Life Passion and Business

Today’s Shortcast Topic, I’m So Excited is about those magically joyful moments that remind us how to celebrate the exuberance of passion. It is prompted by a chance encounter in the supermarket this morning. Links & Resources Below   Whilst shopping I noticed the in-congruence of seeing a lone adult pushing one of those child sized shopping carts loaded to capacity with groceries. It became apparent why when an exuberant 4-5 year old came running up the isle full of excitement about being bought a packet of biscuits by the other (as yet unseen) adult with them. This sheer joy over a packet of biscuits is something we rarely experience as adults. Although, it may not be a packet of biscuits that does it for us, there are still some equally joyous moments to be experienced that we often let slip by without fully appreciating. So on that note, I am sharing with you what I’m so excited about this week, the special gift my wife and I have joyfully created for you.   I’m so excited to launch the newly updated Five Questions eBook and Worksheets   It finally completed and ready to be shared with you, and the reason it’s so exciting is because it is our combined passion and life experiences that have been poured into it and the vision that it can support others in reconnecting with moments of passion in their life. And, as if that wasn’t enough on it’s own, the extra special offer that we are sharing to celebrate it’s launch is the gift of One Month’s Free Access to 3 event sessions from any one of our currently available Virtual Events. Follow this link for full details: www.lifepassionandbusiness.com/the-five-questions/   That’s it from me. I hope you enjoy our gift and that you find some equally joyous moments to celebrate this week.     Can You Help With My Podcast Research? So what are the conversations I am having about podcasts? Well, the aim is to explore how to move Life Passion & Business to the next level, and for this I need your help. There are two options…   Option One: The written survey will give me valuable information on what listeners enjoy and what inspires you. It’s anonymous and just a handful of multiple choice questions with space to add comments if you wish. Survey Link: https://cutt.ly/Gxg5AiS   However, there is nothing better than a good conversation and an opportunity to get to know you better. So my preference is…   Option Two: To have a one to one chat on Zoom. This would be a 15 minute informal chat about your listening choices and what you think makes a good podcast. It’s quick and easy to book, and you choose a time and date that suits you. Appointment Link: https://paulharvey.as.me/research-chat   I hope you can help me out. The podcast is for you, so the more conversations I have with listeners the clearer my direction will be.       www.LifePassionAndBusiness.com links: Follow the weekly Shortcast. In this episode, David shares his excitement about creating a deal package in coalition with another deal packager. He explains the advantages for everyone in approaching property packaging like this and how trusted packagers working together across different parts of the country can all be successful. KEY TAKEAWAYS Proverb - if you want to go quickly go alone if you want to go far go together If you work together you can go twice as quickly, twice as far. People believe that they won’t be able to find a deal in or around London however they also will say ‘yes’ if asked about whether they believe property deals are done every day in London. In London there is low yield  but great capital growth In the North of England, you can secure deals which will generate 10% gross yield but the capital growth is low. We can all work together as a group of trusted property packagers all earning money by working with preferred partners in different parts of the country. Good solid family properties in good family areas sourced in the North and then in partnership with a property packager working in the South of the country who seeks investment for the package. If you are working in London the quickest way to monetise your packaging operation is to form a coalition with a property packager working in the North who is sourcing great properties. BEST MOMENTS ‘Let me try and help you make money’ ‘By 2030 property prices will be so much higher’ ‘You don’t need property to get into property what you need is a partner’ ‘It’s the easiest way to get cash into your life’ ‘I’m seeing evidence that it's happening now’ ‘Some extraordinary deals are being done’ ‘Most of the money in this country is focused in the South East area’ ‘If there was a common language maybe we could find some synergy’   VALUABLE RESOURCES https://www.facebook.com/groups/progressivepropertycommunity/ https://itunes.apple.com/gb/podcast/property-sourcing-profits-podcast/id1384873667?mt=2 ABOUT THE HOST David is a property expert with over 25 years’ experience and his own portfolio of 26 units. His current rent roll is in excess of £10k per month. He is also a partner in a Deal Sourcing and Packaging business in the North West of England and has sourced over 250 properties for investors since 2004. In recent years he has, by necessity, had to develop an expertise in LHA strategies. This area is increasingly becoming a niche for him, and he enjoys empowering other landlords by sharing the knowledge he has gained. The ultimate purpose when sourcing properties in this sector for investors is to minimise risk while maximising profit. He has had to find answers to the challenges of Tenant Find, Management, ensuring rents are paid and the transition to Universal Credit. These are strategies he uses in his own business and also on behalf of investors. His investor clients regularly achieve annual gross yields of over 20% with high occupancy rates and voids resolved, sometimes within hours. Such a bitter sweet episode! This is the last episode for the year 2018, but I'm SO EXCITED for what 2019 will bring! This podcast has grown me in so many ways and I had no clue it would go this far. I tell you guys all the time of my story on how I got started. This was a great year for me and it's kind of sad seeing that it's almost over. This year has taught me so many things and the overall concept of life means so much more to me now than it ever has. Life is ALWAYS working in your favor. Everything is the way it is for a reason. Learn to trust life, no matter what it throws you. If you don't like the cards you're being dealt, remember that life would never hand you something that you didn't need. I want all my listeners to live their life using their spiritual eye. The physical eye can be deceiving at times. Trust that there is work being done for the greater good of your life in the spiritual realm. Tap into it, only then will you understand why the things in your life happened FOR you the way it did. Remember that life doesn't happen to you, it happens for you! I created a FREE January Alignment Action Plan that I want you to have and use. I can assure you that if you follow and apply this action plan towards your life, by the end of January, you'll see a significant change in your life for the better. 2019 is our year! So let's get to it!! To obtain the January Alignment Action Plan click the link in the bios of the @BABBLINGWITHJAS Facebook, Twitter, and Instagram. To my lovely listeners, I thank you so much for the love and support you continue to share. I love each and everyone of you and am rooting for you on the sidelines! I want each and everyone of you to reach purpose and be the best person you can be. You are deserving of all the great things life has to offer. You are worthy. I am grateful to be able to help you along your journeys and my support and love for you will remain unconditional. I'm so excited to grow together with you this upcoming year and for the rest of our lives! GET READYYYYYYYY! On this week's episode, a council torn straight from the lore of Star Trek emerged to discuss the works of two poets. First up is Sarah Heffner and her pieces "I Love California More Than You" and "Maybe New Orleans" followed by Jacob Thomas Berns with "Frieda, Callie, and Kelly Lou." This iteration of the podcast is unique as it is the first time in two years of production that the group has its three longest-running members present, a.k.a., the Klingon Council.   The council discussed the different ways Sarah Heffner's titles could be interpreted, e.g. do you love California more than you love your friends? Kathleen explains her fascination with the life of pilots and flight attendants in reaction to Jacob Bern's piece which then segues into Jason promoting "I'm So Excited" or "Las Pasajeros Amantes". Jason feels a bit left out that he doesn't have a magical fairy watch like the other Klingon members. Will these pieces survive the brutality of the Klingon Council? Listen on and their fate will be revealed. Tweet us @PaintedBrideQ with the #KlingonCouncil and give us your thoughts on the episode or ask any questions you might have! As Sarah gets older what she realizes is that we have so many lives in this one life. Teacher, bartender, creative writing accountability coach, are a few of her titles.  They are all paths that have found her, though her choices and the challenges she has faced, have all prepared her for them. But the title she loves most is poet! If you want to know more you can follow her on instagram @mermaidpillow or her website : sarahheffner.com!         Jacob Thomas Berns received his MFA from the University of Oregon. His writing has appeared in North Dakota Quarterly, The Briar Cliff Review, and Hot Metal Bridge. Purchasing a home has taught him the quiet joy of weeding. He is at work on a novel.           I Love California More Than You   I thought only bullets Lose inertia   I’m extinct in Pennsylvania Our city A linoleum experiment   I fell     steam Eventually does   It was on the porch painting I was Little   black    air   Maybe New Orleans   We no longer have a favorite place We have one flawed summer Blame it on the generosity of moisture   Back in the country I felt hay’s rotundity I sweated out grains   Now my hair is sleek The beak of an oyster catcher Frieda, Callie, Kelly Lou PORTLAND FLIGHTS ARRIVED at 12:35, 3:16, 6:46, the baggage handlers ready at wheels-down, having already flipped a coin for who’d gut the plane of last-minute checked bags and who’d deliver them to the bridge, where the flight attendant—their attendant—bid farewell to passengers, and even if someone were in her place, the handlers would feign a moment on the Jetway—a wink flashed between passengers, a flutter of fingers at her hip—before days, then weeks without a sighting, suspicions becoming fears becoming fact—she had switched routes or jobs or cities—and so the stories themselves became the thing, retold until each word and gesture was perfected, the details too real not to be true—a fleck of pink on a tooth, a stocking run shaped like California, a Tom Collins shared in a hotel room—details later told to girlfriends who became wives, by which time they’d moved themselves—to Sacramento, to Duluth—their attendant’s name changing from telling to telling (in truth never known at all) as each other’s names inched just beyond reach, until, ticket in hand, they could watch a plane greet the tarmac with neither regret nor urgency, without anything at all but a sense of the shifting distances between once and now and to be.   Present at editorial table: Kathleen Volk Miller Marion Wrenn Jason Schneiderman   Engineering Producer: Joe Zang

I've been thinking a lot about how to approach my 2016 Year in Review episode. Like many other people, this year has felt particularly long. I'm going to go out on a limb and guess that this was a record year for celebrity deaths and crappy politics. I promise not to go into either, although the celebrity deaths, particularly a couple of the musicians we lost this year reminds you how short life is because their music can take you back to a time and place in your life instantly. Both Prince and George Michael were huge when I was in high school (we had some fun music in the 80's). I lip-synced songs by both musicians at school (one was for a dance and one was at an assembly, in front of the entire school... wasn't shy back then either). All that being said, the last thing I want to do is write about or focus on the negativity... we've all had plenty of that and it's time to turn the page on it. My intention with this episode and post is to look back as objectively as I can, acknowledge what worked, what didn't, and share why I'm so excited about 2017. The easiest way for me to break down 2016 is in chunks... we'll look at each quarter of the year (hopefully I can remember everything worth sharing without having to go back to a calendar). First Quarter of 2016 It's a little crazy when I think about what was happening at the beginning of 2016 and where I was headed (compared to where I am). I had hired Jason Hornung to create a Facebook ad strategy for my 'podcasting done for you' service. We started working together in December of 2015 and in January I flew back to Wisconsin to spend a few days with him and a few other entrepreneurs as we worked through our ad campaigns, strategies, copy, and funnels. The whole enchilada. To say it was an intense (but amazing) few days is an understatement. I learned a TON about Facebook ads in general (and will be going back to his training when I get ready to launch my next campaign), had a very successful campaign (more on that in a minute), and walked away with an education unlike anything else I had experienced. What I mean by that is that is was like a lightbulb finally went off for me after all these years. After having spent the last couple of years in a mastermind (which was a great experience), I understood the value and importance of having a solid foundation and mastery of the fundamentals. I've been talking about this for months (mastering the fundamentals) and will probably continue to talk about it because it's made a HUGE difference. Outcome of Podcast campaign: My investment with Jason wasn't cheap, but it was worth it. It was a $15k investment: they did all the research, created my funnel, ad & worked with me on testing and tweaking. I also spent a couple days in his office with a few other entrepreneurs to dive deep into Facebook advertising. It was really a great experience (a little overwhelming in that there was a LOT of information). My total ad spend before shutting the campaign off was $2500. I got one podcast client ($7k) and ended up with her on a recurring retainer as well (so the campaign itself was paid for). During this time I also signed another podcast client ($6k... the first one included a site makeover and we gave her a discount for being a podcast client), so between those two clients and the retainer I've made my investment back completely. I turned the ads off after a month because it still needed more testing and tweaking (it was converting well, I gained about 900 subscribers in the process) and wanted to step back and evaluate things. During this time I also had website clients I was working with so I felt a little squeezed (hence ending the 'done for you' element of my business). Take away: It is without a doubt worth hiring the right people for mentoring. I got very clear after having worked with Jason that the only type of mentor I would hire was someone who could help me with a tangible piece of my business...

The day that I asked Jesus Christ into my life, I started growing. I learned early that it was important to have a strong foundation. There is an oak tree in our front yard. They guess that it is 280 to 300 years old. It is massive and able to support great weight because of its extensive root system. This system covers a large part of our front yard and feeds this mighty oak, helping it to grow. We grow like this. Our root system is our foundation. It is where the nourishment comes from that causes us to grow. It is what holds us up and helps get us through the storms of life. Our problem: sometimes we get away from what was feeding us. When we started - we were those strong, I will never quit, change the world Christians. We drift, don’t eat right, go through a drought, and start asking why I don’t feel it anymore. Where do we turn? “Let me get one of those self-help courses.” “I need to hear something that motivates me.” The issue is really my attitude. I have to go back to His Word, find the attitudes that He said should prevail in my life, and cultivate those. The external will not fix me. I have to have a passion about the attitudes found in His Word. My life can change and will change but from the inside out. “Healing the Broken” is not a matter of a Band-Aid. It is going to the heart of the matter and finding what really changes me.
