815: $10K/Month at 25 Years Old by Buying $100K Properties w/Soli Cayetano

BiggerPockets Real Estate Podcast

Soli Cayetano makes over $10K per month in passive income at age twenty-five by buying the rental properties that most investors actively avoid. These properties are often in overlooked markets that aren't as attractive as San Diego, Miami, Austin, or Seattle, but they make her as much, if not more, money. The houses Soli buys are often $100K or less, meaning almost any investor reading this could come close to buying one. In three years, Soli turned $50K into a $5M real estate portfolio, enough passive income to support her for life, and an online following constantly finding and funding deals for her. She started building her real estate portfolio right after college when lockdowns took away her chance to make any active income. After reading David Greene's Long-Distance Real Estate Investing and listening to the Real Estate Rookie podcast, Soli scraped together every dollar she had and bought a Midwest rental that needed serious rehab. Now, a few years later, she and her partners own dozens of rentals across multiple markets. As a result, Soli was able to quit her job, focus entirely on real estate, and achieve ultimate time freedom. But will her cash-flow-first model work out in the long run? David goes head to head with Soli in this episode to debate whether or not these “cheap” markets are a mistake to invest in. In This Episode We Cover: Out-of-state investing and where to buy rental properties for just $100K Expensive properties vs. cheap properties and which will really make you richer  Keeping yourself accountable and why you need to tell people your goals to make them happen Raising private money and how Soli got over 800 private investors through Instagram alone  Real estate partnerships and how to grow your portfolio FAR faster by not going solo The battle of the BRRRRs and a David vs. Soli debate over which markets make the most money  And So Much More! Life is unpredictable, and there's no way to get around that. Instead, you have to learn to pivot and accept where you are, so you can get to where you're going. Today's guest, Josiah Hein, was hit with life's unpredictability when he was in a car accident with a drunk driver, resulting in damage to his neck and back. Josiah could have easily used the accident as a reason to give up, but instead, he took it as an opportunity to pivot and build another business. Josiah has closed on three deals, including a tiny home that alone cash flows $6,000 a month!Josiah's first business required strenuous physical labor, so after his accident, he couldn't work as much. He used his newfound time to start learning about real estate. He had always considered real estate as a long-term retirement plan, but his plan suddenly got expedited. He started investing right before COVID by converting his old house into a rental property. His portfolio also includes an out-of-state property and a tiny home. He was inspired to invest out-of-state after reading David Greene's Long-Distance Real Estate Investing. After five months of researching to find an out-of-state market, he settled on Tulsa, Oklahoma. When it comes to building wealth in real estate, one of the best bases to build from is the system of earning, amplifying and investing. However, there’s no one-size-fits-all solution, and if we want to see massive results, we have to tailor the system to our needs. Which order of earning, amplifying and investing will work best for our personality types? Is it even necessary to do all 3? How can we work the system into our businesses when we’re just starting out, and should anyone be avoiding any of the steps? In this episode, co-host of the BiggerPockets podcast, David Greene shares how he’s implemented the system in his own business. Three Things You’ll Learn In This Episode - How to amplify our finances with flipping As agents, there’s no one more qualified to flip properties than us. We have all the expertise necessary to do it successfully, so dive in! - Why we need to overcome our fears of investing No one who has ever invested in property regrets taking the plunge, and that’s because the benefits vastly outweigh all the smaller inconveniences. We have to stop letting fear of the unknown hold us back from massive reward. - How to get started in investing when we’re new to the space   The best way to make the right moves is by listening to those who have been through it before. Stop listening to the people who haven’t done it, and shift attention to those who truly know what they’re talking about. “Finding the right people.”Ask any entrepreneur about their biggest challenge, and you’re likely to get some version of that answer. So, when you’re building a team, how do you REALLY judge the character, motivation, and “fit” of a potential hire? There’s a way. And on today’s episode of the BiggerPockets Business Podcast, David Greene reveals the EXACT questions he’s used to build out his team of real estate agents in the San Francisco Bay Area. You might know David as the author of two books (Buy, Rehab, Rent, Refinance, Repeat and Long-Distance Real Estate Investing) and as co-host of the BiggerPockets Real Estate Podcast. But he also runs a thriving business buying and selling houses—and that’s the focus of today’s show. You’ll learn how David learned to delegate tasks that drained his energy or didn’t fit his personality, how hiring his first assistant proved to be a HUGE turning point for his business, and the two things that set him apart from all the other agents out there. Also, David shows us how “frame control” can allow you to help close more deals, how he looks for employees everywhere he goes (even towing garages), how he differentiates “checklist tasks” and “skill tasks,” and how to train for both. Plus, he touches on what toothpaste brands and Chick-fil-A can teach us about our own businesses. If you ever feel overwhelmed by taking on another time commitment, listen for David’s tip about creating synergy between his various ventures and the secret to creating a lead “funnel.”David’s story and work ethic are truly inspirational, and you’ll learn a TON from the way he uses systems and leverage to run his agent business like a well-oiled machine.
