They will cover topics such as how to get started investing in property, how to mitigate risks, and their future plan to launch an incubator for people interested in getting into the real estate market.   Enjoy!   In This Episode 2:12 - Jared's take on how to start investing in real estate   4:02 - Erik's advice on how to build a passive income the fastest   6:23 - Ryan's perspective on why people are afraid to invest   12:19 - Smart and easy steps for getting started with rental properties   16:32 - An investor's mindset when dealing with risk   26:09 - Why time is an investor's best friend   35:04 - The definition of an incubator in real estate   44:52 - The power of Roth IRA   52:17 - How Ryan, Jared, and Erik view past mistakes   1:03:07 - Creative ways to get a toe in the water on property investing   1:14:13 - What's next for Jay, Ryan, Jared, and Erik   Favorite Quotes "At the end of the day, our goal here is to create passive income that exceeds our expenses. The fastest way to start building that passive income is to acquire the assets that are going to pay for it. The fastest way to acquire the assets is to use other people's money." - Erik Hitzelberger   "The number one way to get into real estate is to find a dealer and find a way to make money on it. But don't always shoot yourself short. Maybe there are other options, other strategies that could make sense besides saving up a bunch of money." - Jared Kelley   "The money is the easy part. There's a lot of money out there and it's sitting on the sidelines and people would gladly give it to you if you can show them a way to turn a profit from. If you can put together the deal, the money will come." - Erik Hitzelberger   "Sometimes we forget that our trade or our knowledge is worth something and it doesn't just have to be money that's on the table. Buying is the number one thing to do. If you buy right, the money's going to fall." - Jared Kelley   "You don't have to jump all into this multimillion-dollar rental company. It doesn't need to be multifamily, that's not maybe a starting point for you. It could be for somebody if you find the right deal. But for those who are just starting out, it can be smaller steps." - Ryan Breznik   "The worst place you can have your money is in cash. The higher the inflation rate, the worse that is. Everyone should have a savings account to cover unexpected costs. After that, the money that you have is losing value every single day. “ - Erik Hitzelberger   "If you're not working on developing your own operational plan for your finances, no one else is. It's just sitting there. Time goes by and time's never on your side." - Erik Hitzelberger   "Don't beat yourself up about those past mistakes. But utilizing them and analyzing that portion of your life or where you are as an investor is important." - Ryan Breznik   "Somebody is going to control your finances. Somebody is going to control your time. I think that person should be you. You're doing yourself a huge disservice if it's not you. So take the actions, find the right people, get yourself educated, and get started." - Erik Hitzelbeger   How to get connected: Jared Kelley Ryan Breznik Erik Hitzelberger   Connect with Expert(ish) Podcast Host JAY JOHNSON   Call (858) 925- 4536   Website LinkedIn Facebook Instagram

Over Coffee® | Stories and Resources from the Intersection of Art and Science | Exploring How to Make STEAM Work For You

Learning about the world by making things and experimenting?  Playfully combining art. science and technology to make some incredibly cool stuff?  Crafting both educational experiences and interactive art? That's exactly what Los Angeles-based design studio Wonderful Idea Co. is all about. And so is A Tinkering World Tour, their popular online hands-on workshop, which premiered in April!  Currently, Season Two of A Tinkering World Tour is in the funding stage on Indiegogo. And when Season Two starts in September, says Wonderful Idea Co. Co-Founder/Managing Director Ryan Jenkins, workshop participants get to "visit" five different countries.  But they won't just be visiting. Instead, they'll be working along with local makers, artists and educators, to create some exciting projects!   But no fancy materials will be needed.  These creative workshops will be using materials commonly found around the house. Among Season Two's "destinations" are Italy, Nepal and Singapore. While Wonderful Idea Co. introduced their Tinkering World Tour in April, 2021, the workshop series is just one of their recent innovations. Wonderful Idea Co. creates interactive exhibits and art for museums and makerspaces.  They offer professional-development workshops for educators and artists.  Often, their lessons lead to an epiphany--students can learn effectively while having fun making and tinkering. In addition, their blog and "projects" page, on their website, offer a lot of exciting ideas for projects -- including a mouse-powered knitting machine! And they're also planning some exciting Automata Tinkering Global Workshops  in September, in collaboration with U.K.-based Cabaret Mechanical Theatre. Ryan shared the story of Wonderful Idea Co., offered a look inside A Tinkering World Tour and shared some of his favorite resources. On this edition of Over Coffee®, we cover: How Ryan first came to realize the value of playful exploration for learning; How the Wonderful Idea Co. came into being; The story of A Tinkering World Tour; One of Ryan's favorite experiences during the first workshop series; A preview of what's going to be happening in September: Some of Ryan's favorite resources for maker projects; A closer look at two eco-friendly maker projects Wonderful Idea Co. has been creating; Ryan's vision for the future with Wonderful Idea Co.'s approach of playful exploration; A look at sustainable resources for making and tinkering; A preview of the Global Automata Workshops; One epiphany Ryan witnessed, with a student who took a hands-on making workshop; What's coming up for the Wonderful Idea Co., after October.

We live in a world where we've come to expect everything to be easy, including our relationships. Many of us still believe that a relationship should only feel good, and when bad feelings come up, something has gone wrong. Making a subtle, yet powerful shift, from relating unconsciously from the mind (that which is false) to relating consciously from the heart (that which is true), is a simple concept that was created from this profound idea that our true nature is love.  In this episode you will hear:  How Ryan and Olesea discovered the power of conscious communication How Tina was able to revive her relationship with her husband How to be a better listener in your relationship How to avoid common relationship problems Bringing harmony into your being with meditation For more information on High-Performing Coach's latest workshops and events head to highperforming.coach/events

Even though the concept of “side hustling” has become more popular in the last few years, the majority of people will tell you that finding a good, stable job, working hard for promotions, and continuing your education on the side is the most reliable path to financial fitness. Show notes at https://thesternmethod.com/mary-swander Mary Swander is an award-winning American author, dramatist, performer, speaker, and teacher. She is the former Poet Laureate of Iowa and a professor emerita Distinguished Professor of Iowa State University. Mary is the Artistic Director of Swander Woman Productions, a theatre troupe that performs dramas about food, farming, and the wider rural environment. She is also the Executive Director of AgArts, a nonprofit designed to imagine and promote healthy food systems through the arts. Her latest book is The Maverick M.D.: Dr. Nicholas Gonzalez and His Fight for a New Treatment for Cancer (New Spring Press). The Maverick M.D. is the story of how Dr. Nick Gonzalez perfected the scientific theory behind Dr. William Kelley's work and put the protocol into practice in New York City. Gonzalez drew courage from his Christian faith, from Mexican-Italian-American family, and from key loved ones, colleagues and mentors.  He spent years treating patients with the most serious conditions--from cancer to diabetes to lupus. But he wasn't satisfied as an outlier in the medical community. He wanted his work put to the test with a clinical trial. This book portrays a man who fought for the acceptance of a nutritional cancer treatment in the halls of some of the most established U.S. medical institutions. Against intense opposition, Nick Gonzalez's determination held up until the end--a scientist who developed a therapy that saves lives and promotes the healing of the human mind, body and spirit.             ***Resources Mentioned*** Mary Swander   Swander Woman Productions    Agarts: Imagine a healthy food system New Spring Press Nutricology Pancreas Pork Natural Glandular Capsules Nutricology ImmoPlex Natural Glandulars The Nicholas Gonzalez Foundation The Maverick MD ***   In This Episode: Ryan takes a candid look at Dr. Nicholas Gonzalez’s life and “the man behind the suit” in the discussion with his biographer, Mary Swander. You’ll learn about why Ryan thinks so highly of Dr. Gonzalez, his life and personality, the Gonzalez Protocol and the results it produced. Ryan and Mary delve into Dr. Gonzalez’s attempts to take his enzyme therapy protocol to clinical trials in the conventional medical arena. They also discuss Mary’s experience as a patient of Dr. Gonzalez for over 20 years. You’ll gain insight into the brilliant mind of Dr. Gonzalez, his spiritual life, his concept of balance, and his mysterious death. And speaking of brilliant minds...at the end, you’ll be treated to a special creation by Ryan’s son, Ryder!            Timestamps: 2:35  How Ryan learned about Dr. Nicholas Gonzalez Dr. Gonzalez was speaking at The Truth About Cancer conference Smartest guy in the whole field - genius  Didn’t consider himself an integrative medical practitioner Helping people with cancer and other degenerative diseases Ivy-league doctor, traditional medical training 5:15 What was the paradigm shift which caused Dr. Gonzalez to go into the realm of unconventional medicine? His two loves : literature/arts and medicine Accomplished investigative journalist - worked for Time, Inc. Linus Pauling encouraged him to go to medical school after an interview Sloan Kettering Medical School When Dr. Gonzalez’s father got cancer, he stood beside his father’s death-bed and vowed he would find a cure for cancer. Met dentist William Kelley who had cured himself from pancreatic cancer Dr. Gonzalez wanted to know how Dr. Kelley cured himself and his patients - went to Texas to investigate how Came back to Sloan Kettering and tried to prove Dr. Kelley’s method in the conventional setting Wanted clinic trials but conventional medicine wasn’t cooperative Dr. Gonzalez had family in Mexico and could have gone there to practice alternative medicine but wanted to stay in the US. 11:45 Mary Swander’s experience as a patient of Dr. Gonzalez       Dr. Gonzalez passed away in 2015   MaryBeth Gonzalez (widow) has worked hard to keep his legacy alive   Mary Swander was patient of Dr. Gonzalez for 20 years   Group of scientists with breast cancer wanted to work with Dr. Gonzalez to heal metastasis On the advice of a friend, Mary worked with Dr. Gonzalez to clear up her fibrocystic tumors and to build up her depleted immune system   Mary didn’t want people to forget Dr. Gonzalez and his work. She felt a book needed to be written about his life and therapy. Dr. Gonzalez’s widow, Mary Beth, agreed. 17:00 What surprised Mary about Dr. Gonzalez’ life During the time Dr. Gonzalez was a journalist, he used to read a book a day.   He researched and was fascinated with ecology As a child, Dr. Gonzalez used to spend his summers camping at Lake George, NY. The rest of the year, his family lived in NYC. Went to Brown University but transferred for a short time to Cornell to study agriculture Read Sir Albert Howard and other sustainable agricultural teachers Thinking holistically at a very young age 21:25 The experience of trying to explain unconventional healing to conventional medical practitioners Dr. Gonzalez identified 12 different metabolic types Dr. Gonzalez was very “balanced” on his own scale of metabolic types Dr. Gonzalez’s grandparents were immigrants, exceptionally bright and accomplished. Mexican-Italian heritage. Ancestors helped lead the Revolution in Mexico and included accomplished musicians. Isaacs on pancreatic cancer and enzymes published in medical literature Encouraged by doctors at the NIH to do a clinical trial Trial took place at Columbia University over course of 10 years Dr. Gonzalez wrote a book called What Went Wrong  because so many procedures weren’t followed In the end, researchers at Columbia published a paper which said the protocol didn’t work Success of the protocol often depends on the compliance of the patient Dr. Gonzalez didn’t cure everyone who walked through his doors   1:09:33 Mystery surrounding Dr. Gonzalez’s death News articles are not definitive Facts of the death (not conspiracies) are in the book Autopsy and second round of tests were performed Heart attack was ruled out Died suddenly at age 67 Not much reliable information on the internet about Dr. Gonzalez 1:13:45 Book: The Maverick MD Engaging book Readers want to know when the movie is coming out Book available on Amazon and New Spring Press Gonzalez Foundation- widow Mary Beth working to bring into print all the books Dr. Gonzalez was writing 5 books published so far 1:17:00 Picking up the torch where Dr. Gonzalez left off 1:19:30 Ryder’s first knitting project :) If you have a question or comment about this episode let us know below!!   Keywords                                               Volume                  CPC          PPC             SCORE   Pancreatic enzymes                              27100                      1.3              .87                45 Enzyme therapy                                      1300                      1.11            .9                  41 Alt:pancreatic enzyme replacement        1000                      1.62          1.0                  42 Alt:enzyme treatment                                720                       1.07         1.0                  26   Proteolytic enzymes                                 9900                        .91           1                    48 Alt: Proteolytic                                         18100                      1.37          .02                 49 Alt: Enzymes proteolytic                           27100                      1.15         .96                 43 Alt: Enzyme supplements                           5400                      1.85         1                    49   Enzymes                                                165000                       .47           .78                 64 Digestive enzymes                                   90500                     1.39           1                    59   Gonzalez protocol                                          90                      1.1             .16                 37 Dr. Nicholas Gonzalez                                  590                    1.13             .11                 37 Dr. Nicholas Gonzalez death                        480                     3.36            .12                 24 Nicholas Gonzalez Foundation                      10                        .78            .04                 33                                    Maverick MD                                                   0 Mary Swander                                                70                         0                .03                39 Mary Swander author                                      0   Metabolic typing                                         9900                          .67            .06                  37   Dr. William Kelley                                          90                           0                .04                 31   Nutritional cancer treatment                        110                        3.49             .45                  50 Nutritional therapy for cancer                       210                       1.45             .5                    44 Alternative cancer treatment                     4400                         7                 .03                  51   Dr. Linda Isaacs                                          290                         0                  .02                  25

The time maxillofacial and oral surgeons spend in residency is invaluable, but sometimes what you learn in practice can be just as beneficial. This sentiment is echoed by Dr. Ryan Sheppard, today’s guest, who is on the show to talk about platelet therapy and internal sinus lifting techniques. We open the episode by taking a look at Ryan’s history in surgery, the influences of having a surgeon for a father, as well as how being trained in Texas and Chicago gave Ryan unique perspectives on surgery. Technology entrepreneur, Ryan Williams, is Mark’s guest on the podcast this week. Having started his first business at age 13, Ryan went on to graduate from Harvard College, and is currently the Co-Founder and CEO of Cadre, a highly successful online marketplace that provides institutions and individuals access to previously inaccessible quality real estate and alternative investment opportunities. Along the way, he has worked at The Blackstone Group in its real estate private equity division, and at Goldman Sachs in its technology, media, and telecom group. The passage he has chosen to discuss today is Psalms 23. Ryan begins by reciting the passage and sharing its significance for him, which finds its roots in his childhood. He and Mark then explore the significance of David’s experience as a shepherd, particularly in elucidating the sheep-shepherd relationship, the passage’s interwoven themes, and the enlightening context provided by the actual criteria for sheep to ‘lie down’. Ryan then reveals how his experience as a CEO has impacted his faith, describes his personal relationship with God, and recounts an absolutely beautiful moment when he was moved by God to speak at his grandfather’s funeral. As is the tradition on the podcast, our guest concludes by sharing the lessons he has learned about humankind. Ryan’s passionate tale of how this passage, ‘one of the most well known pieces of human thought’, has been an intimate part of his life from childhood to present day, influencing the way he works and leads his company, provides yet another striking example of the guiding and inspiring power of the Bible in the world and in our lives. Episode Highlights: · Ryan’s recitation and summary of today’s passage · Its significance for him · The significance for this passage of David being a shepherd · The passage’s two interwoven themes · The sheep-shepherd relationship · The criteria for sheep to lie down · How Ryan’s experience as a CEO has impacted and defined his faith · His deeply personal relationship with God and hearing his voice · Ryan’s eulogy for his grandfather · The lessons about humankind that Ryan has learned Quotes: “This is the first psalm, first verse I ever memorized growing up, you know, something my dad made sure I memorized and had to recite in front of my church and he had done as well.” “The perfect reading for anyone looking for comfort in the midst of a storm from a very deeply personal place.” “We oftentimes think that we’re walking alone.” “When there’s a shadow, there’s always light.” “The ultimate shepherd is always there for me.” “I make sure our team doesn’t get too high or too low.” “It’s universal and I’m trying to make sure that I apply these lessons David has, as the shepherd to my flock, to my sheep, at Cadre.” “Faith was the thing my family always leaned on, and I could lean on, and that goes back generations.” “You have to be open to it.” “They saw a child go up there and speak from a place of love and care, and someone that was inspired by God.” “We’re all a lot more similar than different.” “Open dialogue and conversation can solve a lot.” “We’re all sheep and our ultimate shepherd is the Lord.” “Our ability to come together under Him, with Him, for Him, I believe will lead to greater prosperity, fulfillment and love for all – something we all want.” Psalms 23 - https://www.sefaria.org/Psalms.23.1-6?lang=en&with=all&lang2=en Links: The Rabbi’s Husband homepage: http://therabbishusband.com/ Mark’s Twitter: https://twitter.com/markgerson?lang=en

Ryan Begelman ~ Co-Founder of Summit Series & Biznow Media ~ Current Series ~ 100 Interviews with 100 Major Influencers   Ryan Begelman is the cofounder of Summit Series and the former CEO and co-owners of BizNow Media. In 2008, Ryan bought into Bisnow Media, became CEO, and bootstrapped it with its founders, Mark and Elliott from $1,000,000 to $20,000,000 in revenue with $7,000,000 annual profit. In 2016, he led the sale of Bisnow to a private equity firm for $50,000,000 and today, Bisnow is the largest producer of commercial real estate news, conferences, and webinars. Bisnow's now has 80 employees operating in 28 metro markets and hosts over 300 annual conferences attracting more than 70,000 attendees.  I first learned about Ryan when I read Steven Kotler's book Stealing Fire. In the book they tell the story of 3 young guys that want to rub shoulders with giants and how they got there. Ryan and his buddies came up with an idea to host a ski trip for some of the world's top entrepreneurs and thought leaders. Nineteen people showed up and thus started what is now called Summit Series. Summit Series began as an event series with a mission to unite world leaders through events designed to catalyze positive personal and collective growth. They gather leaders and feature icons like Jeff Bezos, Richard Branson, Jessica Alba, and Al Gore.  I thought that idea was really creative and smart, but then as when I learned the next part of the story was one of the boldest, smartest, most genius moves I had ever heard of.  After creating Summit, Ryan and his friends decided they wanted to take their ‘community building' to the next level and buy a mountain….yes a mountain...where thought leaders and entrepreneurs could live, work, visit and enjoy. So they acquired America's largest ski resort for $40,000,000 Powder Mountain, where they created an actual town of entrepreneurs and successful people that go to the mountain for conferences, vacation, visiting, and living. Current to date, they have sold over $160,000,000 in homesites.       02:08: Intro     11:28: Getting Involved with Bisnow Media    14:57: How Ryan and His Partners Got Connect w/ Some of the World's Top     Entrepreneurs and Creating Summit Series    23:33: Creating an Entrepreneur Event at The White House    30:23: What Ryan & His Team Did When They Were Worried No One Important in Washington D.C.
