At the time of recording, Tim was knee-deep in building works at home, so I polished up my Chelsea boots for a visit to his London studio. As always, I asked him to describe his life story through the lens of the homes he's lived in over the years. It was particularly interesting to find out more about his current home, which he bought after seeing it on our website and falling instantly in love. It's a mid-century masterpiece set in splendid isolation near Rye, in East Sussex. A celebration of craftsmanship comes through in everything that Tim is about. His father was a textile manufacturer, and he's inherited a fascination with how things are made and the excitement of seeing something take shape on the factory floor. He tells me about his background in advertising, when he was given the most thrilling brief of all time: ‘Make Adidas cool again'. Having been given the keys to one of the world's most established brands, he was inspired to start his eponymous footwear company and ultimately take over Grenson.Tim is a lovely guy – very humble and grounded – and I really enjoyed getting to know him through the course of this conversation. This episode was recorded in person at the Grenson Studio in Chelsea. For more:Visit The Modern House website to see images of the spaces discussed in this episode.Check out Grenson.Production: Hannah PhillipsEditing: Oscar CrawfordGraphic Design: Tom YoungMusic: FatherThis episode was sponsored by Vitsoe. How can military personnel leverage real estate investing to build wealth through owning rentals? On this episode, host Angel Williams interviews Tim Little, a real estate investor and founder of Zana Investments, about strategies for military members to utilize real estate to build wealth. They discuss house hacking, owning rentals across duty stations, property management challenges, making the switch to commercial multifamily investing, and more. Tim Little is the founder and CEO of ZANA Investments, a Tampa-based real estate investment firm named after his two daughters, Zara and Lana. He's passionate about helping fellow military veterans escape the "landlord trap" and get competitive returns by providing opportunities to invest passively in apartment buildings. Tim is also the host of the top-rated podcast, "Journey to Multifamily Millions" where he talks with experts in the field of investing in multifamily properties. [00:00 - 00:03] Getting Started in Real Estate Investing Tim began as an "accidental landlord" by renting out his primary residence when he moved. His first intentional investment was a duplex purchased for $85k in Richmond, VA that netted $100/door in monthly profit. [00:03 - 00:06] The Power of House Hacking Tim wishes he had the house hacked earlier by owner-occupying a small multifamily property and renting out the other unit(s). This is an excellent strategy for the military using VA loans. [00:06 - 00:10] Military Markets & Bases When evaluating military towns, consider factors like base stability, potential base restructuring, and diversity of local employers beyond the base to avoid market risk. [00:10 - 00:15] Challenges of Long-Distance Landlording Transitioning concentrated portfolios of small rentals across the country into commercial multifamily investments can benefit military landlords wanting to reduce management responsibilities. Unlike many bases on cheap land, MacDill AFB occupies sought-after waterfront property in downtown Tampa. Quote: A lot of people don't think about that, like how big of a role [government contractors] play. And so if you lose that tenant base too, you know, then again, it's that knock-on effect of, it's one thing if the military move out, but if they move, then the government contractors are going to move." - Tim Little Connect with Tim: Website: https://www.zanainvestments.com/ Visit sponsorcloud.io/contact today and unlock $2,000 of free services exclusively for REI Rocks community members! “Let's just change it up a bit” is how Tim Little describes his approach to shoe design for Grenson. It might as well be Tim's ongoing mantra. After years in advertising—including handling the Adidas footwear account—Tim decided it was time to change it up a bit and make some welted footwear. Tim Little Shoes was born, with Tim working with various Northampton factories to create different types of quirky-but-classic styles that found a small but obsessive core audience. That work led Tim to change it up a bit again and take on the role of creative director for Grenson in 2005, before taking the whole damn thing over in 2010. Under Tim's watch, founded-in-1866 Grenson has been reignited in a way that, well, changes it up a bit from your typical historic Northampton shoemaker—combining classic English shoemaking techniques with a more fashion-forward approach that isn't afraid to break rules while knowing what the core of a great shoe always needs to be.In our Shoecast chat, Tim gets into how the iconic Grenson triple welt arose, how and why Grenson splits is manufacturing between its Northampton factory and India-based production (and the importance of maintaining the former), why so many GYW brands feel the need to make sneakers these days, how Grenson has brought a younger customer into Goodyear welted shoes, and plenty more.Oh also I attempt to spell veldtschoen, live on air._______________________________________________________________________________________________This episode was sponsored by Grant Stone — they've got you covered on just about every size and width you could ever want in dozens of stylesTheme Music: The Road by Punk Rock Opera

Sean and Patke have Dr. Tim Little on again to discuss an Old Testament text that some might consider obscure. One thing is certain, there is much disagreement amongst scholars on the identity of this man. Who was this King of Babylon? Was he Nebuchadnezzar of Daniel? Was he some king from ancient Assyria? Dr. Little wrote a book on this topic. You may be surprised with Dr. Little's conclusion. Listen in and be blessed to better understand God's word and interpretation of prophecy.Support the show

Eleven farmers have intensively planted cover crops in Minnesota’s Rice Creek watershed since 2018 and are now seeing improved stream health, fish habitat, water quality, and farm profits as a result. Specifically, monitoring of Rice Creek and the watershed shows that cover crops on 27% of tillable acres are keeping 9000 pounds of nitrate and 200,000 pounds of sediment out of the creek every year. You can feel the energy around work in this small watershed. Participants say momentum grew over time, often unevenly, but has built because committed farmers, community members with interest in the stream, local colleges, county Soil & Water Conservation District staff, supportive state and federal government programs, and Cannon River Watershed Partnership, a local nonprofit group dedicated to the river and watershed, have connected and communicated. Al Kraus, conservation program manager for Cannon River Watershed Partnership, says participating farmers have advanced the situation on their own, but they also appreciate the shared work that’s made change less risky, more socially acceptable, and even fun. Tim Little has farmed in Rice Creek and adjacent watersheds for many years, and is passionate about the value of cover crops and building soil health. When he started using cover crops in 2013, his seed dealer, TJ Kartes, suggested he ask a few neighbors to get together and talk about cover crops, to share what they’re learning. Since then seven neighbors have gathered a few times a year. They also buy and apply seed together, share what they’re learning informally, and mentor others. “I would never go back!” says Tim. Driven by community interest, St. Olaf College led a monitoring project in 2013 that established a baseline for measuring improvement in stream health and water quality over time. The local, on-farm data is valued by producers and can impact decisions. Faculty Paul Jackson and Kathy Shea have deep knowledge and experience with agriculture, and with their students continue to monitor nutrient loss and retention and stream conditions. In the process students expand their perspectives about agriculture and the environment. Monitoring of various kinds is also provided by Minnesota Pollution Control Agency, Rice SWCD and Minnesota Department of Natural Resources. Consistent leadership and positive, long-term relationships with producers have positioned Rice SWCD as a respected community partner, one that delivers important services like grant management, cost-share funding, water sampling, on-farm technical assistance, and other services. Together these people accomplish more than they could do alone. How does it all come together? Cannon River Watershed Partnership is the hub. Al Kraus connects with people, notices needs and innovations, structures peer-to-peer exchanges and gatherings, brings in partners and funding, and communicates constantly to expand a growing local trend to practices that build soil health, retain nutrients and soil, improve fish habitat and water quality, and increase the resilience and farm success. Now, because Tim Little and others who are catalysts own land in adjacent watersheds, and because momentum is there to expand, CRWP is planning a second phase of this work in two adjacent watersheds. Maxanne and Tim Little married in Abilene, Texas on March 28, 1981. For decades they told their kids they met on a sidewalk, but that wasn’t exactly true. Maxanne and Tim are XOXO by The Knot host, Whitney Little’s parents and in this episode Whitney uncovers the real story of her parents relationship. She talks to them about how they met, details of planning their wedding celebration on a $1000 budget and their best advice and learnings from nearly 40 years of marriage. After so many years together some details from their past are clear, with others being less so. And with that, this week we are challenging our listeners to reach out and talk to their own parents—whether they’re married, divorced, widowed, or anything in between—about their own love story, and what they’ve learned along the way. What they have to share might surprise you, make you laugh or even make you cry. This episode of XOXO by The Knot is filled with great takeaways for listeners and learnings for our host. Are you ready to meet Maxanne and Tim? This is their story. See acast.com/privacy for privacy and opt-out information.
