Just buy ONE rental property and watch your life change. Today's guest was working multiple jobs, and a single property purchase allowed her to finally free up her weekends and regain some freedom in her life. The best part? She did it with just around $4,000, then repeated the process again and again, leading her to quit her demanding teaching job in just four years! Today, she's describing exactly how she did it! Deandra McDonald called a lender, expecting to get a preapproval for a home. What actually happened? They told her, “No. Come back when you have more money, better credit, and less debt.” She hustled for two years, saving, working more, and paying off debt. She finally secured a loan for her first property, a two-bedroom townhouse that would change her life forever. Now, she's a financially independent real estate investor, no longer tied to her teaching job, and investing in completely overlooked “rental properties” that produce killer returns and allow her to live job-free. These properties are still largely ignored, but Deandra says it's not too late to take advantage of them and escape your W2 job, too! In This Episode We Cover: How getting just one rental property can lead you to financial freedom in under a decade Why you CAN NOT give up when a lender tells you “no” for a home purchase The overlooked rental properties that you can buy at a MAJOR discount Why Deandra wants to pay off her mortgages instead of scaling to a huge unit count The easiest way to start investing in real estate that requires the least money possible And So Much More! People from all walks of life, taking big risks for their art.We start with Bee Bertrand, who says our show - and one innocent question from Ify - inspired him to quit his job six months ago to commit fully to stand-up comedy. He tells us what's happened since that fateful day.Illustrator Narges Noori shares how her fight to create art in Afghanistan under the Taliban, led her to seek safety in Edmonton.15-year-old Hyun Byun is so determined to become the next K-pop idol, he spent a year away from family and friends to train at a K-pop school in South Korea. Now he's back home in Toronto, trying to balance life as a high school student and keeping his ambitious singing and dancing dreams alive. And 20 years into his career, Winnipeg musician Grant Davidson (of Slow Leaves) shares what it's like to give everything to his music, and still feel like he's fallen short.
This was an incredible honour. To have the legendary newscaster and TV host, Cyril Stober sit down to interview me for my celebration of 25 years in the media, and my 40th birthday. I have worked in the media since I was 15 - from my first job on the NTA - and in this conversation we go deep into a career across print, radio, online, film and television; working from the NTA to MBI to Channels TV, and from TEMPO Magazine to Thisday to NEXT. He grilled me o! - Why did I start so young - what was driving me? - How writing my first book at 13 kicked off my career? - Why did I leave my law degree to practice journalism?- Was I afraid being on TV as a presenter at 16 the first time? What was it like working with icons like Levi Ajuonuma, Funmi Iyanda, Comfort Okoronkwo, Agatha Amata and others? - When did I have time to do ‘young things'? - How did I meet my first girlfriend - on the job?- What led to a nervous breakdown in my 20s?- Why did I choose the lowest paying job out of 5 job offer after NYSC?- Why did I join NEXT newspaper's even when they were already owing 3 months salaries?- Why I am not fazed by being ‘rave of the moment' because of all the icons that I have seen go before me - What's my vision for my work and the next 25 years? From a starry/eyed young couch potato to the host of the most watched talk show on the continent, I stand on the shoulders of giants like Stober and other greats who have shone the path for me. This conversation truly helped me unravel a life of so many highs and so many dreams come true. ❤#ChudeIsCelebrating Exclusive Patron-only Content Hosted on Acast. And when we recognize that our environment is unhealthy, the soil no longer has the nutrients we need to grow, and our fruit is not reflecting Jesus, it is time to be re-planted."Leave a comment for Simi: https://incourage.me/?p=251193--The spring issue of DaySpring's Everyday Faith magazine is here! Alex Preziosi wants to reach financial independence by the age of forty-five, and with several hundred thousand dollars in retirement accounts, brokerage accounts, and savings, she's on pace to do just that. But now, she's thinking about quitting her W2 job. Can she still hit her FI goal? Today's guest has good problems, but problems, nonetheless! Welcome back to the BiggerPockets Money podcast! Since we last spoke with Alex, she has made two major leaps on her journey to financial independence. First, she has taken up house hacking, which pays for most of her mortgage in an expensive area of the US. But that's not all. She has also grown her side hustle as a real estate agent into a full-fledged business, where she now earns more than she does at her W2 job! These moves have only widened the gap between her income and her expenses, and, as a result, she's sitting on an even bigger pile of cash. Now, Alex finds herself at yet another crossroads. Is her W2 holding her back? Should she pursue full-time entrepreneurship while she has such a strong cash position? Stay tuned as we dive into the numbers and try to figure out Alex's best path to FI by forty-five! In This Episode We Cover The best path for Alex to reach financial independence by forty-five When to leave your W2 job and pursue full-time entrepreneurship How to lower (or eliminate!) your housing cost with the house hacking strategy Where to invest a large amount of cash (stock market versus real estate) Tax strategies that could help you save a fortune over your lifetime And So Much More! Ever felt stuck between wondering if it's time to move on from your job or if you're simply exhausted? You're not alone. It's a question so many of us wrestle with, especially as we get closer to the end of the year. Our lives become busier as we try and squeeze more in before the 31st December deadline we give ourselves to have ‘everything' done by! In this episode, I'm unpacking the key signs to help you figure out whether your current role is still the right fit for you, OR if it's simply time for a much-needed rest. These questions can help you decide if you're feeling burnt out or genuinely need a change at work: What specifically is it that I am feeling with regards to my job? Is what I am feeling now been persistent ALL year, or is it just in the last few weeks or months? The Feelings Wheel, the brainchild of Dr. Gloria Willcox is a great tool to help you put words to your emotions and to care for your mental health. https://www.calm.com/blog/the-feelings-wheel What specifically feel like the main stressors? Is it a particular project you're on at work, a particular team member, or is the volume of seasonal tasks that are causing you stress? This will help you work out if this is an ongoing issue, and therefore may mean a review of your job or organisation versus a seasonal period, or just being tired. What physical and emotional signs can you see in myself? What does that look like? E.g. difficulty focussing, cynicism, always tired, even if you slept, irritability. And here are the 5 steps I'm talking about to help you Reset, Refocus and Recharge for 2025: Watch Out for “Obligation Overload” and Cut the Comparison - Take stock of your commitments in every part of your life—are they essential, energising, or just empty obligations? What can go? Check Your Circle - Look at the people around you. Who gives you energy, and who drains it? Saying YES to something is a no to something else - get clear on what you are really saying NO to when you say yes. Do one thing for yourself each day and stick to it - it doesn't need to be costly or time consuming - a coffee at your favourite cafe on the way to work, listening to a podcast on the train you like, standing in the sun for 5 minutes; make it yours and commit. Pause and Process - Can you take some space over the break to breathe, reflect and recover - then perhaps make the decision in the new year about what the right next step is?

Blessings family, today's episode is about why I quit my job and the reasons I won't be going back. I have pondered on this decision for some time now and finally made the decision to leave! I love y'all and so grateful you took time out your day to listen to the episode! I appreciate you
When I was 14, my father told my brother and me that he had arranged a job for us. He didn't reveal where or what it was until we arrived at the location. Much to our surprise (and disappointment), we pulled up to a Waste Management facility. That experience left a lasting impact on me, shaping my perspective on what to aim for in life. It ended up being the shortest job I ever had! Watch on Youtube: https://youtu.be/rV5T_qAbtnk #garbageking #Thinkbig #Motivation #ThursdayThoughts #firstjob
Watch the full video on YouTube: https://linktw.in/idXJwqIn just one year, I transformed my life — from being stuck at my corporate finance job, struggling financially, and the worst health in my lifeTo running my own business, improving my well-being, and having the freedom to work and travel around the world!
I (Jaime) am sitting down with my former boss to talk about the time I finally quit—and the cringey moments that led up to it. Ang puts us in the hot seat, digging into why this time was different from all the other attempts (yes, there were a few!) and how employers and employees can rethink the whole quitting conversation.

On this week's episode of the Friends in Beauty podcast you get me all to yourself. I have so many new supporters on all of my platforms but I don't think I do a good job of continuously sharing my story with you. Unless you have been a part of my journey from the beginning you probably have no clue how I got into makeup, what kind of job I had before I was a Makeup Artist, and the reason why I decided to go full time as a Makeup Artist. It has been 11 years since I've made that decision. I won't lie and say that it's easy but it truly is rewarding. In this episode, Dave and Jamison answer these questions: I have a job I mostly enjoy, with a super flexible schedule and the freedom to work from anywhere. I learn a lot, and the engineers here are top-notch. However… the pay is only ok, no bonuses, and the stock options feel like a bit of a scam. Asking for a raise isn't really an option since the company doesn't have much money. We've even cut back on perks, and our yearly kickoff was postponed due to financial issues. I don't think we'll go bankrupt, but things will be tight for a while. It's an exciting, futuristic company, but… there are other exciting companies that pay more and toss in a free hoodie now and then. Should I start looking for a new job? Hey there! Love the podcast and the advice you give! After a year of managing of an engineering team, I asked to step back to IC. I was asked to continue working on the team I was previously managing, but this time as a senior engineer. I'm worried about the transition. I know a lot of how the leadership works for good and for ill, I hired some of my peers, and I know everyone's comp and more. I want to be a peer on the team after having been their manager. What advice can you give to help me become their peer? Thanks in advance and keep up the incredible episodes with your extremely beautiful voices.
