She started at the Tower Grove Farmer's Market with the help of her sister. They started with a small menu and then expanded as customers started making requests for things like empanadas. One year ago, she made the big leap to opening her own brick-and-mortar restaurant. Investors update older homes, and their prices TikTok users took aim when a Brooklyn design firm in 2023 listed a renovated property in Beacon for nearly five times the amount it had paid three years earlier. In a one-minute post in July 2023, a user named BavidDoughy ranted about the 1940-built Cape Cod at 112 Washington Ave. that Factioned bought for $260,000, renovated and relisted for $1.25 million. "This video goes out to all the greedy, delusional house flippers in my area who are buying houses like this and doing too much," he said. The post prompted more than 55,000 comments. Factioned was not that delusional. In June, the home sold for $1.1 million. Nor is the company alone in replacing the city's modest single-family homes built many decades earlier with modern residences. An 1880s Victorian at 33 Davis St. with three bedrooms and three baths that sold for $325,000 in August 2020 underwent a restoration in 2022 that added two bedrooms and a bathroom. The property sold in June for $2.23 million, or $330,000 more than the asking price. A limited liability company that bought 144 Spring Valley St. for $370,000 in March demolished the two-bedroom house and is building a new five-bedroom one offered for $1.7 million. It will have "double-height" ceilings on the first floor and a "stunning patio and spacious yard with views," according to the Zillow listing. Spring Valley runs along Fishkill Creek. The same investors won Planning Board approval to subdivide 46 Judson St., built in 1930. They renovated that property, selling it for $960,000 in January, and used the second lot to build 50 Judson St., which is for sale at $1.35 million. At Factioned, design director Jared Lairmore said he moved to Beacon, to a home three blocks from the Washington Avenue property, before the pandemic hit in March 2020. With most businesses closing, the firm decided to buy and renovate 112 Washington to keep its staff working. "We made a commitment internally that we weren't going to get rid of any of our staff, if at all possible," said Lairmore. He described the project as a "passion project and not a flip." Factioned's gut renovation included dropping the first floor by 2 feet to increase the ceiling height and adding a sunroom and outdoor balcony with a fire pit. "It would be like if you bought a custom home - where you came to us as a client," said Lairmore. "This has that level of detail and consideration." The median home purchase in November in Beacon was $1.17 million, according to data compiled by the Hudson Gateway Association of Realtors. The sales included 37 N. Elm. Built in 1900, the property sold for $1.2 million after being purchased in February 2023 for $340,000 and renovated. Buyers paid between $900,000 and $1 million for at least four other single-family homes this year. With inventory lower by 19 percent during the 12 months ending Nov. 30, the median price for single-family homes in Dutchess County stood at $465,000 - about 10 percent higher than the previous year, according to OneKey MLS, a listing service. Homes stayed on the market for an average of 57 days, compared to 73 days during the previous year.

The crime occurred on November 22, 2013, when Arms, wearing a mask and gloves, robbed the Cartersville Jewelry Exchange with a silver handgun, stealing over $50,000 in jewelry. He fled in a stolen Ford F-150, later linked to the crime through advanced DNA technology. The trial, held in December 2023, included testimony from 12 witnesses and 80 exhibits. The prosecution highlighted Arms' recidivist history, leading to the maximum sentence. Victims expressed ongoing trauma, and Arms is prohibited from contacting them. STORY 2:  Canton Woman Convicted of Leaving Puppies to Die Sentenced Amber Higdon, 31, of Canton, has been sentenced to 10 years, with two years in confinement, after pleading guilty to seven counts of aggravated cruelty to animals. The charges arose from a July 27, 2023 incident where Higdon abandoned seven puppies in a pink tote on the side of the road, leading to their deaths from heat exposure. The puppies, left without food, water, or shelter, died of pulmonary edema, hemorrhage, and cardiac arrest. Higdon admitted to the act, expecting someone else to find the puppies. The court imposed various conditions, including prohibiting her from owning or contacting animals during probation. Co-defendant Ashley Vernon received five years of probation for her role. STORY 3:  Cherokee County to Vote on $415M Budget Oct. 1 ****09.21.24 HARRY JOHNSON*** Cherokee County's proposed $415.7 million budget for FY2025, starting October 1, reflects an increase of over $15 million from the amended FY2024 budget. Major allocations include $167 million for the general fund, $56.6 million for fire services, and $22.1 million for emergency medical services. Public safety accounts for 54.1% of the operational budget, with judicial expenses at 20.5% and general administration at 15.3%. The budget anticipates 32 new positions, including 21 fire and EMS roles. Capital funds are set at $100.9 million, with significant investments in public works, courthouse expansion, and fire department projects. The proposed budget maintains a millage rate of 5.153 mills for operations and 2.888 mills for fire services, supporting full staffing for fire stations. Break: DRAKE STORY 4:  Here's What's Next for Construction on Neese Road in Woodstock The Neese Road Infrastructure Improvement Project in Woodstock is progressing with three phases. The first phase, focused on the intersection with Highway 92, is complete. The current phase, from Highway 92 to Washington Avenue, includes road straightening, utility realignments, and water and sewer upgrades, and is set to finish by the second quarter of 2025. The third phase, beginning in the first quarter of 2025, will extend from Washington Avenue to Arnold Mill Road, incorporating a roundabout at Washington Avenue. The entire project aims for completion by fall 2026, featuring a new multi-use trail along Neese Road from Highway 92 to Arnold Mill Road. STORY 5:   Woodstock Author Publishes Children's Book Woodstock resident Deann Benedict has published a children's book titled "Escape from the Mutt Motel," illustrated by Walter Policelli and released by Mascot Books. The story follows three dogs, Weezy, Lucy, and Boomer, as they try to escape the rundown Mutt Motel. The book encourages children to advocate for animals, promoting responsibility and kindness toward them. Proceeds from the book benefit local animal charities, with Orphan Annie Rescue currently selected. Benedict, inspired by her rescue schnauzer Weezy, hopes to instill a love for animals in young readers. "Escape from the Mutt Motel" is available on Amazon and Barnes & Noble and distributed by APG, Ingram, and others. Commercial: INGLES 1 STORY 6:  Gas Station and Retail Store Coming to Southeast Cherokee The Cherokee County Board of Commissioners approved the zoning change for a gas station and retail store on Arnold Mill Road. The decision rezones approximately 4.085 acres from office and institutional to general commercial, with a variance for grading within the undisturbed buffer. The approval passed 4-1, with Chair Harry Johnston opposing, citing concerns about the alignment with the county's land use plan and preference for neighborhood commercial zoning. Commissioner Weatherby supported the change, citing historical zoning issues. Conditions include operating hours from 7 a.m. to 11 p.m., restricted trash pickup, and replanting the buffer with dense vegetation. The development will include a 6,400 square-foot convenience store with gas pumps and a 2,000 square-foot retail building. STORY 7:  Vincent Named Week 5 Player of the Week Sam Vincent of River Ridge has been named Cherokee County Player of the Week after an impressive performance in a 45-3 victory over Pope. Vincent excelled both offensively and defensively, scoring on a two-yard touchdown pass and securing two interceptions, one of which he returned for a 20-yard touchdown. His contributions helped the Knights hold Pope to just three points and extend their winning streak to four games, during which they have consistently scored over 40 points. With River Ridge averaging 35.4 points per game, they are enjoying one of the best offensive stretches in program history as they prepare to face Sequoyah after the fall break. Some of today's top storiesFirefighters raced to put out a fire in Oildale earlier this morning.It happened just after 1 a.m. on Washington Avenue.    You can see in this video flames erupting out of a window.    No one was hurt, although we're learning one family has been displaced.    The cause of this fire is under investigationIn your 17 crime watch this morning... Most of us are willing to help people in need – especially children -- and social media often provides a good way to do it     But a different type of sympathy-garnering Facebook scam making the rounds in Kern County isn't looking for your money -- at least not directly -- but rather your likes and shares.     17's Robert Price explains.There were tense moments at Liberty High School yesterday after a threat was found written inside of a bathroom. Officers at the school say they looked into the threat but say it wasn't credible.     We asked KHSD officials what exactly was written inside the bathroom, but have not heard back as of newstime.And another threat at a Bakersfield school - this one targeting Harris Elementary School.    According to Bakersfield Police, two people in a car made a simulated firearm with their hands and made threats to shoot.    The school was placed on lockdown.    BPD later determined there was no credible threat.

At one time, there were more than 900 cigar makers in Philadelphia who made a sizable portion of the 7 billion cigars sold every year in the United States.  Cuban native Joan Portuondo featured a top-quality cigar that was copied by many.  German American Otto Eisenlohr and his brothers made one of the bestselling fiver-centers in the country, the ubiquitous 'Cinco'.  Caleb J. Milne rented three floors of his Washington Avenue factory to a cigar company that illegally hired immigrant girls; a fire false alarm panicked them into a stampede and a stairwell of death.  Walter Garrett made a fortune in the snuff business which he left to his beloved wife Henrietta.  But when Henrietta died more than three decades later, nobody could find her will and literally tens of thousands of people tried to claim her fortune as their own.  Four stories of tobacconists and their wares in the December edition of "All Bones Considered: Laurel Hill Stories."

On Tuesday's show: Some members of city council have proposed changes to the city's noise ordinance that will be voted on this week. They hope those changes will address problems with bars along Washington Avenue. One of those council members, Sallie Alcorn, joins us to explain what the proposed changes would do. Also this hour: Harris County Commissioner Jack Cagle, who represents Precinct 4, joins us to discuss issues facing the county and take your questions. Then we revisit our conversation with actor Jeff Goldblum from 2019 when he was in town to perform with his jazz band, The Mildred Snitzer Orchestra. Goldblum and the ensemble perform Wednesday night at the Hobby Center. And we learn how a one-word comment on a social media post led Houstonian KC Davis to change how she thought about herself as a mother -- and help other struggling parents too -- with her new book How to Keep House While Drowning.
