Distressed office buildings are becoming a defining part of the current market cycle, especially as higher vacancy, tighter lending conditions and slower demand continue to pressure owners. But distress does not always mean an asset is obsolete. In many cases, the challenge is financial, creating an opportunity for other buyers to reinvest and compete for tenants.Real Capital Solutions is one of the firms taking that selective approach. With over $5.1 billion in investment since 1984, the company is targeting assets with strong fundamentals but challenged capital structures, focusing on properties that can still perform well with the right leasing strategy and repositioning. In this episode of Step Into My Office, CPE's Olivia Bunescu talked with Real Capital Solutions Founder & CEO Marcel Arsenault about Denver's office reset and the firm's approach to buying into distress. Arsenault touched on the idea that office is both an operating and a people business, what lenders still get wrong about the sector, which assets the firm is targeting and what office recovery will look like going forward. Here's what they discussed:How's the office market right now? (01:42)Office as an operating business, not a passive asset class (03:06)The lender pullback (05:21)Identifying real opportunities in distressed office (08:42)Financial distress vs. operational distress (11:28)Why is Denver different? (13:04)Neighborhoods and building types RCS is watching (14:38)Cap rates, cash flow and the role of lenders in the recovery (16:04)Why some obsolete office buildings may not be fixable (20:19)First moves after acquiring a distressed office asset (22:30)The outlook for Denver and the national office sector (25:19)Real estate is ultimately a people business (28:03)

Most guys don't think about the end when they start a business. In this episode, Weston sits down with Mark Arsenault from Green Monster Landscapes to talk about what changes when you've been doing this for a long time… and start thinking about what comes next. Mark shares his path through nearly three decades. Building crews, going through a full reset, and rebuilding the business in a way that actually fits how he wants to work. They get into something that hits for a lot of contractors. A lot of owner operators aren't building something they can step away from… they're building a job. When you start thinking about retirement, that reality hits a little different. The longstanding question of how to get more people involved in bonsai has been asked and pontificated about since the beginning of bonsai clubs in North America. This obscure art form has so many barriers to entry and at times seems impossible to expand due to its intricacies and nuances. However, Tim Arsenault and his team at Bonsai BAR found a common past time to pull beginners into the art and have started building a broader and better community, not by breaking new ground, but by applying the proven method of social engagement, mixed with a little liquid bravery, and an encouraging guide to a newbie's first encounter with the tiny trees. Tim took the sip and paint method that swept the country by storm in the beer and wine boom of the past decade and applied it to the art of bonsai. Since its inception, Bonsai BAR has been a happening across North America. Riding on the shoulders of passionate instructors who want to share their love of bonsai, combined with some brilliant ingenuity of formalizing beginner education, Bonsai BAR is forging relationships that allow Tim and his team to address the growing demand for their offerings. Bonsai BAR might be the biggest thing to hit bonsai since its inception in modern western culture, and the sky is the limit for how this evolved touch point of beginning bonsai education could be applied to involve more people in the bonsai endeavor. Ryan and Tim sit down to discuss Tim's beginnings, how Bonsai BAR got off the ground and came to be, and to discuss the seemingly limitless future of Tim's concept and how it truly can create a bigger and better bonsai community that fosters the expansion of the art for years to come. Take a look at Bonsai BAR's offerings here. To become a Bonsai BAR teacher or ambassador check this out to start your journey.

Tim Arsenault returns! In episode 8, Tim and Dave sit down at the EWA fly shop after weather permitted an on-water spey day, to catch up and discuss the latest at Bridge Outfitting and what's coming in 2026. This ones full of industry happening's, nuggets eluding to new product releases and a lot of insight into the world of Spey casting and what makes Bridge Lines such a hot commodity... and also, the real life struggles and triumphs that brings them to life. This is a fun one! About | Tim Arsenault: I have spent a good portion of my life fishing for Steelhead and Salmon all around the Pacific Northwest region, and over a decade in fly fishing retail. During this time I was exposed to a great many talented people, fly lines, rods, and just about everything else involving fly fishing. As I continued working in the industry I developed ideas about where fly lines and tackle could go in terms of design and intended uses, as well as what I wanted and expected out of the tackle I used day in and day out. About | Dave McCoy: Raised in Eugene, Oregon, my stomping grounds were of legendary namesake; the Deschutes, McKenzie and North Umpqua Rivers among others. I quickly discovered the thrill of having a fish on but was always in awe of my surroundings. My early exposure to water in all forms led me away from fly fishing to pursue a career as a ski race coach but was always mindful of what fly fishing brought to my life. I have a habit of relentlessly pursuing the effort to exceed expectations and create a more inclusive narrative for this sport.

Sitting just outside of Montréal in Pointe-Claire, QC, one of the newest breweries in Québec is Folklore, which took over the space from the recently shuttered Labrosse. Co-Founder Alex Arsenault joined Cee to chat about how it all came together (and how fast it happened), how they got their brand identity, labels and beer recipes ready to go, the support from the community, how Untappd affects breweries and some best practices, the inspiration for their beers, why they've ventured out to meet other brewers and creators (like to the Get It In Ya® SpecTAPular), their connection to the UK and New Zealand, the folklore concept behind the brand, they direction they plan to take the brewery, and how to communicate their story. They got into seven Folklore bangers - Alkonost Czech Lager, King Arthur Amber Ale, Glück Festbier, Caddy West Coast IPA x InnoMalt, The Dep Run Pale Ale, Bigfoot NEIPA, and Fable #1 NEIPA. This was super fun - cheers! BAOS Podcast Subscribe to the podcast on YouTube | Website | Theme tune: Cee - BrewHeads

In this episode Heidi Arsenault and Daniel Wilson discuss ARIA, their clinical practice through music and play with nonspeaking children and teens from around the world in Montreal, as a way of exploring a concept of the child that takes subjective experience and its search for an unprecedented space-time into account. The notion of creativity is considered from the perspective of a subjective experience that seeks expression and can be accompanied and sustained rather than limited or interpreted by others, in this case the adults around the child. The concepts of child and creativity are discussed in today's context of mundialization, AI, and medical focus on the child's symptoms through diagnoses, psychotropic, and behavioral treatments.
