The newsletter is free! https://harrisrealestatedaily.com/ 7.     Small and medium-sized builders who are building homes on 'spec.'  This means they're speculating that the house will sell.  There are many iterations of this, all of which we teach in Premier Coaching, but what is working for our clients lately is to identify buildable lots and take them to the small builder.  You sell the lot and list the spec home, often bringing the buyer as well. 8.     Flippers.   Sure, they might sell the home on their own (refer to the previous For Sale By Owner point), but flippers often will list with you so you can bring a buyer to them before they're actually finished with the flip.  This helps them because they can flip more homes in less time.  A bird in hand, so to speak.  Meanwhile, while you have it listed and they're finishing it, the house generates more and more buyer and seller business for you.  It's a win-win for everyone. Guys, the marketing landscape is shifting. I started to feel it personally in late 2022 when I all but stopped using social media for my business. After that, my own business continued to grow by way of new clients, opportunities, and brand sponsorships all without social media. It felt weird and it was honestly just a test. (In case you're wondering, I now only post an old-fashioned image and caption on Facebook and Instagram once or twice per week.) My test, which I affectionately dubbed "I'm tired of posting," was effective and the results are in: Even though I run a completely online business and have a target client (you!) who regularly uses social media to make buying decisions, it turns out that I don't need social media to grow my revenue. This fact was further verified when I looked at where my leads were coming from: firstly, this podcast; secondly, word-of-mouth (by way of Facebook groups, industry associations, and client referrals). On today's episode of The Kate Show, I'm sharing both the expected — and the shocking — information about email marketing that will directly impact how you get new clients in 2023 and beyond. (I would also like to note that the data I provided in this episode was sent to me personally by a contact at Tidio. This is the third part of our three-part series titled "23 Secret Sources Of Homes For Sale". In order to succeed in real estate, you need to achieve two goals: getting your buyers in contract and finding more listings for your own inventory. 17.   Probate. When someone passes away and their property needs to be sold by the heirs, it passes through probate attorneys. AllTheLeads.com/Harris for your discount on this service. They provide the information as well as great training and suggested letters. 18.   Garage and Estate Sales. Yes, that's right, they're back and they're quite effective at identifying the next listing in the neighborhood. Facebook Marketplace is a great way to connect with people cleaning houses before they get ready to sell! 19.   Scan Zillow for listings in the areas you or your buyers are looking for, listed by brokers or agents who do NOT belong to your MLS, thus you won't see their listing in your MLS (and other agents won't either!).  20.   Door Knocking hot neighborhoods. Don't go empty-handed. Bring something of value. A one-page info sheet on the stats for that area. What's pending, what's the average list-to-sell ratio, days on the market, etc? 'Whom do you know who I should be helping buy or sell real estate?' 21.   Expand and upgrade your own Center of Influence and talk about real estate all the time! Don't be a secret agent. Join new clubs, organizations, gyms, or other groups so you get to know more people and enjoy more organic referrals. Orange Theory, kids' sports groups, your HOA, arts organizations... all of these can upgrade and expand your Center of Influence. 22.   Sponsor and participate at a high level in your community. Parades, parties, farmer's markets, beach clean-ups, Use your FORD script (Family, Occupation, Recreation, Dreams) to get to know people and talk about real estate. You want people to say 'we see you everywhere! You're that real estate person, right?'  23.   Prospect your professional Sphere of Influence. Your mortgage originators are approving people right now who haven't started looking for a home and aren't working with an agent. Ask them weekly for these referrals. Stagers are also a fantastic source of pre-listing leads. Service providers often find out someone is moving before agents do. Connect with them and ask them regularly to refer business to you. (Make sure you're referring business to them as well!) And where are we seeing it taking its toll on us? - Where do we see the confessions at their best? - Doctrinal issues are timeless and there is a clear need for those to be set in stone (as they are in the confessions), however, we are “Reformed and always reforming”, as such, shouldn't we be updating them to speak to issues and questions that we face today? - It seems the Westminster Standards have heavier rotation than that of the 3 forms of unity why is that?

You only get one chance to make a first impression, which is why I believe staging to be one of the most crucial steps in the home selling process. If you aren’t already familiar with what staging is, allow me to explain. Staging is the process in which a professional designer furnishes and decorates a listing before it’s shown to buyers so that they can better visualize its potential.  I’ve been implementing staging since my very first year in the industry, and while some may think this is just my way of trying to get clients to spend more money, it actually isn’t. As an agent, I truly care about your success. I want you to get top dollar for your home, and staging can help you do just that. There are three main reasons why: “Staging your home not only helps buyers see your house as their future home, it also helps you to sell faster and for more money.” 1. Stagers have great taste. This doesn’t mean that you have bad taste, but your preferences are likely highly personal. Not everyone likes the same things when it comes to home design, and professional stagers know how to create a neutral, yet attractive, environment.  2. Stagers are masters of optics. Professional stagers have a lot of tricks up their sleeves when it comes to playing up a home’s features in ways the average person would never consider. If you happen to have a small living room, for example, a stager will know exactly how to make it look more spacious. 3. Staging can distract from small problems. The goal isn’t to deceive buyers, it’s simply a matter of drawing their eye to positive details instead of negative ones. When your home is staged; buyers are far less apt to focus on small imperfections.  The bottom line is that staging your home not only helps buyers see your house as their future home, it also helps you to sell faster and for more money. She started her staging business when she was 16 and about 4 years in, her home staging business services entire country of United Kingdom and she not only stage homes, her business also includes manufacturing furnishing, importing soft goods and renting and selling staging inventory to investors and buyers. It's an absolutely incredible business model.  Currently operating throughout the UK, Olivia Conlon of ThePropertyStagers and her team of ten, furnish around 300 properties per year in the UK. What makes the business unique, aside from its stellar reputation, is that its young founder has grown revenue from £30,000 in year one, to £1 million in the space of twelve months.  On learning that 80,000 families will wake up in temporary accommodation such as hostels this year, Liv recently launched the 100 Home Christmas Makeover in partnership with London based charity Home Finder. Liv's mission is to bring true Christmas spirit into the temporary homes of 100 families by providing items donated by homeware brands including Christmas trees, lights and soft furnishings to uplift their living space. How do home stagers help sellers save, and earn, money? Special guest Rachel Borrelli of Diversa Designs joins us today to explain.   Today I am joined by special guest Rachel Borrelli, Owner of Diversa Designs Home Staging and Redesign to cover some inside tips on effective home staging. These helpful hints are absolute musts in our current market. But before we move on to these tips, let’s go over a question many ask when the subject of home staging arises: How do stagers help people save and make money with their home? The way stagers help people save money is actually quite simple. Stagers can enter a seller’s home right before they list to tell them exactly what should be done to prepare the property. This prevents sellers from wasting time and money on unnecessary upgrades or repairs. Having the advice of a professional stager can guide sellers to making informed, effective renovations. According to Rachel, kitchen updates bring some of the highest returns. She also said that these updates can sometimes be as simple as changing out knobs on cabinets. Beyond just helping sellers save, stagers can also help sellers earn more for their home—as we mentioned earlier. In fact, studies have found that professionally staged homes can earn between 6% and 20% more than other listings. And our team here at Eric Mortimer & Associates can absolutely verify this trend. According to statistics pulled from the Calgary Real Estate Board, our team sells 96% more homes than other agents. We also sell homes 48% faster and for 100.7% of the purchase price, on average. Our collaboration with Rachel and Diversa Designs has played a significant role in achieving these incredible statistics. Moving on, let’s talk about what stagers are looking for when they step into a home. Rachel says that the first thing she considers is how to highlight a particular home’s best features. Making sure a home appears spacious in person and in all marketing materials is very important. Modernizing a home can also be helpful in boosting its appeal. While some may feel these tasks are something they could take on alone, the guidance of a professional stager is critical to any seller’s success. “Staging gives buyers the opportunity to really fall in love with the home.” Professional stagers stay on top of current trends because what appealed to buyers 10 years ago is not necessarily effective today. Of course, not all buyers will have the same interests and tastes. Professional stagers have an extensive knowledge of what is attractive to various demographics. With that being said, it is no wonder why having the help of a professional stager is so important. Nevertheless, some still question whether hiring a stager is worth it. If you are still unsure, consider the following statistic: 77% of agents believe it is easier for potential buyers to see how a given room can, or should, be used. Vacant rooms look smaller and make it more difficult for buyers to see past flaws. A staged home, on the other hand, could entice buyers to spend eight times longer during showings. This gives buyers the opportunity to really fall in love with the home. First, you need to depersonalize, declutter, and neutralize. These three things are at the core of what it means to stage and get your house ready. The reason why you depersonalize and take down family portraits, kids’ trophies and other personal items is that we want the person who walks into your home to envision themselves living there. Your home is a place where you have created memories, but when the time comes to sell we need the buyer to be able to make that same connection and feel like it is a place where they will make their own family memories. When you declutter and neutralize, you’re making sure you’re not distracting buyers with bold colors or too many things in your house so they can focus on the things that make your house great. Second, work to make sure each room has a purpose. Oftentimes there are rooms in a house that are sparsely used or used for a purpose the average buyer is unlikely to copy. For example, many homeowners use their formal living room as a kids’ play room. Think about repurposing this room as a 2nd living area or an office – these are uses buyers are likely to see value in and can envision using it in a similar way. If you can show value in each room and present it as a place buyers can see themselves using we are likely to get a higher return on the square footage.Depersonalizing, decluttering, and neutralizing are at the core of what it means to stage your house. Third, remember throughout this process that the objective is to move. This means you’ll have to pack up and move your things. If you have too much furniture or other items that have collected over the years, box them up and take them away before marketing your home. It can be a good idea to rent a storage unit during the marketing period so you can hang on to your belongings while allowing your home to show its best.Fourth, enlist some professional help. I’m preparing homes to go on the market every day but when it’s time to sell my home I will hire one of our professional stagers to walk through to give me an objective opinion and advice on how to present it best. Because we live in our homes we can become blind to some things that need attention. Stagers are experts in design. We know how we want our listings to look when everything's said and done, but they know how to get us there. A stager can give you a task list of things to do and give you practical advice on things like furniture placement and color choices.
