owner contacted 911 to report the incident, as his dog had been missing for a few days, and neighbors informed him that Roberts had shot her. When confronted, Roberts confessed to the crime, stating he killed the dog because it caused his dog to bark incessantly. Law enforcement found the dog's body in a designated area. Roberts was arrested for animal cruelty and faces one count of aggravated cruelty to animals, with the case currently pending in court…. The incident began with an argument between two brothers, Philip Tokos, 29, and Michael Tokos, 32. Philip Tokos shot his brother in the lower right leg during the argument. Michael Tokos managed to escape and was taken to the hospital for treatment. Philip Tokos then barricaded himself in their home for several hours before taking his own life. The standoff caused disruptions in the neighborhood as law enforcement dealt with the situation. The incident is still under investigation by Cobb police…. The deer briefly explored the dining area and kitchen before exiting through a back door opened by an employee. Fortunately, no one was injured in the incident. WE WISH THEM LUCK ON THEIR DAY IN THE COURT     Story 5:State Boyfriend stuffed woman's body in suitcase in her closet, drove her car to Atlanta, police say A man is facing murder charges after allegedly killing his girlfriend, Margret Dubignon, whose body was found stuffed in a suitcase in her Thomaston, Georgia, apartment. The investigation began after family members reported her missing when they had not seen or heard from her since Thursday. When officers conducted a welfare check at her apartment, they found neither Dubignon nor her boyfriend, Freddrick Durham, who lived with her, and her car was missing. Earlier this month I joined nearly 9,000 other people who are passionate about parks and recreation in Dallas at the 2023 NRPA Annual Conference. It was a week full of inspiration, networking and fun — and for me, a chance to celebrate not only all the good work happening in local parks and recreation, but also see the culmination of my NRPA colleagues' hard work in putting on what was a truly incredible event.  One of my biggest highlights of the week was connecting with Chris Bass, CPRP, Director of Parks and Recreation for Douglasville, Georgia, and the incoming Board President of the National Recreation and Park Ethnic Minority Society (NRPEMS), and Thamara Velasco, CYSA, a recreation assistant in Douglasville, chair for public relations for NRPEMS and recipient of NRPA's Young Professional Fellowship. I really enjoyed our conversation about all the good work going on in Douglasville — who was a National Gold Medal Award Finalist this year — as well as the important work Chris and Thamara are doing to connect and support diverse and underrepresented park and recreation professionals as part of the NRPEMS. This was truly one of my favorite parts of this year's conference, and it was such a joy to sit down with Chris and Thamara to learn more about them and soak in some of the passion they have for parks and recreation – I was inspired after this conversation, and I hope you are too. The incident occurred around 4:45 p.m., with Milton reportedly stabbing a taxi driver before arriving at the airport. Armed with a knife, she was approached by officers near the west crossover, leading to the stabbing of a woman and a police lieutenant who tried to apprehend her. Officers successfully disarmed Milton, and all three victims, in stable condition, were taken to a hospital. Paulding County News Podcast Sunday 1, 2023  Paulding Sheriffs lawsuit:    Tyler Canaris has filed a lawsuit against Paulding County Sheriff Gary Gulledge and former deputy Michael McMaster, alleging civil rights violations. In a 2022 incident, dashcam footage showed McMaster body slamming Canaris during a traffic stop, claiming he matched a suspect description. The lawsuit contends that McMaster failed to follow proper procedures, leading to Canaris' arrest without probable cause. Canaris suffered severe injuries, incurring $73,000 in medical bills, including fractures and a traumatic brain injury. Canaris seeks punitive damages in the lawsuit. McMaster was fired from the sheriff's office in February 2023...............This from Atlanta News First    New report urges police to reduce high-speed chases:    A recent report from the U.S. Department of Justice (DOJ) strongly recommends that law enforcement agencies adopt policies to reduce high-speed pursuits in their communities. The report suggests that pursuits should only occur when officers are aware of a violent crime or an imminent threat of one, not solely due to the suspect's dangerous driving. The recommendations stem from input by numerous police agencies and leaders, emphasizing the need to prioritize safety. One of the examples they gave in this article was about an incident that happened in 2021. 12- year-old Leden Boykins was killed in the crash during the high-speed chase. He was the friend in the back seat while the driver Charlie Moore and his teenage son were in the front two seats. The state trooper pulled Moore over after following very closely for a while. He asked for Moore's identification in which Moore responded with why am I being pulled over and that he wanted a supervisor out there. He rolled up his window. A few moments later two Paulding County Deputies showed up and smashed in the driver side window and Moore decided to take off starting the high speed chase pursuit. The trooper did a pit menuver which sent the car in the other direction off the road. WE WISH THEM LUCK ON THEIR DAY IN THE COURT.    Former teacher says online credit-recovery courses invite cheating:  A former Paulding County public school teacher has raised concerns about cheating in online credit recovery courses offered by ed-tech company Edmentum. He claims that students can easily cheat by using search engines to find answers to course assessments. The teacher, Jeremy Noonan, demonstrated in a video how students could quickly complete assessments with high scores using this method. He also alleged that school administrators allowed such cheating to boost graduation rates, which he considers a systemic issue. However, the school district disputed Noonan's claims, stating that cheating was not widespread among fully virtual students. On your phone it will pop up like an amber alert in English or Spanish depending on the settings already programed into your phone. Paulding County News Podcast Sunday 17, 2023  This HOA cut off an ailing resident's water because of lapsed dues    Beth Williams, facing financial hardship due to chronic kidney failure, fell behind on her homeowner association (HOA) dues in Paulding County. The Cottage Cove Homeowners Association cut off her water supply for 31 days due to unpaid dues, leading to considerable inconvenience and humiliation for Williams. The outstanding balance grew substantially, including attorney fees and collection fees, reaching $4,000. While the HOA defended its actions, legal experts noted that if an HOA provides services like water, it can suspend them for unpaid dues as per the covenants. Prospective homeowners are advised to thoroughly review HOA rules and bylaws before purchasing property within such associations. Williams now faces a lien on her home, making it difficult to pay off her HOA debts.........This from Atlanta News First    Storm-swept puppies rescued after being trapped 20-feet down in drainage pipe  Two small puppies were swept into a storm drain in Paulding County, ending up 20 feet underground in a 2-foot-wide pipe. Neighbors heard their cries and called for help, but the challenging rescue was complicated due to the distance from the nearest manhole, making it dangerous for first responders. With the assistance of firefighters, both puppies were successfully rescued after over an hour of effort. The firefighters, trained in confined space rescue, were praised for their courageous and specialized efforts.........This from WSBTV   We called WSBTV who reported this story and asked which neighborhood this was in and they stated they did not get that information.    Brown recluse spider bite almost costs Georgia artist his leg:  Atlanta-area singer and songwriter Gabe Lustman is recovering from a brown recluse spider bite, which initially presented as swelling, bruising, and discomfort in his leg. He was eventually admitted to Wellstar North Fulton in Roswell, where tests confirmed the spider bite. Despite concerns about losing his leg, Lustman received pain medications and antibiotics. Brown recluse spider bites are relatively rare in Georgia, with the Georgia Poison Center receiving 40 to 50 suspected reports each year. These bites can cause redness, swelling, tissue damage, fever, and vomiting. Experts recommend seeking medical attention if you suspect a spider bite and keeping the area clean. Giraffes are typically born with a unique set of spots, and the absence of spots in some individuals could be due to genetic mutations. Kemp declares state of emergency over inflation, blames DC  Georgia Governor Brian Kemp has declared a state of emergency in response to high inflation, attributing it to policies from Washington, D.C. The executive order is effective until October 12, 2023. But storage, it's like. It's like that lazy river. Sam, when you got your little cocktail, you're floating around at your resort on your little inner tube there. I mean, it's just gently meandered between about 80 and 90% for that same time period, 40 years. So we really like that, that steady predictability and the increasing demand, and that's high cash flowing business. So we're really enjoying it. Welcome to the How to scale.   Sam Wilson (00:00:33) - Commercial real estate show. Whether you are an active or passive investor, we'll teach you how to scale your real estate investing business into something big. Tom Dunkel is a former aerospace M&A guy. He's got 17 years as a full time real estate investor. If you don't know, Tom actually came back on the show September 18th of 2022, which if I'm not mistaken, that was episode number 658. Otherwise, Tom, welcome to the show. There are three questions that I always ask every guest who comes on. I know you got this question last time, but maybe you'll answer it differently this time. And if our listeners haven't heard that, they want to hear it again anyway. So where did you start? Where are you now and how did you get there? In 90s or less?   Tom Dunkel (00:01:27) - Got it. Thanks, Sam. It's great to be with you and the listeners once again. Great show. Yeah. So as you mentioned, I started out in corporate America after business school was I was kind of the number crunching, you know, Excel spreadsheet nerd. I was putting together the projections and the pro formas for our aerospace acquisitions, doing the valuations, doing the the, the market work to see like, who are the competitors out there, What were they doing, You know, how could we position ourselves and all those kinds of things.   Tom Dunkel (00:01:59) - So I got to work with some amazing people Harvard MBAs, Wharton MBAs, Naval Academy graduates, Chicago MBAs, retired Air Force colonels, and even some astronauts. And if you catch up with me after the show, if you visit with me on my website, I'll be happy to share with you the two astronauts that I've actually had lunch with. But yeah, so from there, Sam went into a couple other jobs corporate wise, and I just knew all along that, you know, scraping and clawing up that corporate ladder just, just just wasn't for me. I knew there would be a better way. So 2006, I got my opportunity when I was fired for my corporate job. Finally gave me the kick in the pants that I needed to go out and do my own thing. So of course, 2006 was a rough time to get started in real estate. But, you know, I went in full bore and got my butt whooped pretty good those next few years. But, you know, learned a lot, got some battle scars and but persisted.   Tom Dunkel (00:03:01) - And now here, 17 years later, I've built multiple seven and one eight figure business and now we're in the self storage space, which is a ton of fun. And I'm sure we'll get more into the details there later. But in the 90s, that's the story.   Sam Wilson (00:03:19) - That's the summary. I love it. I love it. Have you always done just self storage or do you have other real estate holdings as well?   Tom Dunkel (00:03:28) - Yeah. So right now self storage is our primary business, but we do through the years, of course, being entrepreneurs, we try out different things. So we also do have a short term rental portfolio in the there's a, there's a mountain in Lake Region here north of Philadelphia called the Poconos. And so we picked up some Airbnb rentals up there, which were really hot during Covid. And then we also have a distressed mortgage debt business. And that was the business that I started after getting my butt whooped in the residential world in 2009, I started buying notes and then 2010 and etcetera.   Tom Dunkel (00:04:05) - And that business has done real well for us over the years.   Sam Wilson (00:04:08) - Considering the various businesses that you're involved in. What were some of the hallmark or hallmarks, rather, of why you pivoted from one to the next? And was there any expense in not staying with just one?   Tom Dunkel (00:04:24) - Yeah, that's a great question, Sam. So distressed mortgage debt has been great. I mean, we've generated over $53 million of revenue in that business and we're not a big company. So that's that's done real well for us. Problem is, it's extremely unpredictable and it's not like we can go up to Big Bank USA, knock on the door and say, hey, sell us some loans. So we were strictly at their behest, you know, their whim as to what loans they were going to sell, how many and when. And so for like an MBA guy like me, you know, taught how to put business plans together and KPIs and whatnot, I mean, it just became impossible to really predict the future in any way, shape or form for distressed debt.   Tom Dunkel (00:05:04) - So even though that business is still rolling today, it's strictly, you know, when when a deal comes up, we kind of shift and we jump at it. We have a team that's able to do that and then we got to shift back. But so along the way, we had been looking for an asset class where there was some predictability. You know, there was some staleness there was, you know, a way to put a plan together and put a team together and really, you know, build a business. So we actually started out looking at private lending, hard money lending, and we really liked that business. And we still do a little bit of it sort of on the side. But but we were just not able to get the traction to get that business up and running. And one of the big reasons is its super duper competitive. So that's a big takeaway I would give the folks out there is, you know, be careful about what asset class you choose because if it's super competitive, you know, you're going to have a hard time making hay.   Tom Dunkel (00:06:02) - So when that business didn't work out the first time, we thought, Hey, let's try this again. We did this so good the first time. So we failed at that business twice. And we start we got involved with the title company and because again, we thought that was going to be a lot of a lot of small transactions and predictable, but again, couldn't find really the right relationships and team to put to bear there. And then about 2017, 2018, we started hearing more and more about self storage. We were like, Hmm, okay, this is checking a lot of boxes, very fragmented industry. So it's, you know, there's a lot of moms and pops. The big names that you've heard of out there, they only control about 30% of the market, the public storage, extra space, cube, smart, etcetera, those big guys. So the vast majority of the market is just small ones, two mom and pop owners, which was very attractive. The second thing we found super attractive was just the adopt, the adaptability, the market penetration of self storage.   Tom Dunkel (00:07:03) - A few years back, only about 8% of households in the US, we're using storage. Fast forward to today, it's going on 11% and increasing and I know maybe 3% doesn't sound like a lot, Sam, but when you consider there's 120 million households in the country, every 1% move is 1.2 million new self storage customers. And they're just not building them fast enough. So we've got increasing demand, you know, supply increasing not as much, which means there's going to be upward pressure on rates, which is awesome. And then I guess the last thing I would throw out there is just that over over time, over the past 40 years, you know, the US economy has been bouncing around like a really wicked roller coaster, right? Good times, bad times, everything in between. But storage, it's like it's like that lazy river. Sam, when you got your little cocktail, you're floating around at your resort on your little inner tube there. I mean, it's just gently meandered between about 80 and 90% for that same time period, 40 years.   Tom Dunkel (00:08:06) - So we really like that, that steady predictability and the increasing demand, and that's high cash flowing business. So we're really enjoying it.   Sam Wilson (00:08:15) - No, I think that's all of those are excellent, excellent reasons to get involved. I'm I'm shocked that 30% only 30% of the self storage market is controlled by big names. That's a shocking statistic to me. The big one, I would not have guessed that today that that's still. But that's still the case. Which obviously I guess it is. I would think that that though having those big industry names behind it, like those those consolidating entities, is probably a good thing, just in the sense that it brings market awareness. It brings. I mean, it has to improve resale value of your guys facilities if you decide to resell it all, if that's even part of your strategy. Is that not a fair, fair analysis?   Tom Dunkel (00:09:07) - Yeah. So so the rights are it's kind of a double edged sword with them. So if they are in a market where we are, they I mean, they have a lot of sway, right? They've got big marketing budgets.   Tom Dunkel (00:09:19) - You know, it's usually a big shiny building right on the corner in the middle of town, you know, that kind of thing. So when they come into town, especially if they're building a new facility, what they will do is they'll really drive down the rates in the entire market just to get their facility filled up. And then they'll kind of boil the frog slowly and up, up, up the rates. And so, you know, in that situation, we have to follow them, unfortunately. So that's part of our analysis. When we are looking at acquiring a facility, we're looking to see who are the competitors. Is it, you know, is it Joe's self-storage or is it, you know, public storage? And do we So we need to be cognizant of the fact that there are there is a REIT or our REIT's in the market. And so that's just going to just make us think a little bit more about how we're going to address that. But yeah, the the thing though is if they are already established in the market, they're going to be pushing rates.   Tom Dunkel (00:10:16) - So that's the other edge of the sword is, you know, we can then ride that wave as well by. Either, you know, doing maybe a small discount off of what they're doing or if all the facilities in the in the market are full, which does happen, then we know we can really kind of push that demand curve and push those rates and just kind of see where that equilibrium is and and really be more aggressive about bumping up our rates. Yeah.   Sam Wilson (00:10:45) - That's interesting. I would have I mean, it makes sense, obviously what you said, but I would have guessed the other way around would be that your mom and pop owners would be the ones that are keeping prices artificially low because, well, you know, we've all we just had our prices here and we don't want to upset our customers. So we're going to keep it here. It's like.   Tom Dunkel (00:11:05) - No, you're spot on. That's 100% correct. Sorry if I got off on a off the rails there, but no, no, you're 100% correct.   Tom Dunkel (00:11:13) - And that's one of the things we look for when we're acquiring a facility is a mom and pop, you know, their big KPI. And we're talking about KPIs, key performance indicators before we hit record. And that's their like only KPIs seems like is are all my units full, right? That's what the mom and pop operator does. The last thing they want to do is have to have to have a fancy website or implement technology or a marketing program or, you know, God forbid, throw out some Google ads, you know, something like that. It's just not how they run their business. Right. They're just looking for that mailbox money and they know their rates are low. They know that their delinquencies are high, but they just don't want to upset the apple cart because they know they know all their customers a lot of the time. Right.   Sam Wilson (00:12:02) - That makes that makes a lot of sense. But, I mean, that's where the that's where the meat on the bone lies, right? It's like, okay.   Tom Dunkel (00:12:07) - 100%.   Sam Wilson (00:12:08) - 100%. I'm thinking about a which we're we're long in the laundry business. And I was thinking about a store we just bought and we literally raised rates 53%.   Tom Dunkel (00:12:19) - Oh, yeah, right.   Sam Wilson (00:12:21) - Because it's who knows how long it's been since they've raised rates. I mean, of course that's right. It's all the little sophisticated. I'm not going to call it sophisticated little things that you can do that drive a business in a meaningful way that you just mentioned. Like. Yeah. Oh, hello. Google ads. Okay. Pay per click campaigns. Okay, we're marketing. Okay. We have a phone line.   Tom Dunkel (00:12:40) - Right?   Sam Wilson (00:12:42) - I mean, how many of these facilities you're buying where you're like, you guys don't have a site and a phone number that there's a.   Tom Dunkel (00:12:47) - Person and we're actively surveying the market to see like who's charging what and how busy are they, Right?   Sam Wilson (00:12:54) - Yeah. And those are those are where your competitive edges lie. What's your thought? Maybe you answered this, but I'm going to ask it again anyway just to see if there's more more to this than not.   Sam Wilson (00:13:05) - What's your thought on being a price leader or a price follower?   Tom Dunkel (00:13:11) - Yeah, good question. You know, and I hate to I hate to say this, but it's going to depend on the market. So, for example, we acquired a facility in Mount Airy, North Carolina, a couple of years ago. And the entire market in our analysis, we discovered that the entire market was full. And so we knew when we acquired our facility there, Granite City Storage, we knew that if there's a customer in that market that wants a storage unit, they're going to have to pay more because if we bump up the rates even on our existing customers, where are they going to go? So we we were able to successfully play that game in that market and we increased our rates about 21% in the in the first few months. And then we were just able to bump it up kind of incrementally from there. But yeah, I mean, that's that's a big factor is what's going on at the other stores.   Tom Dunkel (00:14:06) - But like we talked about a minute ago, you know, if there's a big new development going in and there's a REIT coming in, you know, we're going to be more of a price follower in that situation. Oh, and what I meant to add on to for my first example in North Carolina, all the other competitors in that market, they followed us after they saw that we were bumping up our rates. They all, you know, bump, bump, bump, bump, bump up their rates. Right. And then, you know, we I don't remember getting like a holiday card or like a commission check that year from those guys, but we should have for sure. But yeah, on the other side with the with the big rates coming in or big developments coming in you know you're going to end up most times being a price follower in that situation.   Sam Wilson (00:14:55) - Right Yeah it's it's a it's a temporary race to the bottom.   Tom Dunkel (00:15:00) - That's right. But but honestly, which is why I'm sorry to interrupt, but which is why like, you know, people look at these really hot markets, you know, like down in Florida and, you know, millions and millions of people moving there, or at least hundreds and hundreds of thousands.   Tom Dunkel (00:15:16) - But we don't like to see that the market being too hot because we know that's going to attract the REIT's. You know, so we're looking for that Goldilocks situation where it's growing but enough to increase demand but not enough to increase, to increase or attract a lot of competition.   Sam Wilson (00:15:35) - What's one of the things that you have done from a management perspective and you're based in Wayne, Pennsylvania, so. That's right. And you're buying things in Mount Airy, North Carolina. That's more that's more than a five minute drive from your house.   Tom Dunkel (00:15:50) - That's right.   Sam Wilson (00:15:51) - So how how have you established systems and got the in and established the right people to manage these at scale from a distance?   Tom Dunkel (00:16:02) - Yeah, I mean, that's really, you know, the magic, you know, the secret sauce, although it's not very secret. I mean, you hit the nail on the head. It's. It's getting the right team together, right with the right systems. And of course, we're leveraging technology to the max. So those moms and pops that we buy from, a lot of times they don't even have a website.   Tom Dunkel (00:16:24) - And if they do, it's stale information. You know, it's rates from a few years ago and the phone numbers wrong, you know, all those kinds of things. So we implement what we call a hybrid management strategy. So each of our facilities has a human that is assigned to it. But because we leverage technology, the phone number that is at the facility, you know, if they call our facility in Douglasville, Georgia, it's going to ring on the cell phone of the human manager. But they might be out in Missouri. And so but because of technology, they're able to answer the phone. Hi, it's Douglasville Self Storage. And then, you know, nine times out of ten, they can handle whatever the customer inquiry is just right there on their smartphone. Right. And in the event that the manager is busy or maybe they are not able to pick up the phone, if the customer is at the facility, they're going to they're going to see one of these they're going to see a QR code.   Tom Dunkel (00:17:28) - And if anyone out there wants to have a little fun, you can scan this on your phone and you can run a unit from us at our Baltimore facility. But the the customer can just go up, scan that QR code, it'll take them to the website, They can fill out all their personal information load in their credit card for autopay, which is awesome. And then just sign the contract with their finger. And then once they submit all that, they get a gate code texted to them while they're right there standing outside the gate punching the gate. Code gate opens up. They go inside, they find their unit, empty out their stuff, lock it up, and they're on their way without having to interact with the human at all. So so we love doing that and it allows us to really drive down our operating expenses at our facilities, which is everyone out there, I'm sure knows because you've got a smart audience that drives up net operating income, which drives up the value of the facility, which is the whole purpose of our value add strategies that we implement.   Sam Wilson (00:18:32) - And it improves the customer experience. I mean, that's the last thing is, yes, it drives up in why. But Tom, if you gave me the option to rent from you where I can do it from my phone, plug in my information and be done in five minutes versus walking inside hand it being handed, you know, 42 pieces of paper and filling out all information.   Tom Dunkel (00:18:51) - That's right. That's right. And and you got that generational difference, too, right? I mean, you know, millennials are our biggest generation right now in the US. And that's you know, they were all born with a smartphone in their hands. Pretty much. Right. Right.   Sam Wilson (00:19:05) - For better and probably for worse. That's right. Yes. That's that's very, very true. Tom, we've got a few minutes here left, and I wanted to highlight a couple of things and just get your thoughts on them. This is, again, you know, the fact that we talked about this in the beginning. You came on September 18th or the show published September 18th of last year.   Sam Wilson (00:19:25) - Some things have changed. It's some things have changed in the financing side of things. On the sales side of things. Yeah. Tell me, how are you guys navigating the current lending environment? How has that affected deal flow? How has it affected pricing fast? Three questions and money as opposed to ask one at a time. So it's up to you now.   Tom Dunkel (00:19:45) - Sure. Yeah. I mean, things have certainly been dynamic the past nine months since we spoke last. And, you know, rates are interest rates are up, you know, 4 or 5%. I mean, which is huge, right? I mean, we were doing deals that, you know, three and three quarters or 4% debt back then. But, you know, now it's a different ballgame. And, you know, we've been able to adapt. Of course, none of this was really a surprise. I mean, we all saw, you know, all the money that had been printed and, you know, that inflation was coming and that was going to push up rates.   Tom Dunkel (00:20:17) - And so we, you know, having been around, you know, the deals and projections and all that for for many, many years, jeez, you know, Wow. Going on 30. Wow. Anyway, I'm not that old. So we knew this was coming, right, Sam So we were we were already adjusting our models, adjusting our exit Capri assumptions and our future rate assumptions and all those kinds of things. And and so we've, we've been very disciplined and about the facilities that we purchased. And for that reason, we've, we haven't purchased a whole heck of a lot. I mean, we're we just closed on our 13th facility. We've got our 14th coming up here soon. But our acquisition pace definitely slowed down because. A lot of sellers were looking back a year saying, Oh, I want that value, you know, from back then. And we're saying, Well, sorry, that's off the table now because our cost of capital is up and we have return targets that we need to hit for our investors.   Tom Dunkel (00:21:15) - So that's definitely slowed us down. But I guess the good news about that is because of the run up in pricing the last few years, there's a lot of owners out there sitting on a lot of equity and that has allowed us to to take advantage of seller financing. So we have we did a seller financing deal in the fall and we have two seller financing deals lined up here that are that will be closing here in the next month or two. And the beautiful thing about that is, well, it's really a win win, right? Because the seller, they're not getting a big tax hit right up front because if they took the whole purchase price, net purchase price and in cash, they'd have to pay a big chunk of taxes on that. So seller financing allows them to kind of push push out their tax liability there. And then for us, there's no big onerous underwriting process that you have to go through with an institutional lender. There's typically no personal guarantees, which again, on smaller deals from a credit union or a small local bank, there's going to be looking for personal guarantees, and the terms are typically pretty great.   Tom Dunkel (00:22:25) - So we're seeing interest only payments, which of course means lower lower payments, higher cash flow left over for our investors. So. So we love to see that.   Sam Wilson (00:22:36) - Absolutely. Tom, this has been enlightening. Thank you for taking the time to come on the show today and share your thoughts. You're kind of updated thoughts here with us on the market, how you guys are handling it, what you guys are doing there in the self storage space. It's a pleasure, of course, to have you come on a second time. You're an absolute wealth of knowledge. I do appreciate it. The partnership with GE is part of Lockheed's bid to secure a contract for supplying the LMXT to the Air Force. The aircraft will be built in collaboration with Airbus, with initial construction in Alabama and final assembly here in Marietta. The GE Aerospace CF6-80E1 engine, known for its reliability and fuel efficiency, will power the LMXT. Lockheed highlighted the engine's existing use in multiple Air Force platforms as an advantage. The partnership aims to strengthen the U.S. tanker industrial base and meet future mission requirements. Council members emphasized that small businesses are vital to Mableton's success and contribute to its diversity and unique culture. They expressed their commitment to supporting local businesses and ensuring a strong partnership between the city and its business community. The council members also addressed concerns raised by business owners, such as reducing red tape and improving inspections. They discussed the council's role in developing business-friendly zoning and addressing issues related to absentee landlords. Overall, supporting small businesses was identified as a top priority for the city.     Story 3: habitat   Smyrna-based Habitat for Humanity of NW Metro Atlanta has received a $250,000 grant from The Home Depot Foundation to provide critical home repairs for veterans in Cobb, Douglas, and Paulding counties. The grant will fund repairs that improve safety, health outcomes, community beautification, and overall mental health and wellness. Additionally, The Home Depot Foundation awarded a $50,000 grant for an upcoming veteran house build in Douglasville. Previous repair projects funded by the Foundation's 2022 grant included roof, porch, window, deck, and driveway repairs, insulation and weather stripping, HVAC replacements, wheelchair ramps, and accessibility upgrades. To ensure coexistence with bears, the Georgia Department of Natural Resources encourages residents to follow BearWise guidelines. These include staying alert and together in outdoor activities, leaving no trash or food scraps, keeping dogs leashed, camping safely, knowing how to react when encountering a bear, and carrying bear spray. BearWise is an education program that provides detailed information on living responsibly with bears. Georgia's black bear population has rebounded through wildlife management efforts, with approximately 4,100 bears statewide. For more information, visit BearWise.org.   STORY 5: indecent   Two Cobb County men were recently arrested and charged with misdemeanor indecent exposure. Samuel George Collier, aged 64, was accused of exposing himself at Laurel Park in Marietta, while Danny Eugene Clark, aged 53, was arrested in Smyrna for public indecency. Collier allegedly walked around the park with his genitals exposed, while Clark was accused of fondling himself in the view of victims on their private property. Collier was released after posting a $1,000 bond, while Clark remains in custody with a bond set at $2,000.   Story 6: pettway   Kennesaw State University's men's basketball coach, Antoine Pettway, has announced his inaugural coaching staff for the upcoming season. Willie Watson, Robert Kirby, and Donovan Kates will serve as assistant coaches, while Dan McDonald will be the director of operations and Jamie Baker will be the team's video coordinator. Watson brings previous experience from North Alabama, Kentucky Wesleyan, and Texas-Rio Grande Valley. Kirby, with 38 years of Division I coaching experience, has worked at various universities including LSU, Memphis, and Mississippi. Kates joins from Louisiana-Lafayette, having helped them win the Sun Belt Conference championship. McDonald and Baker round out the staff with their respective roles. On June 6, 2021, a 24 year old woman and her 46 year old mother are shot to death inside the older woman's home in Douglasville, Georgia by an intruder. The sudden and brutal double murder destroys the lives of the women's families. The younger woman had recently moved back home following the breakdown of her marriage, and was finding her feet outside the relationship. Sadly for the grieving families involved, there will be no resolution, no closure, no retribution, no punishment, and no justice. Because the killer, who's well known to his victims, takes his own life at the scene. In episode 227, Jac and Alexis detail the double murder of Nikita Green and Kaliyah Ratliff at the hands of Kaliyah's estranged husband Udoamaku Nwamu, and how the different faces that perpetrators of domestic abuse can present to the world often leave us only with painful questions and no answers.
