Episode 63 I Tyler Coon I Experience Matters When Finding Lucrative Short Term Rental Opportunities “…because a deal can be anywhere…” So begins this episode with Tyler Coon, a respected and self-titled "Airbnb Acquisition Expert", whose clients consistently review him as one of the best agents they have ever worked with. Tyler consistently reviews ALL new listings for his clients to uncover those hidden gems. When building the Savvy Realty vision, "Integrity" was the first word that came to mind as a value for himself and his expanded network of short-term rental real estate agents across the country to embody every day. He helps everyday investors find unique and rentable short term properties in the US, and then assists them making them go-to destinations. This is done through buying unique properties, then providing amenities and furnishings that will truly make the guest experience memorable.WHAT YOU'LL LEARN:* Why short term rentals vs. Long term rentals* Why working with an agent in the short term space is a benefit* Why you're not competing with an agent who also buys short term rentals* Why buying a unique property can set your rental apart* Why amenities can get a reservation over another property * And Much More!BioHailing from Tampa, Florida, Tyler Coon relocated to the Asheville area and now resides in Lake James in North Carolina. Situated at the halfway point between the Asheville area and the High Country, it gives Tyler & his Savvy Realty team the ability to cover a large territory. In 2019 Tyler made the decision to fully focus his talents on the short-term rental investor market and quickly grew to become a nationwide representative of vacation rentals in Western NC. Today, Tyler is one of the top brokers in the entire Carolinas region. His "Culture Index" (A personality profile) reads "This person prefers data over people" which rings true most often when he is analyzing a potential short-term rental property for an investor. As a respected and self-titled "Airbnb Acquisition Expert", his clients consistently review him as one of the best agents they have ever worked with. When building the Savvy Realty vision, "Integrity" was the first word that came to mind as a value for himself and his expanded network of short-term rental real estate agents across the country to embody every day. Tyler enjoys boating and jet-skiing on Lake James, spending time with his family & husky "Balto", hiking the gorgeous Western NC Mountains, and building businesses.

Welcome to episode 173 of the Löw Tide Böyz - A Swimrun Podcast! On this week's show we don our alternate personas of “The FOMOBUSTERS” as we recap this past week's Swimrun Lake James. We're almost positive that if you weren't at the race, that your FOMO level was off the charts and we are here to help! Joining us to recap the event are Matt Skavnak and Pat Lowam, A.K.A., Team The Water Buffaloes. It was their first time racing Lake James and we'll re-living all the sights and sounds of this classic Swimrun. But first…Training UpdateThe training continues. We'll be engaging in extracurricular feats of endurance the next few weeks but other than that, you can find us at the pool and on the trails.ShoutoutOur shoutout this week goes out to everyone that raced Swimrun Lake James. We love this race and everything that it does for the sport. If we want the sport to grow here in the U.S. we have to support the races that are leading the charge and we need to keep showing up. So thank you for showing up! Wisdom Nugget of the WeekDon't let fear put your dreams to sleep. – Stevie WonderFeats of EnduranceThis week's winner is Rob Dick. He's a local Marin County man who is also ½ of Team Gin and Tonic and he crushed the Belgian Waffle Ride this past weekend. Don't know what that is? Well, it's only one of the coolest gravel bike races around and a worthy feat of endurance. Strong work Rob!Make sure to sign up for our LTBz Strava Club and join Swimrunners from around the world as they train for stuff. This Week in SwimrunNow for the “news.”Starting in the bummer department, Swimrunman's Grands Lac De Laffrey will not take place in 2023. We will miss that diabolical vertical Km at the end of the long course! In happier news, Swimrunman's Gorges Du Verdon is taking place this weekend. This event offers three distance options, including an “Ultra” ÖTILLÖ Merit Race distance. (Tier 3 so only ranking points are available.) This will be the first race of the year for a lot of folks and we can't wait to see the photos and videos on the internets. In product news, the forever popular (and forever out of stock) Ark Sports Kangaroo tops are back…sort of. If you want to score this amazing piece of kit (and one that we would highly, highly recommend), head on over to Arksports.com to preorder your top. The site states that they expect to get them back in stock in May and will be mailed straight away after that. That's it for this week. Reach out to us if there's any Swimrun news that you'd like for us to share on the show.Show BusinessWe are experiencing major FOMO to be missing this year's Swimrun Lake James so we thought we would host a virtual post-race party/meetup to get everyone's race report on how the day went. Join us on Zoom on Sunday May 7th at 6pm ET for a casual virtual meetup to chat about all things Swimrun.Swimrun Lake James Race Recap w/Team Water BuffaloesIt was great to chat with Matt and Pat. They've been Patrons on Patreon for a while now and it was super fun to talk shop with them. In this race recap, we cover the whole experience of Swimrun Lake James, quell FOMO, and talk about what the future holds for two buddies trying to get to ÖTILLÖ. This was a super fun conversation and it got us super stoked for the season!Make sure to check out their blog at https://thewaterbuffaloes.blogspot.com/. Welcome to episode 121 of the Löw Tide Böyz - A Swimrun Podcast! We've got our first race report of 2022 to share with everyone this week! We just got back from Swimrun Lake James in North Carolina and we're super stoked to share all the details of our latest Swimrun adventure. (Spoiler alert: we had a blast!)It was great to meet so many Swimrunners at the LTBz/Wild Swimrun shakeout and at the pre-race briefing. We tried to remember everyone's names and we apologize if we missed you in our shoutouts.Swimrun Lake James certainly lived up to the hype and the unexpected warm weather made it for a pretty straight forward race experience. We went into the race with the plan of focusing on nutrition, pacing well, and having fun. We achieved all three! We ended up finishing in 3:38:29 which was good for 4th place men's team and 5th overall behind Bronwen and Greg Dierksen of the Boston Wetsox who won overall, Marcus Barton and Kawika Tarayao, Caleb Batey and Joe Day, and Lee Greene and Jay Seymoure. We were 4ish minutes behind Lee's team which was a surprise to us.We are super stoked with our race execution/result and the progress that we have made during our first training block. There are a lot of people to thank for all that progress and you know who you are. Up next for us is Ödyssey Swimrun Casco Bay in July. Hope to see you there! That's it for this week's show. Welcome to episode 117 of the Löw Tide Böyz - A Swimrun Podcast! We have a super random episode for everyone this week. We've gone deep into the LTBz vault and found a one-off podcast that we recorded after racing our second Swimrun ever back in 2018. We're talking about SwimrunUSA's (now Ödyssey Swimrun) Casco Bay a.k.a., “Cole Classic.” This is a peek back in time to the primordial origins of LTBz and the race that caused us to fall in love with the sport of Swimrun. But first... Training UpdateSwimrun Lake James is less than a month away and we finally did our first Swimrun practice together. Short story: the water was cold AF! Like 51 degrees Fahrenheit (10.5 Celsius) cold AF! Despite that, it was great to bust some rust and start dialing in transitions and different paces as we head towards Lake James.ShoutoutsThis week we are shouting out Dan Streetman. By chance, Dan was running on the Embarcadero on Saturday morning while we were experiencing brain freeze in Aquatic Park when Dan noticed us (the only two dudes running out the water and down the street) and snapped a photo to send to his Swedish co-worker (and future guest of the show Anna) mentioning that he saw a couple of Swimrunners. Long story short, Anna recognized us and proceeded to blow Dan's mind. Small world indeed!Feats of EnduranceMajor feats of endurance this week from Marika Wagner and Ingrid Kjellström for their completion of the 2022 Cape Epic. This race is an 8-day mountain bike stage race covering 700km (435 miles) with 17,250m (56,594ft) of climbing. Feel free to reach out and let us know if there's anything that you'd like for us to mention on the show.UpdatesProgramming alert: we're debuting a new show format next week called “Countdown to ÖTILLÖ" where we will be chronicling our Swimrun journey to Sweden in September. We're pretty stoked about this new monthly show and can't wait to share it with you.Casco Bay 2018 Race ReportWe've gone into the LTBz vault and found a relic of our Swimrun past. Way back in 2018 we lined up at the start of SwimrunUSA's/Ödyssey Swimrun's Casco Bay race for our second Swimrun ever. We're not sure why we decided to record a podcast of our race experience but here we are. It was fun (and a bit weird) to look back on that momentous event that was the progenitor for this show and we figured we would share it with all of you. Enjoy the hot tub time machine trip back to 2018!That's it for this week's show. Their races look as picturesque as they are intense. Case in point, their first event of the year, the Gorges du Verdon Swimrun taking place on May 1st offers four distances, including a kids Swimrun (cool!), a “Classic” 28km Swimrun (sounds doable), a “Half” 47km Swimrun (that's the half?!), and an “Ultra” 66km Swimrun…that's also an ÖTILLÖ Merit Race. Welcome to episode 113 of the Löw Tide Böyz - A Swimrun Podcast! In this special episode, we are sharing our course preview for Swimrun Lake James. This race has been on our bucket list for a while and we are super stoked to be racing it this year. We are joined in the episode by race director Kristen Jeno, Purple Patch coach/race director John Stevens, and Mr. Swimrun himself Marcus Barton. So get your notepads out and enjoy listening to our breakdown of this super fun race.Deep in the Heart of North CarolinaSwimrun Lake James takes place at the base of the Blue Ridge Mountains at Lake James State Park in North Carolina and offers long and short course race distances that are full of rolling terrain and beautiful/chilly lake waters.Getting to Lake James is pretty straight forward with several airports in the general area including Charlotte and Asheville. The race begins and ends at Fonta Flora Whippoorwill Farm just outside of the park entrance. Don't let the name fool you, the race begins and ends at a local brewery called, Fonta Flora. Course Overview(s)The Long Course clocks in at about 4 miles of swimming and 15 miles of running. The course will have 14 run sections and 13 swim sections. The swim sections range from 20yds to 1600yds in a unique and picturesque lake setting. The run sections range from 25 meters to 7.5 miles. The Short Course is about 2.7 miles of swimming and 10 miles of running. The course will have 8 run sections and 7 swim sections. The swim sections range from 20yds to 1300yds in a unique and picturesque lake setting. The run sections range from 25 meters to 5.5 miles. The runs are made up of fire service trail roads, single track trails, paved roads, and off the beaten path wooded sections. The swims are in a lake and there could be some chop if it's windy out. Water temps range from the mid 50s-low 60s fahrenheit. We asked race director Kristen Jeno for a course walkthrough when we interviewed her back in episode 65 of the show and it was so good that we are sharing that again for everyone to listen to. We also have an annotated leg-by-leg breakdown that folks can reference as they listen.Note that Kristen is walking everyone through the Long Course but the Short Course pretty much follows the same route until the end of the long run Leg 5 and then head's back to the start line from there.Leg-by-leg BreakdownLong CourseRun 1: Whippoorwill Farm - OV Trail (.97 miles)This section turns into a single track pretty quickly from the start to be towards the front if you don't want to get stuck in the bottleneckSwim 1: (800yds)A big swim right out of the gateRun 2: Paddy's Creek Trail (.30 miles)Swim 2: (50yds)Run 3: Paddy's Creek Trail - Beach area (.08 miles)Super short run so better to not do a full transition, maybe just get the pull buoy out the way and run to Swim 3 with the rest of your kit onSwim 3: (700yds)Run 4: OV Trail - Unmarked Service Road (.55 miles)Swim 4: (300yds)Run 5: Paddy's Creek Trail - Homestead Trail - Lower Tindo Loop Trail - Unmarked Service Road (7.70 miles)This is the longest run leg of the day by farTeams should have a nutrition plan and pacing strategy dialed in The aid station on this leg is the first time cutoff. Teams need to reach the Homestead Trail intersection aid station by 10:00amThe second time cutoff is at 11:30am at the end of this run.Short course heads back to the finish line from hereSwim 5: (1,600yds)This is the longest swim of the dayLook for the strobe light signaling where the swim exit isCan get choppy if there's windRun 6: Long Island (.08 miles)Swim 6: (450yds)Run 7: Middle Island (.05 miles)Swim 7: (350yds)Run 8: BBQ Island (.05 miles)Swim 8: (50yds)Run 9: Long Arm Campsite #3 - Long Arm Campsite #2 (.42 miles)Swim 9: (125yds)Run 10: Unmarked Trail (.05 miles)Swim 10: (175yds)Run 11: Unmarked Trail - Unmarked Service Road - Long Arm Campsite #1 (1.30 miles)The third and final time cutoff is at 1:30pm at the end of the runSwim 11: (1,300yds)This is the last long swim of the dayRun 12: Half Mile Island (.45 miles)Swim 12: (200yds)Run 13: Unmarked Trail (.05 miles)Swim 13: (100yds)Last swim of the day!Run 14: Park Service Boat Ramp - Whippoorwill Farm (2.35 miles)Last run of the day! It's an incline until the last mile so be ready for thatTraining for Swimrun Lake JamesAs with any Swimrun, every course is different and requires athletes to prepare as best as they can for the demands that the course will present them. We asked our friend, endurance coach and stud Swimrunner, John Stevens to share with us how he would approach training for this race and what workouts he would recommend to prepare for the unique challenges that the race presents.Deck ups!!!! You heard it here folks. John dropped a lot of knowledge about the importance of getting ready for all the swimming, quick transitions, and dealing with the terrain on the runs. Race TipsFor race strategy and tips we couldn't think of a better person to ask than the Swimrunner that has raced every single Swimrun Lake James event. Of course, we are talking about the one and only Marcus Barton. He points to being ready for the cold water and to check to make sure that you have your wetsuit zipped up before you get into the water.SummaryThis race is going to be dope! Lots of island to island Swimrunning in the European style will make for a ton of fun. If you want more background on the race, check out Episode 65 with the Swimrun Lake James race director Kirsten Jeno and Episode 69 for a Swimrun Lake James race recap with The Zaddy Daddies, A.K.A., Marcus Barton and Lee Greene. The 100-Mile Fonta Flora State Trail will connect Morganton to Asheville with hiking and biking trails along the Catawba River, creeks, around Lake James, through the mountains and into our charming downtowns like Morganton, Marion, Old Fort, Black Mountain, and Asheville's River Arts District. It will provide an unparalleled experience for people of all ages and abilities. The full scope of the Fonta Flora State Trail will take many years, but the 32 mile loop around Lake James, as well as other completed sections in Morganton, Marion, Old Fort & Black Mountain have already served as a spark to ignite the passions to complete the project. This region has no shortage of recreational and cultural amenities, and by linking these communities and natural assets, the Fonta Flora State Trail will leverage mountains, waterways, and main streets which have made the region a destination for adventurers both near and far.In this episode I traveled over to Black Mountain to sit down with Beth Heile, Executive Director of the Friends of Fonta Flora State Trail, to talk about the origin and vision for this incredible state trail and navigating through the process of becoming a State Trail. We also talk about the challenge of keeping a large project like this moving forward when it involves three counties, multiple constituents & decision makers, getting bills passed in the NC House and Senate, securing funding to move the project from concept to completion…and a whole lot more, including sections to enjoy right now, and a vision of what is to come. It took over three months for the blanket to arrive from Germany but we were super stoked to receive it and we’re full of gratitude for them making the effort. Feats of EnduranceThis week’s award(s) go to Stirling and Lolo of Team Run for Tacos. They held a fundraising event a few weekends ago on Strava and have a Swimrun in their sights for 2021. Keep up the great work guys!Don’t know what we’re talking about? Join us on Strava and cheer on your fellow Swimrunners as they train all over the world and win free stickers and other cool stuff. This Week in Swimrun (Powered by Raceid.com)We have a couple of updates to share this week.It looks like Swimrunning events in Portugal are back! Swimrun Portugal (check out our interview with race director Bruno Safara on Episode 35 of the podcast) recently announced that the Tamega Swimrun powered by Head Swimming is happening. The race is scheduled for June 6th and offers two distance options. Registration is open on raceid.com.In more of a bummer, the Anjou Swimrun in Angers France announced that they are postponing their 2021 event to 2022. They will be emailing all registered participants with their defer and refund options. The premiere for the film All the Way:The Making of Swimrun Champions was a resounding success last week. Anyone interested in seeing the film has until April 5 to be able to watch it for free at alltheway.se. In related news, we are working on hosting an encore premiere for U.S. swimrunners. We’ll be sharing news about that as soon as we have the date and special guests confirmed. That’s it for this week. Feel free to email us to tip us off to any events or Swimrun news that you’d like for us to share on the show.UpdatesWe have a major update to share! With the help of some generous donations (looking at you Trista and Lori), we’ve managed to raise enough funds to sponsor a second young woman to attend a Wild Swimrun camp as part of their Wild Youth Initiative. We love everything that Wild Swimrun is about and we’re so happy to play a very small part in helping introduce the sport to more women. If you want to learn more about Wild Swimrun, check out our interview with Co-founders Mia and Fanny on Episode 10 of the podcast. The new LTBz hats are here and all the pre-orders have been mailed out! Head over to our store to order one if you’re feeling some FOMO. Use code “NEWLID” to save $10 off any order of $50 or more! This Week’s InterviewThis week’s interview checks off a lot of boxes. We got to chat with a trailblazing race director, learned about the history of Swimrun Lake James, and got a mini-course preview before the sold-out April 24th race. It was great to connect with Kristen Jeno to chat with her about all these topics before the kickoff of the 2021 U.S. Swimrun race calendar. In this interview, we discussed her athletic background and her discovery of Swimrun. (BTW, her first race was the World Championship!) We chatted about her race director background and how she developed her concept to host a Swimrun in Lake James, North Carolina. We got a bird’s eye view of this year’s racecourse from and discussed what the future holds for Swimrunning. You can learn more about Swimrun Lake James on their website. That’s it for this week’s show. Devotional Tantric chant for a life path Barbara Weinstock invited us into her home on Lake James in Nebo, NC to visit her sacred space — a room cleared out for her collection of portraits of her guru and teachers, hand-crafted shrines, and books filled with handwritten notes of mantras that she practices regularly. Yoga is meditation Many people today consider yoga simply a practice of asana, or movements and poses, but Barbara reveals her own truth, which lies just beneath the yoga that is taught in modern day yoga classes. She encourages us to find true meaning in our yoga. Barbara is a practitioner of a tradition of tantra called Sri Vidya -- a way of knowing the universe by understanding self. In this interview, Barbara graces us with insight into her very personal, devotional practice and shares a beautiful chant.
