The Texas labor market achieved new record highs for both jobs and the civilian labor force in January. The state added 27,900 positions over the month, reaching a total of 14,236,400 nonfarm jobs. Texas added 187,700 jobs from January 2024 to January 2025, bringing the annual nonfarm growth rate to 1.3 percent. January marks 55 of 57 months of growth for Texas' civilian labor force, which achieved another new record high of 15,750,800 after adding 23,100 people over the month. Using a Big 4 lender as our example, we analyze how a recent rate cut from 6.18% to 5.93% increased their borrowing capacity by $17,000, bringing it to $799,000. While this is a positive change, we highlight that property values have been rising, with a typical Newcastle property increasing by 5% this year alone. This means that waiting for a rate reduction could actually cost buyers more in the long run, as property prices continue to climb. We also speculate on the potential for another rate cut, which could further increase borrowing capacity to $820,000. However, we emphasize that many homeowners may not even be aware of their current interest rates, with over 41% of Australians not knowing what they are paying. However, not all is as it seems: 62,000 of those jobs went to workers over 55, and a significant portion came from public sector growth (44%!). We break down what this could mean for mortgage rates and why the 5-year bond yield is already climbing.In Vancouver, affordability continues to be a challenge as recent policies are expected to push home prices higher. On the flip side, there's good news out of Burnaby, where one of the first multiplex building permits has been approved. The timeline, fees, and offsite costs surprised even the developer—and might give hope to those exploring small-scale development opportunities.We also tackle the ongoing affordability crisis, exploring how the ban on natural gas in new construction and new net-zero mandates are inflating the cost of homes. For example, a fourplex project now have an additional $150,000 for electrical upgrades, adding roughly $40,000 to the cost of each unit. These policy changes are a stark reminder to “watch what they do, not what they say” when it comes to government claims about building affordable housing.Meanwhile, mortgage arrears are also starting to climb, with delinquency rates hitting a 9-year high in Toronto. It was once famously said that “life can only be understood backwards; but it must be lived forwards.” And that is certainly true regarding how the “Great Shutdown” era impacted American society. But while much of that story is still being written several years later…we can be quite confident that the way people approach their personal health (and wellness) will never quite be the same again. As an example, occasion-based vitamins and supplements thrived as consumers invested in certain condition-specific products seen as more beneficial when battling against “Great Shutdown” paradigm shifts. And arguably the most prominent activity that year involved immune health…with the Nutrition Business Journal reporting a retail sales spike of over 70% YoY in 2020, as “cold, flu, and immunity” supplements experienced something like $2 billion in additional categorical demand. But after that skyrocketing commercial activity, the “cold, flu, and immunity” VMS category has experienced several years straight of consistent mid-single-digits YoY retail sales decline. Additionally, household penetration for immunity-related VMS products have dropped by over five percentage points since 2020. So then…should we assume that immune health is no longer a high priority for consumers? Not exactly…as it seems even despite that decline in commercial activity, various consumer surveys throughout 2024 have noted immune health remains an important motivating factor for supplement use. Moreover, survey findings show that a quarter of U.S. consumers are increasing their use of supplements to boost immunity…with approximately 1 in 6 regularly taking an immune health supplement. So, what's going on within the immunity-related CPG space? Are the last several years of negative categorical growth indicative of its outlook? Or is the future ripe with market opportunities? My latest first principles thinking content will explore those questions by first examining a few underlying drivers of demand like around the implications of consumers understanding that immunity needs are multidimensional and making it a constant year-long health condition pursuit...along with how “fear” influenced the purchasing of immunity-related CPG products in 2020. And since we're talking about consumer packaged goods…I'll briefly explaining where I see the “product” opportunities emerging within the “immune health” space. Also, I'll detail an often-overlooked strategic element when it comes to the immunity-related CPG market, that too many companies focus on the dry product benefits when the opportunity is really in emotive storytelling that makes offerings more relatable and tangible. The company's flagship Lost Creek in-situ recovery (ISR) project in Wyoming is currently ramping up production towards its licensed capacity of 1.2 million pounds of U3O8 per year. Ur-Energy is also advancing its Shirley Basin ISR project, which is expected to come online in late 2025 or early 2026 and will boost the company's total production capacity to 2.2 million pounds per year.While the Lost Creek ramp-up has faced some challenges related to hiring experienced personnel and securing drill rigs, CEO John Cash emphasized in a recent interview that good progress is being made on these fronts. He also highlighted Ur-Energy's strong financial position, with $110 million of cash on hand, $33 million of expected revenues in Q4 2024, and no debt. This provides the company with ample resources to fund its growth initiatives.Looking ahead, Ur-Energy is focused on signing long-term uranium supply contracts with U.S. utilities at increasingly higher prices. Notably, about 50% of the company's licensed production capacity over the next six years is currently uncontracted, providing significant leverage to further gains in uranium prices. This is particularly important given that domestic U.S. uranium production is in very short supply, with only a handful of companies like Ur-Energy working to increase output. This dynamic bodes well for Ur-Energy's ability to command premium pricing in future contracts.On the political front, the Republican Party's victory in the recent midterm elections – including the return of President Trump to the White House – is seen as a positive development for Ur-Energy and other U.S. uranium miners. The Trump administration is expected to pursue policies that are supportive of domestic mining and work to streamline regulatory burdens, such as restoring uranium's status as a critical mineral.More broadly, nuclear power enjoys strong bipartisan support in the U.S. as a vital tool for decarbonizing electricity generation and enhancing energy security. This was evidenced by the unanimous passage of the Russian uranium ban earlier this year. Policy tailwinds at the federal level should help to accelerate demand growth and improve the operating environment for uranium companies like Ur-Energy.In conclusion, Ur-Energy appears to be in a strong position to benefit from robust fundamentals in the U.S. uranium market. With a growing production profile from its Lost Creek and Shirley Basin projects, significant exposure to rising uranium prices through its future contracting, a solid balance sheet, and a favorable political backdrop, the company offers investors a compelling way to gain leverage to the unfolding nuclear power growth story.While some risks remain, particularly around the pace of the production ramp-up and future contract pricing, the overall risk/reward appears skewed to the upside for Ur-Energy at current share price levels. Law firms saw an 11.4% rise in revenue in the first half of the year, with increased demand for transactional practices.US legal jobs rebound after 4-month slump, Labor Dept says | ReutersMcDonald's has filed a lawsuit against several of its beef suppliers, including Tyson Foods, JBS, and Cargill, accusing them of conspiring to inflate beef prices in violation of federal antitrust laws. The fast-food chain alleges that the suppliers colluded to fix and raise beef prices by reducing the supply of slaughter-ready cattle, which artificially elevated prices. The alleged conspiracy, which began in 2015, was aimed at recovering profit margins impacted by years of drought. McDonald's claims that the suppliers limited production by closing plants and restraining market supply. The lawsuit seeks a declaratory judgment, damages three times the amount of losses sustained, and a permanent injunction to prevent future collusion. The U.S. Department of Justice had already investigated price-fixing in 2020, and testimonies from cattle ranchers have reportedly confirmed the conspiracy.
