On this episode, Ariel talks about what to do when something unexpected happens, like your pipes burst in the middle of winter. It's not a fun experience, & is why the podcast has been delayed recently, but it is a good learning experience. Thanks Kathy, James, Maria & Peter for helping me with my pipes & a crisis! You are awesome! - Ariel KEY TAKEAWAYS Make sure you vet (check out their social media views, website, etc) & get their contact information ahead of time. The last thing you need when you are stressed & are hurriedly moving your possessions to keep them from getting flooded out & ruined by water is to take time to do this research then! You will need to call your plumber ASAP when there is flooding. If your broken pipes are on outside walls, you should consider paying more to replace PVC with copper pipes & have the plumber insulate them to prevent future breakage. Per my friend Peter Kakoczky, water & fire damage restoration is a $24 billion industry & the biggest expense for home insurance companies. Normally people would call an insurance company to make a claim to get emergency work. However, I have been speaking with insurance brokers & some insurance companies are cancelling long-term client policies just for making a claim, so you may want to reconsider before you file a claim with your insurance company. Water intrusion is flooding, handled by companies (like Service Masters or ServePro, or Paul Davis), vs mold remediation. A mold remediation company removes any mold & replaces the insulation. Mold growth on drywall takes 5 days, on wood 2 weeks. If you address water intrusion immediately, you're less likely to have mold. BEST MOMENTS “You will need: 1-2 plumbers to do the plumbing repair. In the greater Seattle area: James with Smart Plumbing Solutions. 206-913-3417, & please tell him Ariel sent you.” “Sometimes pipe breaks happen when you're on vacation or don't know they're happening, a slow drip or long exposure can cause mold to grow. A mold remediation company can get rid of it for you. In the greater Seattle area: Peter Kakoczky at Mold Solutions NW 425-313-5900, & please tell him Ariel sent you. Nationally: Service Masters, ServePro, Paul Davis” “A drywall guy can seal up the wall once the plumbing has been repaired. In the greater Seattle area: Gerardo Suarez Vasquez at 509-901-5627, & please tell him Ariel sent you.” “You may need a painter if your drywall guy doesn't do that. In the greater Seattle area: Nader Naderi Unique Painting and Design 206-240-9200.” “If you have waterlogged, damaged or ruined possessions, companies can help remove these items. In the greater Seattle area: Maria Costello from Junkluggers at 206-794-0155 which has franchises nationally.” ABOUT THE HOST Ariel is a Licensed Massage Therapist, Registered Clinical Hypnotherapist, Reiki Master, Empath & Psychic who has been involved in holistic healing since 1988. Tarrant County Judge Candidate Tim O'Hare joins Host Michael Chavez to discuss the role and what constitutes 'good government'. The County Judge seat is the second most important role in government after the Governor, and is the office of emergency management for the county. Most people in politics make decisions based on how to get re-elected or benefit themselves. Tim believes that transparency and accountability is the answer to ethics questions that are troubling constituents. Can you afford to give up 1/12th of your paycheck? With inflation, that's what we've done. People need relief, and a County Judge can lead the county to cut property taxes. We have to make tough decisions and be intentional about our financial situation, and as a business owner, Tim knows how to build efficiencies into county government. Episode 19 is a quick one. The podcast was shot on our Junkluggers roof on 7/27 at 2PM as the last action item before leaving for my surgery on 7/28 to remove cancer near my pancreas + liver. It was emotional for me to shoot, but felt like it was important to share my story with everyone who's been following along during the last 18 episodes. The surgery was a complete success. After 5 hours under the knife and living in the hospital for almost a week, I arrived back at my home in Connecticut on August 2nd and I've been slowly recovering with Danielle + Marley.Shoutout to everyone who has shown me nothing but unconditional love and support. The amount of positive vibes sent my direction in the last two weeks has been quite overwhelming and I'm happy to say that in a little over 2 weeks, the amount of progress I've made with recovery has been shocking. I've still got 6 more weeks of no lifting/pushing/pulling, which if you know me well enough, this has been very challenging for me.

Junkluggers was started by CEO Josh Cohen right after college with the use of his mother's SUV. The brand achieved its goal of adding franchisees to the system in 2013 and enjoyed nearly 25 percent system-wide growth last year. Cohen provides tips, insight, best practices, and what mistakes to avoid for other young business owners looking to take their business to the next level in 2014. Junkluggers got started in 2004, after Cohen returned to the U.S from studying abroad, he immediately hit the streets handing out homemade flyers all around town to promote his new business idea. After the phone began to ring, Cohen quickly realized there was a demand for a reliable, professional and eco-focused removal service. Armed with only his mom's SUV and a love for the environment, Cohen launched Junkluggers and has revolutionized the hauling and removal industry by focusing on environmentally-friendly and community-oriented furniture and junk removal practices.

[0:59] Josh introduces today’s guest, Josh Cohen, the founder and CEO of Junkluggers. [2:11] Josh welcomes Josh Cohen to Franchise Euphoria. [2:31] Josh Cohen takes a moment to explain the Junkluggers concept which is the leading business in sustainable junk removal. Their goal is to minimize the amount of “junk” ending up in landfills as possible. [5:11] Josh Cohen spent the first nine years of the business expanding throughout the region before they even considered franchising so they could be sure they got the model right. [8:31] Junkluggers currently has 21 franchisees and about 60 markets. Josh Cohen would ideally like to grow the business by 5x over the next three years and longterm get to about five hundred markets. [10:56] One of the biggest differentiators of Junkluggers to their competition is by putting care into repurposing the “junk” they haul and upcycling it for the better. [12:52] Josh Cohen estimates that 90-95% of the items they haul are donated to other charities which is one of the factors helping them to achieve their goal of keeping items out of landfills. [14:41] Some of the characteristics of an ideal Junkluggers franchisee is someone who cares about the mission, wants to be involved in their environment, and has proven results through their career previously. [16:11] Ideally, a new franchisee will spend the first couple of months as an owner operator on the trucks and then beyond that, move into a managerial role that works on the sales, finances, and team management. [19:50] One of the biggest challenges Josh Cohen has faced in franchising a business is managing and supporting franchise partners. I want to let you in on a little secret of mine, I'm a purger. While some people hoard, anytime we get a build up of anything around the house, I call Junkluggers. The reason I love Junkluggers so much is that I know they are company that is truly based in mission. I know that my stuff is getting recycled, going to good use, and I know that it will eventually go to a good home and will not be in mine! So of course, I had to interview Kristy Ferguson, who is the Chief Marketing Officer of Junkluggers. Pay close attention to her three moments, they really dig down into any piece of advice I've ever given, and I think she lays it out really nicely. Take a listen.
