POPULARITY
The realms of real estate can be appealing especially in the aspect of monetary gain. In reality, there is more to it than that - it is not simply about acquiring low and selling at a high price. To experience more rewards, we must be willing to do the hard work and give value to our product. In this talk, Josh Cantwell stresses the importance of not relying on the “MVP”, recognizing that money is king, and breaking down the dangers of merely getting a deal done. And all the while acknowledging the goal of the hustle - financial freedom - and ultimately, satisfaction in life.[00:01 - 03:52] Opening Segment I welcome today's guest, Josh CantwellHow he got into real estate[03:53 - 14:51] Realities of Attaining Financial FreedomThe meaning of financial freedom and its challenges for entrepreneursJosh talks about his deals and the threat of COVID-19The considerations in building a solid business model[14:52 - 28:48] Dangers of Rushing the DealThe real MVP in real estate investingWhat tenants truly care aboutWhy being on time yet going over budget is better [28:49 - 34:45] Closing SegmentThe truth about business - money is kingFinal wordsTweetable Quotes:“And the big challenge for every entrepreneur in today's market is to sit and think about what they're really trying to do, and realize that yesterday is gone. .” - Josh Cantwell“ You do the hard work. #42 Why Routines & Procedures are Important in Special Education Today's show is all about the importance of setting up routines and procedures within a special education program. Both research and experience tell us that... it is more effective to build positive behaviors than control negative behaviors andthat classroom routines can positively affect students' academic performance as well as their behaviorTherefore, one proactive strategy is for teachers to adopt consistent classroom routines and implement intentional, systemic procedures. And while I feel this is necessary for every regular education classroom, I truly believe that it is more important within a special education classroom or department. When routines and procedures are carefully taught, modeled, and established in the classroom, children know what's expected of them and how to do certain things on their own. Having these predictable patterns in place allows teachers to spend more time in meaningful instruction. Many teachers and people in general use these terms interchangeably and while there isn't a whole lot of difference between them, I do want to point out that they are not the same. A procedure is a particular method for performing a task while routine is a course of action to be followed regularly. But as I'm sure you understand from working within the field of special education...The same routines and procedures will not necessarily be equally effective with all students. And that's where today's guest comes in. Recently honored as the Distinguished Educator of the Year for 2020-2021, Chaia Harrell has taught special education for all grade levels K-12 and is the face behind the brand All Things Exceptional. She has joined us today to talk all about the importance of setting up those routines and procedures from the very beginning and how to modify and change courses when something isn't working for a particular student. In today's episode we talk aboutWhy is teaching routines and procedures important for any teacher but specifically for a special education teacherWhat Routines and Procedures Should You Teach FIRSTHow routines and procedures that work well with most students but other students need those routines & procedures modified just a littleHow do you incorporate visual supports if they are neededAnd More!Mentioned in the Show...What's Your Special Educator Superpower QuizThe Intentional IEP Summer PD SeriesYou can find Chaia on Facebook @allthingsexceptionalAnd on Instagram @allthingsexceptional

The Storm Skiing Podcast is sponsored in part by:Mountain Gazette - Listen to the podcast for discount codes on subscriptions and merch.Helly Hansen - Listen to the podcast to learn how to get an 18.77 percent discount at the Boston and Burlington, Vermont stores.Who Tim Smith, President and General Manager of Waterville Valley, New HampshireRecorded onFeb. 22, 2021 Why I interviewed himBecause Waterville Valley is one of a half-dozen or so leading ski areas in one of the nation’s great ski states, a bustling and full-throttle anchor in the I-93 corridor threading up from Boston. Like the megaresorts of Colorado’s Summit County, the accessibility of these big mountains lining the interstate make them the first encounter with big-mountain skiing and the home base for countless weekenders from the population areas lingering to the south. For many people, Waterville Valley and its neighbors define what skiing is and what it means to them. This is condo and home mountain country, where skiers commit to a favorite and plant themselves there. Even among its towering neighbors – Loon, Bretton Woods, Cannon, Attitash – Waterville Valley is a good choice. It’s about to get better. The mountain, owned by the high-profile Sununus of political fame, is resetting its image with a gargantuan multi-year expansion plan, even as it just cut the ribbon on the new Green Peak pod a few years back. I wanted to talk to the guy driving all this forward.Waterville Valley from above. Photo courtesy of Waterville Valley Resort. What we talked aboutWhy the resort joined the Indy Pass; burnishing Waterville’s indie credentials; the resort’s high-profile owners and the firewalls that separate their political power from resort operations; the White Mountain Super Pass and how many of Waterville’s passholders opt into that; kids-ski-free passes; Waterville’s ski-a-day-and-if-you-hate-Covid-skiing-defer-it pass offer; the mountain’s 10-year master development plan; when a global pandemic hits a month after you announce this plan to the world; the recent Green Peak expansion and how that ignited the far larger current project; what one of the developers of Winter Park has to do with Waterville Valley; the high of resuscitating dormant ski areas; developing the new trail network by hike-and-survey hustle, and how it will differ from the current layout; Waterville Valley’s growing glade network; Sugarloaf, the greatest lost ski area in Michigan; the potential for an eventual South Ridge expansion; upgrades to White Peaks, Sunnyside, and the World Cup T-bar; decommissioning the Northside double; why the mountain replaced the High Country double chair with a T-bar; the importance of lift redundancy; the utility of fixed-grip lifts; why the most technologically advanced lift is not always the best lift for every situation; transforming Waterville Valley into a Western-style pedestrian resort experience with a new lift out of the village square; development potential for the town when the new lifts go in; you can already ski from the existing trails back to town and Tim will tell you how; the sorts of lifts that will serve the trail expansion; why the ski area will move its learning center and carpets to the new base area; how Covid ops are going and which changes we may see carry on after the pandemic fades.Photo courtesy of Waterville Valley Resort. Why I thought that now was a good time for this interview Because of the Indy Pass partnership, of course, but also because Waterville Valley is moving ahead with the Northeast’s most impressive current expansion plan. The ski area’s sprawling project will finally connect its pedestrian village with the ski area and substantially increase the size of the resort’s trail network and lift fleet, adding a two-stage gondola or chondola and upgrading and adding several additional lifts. Once complete, Waterville Valley will stand as one of the most complete ski areas in New England, burnishing its destination credentials and further defining itself as one of the state’s standout resorts. With Covid fading and the future crystalizing, I wanted to get a sense of exactly what this expansion will look like, how Waterville Valley will make it happen, and when we can expect to see progress.Waterville Valley’s trail network before and after the next expansion. Image courtesy of Waterville Valley Resort.Questions I wish I’d askedSince the beginning of the year, I’ve started most podcasts with a more personal exchange about my guests’ backgrounds and how they rose to their current job. It adds a humanizing element to the pod that I felt was missing before. There is so much happening at Waterville, however, that we had to get right into the Indy Pass announcement and move onto the expansion, and we didn’t have time for anything else. This is an interesting and dynamic mountain, however, and I’m sure I’ll be checking in with Tim to monitor expansion progress in the coming years. What I got wrong A historical fact about the White Peaks Express. The mistake is spelled out clearly in the pod so give it a listen if you want to hear why I’m a dumbass. Why you should go there Because don’t you want to be that guy telling stories on the chairlift about how you were there before they dropped trails off the backside of Green Peak down into the village? The whipper-snappers of future epochs will be amazed at your tales. Really, though, this is a formerly staid mountain that’s getting interesting. Built by a racer for racers, Waterville Valley for decades lacked the sort of glade-and-bump terrain that makes a mountain interesting. This has been the Northeast template for a long, long time, but that’s starting to change. Smith in particular seems invested in maximizing the mountain’s potential for all sorts of skiers, and he’s aggressively growing out the glade network and tiptoeing away from the GROOMATHON mindset that buffs many Northeast mountains (hi Okemo), flatter than a Wal-Mart parking lot. Plus it’s easy to get to and it’s on the Indy Pass and it has 2,000 feet of vert so why would you not go there? Blanche Colson got in touch with Debbie after listening to a previous episode with entrepreneur Peter Corbett on the topic of mortality, death and becoming a hospice volunteer. Blanche knew Peter through the New York Zen Center for Contemplative Care and wanted to tell her own story about her evolving relationship with death. Blanche retired after a career in school administration in Eugene, OR. She’s an empty nester, having raised two children as a single parent, and was wondering what’s next when a near fatal car accident jolted her into realizing it was time to make a change. She wanted to get more comfortable with the mystery of death and our reluctance to talk about it so she moved from Eugene to New York to study at the Zen Center, where she met Peter. This is where Debbie challenges her on being ordinary, as not everyone would get on a plane and move to New York to study death and dying.Through the Zen Center’s program, she learnt the basics of contemplative care: sitting at the bedside of the sick and dying, truly listening and resisting the impulse to save or rescue them. As part of the training, she volunteered at a geriatric center where the residents were wheelchair or bed bound and utterly dependent on the staff for their needs. You’ll hear her mention Chodo. Robert Chodo Campbell is a well-known Sensei or Buddhist teacher and the co-founder of NY’s Zen Center. He was Blanche’s mentor. There’s one more thing Blanche mentions: an intentional community. It means a planned residential community designed around social cohesion and teamwork. Not a hippie commune exactly but definitely a place for the alternative-minded. She lived in an intentional community near Eugene for 20 years. And she chose Ganas, an intentional community on Staten Island, as her home in New York. Again not something that an ordinary person might do.Finally, Blanche’s time at the Zen Center was only the first step in her journey to change the perception of death as dark, fearful and something we can’t talk about. Since this conversation she has officially started her training to become a death celebrant or death doula. Blanche pitched herself as an ordinary person, someone whose perspective is too often lacking on podcasts. But she’s really not ordinary at all. She’s brave and adventurous, just the kind of guest who should be on a Gap Year podcast. 4 Content Marketing Mistakes That Will Wreck Your ROIHere’s what we know: content marketing is a massively effective method of increasing ROI and overall customer engagement. Also: content marketing is not as easy as whipping up some content and tossing it into the oven of the Internet. Careful consideration and strategy is required, and sometimes, even with the best intentions, major mistakes can be made right from the get-go.So let me ask? Are you happy with your content marketing results? If not you may be making crucial mistakes!(If you're feeling generally unsatisfied with more than just your marketing results, you may find our FREE, 4-week mini course on the pillars of the authentic self to be invaluable!)Recently I sat down with super brain Amanda Milligan at Fractl (an online marketing agency specializing in engaging and emotional web content on the web). Here’s her advice:Mistake #1: Content That’s Too BrandedContent that looks like a traditional ad will be responded to like a traditional ad — like you’re just trying to sell and not engage. If your content is presented in a more natural, organic way, people will be more likely to receive it well and not merely consider it an endorsement of your company’s credo.Fast Fix: Form ideas around the overall values and objectives of your company, not the brand itself. For example, if you’re a car insurance company, create content about safe driving, not about how to find the best insurance out there.Place your logo on content once in a noticeable but not eye-catching area. The bottom of an infographic or a single link in an article work well.Use subtle methods of incorporating branding, like fonts or colors, that don’t immediately call attention to the company but are reminiscent of the brand.Mistake #2: Not Getting Your Audience InvolvedIf you’re using outdated approaches to content creation, like anticipating the communication stream only going one-way, you’re in for sub-par results. Consider every content strategy to be a conversation, and be sure to facilitate that back-and-forth. It’ll open doors for new customers.Fast Fix:Comments and other means of feedback can allow your potential customers to interact with your content and thus feel more connected to it. Create channels to facilitate the building of relationships, either through comments or social media.Craft content that’s interactive — allow the audience to click, explore, and participate. You can do this with interactive graphics, quizzes, maps, and other multimedia.Listen to what your audience is saying. They could be telling you exactly what they want to see and learn, but if you’re not paying attention, you’re missing countless valuable opportunities.Mistake #3: Conveying Facts But Missing EmotionContent isn’t all about teaching and informing; it’s about connecting and experiencing. All you have to do is tap into humanity. Tap into what brings us together in real life — the emotions that ignite empathy — and you’ll have content that’s both memorable and impactful.Fast Fix:Don’t think of content as an article or instructographic — think of it as a story. Ask yourself: What does this information actually mean to the person reading it, and how can I illustrate this? That’s when the story comes in.Read your own content. Write down three words about how it made you feel, being as specific as possible. If none of these words are an emotion or they’re too vague (and are instead “informative” and “interesting” rather than say “surprising” and “inspiring,”) start from scratch.Consider incorporating the emotions that often lead to virality in order to give your content an edge right from the beginning.Mistake #4: Overthinking Content And Missing ContextSure, content can speak for itself. But think about it this way: You can write an incredible book and leave free copies all over town, but virtually no one will read it. Why? With so much content available, everything is about curation, meaning getting your content published in the right place can mean everything.Fast Fix:Don’t just think about what sites get the most views — make sure to carefully consider where your potential customers are and target the sites they visit.Create a team of media relations specialists who can build relationships with publishers. This team should be at least equal in size to your content development team.Study how to send out pitch emails. Make sure the headline is eye-catching and to-the-point, and make sure the body of the email succinctly explains:What the content is aboutWhy you’re pitching it to this publisherWhy the audience will enjoy itIf you’re making any of the above mistakes, now is the time to improve your process. Once you’ve identified your pain points and you’re creating the right content in the right place for the right audience, you’ll see big changes in your ROI.How is your content strategy working?------Resources Mentioned:Culture Camp: https://www.smarttribesinstitute.com/culture-camp/FREE mini-course: https://smarttribesinstitute.com/byb-minicourse/Beyond Your Brain: https://www.smarttribesinstitute.com/stiretreat/Content Marketing: http://www.forbes.com/sites/christinecomaford/2012/03/19/double-your-sales-and-trump-your-competitors/Increasing RIO: https://www.custedge.com/why-our-brains-buy-and-how-to-convert-prospective-customers-into-loyal-advocates/Amanda Milligan: http://www.linkedin.com/in/amandamilliganEmotions & Virility: http://blogs.hbr.org/2013/10/research-the-emotions-that-make-marketing-campaigns-go-viral/Contact Christine: https://smarttribesinstitute.com/contact/Strategy Session: https://smarttribesinstitute.com/strategy-session/You’re busy growing. In this episode of the Customer Strategy Podcast, I talk with my good friend Gray Skinner, the CEO of MasterBorn Software.MasterBorn Software is a development outsourcing firm based in Poland that serves customers in Silicon Valley. Gray and I first met several years ago when he moved to Bend, Oregon, to become a professional triathlete. He ended up becoming the CEO of a startup called Droplr, which he sold and is now the CEO of MasterBorn Software. The number one question on Gray's mind when it comes to his customer strategy is scale. The team at Masterborn is currently made up of 15 to 20 people, and he's looking to grow that to 50 or even 100 in the next six to 12 months, as there's a tremendous demand for the service that they provide. On this episode, we talked a lot about using the “fresh start” in the customer strategy method framework, as a way to take what Gray knows in his head and is doing a really good job of with his clients, but is not scalable nor systematized, broke that down and came up with the most important pieces that they need to focus on, in something called a client brief.I think you're going to find the topic interesting, and Gray is just a fascinating individual, incredibly accomplished professional triathlete, 2-time CEO, and just a wonderful friend. I really think you're going to enjoy this episode. What we talk aboutWhy and how he sold Droplr.About MasterBorn Software and the kinds of clients they serve. The single biggest customer strategy challenge at MasterBorn Software.Things they could do down the line that would help alleviate bottlenecks in the company.Resources mentioned:Download the Customer Strategy Method Blueprint. What to do next:Click here to become a guest on the showApply to work with Nils

My guest on the podcast is Anastasia Georgievskaya, General Manager at Youth Laboratories. She’s the co-founder and General Manager at Youth Laboratories, a company developing tools to study aging and discover effective anti-aging interventions using advances in machine vision and artificial intelligence. Anastasia has a degree in bioengineering and bioinformatics from the Moscow State University. She won numerous math and bioinformatics competitions and successfully volunteered for some of the most prestigious companies in aging research including Insilico Medicine, which I interviewed earlier on this podcast about its product innovations. She helped develop an app for tracking age-related facial changes and was one of the driving forces to organize the first beauty competition judged by the robot jury, Beauty.AI.This inspired me – not because of the topic – but because of the transformational effects technologies such as AI are starting to have on our day to day life. What triggers me is what we could learn from examples like this to inspire other forms of value creation. Hence I invited Anastacia to my podcast. We explore the value of her company’s product innovation beyond the point of beauty. What lessons have been learned, what are the essentials to get right, and is the potential for society at large. Here are some of Anastasia’s quotes. The company's story started with the Beauty.AI contest, and then...It's a beauty competition judged by Artificial Intelligence, the first one in the world. We believe that tracking your skin health and the biomarkers that can be seen on your face is very relevant because images are a very cheap source of data and it's very affordable. If you want to track the skin condition and track the dynamics, you need to make sure you can track its in‑dynamicsalgorithms can adjust to your baseline, and then you would be able to track the effects of different changes on your skin. For example, your nutrition, your lifestyle, amount of sleep, weather, sports, only you can understand what's the most beneficial lifestyle for you. It's very well‑aligned to the trend of personalization During this interview, you will learn three things:That AI will change our approach to many questions – and as such spark new ideas for creating value we currently don’t have an idea aboutWhy collaboration is key to not only accelerate the innovation process but more importantly, give you insights to increase the value you offer with your solutionHow involving skeptics increase the relevancy and simplicity of your solution.
