And to me, you can always find a deal no matter what cycle we're in, it's a matter of just being more creative.11:25- When you first play Monopoly, you think the objective of the game is to buy as many houses or properties as possible. But what you quickly realize is, that's not the object of the game, the object of the game is to buy the right properties and build hotels as fast as possible, which means you have to buy houses as fast as possible. So you have to allocate your funds differently, and you strategize to play the game in a completely different way than you do the first time playing Monopoly. Well, I think most people in life are playing Monopoly and playing life as if they don't know the rules.13:57- Every journey is different. And the great thing about real estate is real estate is still a business especially multifamily. I always say you're buying a business and real estate's just attached to it. It's not a real estate business, per se.22:24- I like to always run a potential partner through what I call the three C's, which are character commitment and capacity, going through that exercise with someone and taking personality tests as well as working with them prior.57:53-I think most people look at a deal first, and then the market and then the team. And I think you should always look at the team first, and vet the credibility of the team before anything else and not be swindled by return metrics. I'm excited to share our FlipSister Cindy's first flip journey. It was a doozy! Cindy had purchased her first flip prior to joining our coaching program. And shortly after she joined she told me she was going through a title issue on this property. She was in the middle of flipping it and some heirs came along saying that they had a right to this house and they hadn't been paid at closing. Cindy ended up in litigation for over a year. I've been there, so I understood what she had ahead of her and what she'd be feeling along the way. She recently sold that house and got out of that mess, and is here to share her story.  And guess what? She's not letting this experience get in her way, and she's going to keep on flipping houses! I relate to her story on so many levels. It's hard to get knocked down, and then get back up and go do that thing again, without second-guessing every move along the way.And yet, we do it. Among many others, one of the morals of the story here is never ever skip buying title insurance. By not purchasing title insurance, you're potentially setting yourself up for massive loss. This includes a commercial property!Some common excuses I hear from women as to why they can't do this house flipping thing they want to do so badly:  "My town is too small to do this in, Debbie!""My city is too big to do this in, Debbie!"Many of us will tell ourselves excuses such as these. Excuses help us feel better about being on the sideline and not really chasing our dream. And yet there is loads of evidence all around us in all sizes of markets of people successfully buying, renovating and selling houses. Psst... it has nothing to do with the size of your town, city, metroplex, etc. Excuses are reasons we give ourselves to stay comfortable. If we have excuses and reasons as to why this won't work, then we don't have to get uncomfortable, and we don't have to go do the things that make us feel vulnerable.  In other words, we can avoid the scary things.  And stay in our little bubble where we know what to expect and it's full of certainty.Hard pass. The fix-and-flip method takes on a high level of risk and requires a lot of effort to buy, renovate, and flip, while the buy-and-hold strategy is a pretty safe bet that requires little effort, buying properties and renting them out long-term. But why not do both? Today's guest is Leka Devatha, who started out as a single-family investor doing fix-and-flips with her company Rehabit Homes, and she has since spearheaded hundreds of transactions, including land subdivisions, multi-family investing, and residential real estate.
