Edie Weintraub, founder and managing director with terra alma, joins host Carol Morgan for this week's Atlanta Real Estate Forum Radio episode. In this podcast segment, Weintraub discusses how terra alma is prioritizing retail and recreation in mixed-use development to foster shared experiences among residents. Live-Work-Play Weintraub recently worked on a 600-acre mixed-use project in Austin, Texas. The community is a phased 10-year build, so one of the challenges was finding a way to provide retail to residents who move in early on. Alongside a team of urban planners, landscapers and architects, Weintraub developed a plan to build in retail incrementally. First, a model home and pocket park were put in, then an Airstream that conveniently sells coffee in the mornings and small bites and drinks in the evenings. She emphasizes that this is just the first phase of the community, there are still plans for a town green, a micro food hall and much more. The addition of a local market in mixed-use developments, especially with its own subscription service, is a great asset for families and working professionals. “If I have a subscription service for maybe one or two meals a week, it frees me up to perhaps go to my son's water polo game or spend some more time with my other son prepping for the pie he wants to make for his school fundraiser,” said Weintraub. “And so just really incorporating the thought process of how we're living today into the community, to pull the people out of their homes, apartments or condos and really get back together.” Greenspaces are also a key component, providing residents with an accessible connection to nature. Weintraub points out that many families don't have time to mow their lawns or do landscaping, leading developers to create smaller yards and more extensive community gardens and parks. Residents also value walkability, and it's important for retail and recreation like coffee shops, grocery stores and gyms to be within walking distance. Exciting Projects on the Atlanta Beltline “What I love about it is that for Atlanta, we don't have a beach, but we do have a beautiful river, and it's kind of tucked away, but our Beltline has become our boardwalk, our beachfront property.” terra alma has partnered with a client on developing Yuji, a sushi restaurant at the base of an office building. Sitting on the edge of the Atlanta Beltline, the restaurant will stay busy thanks to its location and covered, outdoor seating. The Beltline is a huge transportation passage, so as people walk, bike and rollerblade to and from work, Yuji and other businesses reap the benefits. Common Mistakes During Retail Development and How to Avoid Them Weintraub says that it's so important to bring in retail experts during the design process because it can make the integration of businesses simpler. Here are her top considerations for retail development: Width and depth of the space: If there is not enough room for operations, it will drive away potential leasees. Deliveries and Waste Disposal: Especially with restaurants and coffee shops, it is crucial to have a clear path for employees to receive shipments and take out the trash, but away from consumers' vision. Parking: This is always a concern with developments of all sizes, but more importantly, within mixed-use spaces. Weintraub recommends a clear navigation system, whether with color-coordination, visual aids or something creative. Although the goal is to promote walkable living, she said you must assume that people will be coming in and out by car and plan accordingly. In addition to her work with terra alma, Weintraub has also launched her own dinner series, “Table for 12,” which brings together 11 strangers and herself for a dinner of fellowship, connection and learning. This Episodes Questions: Brians Questions: I have a question on wood storage I have a smaller shop and lots of tools so wood storage space is tight. I purchase my wood based on what I have planned for the next 2-3 projects and try not to stock many extra boards. I store them on end leaning against an outside wall. I often clamp several boards together to help avoid bowing. So far no problems but I am fairly new to full time woodworking as I retired 2 years ago. Do you see any problems with this method that I haven't experienced yet? With the cost of hardwood lumber I don't want to be surprised with wood that I cant use. Thanks Dean I'm just finishing up building all the cabinetry for my Seattle home and decided to take on the interior doors as a new challenge. I'd like the doors to appear as if they're made from 5-6 vertical wood boards, with a small 1/8” kerf between each board (I've attached an inspiration image). I know that a large glue-up of solid wood would expand and contract undesirably for a door, so here's my current plan to keep things stable: I'm planning to veneer 1 1/2” by 5 1/2” TimberStrand engineered studs with 1/8” shop-sawn veneers in a vacuum press, ending up with a 1 3/4” stile. Then, I'd edge glue the 5-6 stiles together, reinforcing each joint with Dominos. Once glued up, I'd add the 1/8” kerfs with a track saw. My questions are as follows: 1. Would you recommend using the largest 14mm x 140mm Dominos between each stile, and if so, how many and at what spacing across each 8-foot section? 2. Do you have any tips for gluing the doors up flat? 3. Does this seem like a viable method to achieve a flat, stable door with the look I'm after, or is there another approach you'd suggest? Best, Sam I would like your thoughts on the depth/ratio you prefer for cabinet or bookcase dado's for shelves - for example if using 3/4" plywood for a cabinet, or 3/4" hardwood a bookcase. It is my understanding that 1/4" is a good depth overall. I am planning on building both some cabinets this fall, but my current project that I am preparing for is a hardwood Scandinavian bookcase. I am considering fixed shelves installed via dado. Each shelf will have an offset vertical shelf divider, also installed via dado. John Sanchez Guys Questions: A few years ago I refinished our oak dining table. It may be close to 100 years old. My mother used it in her youth, and I am now 61 years old. To refinish it, I used - sorry to say - MinWax - stain and water based satin Polycrylic. We use this table everyday for any meal we eat at home. Well, the finish has gotten gummy where I rest my arms on the table. Now I need to refinish it again. I had recently applied Osmo Polyx-Oil hard oil wax on a guitar neck that I finished, and really like it. Would this be a good, durable finish for an oak dining table that sees daily use? And not gum up again? Thanks, David Vespoint I am contemplating a (non-epoxy) dining table build using some soft maple slabs I have acquired. I will mill the slabs into as wide of boards as I can and glue them up and get them surfaced so that my final dimensions will be about 84”x35”x2.5”. I want to add a fairly significant under bevel, leaving about 3/4” on the edge and cutting at a 16 degree (or 74 degree, depending on how you measure it) angle, so that the bevel ends about six inches from the edge on the bottom of the table. My question is: How the heck do I do that? I have a table saw, but I don't think I'm lifting this whole tabletop and running it through my table saw (the blade isn't long enough anyways). I thought about getting a track saw, but it turns out they use dinky little blades. Do I make an angled sled for my router? Do I use my 4” handheld power plane? Is there another solution I am not imagining? Thanks! Jon I'm building a couple of nightstands for my daughter based on an image she gave me. She needs the diameter of the round top to be between 15 and 17 inches. The legs are 2 panels, one is 13 inches wide and one is 10 inches wide, the 10 inch wide panel will be cut at an angle and attached at 90 degrees to the 13 inch panel. I made a template with MDF, and the table works fine with the top width of 16 inches. I'll be using knotty alder and I can get it in 5" 7" 8" and 10" widths. My question is: when I get the boards to glue together to make the correct sized panels for cutting into the legs and top, should I use all the same widths of boards I buy, or can I vary the widths to use the wood most efficiently? It's an aesthetic question more than an functional one. Do table makers use the same width of boards for the top and the base of tables? If you don't, does it look odd? If I could attach a photo this might make more sense. Thanks! Trish

In today's episode, we'll talk about the 23ai new feature for Automatic SQL Plan Management with Ron Soltani, a Senior Principal Database & Security Instructor with Oracle University. 01:01 Nikita: And later on, we'll be joined by Bill Millar, another Senior Principal Database & MySQL Instructor, who will tell us about the 23ai automatic feature that enhances SecureFiles LOB Write Performance. We'll also get him to talk about the Wide Columns update. So, let's get started. Hi Ron! What have been the common challenges with SQL plans and database performance? Ron: One of the problems that we have always had, if you remember, was when data changes, database setting configuration, parameter changes, SQL that were operating very well could now behave badly using the SQL plan that were associated to them. And remember, the same SQL plan generally Oracle likes to continuously reuse. So the SQL plans were put in the baseline in the past, and we could have those SQL plan baseline, which are a set of approved plans to be used for a SQL from the SQL history stored in AWR, then could be used for the optimizer to choose from. However, which plan to choose and which one would be the best one to use, this is what the problem has been in managing the SQL plan baselines, and a lot of the operation would have been done manually. 02:22 Lois: And what have we done to overcome this? Ron: So now this new system will going to perform all of those operations automatically for us. Now it can search the Automatic Workload Repository. It can find SQL plans for a particular SQL statement, then look for any alternative plans that may available in alternate sources like SQL tuning sets. And then validate those plans and see if those plans are going to be good and to be used as SQL plan baseline for executing SQL statement by the optimizer. 03:00 Nikita: So we now have the Automatic SQL Plan Management Evolve Advisor to help manage operations automatically, right? Can you tell us a little more about it? How does it ensure optimal performance? Ron: This is an automatic advisor that is created that can go look for different plans and validate the plans by examining them, making sure that they are not causing any regression compared to the previous operation, and then evolve that plan into a good baseline. This simplifies management of the baseline repository for a SQL statement. So as data changes, as parameters changes, optimizer could come up with different type of plans that are set within this baseline that has been validated to be good baseline for each situational operation. So this way you reduce a lot of hard parsing operations. 04:00 Lois: And how does the SQL Evolve Advisor work, Ron? Ron: First, it will check the AWR to find what are the top SQLs that has been found. Then it will look to see if these top SQLs who did not perform well with the plan that they have, that's why they're top SQL, have other alternative plans that are stored in the SQL plan history, in AWR, or available in any other sources. Then if it finds any additional plans, it will go ahead and add all of those plans into the plan history. So in the plan history, now you have accumulation of all the plans available in AWR and anything that has been brought from other sources. Then it will test every one of those plans and validate that by use of the plan, the SQL statement will not deprivate and get slower. The performance is either similar or actually better. So normally, there is a percentage that the SQL should improve. So we will then validate these baselines. And finally, once the baselines or those plans have been validated, they will be accepted, and then they will be added as SQL plan baselines. They will remain in the statement history, in the AWR, and will be available for optimizer for the future use. 05:28 Nikita: What are the benefits of this? Ron: Number one is Autonomous Database. As you know, they want to automate all management, including management of the SQL execution due to changes that are happening for the application, for the data, or the database and its environment. It totally eliminates any manual intervention for management of the statement, and it can transparently repair any statement that had been affected by a major change. 06:00 Lois: What sort of problems does this feature solve for us? Ron: Of course, this is a performance consistency. We want to make sure that every statement performed to its best performance and any specific changes that may impact those SQL statements would be taken into an account, and a better plan, if available, would then be available for use. It also improves the application performance level, therefore database service level will get much improvement. And the SQL execution plans will be automatically managed behind the scene by expanding these baselines, by managing all of these baseline history and all of that that is managed by this automatic SQL plan management environment automatically. 06:50 Nikita: And when do we use this? Ron: If there is a change in a database environment, like you add SGA, the change into the shared pool, change in the size of the buffer cache or any type of storage effects. So all of those can actually affect the SQL execution. Now all of those changes, including data changes, can cause a SQL plan to not behave very well or behave as well as it was doing before. Therefore, if particular plans do not perform as well as they did before, that affects the performance of the application. This also affects the performance of the database and the instance. 07:35 Lois: So, how do we use this environment? Ron: Well, best news that I have for you in that is that there is nothing manual needs to be done. All we need to do is, number one, make sure that we enable foreground automatic SQL plan management that we done through the package for the DBMS SPM for SQL plan management. You will use the package with the configure option, and you enable the auto SPM evolve task, and you set it to auto. Once this is done, now the SQL evolve plan management and advisor are enabled, and they will then monitor your statements, review all of the top SQLs as they are found with all of the ADDM operation, and then do their work in looking for better plans and being able to maintain the SQL plan baselines we talked about. Now for you to be able to view, monitor, and see how these operations are going, if it is enabled, you can take a look at the DBA SQL plan baseline's view. There are many, many columns in that particular baseline, and there are also columns that has been added that tell you where is the plan generated from, if a plan is approved, and any other user interaction with the plan or settings can then be verified using that DBA SQL plan baseline view. 09:13 Are you looking for practical use cases to help you plan and apply configurations that solve real-world challenges? Can you tell us about the 23ai automatic feature that enhances SecureFiles LOB Write Performance? Bill: The key here is that it is automatic and transparent. There's no parameters set. Nothing to configure in table, no hints, and nothing that you have to do with these improvements. It is tightly integrated with SecureFiles LOB infrastructure. So now, multiple LOBs can be handled in a single transaction and can be buffered simultaneously. This will help with mixed workloads, switching between the LOBs that are writing in a single transaction. The PGA will adaptively resize based off the size for these large writes for the LOBs if you're using the No Cache option. Remember, no cache is going to bypass the buffer cache and does direct reads and writes from the PGA. JSON type will be transformed into the OSON Oracle data type. It is an optimized native binary storage format for JSON data. 11:15 Lois: Ok. So, going forward, there will be better read and write performance for LOBs. Bill: Multiple LOBs in a single transaction can be buffered simultaneously, improving mixed workloads. We just talked about the PGA. Automatically, the buffer is automatically resized. And the improved JSON support. The reason it will recognize, hey, this is a JSON data type. But traditionally, JSON data types were small. So they were small to medium size. So the range from 32k to 32 meg was considered small to medium whereas LOBs were designed for data types larger than 100 meg. So by recognizing this a JSON data type, it can take advantage of the LOB architecture. Other enhancements will also include the acceleration of compressed LOBs, the pen and compression caching, and improves the poor performance of your reads and writes to compressed LOBs. It's faster than previously. 12:24 Nikita: Bill, what do you think about the recent increase in the column limit? Previously, the limit was 1000 columns per table, which sometimes posed issues when migrating from other systems that allowed more than 1,000 columns, right? Bill: Maybe because of workload requirements, the whole machine learning, the internet of things workloads, IOTs can have hundreds of thousands of attributes, dimensional attribute columns for that. And even our very own blockchain tables reserves up to 40 hidden virtual columns, so that takes away from the total amount. Virtual columns count towards the column limits and some applications as they drop columns, what it does, it just converts them to unused, and it still applies towards the limit the number of columns that you can have to that limit. There were workarounds. However, they were most likely not the best way to do it, like column switching, table splitting for that. But big data really use cases, really saw where files have or required more than 1,000 columns. 13:42 Lois: So, now that we can have 4,096 columns in a table, I'm sure it's made handling complex data a lot easier. Bill: So by increasing this, since other systems do support higher column limits, it can-- the increase can make migration from other systems easier and possibly even a little bit more attractive while it can make applications a little bit simpler because the 1,000 column limit was not always optimal for analytics. Where 1,000 might have been plenty for OLTP type environments, but not for the analytics, especially when it comes to machine learning and those internet of things that we talked about, where the previous workarounds, like splitting the tables, really caused more performance issue than anything else. So we want to avoid those suboptimal workarounds. And the nice thing is there's no change to the SQL. So once you have that-- well, if we were doing SQL, if we had tables that were split and we're trying to do things that is actually going to help improve that SQL, now, we don't have multiple objects that we're dealing with. 14:57 Nikita: How do we actually go about increasing the column limit to 4,096? Bill: You do have to have the compatibility set to 23c. Why? Because it's a new feature. There is a new initialization parameter called Max columns, and you do set that. There's two different ways, two different values. We can set it to standard or we can set it to extended. It is dynamic. When it's set to standard, it's only 1,000. When we set it to extended, it's going to allow the 4,096. It is modifiable at the PDB level. However, it will inherit what's at the root level, if it's not explicitly set at a PDB. It can't alter it in a session for that. And multiple instances of the RAC environment must use the same value. Now one thing, notice that it cannot be set to standard if I created a table that had more than 1,000 columns. One thing that might get you, when you drop a table that has more 1,000 columns and you try to set it back to standard, it might tell you, hey, you have tables that have more than 1,000 columns. Don't forget your recycle bin unless you did a drop table purge. 16:09 Lois: Are there any performance considerations to keep in mind, Bill? Bill: There's really no DML or query performance degradation for the tables. However, it might require, as you would expect, the increase in memory when we have the new column limits. It might require additional shared pool, additional SGA with the additional columns, more buffer cache as we're bringing blocks in. So that's shared pool along with the PGA. And also we can add in buffer cache in there, because that increased column count is going to be increase in the total PGA memory usage. And those are kind of expected for that. But the big advantage is it gives us the ability to eliminate some of these suboptimal workarounds that we had in the past. 17:02 Nikita: Ok! We covered a lot today so thank you Bill and Ron. Minimally invasive bunionectomy (MISB) has emerged as a popular approach to treat symptomatic hallux valgus deformity. Although previous studies focused on distal foot width changes postsurgery, this research introduces a novel midshaft measurement to evaluate proximal transverse midfoot width, aiming for a comprehensive understanding of foot changes post-MISB. In conclusion, we found in this cohort of 44 patients that MISB for HV leads to an expected decrease in distal bony foot width but, on average, an increase in midshaft foot width. As many of you know the bridge collapsed around 1:30 a.m. March 26th this year after a massive cargo ship, called the Dali, lost power, veered off course and struck the bridge. Six construction workers died in this accident. This episode we recorded before the tragedy took place and before the bridge collapsed. We opted against editing our conversation and chose to leave it in its original state. So, we do talk about the bridge quite a bit in this podcast. And we're thrilled to highlight a remarkable project on this episode. This is called the Key Crossing Reliability Initiative, and it has been named a PMI Project of the Year Award Finalist for 2023. BILL YATES: Yeah, this is such an honor to be able to speak with Cody directly about this project. He was involved in it and led it. Just to step back for a minute, this is a project that Baltimore Gas and Electric, BG&E, initiated. They were replacing transmission line. So, as you guys know, I spent the first half of my career working in the utility space. Utilities have a generation component, transmission, and distribution. Transmission, these are the tall towers that we see when we're driving down the road. Those are high voltage. They cover long distances. And then distribution is that last piece that gets the electricity to our homes or to our business. So, these transmission lines that we're going to talk about are, again, they're high voltage. And in this case, they're spanning across a river. And we're going to talk about eight transmission poles that are put in place to span like a 2.5-mile space. Five of those are in the water, and eight total to get transmission, to get electricity from one side of the river to the next where you have a million customers who need electricity. WENDY GROUNDS: Our guest is Cody Duplisea, and he works for Burns & McDonnell as a project manager working on Baltimore Gas and Electric's Key Crossing Reliability Initiative. Cody's career started in Northwestern Pennsylvania as a pipeline project engineer with National Fuel, and he has since become an integral part of the Burns & McDonnell PMOC for BGE going on nine years. Since joining Burns & McDonnell in 2015, Cody has worked in the development of BGE's Project Controls Organization for the STRIDE Gas Main Replacement Program, as well as managed multiple facilities' enhancement projects.

Beginning around 150 years before Yeshua, the Pharisee was called a Hasid because the Hebrew term means a “loyalist.” In other words, Pharisees were political and religious loyalists supportive of the family dynasty of the Hasmoneans. The Tzadokim, or Sadducees, relates to the term Zadok, which was a different group of priests not related to the Sons of the House of Tzadok at Qumran. It appears from surviving documents of the time that they took their name from Zadok, an early disciple of Antigonus of Sokho in Judea. He produced a faction of disciples who called themselves Tzadokim. With today's episode of Zadokite studies, we will focus on much of the specific Zadokite terminology that is associated with the Zadokite supporters and allies of Jerusalem who called themselves "The Way" (see Acts 24:15-16). This is the same group that Sha'ul or Paul came out of while en route to Damascus of Qumran. His story is found in the Book of Acts 9. With your readings in the "New Testament," you will recognize much of this terminology: Sons of Light Belial vs. Sons of Darkness The Elect or Chosen Ones Teacher of Righteousness or Justness Angels and Angelic visitations The New Covenant The Holy Spirit and Walking in the Spirit vs. the reasoning and logic of the Rabbis. The Temple or Tabernacle and the Human body Prophecy and spiritual gifts Measurements of Heaven, Earth, and Elohim citing Length, Depth, Breadth, Width, and Height. The Knowers of Kingdom Mysteries Justice vs. Injustice Evil vs. Good The Pit, She'ol, and the Shadow of Death The festival calendar of the Pharisees and Temple Priests vs. the festival calendar of the Priestly Zadokites. Zadokite lessons on these themes make up the body of Zadokite teaching traditions, which I believe are the traditions that Paul refers to in 1 Corinthians 11:2.
