The real estate market might be scaring off some people with interest rates on the rise... But there financing opportunities out there that we haven't seen in over a decade. We're talking about creative financing in real estate deals. Specifically, two types of financing: contract for deed and seller carryback. Contract for deed involves purchasing a property directly from the seller without involving a bank, while seller carryback is any type of financing involving traditional methods and the seller carrying back a note. And if you're interested in creative financing, we highly recommend reading "Creative Cash" by Bill Hamm. So if you're a real estate investor, tune in and explore these financing options. Because you might not get a chance to explore them for another 10 years... LEAVE A REVIEW if you liked this episode!! Keep up with the podcast! Eyedress, Homeshake, Na'Kel Smith and María Zardoya discuss the difficulties of re-capturing a moment, pushing everything else away when going through a creative block, and the importance of controlling your own visual identity. Eyedress is a singer, rapper and producer who grew up in the Philippines but moved to the USA with his family at the age of six. He grew up playing in punk bands, before moving back to Manila in 2005, where he formed garage pop band Bee Eyes. Meanwhile, he was pursuing his own project which would eventually become Eyedress, a name he originally came up with for his Twitter account. His music takes inspiration from everything from shoegaze to bedroom-pop, and last year he released his fifth album, FULL TIME LOVER. Canadian musician Peter Sagar, AKA Homeshake, is known for his unique brand of R&B influenced indie-pop. Originally part of Mac DeMarco's touring set-up, he uses synthesizers and drum-machines to accompany his guitar-playing and soft vocals, creating a relaxing, ethereal sound. Na'Kel Smith is a rapper, actor and skater who was originally one of the non-musician members of alternative hip-hop group Odd Future. After debuting with a powerful, emotional verse on Earl Sweatshirt's DNA and teaching himself how to record, engineer, and make beats, he's evolved into an experimental, lo-fi artist who embodies the spirit of DIY music. Puerto Rican singer María Zardoya fronts American indie-pop band The Marías. They create a dreamlike fusion of jazz, psychedelia and funk music, drawing inspiration from the band's diverse musical backgrounds and singing in both English and Spanish. Their debut album Cinema was released in 2021, and they've since gone on to collaborate with the likes of Bad Bunny and Cuco.

It was just brilliant to have an outsider give voice to some very fuzzy notions and senses both Travis and I had. We're really excited to see where your session leads us, as a couple and a family.Travis thought you were personable and charismatic, which allowed you to create a quick rapport. He was also impressed by how you kept the conversation moving so ideas could flow. The best thing for him was that you gave us a direction to go in at the end of the chat, which was to bring my creativity to an established business model and combine it with Travis' skillset. We're still “playfully” discussing various business ideas of an evening.I thoroughly enjoyed the challenge you gave me to go out and pitch my somewhat embryonic and vague cooking ideas to the mummy mafia / network of Tunbridge Wells and environs. Well, what a triumph that has been. I've now become a Family Cooking Consultant… of all things. I've got my first budget / batch cooking session booked for two weeks' time and I'm preparing a combination cooking and homeopathic workshop with another chum. I've also had expressions of interest from the alternative health types around here, a few menopausal women, a couple of pregnant first time mums, Functional Medicine doctors needing support for their clients as well as the middle class types we discussed who are feeling the pinch and need to budget. In terms of business model, it's a twist on the ultimate First World service industry… the Declutterer. Needless to say, there are a few of those around here.I've also been able to pivot a personal food blog into a business website so all the online infrastructure is there - any chance you could please put the website into the HippiHut show notes? www.realliferealkitchen.com Thank you, thank you! He shares how he doesn't see a decline in value for the future of real estate investing, he believes that real estate is always good. Number dwindle as a whole for the country but certain cities will always have better numbers in his opinion. He also shares how he thinks there will only be a slowing down in transactions and along with that, stricter criteria from the lenders. But that's just the initial part of the interview! Bill will share more about his psyche with writing his next book, Real Estate Raw, an unhinged book of truths about building your portfolio so stay tuned! Real side mentioned in Real Estate Raw: Bill shares about his next book, Real Estate Raw which teaches everything about building a portfolio, whereas his first book Creative Cash is how to fund it. Bill exclaims how the book talks about the hard truths of building a portfolio with every step necessary to be able to achieve your goal portfolio. He shares how he already has plans on writing Real Estate Raw while writing his first book because they are interconnected with the other book filling in the gaps of the other. The conveyor belt model: Vince brings up the model that Bill taught him which is the conveyor belt model which shows a very holistic approach to a system that shows how you can gain for your portfolio while also seeing the cash flow in a set amount of time. In this example, Bill uses a span of 5 years while explaining how the model works. This topic on the model even touches on the aspect of having legacy assets and why they wouldn't work if you're using somebody else's money. About Bill Ham: Bill is the author of Creative Cash, The Complete Guide to Master Lease Options and Seller Financing for Investing in Real Estate. The book provides an in-depth approach to using creative financing techniques and shares stories of how Bill closed on these first 400 units without working with a bank or qualifying for a loan. Outside of being a published author, Bill is also the Chief Operating Officer at Broadwell Property Group, the owner/operator of Phoenix Residential Group and Phoenix Residential Management, and a Deal Expert Coach for Jake & Gino. In his over 15 years of experience working with these great companies, he has created a portfolio of over 1000 units while growing Phoenix Management to a team of 15 staff members. Real Estate Mogul Podcast - Learn How To Leverage Investing Strategies in Your Real Estate Business
As real estate professionals, we know better than anyone the value of getting into real estate investing. However, many of us hold back from diving in because we lack the capital to get started. Without the financial means, investing can feel like a pipe dream. That being said, if we look beyond the traditional financing models, it doesn't need to be. How can we get started on more creative financing, and just how creative can we be? What options are available to the would-be investors who lack funds but have all the necessary knowledge? In this episode, COO of Broadwell Property Group and author of Creative Cash, Bill Ham shares how to raise capital in non-traditional ways. "If you know how to be creative, money takes a backseat to the value you offer." -Bill Ham Three Things You'll Learn In This Episode Why we haven't heard much about creative financing (until now): The real estate market has been in a great place for the past few years, meaning getting access to traditional funding has been relatively easy. However, as the market takes a shift, that'll all change, and more investors will have to get educated on the alternatives. What to offer sellers when finances are off the table: Not having the funds to purchase a property is a setback, but it's not insurmountable. Make up the difference by shifting focus to the value we can offer sellers. Who to approach for creative financing: There are tons of well-paid professionals with the means to get involved in investing, but lack the time to get started. Approach them with the intention of partnering up: their funding, our industry expertise.
