In this episode of Hope Illuminated, I'm joined by Aaron Witt - founder and CEO of Buildwitt, the fastest-growing media and workforce development platform dedicated to the "dirt world" of critical infrastructure, natural resources, and heavy civil construction. Aaron is a rare voice in this space: someone who has worked the job sites himself, who carries genuine reverence for the people who build the world, and who has built a multi-platform company around the conviction that this industry's future depends on its ability to see, value, and develop the human beings doing the work.Aaron opens with a framing that anchors the entire conversation: the military cannot function without the steel, runways, and infrastructure that construction workers build. First responders cannot reach emergencies without roads. Yet while we celebrate soldiers and firefighters for their sacrifice, the construction worker - equally indispensable, equally exposed to danger, loss, and physical hardship - remains largely invisible in the national conversation about worker well-being. Aaron calls this the invisible sacrifice, and his life's work is making it visible.We dig into the data: construction consistently ranks among the highest-risk industries for suicide, with rates surpassing military and law enforcement in some analyses. Overdose deaths on and around job sites are rising. And yet the support systems available to workers in the field are largely inaccessible - requiring workers on 12-hour shifts to navigate multiple barriers to reach anyone who might help, only to find that the person on the other end has no understanding of their world. Aaron is direct: many traditional EAP resources are, in his words, "completely worthless" for this population.The conversation turns to solutions, and Aaron is equally direct about where change has to start: with leaders. Not leaders giving speeches about wellness, but leaders going first - sharing their own struggles, modeling that it is possible to be strong and vulnerable simultaneously, and creating the conditions in which workers feel safe enough to do the same. Aaron connects this to the broader workforce crisis: with 8 million construction workers and a next generation that is not choosing the trades, well-being is not a soft add-on. It is a recruitment and retention strategy. It is, ultimately, a matter of national infrastructure security. 欢迎收听雪球出品的财经有深度，雪球，国内领先的集投资交流交易一体的综合财富管理平台，聪明的投资者都在这里。今天分享的内容叫美国酒店业长周期复盘，来自钟晓渡。美国是全球最成熟的酒店市场，已经历过三轮完整的资本周期。二零二三年，美国本土酒店物业约5.78万家，客房总数约640万间，平均规模112间每家。物业口径的连锁化率由一九九零年代的百分之30提升到二零三零年的百分之58.5；客房的连锁化率达到百分之72。其中C R 3，也就是万豪、希尔顿和洲际集团，三家达到百分之40、前十大企业市场集中度达到百分之60。独立酒店按物业数占百分之40，但客房市占率仅百分之28。二零二三年行业总收入约 2,167亿美元，平均每间可供出租客房收入为128美元，超过二零一九年疫情前水平百分之8.2。近年来，高通胀下不断被推高的美国酒店业A D R落入“服务消费较之实物更好顺价”的刻板印象，万豪、希尔顿等龙头的股价也纷纷新高。但从长周期数据复盘结果来看，偏服务消费的酒店业并不是严格意义上能稳定跑赢通胀的品种，而是呈现出较明显的周期性。从有清晰数据可循的80年代开始，美国酒店行业即经历4轮明显的周期。每一轮周期都伴随着供给的出清和连锁化率的提升，直到连锁化率稳定在百分之72到73的临界点，在这个平台之上难以再显著抬升。而伴随连锁化率同步进行的，是融资结构变化推动的资产证券化和头部集团轻资产化。一种由重资产的房地产模式转为轻资产的品牌管理模式。第一阶段，从一九六零年到一九九三年一九六零年美国国会颁布了房地产投资信托基金法案，从底层机制上允许商业地产这类重资产、长回报周期的投资得以证券化。但早期约束极为严格，对自主经营的要求较高，因而主要以抵押贷款而非权益类房地产投资信托基金的型态出现。酒店等商业地产的建设融资渠道以储蓄和贷款协会为主（可以理解为互助性质的社区金融机构）。一九八一年，里根政府为刺激经济，引入了“加速成本回收制度”。该法案允许商业地产投资者的折旧年限缩短至15年，创造了巨大的避税空间。大量资本为了利用账面折旧亏损抵扣自己的个人所得税，疯狂涌入酒店建设，投资出现过热。一九八六年，《税改法案》堵住了一九八一年的税收漏洞，将商业地产的折旧年限大幅延长至27.5 年，后延至39年，并引入了“被动损失限制”。这意味着非职业房地产投资者无法再用房地产的账面亏损去抵消工资或股票红利。酒店丧失“避税工具”属性，资本撤退，无数在建酒店因资金链断裂而烂尾或破产。储贷协会纷纷破产，行业泡沫破裂。但由于投资前置，一九八七到一九九三年酒店客房供给端仍然保持非理性扩张惯性，而入住率和平均每间可供出租客房收入持续走低，直到一九九三年见底。这一年的标志性事件是万豪的拆分，一分为二，一家是专门负责酒店运营的“万豪国际”，一家专门持有酒店地产的“万豪地产”。在一九九二年，西蒙地产发明的 U P R E I T 结构扫清了私人房东转让过程中资本利得税高企的阻碍；也为下个时期酒店行业和房地产投资信托基金发展的黄金期奠定了基础。第二阶段，从一九九三年到二千年泡沫破裂后，物理存在的酒店物业不会自然出清，主要是通过房地产投资信托基金的形式实现了化债+经济增长的需求持续消化。一九九一年到一九九五年，新建设的酒店供给增长极其缓慢，叠加克林顿时期经济快速增长、商务和休闲需求持续增加；“供给-需求”开始出现黄金剪刀差，行业入住率恢复到百分之65的高峰，A D R快速抬升。与此同时，90年代成为美国酒店行业品牌连锁化率提升最陡峭的黄金时期，直接提了20个百分点。这是由资金提供方和酒店品牌方的共同诉求，外加90年代外部技术利好共同造就的。从出资方的角度看，一个单体酒店物业的收益模型较难量化，但标准化的品牌酒店是更容易金融化的底层资产；从酒店品牌方而言，R E I T S的普及为其提供了轻资产快速扩张的路径；技术层面，Sabre、Amadeus等全球G D S全球分销系统的普及加大了连锁品牌相对单体酒店的竞争优势，连锁巨头可以斥巨资接入G D S，建立自身的中央预定系统（C R S）。此外，这一时期连锁巨头也开始发展常客会员积分计划，存在一定的网络效应。第三阶段，从二零零一年到二零一零年这一阶段实际上可分为两个小周期。一个是从二零零一年到二零零三年，纳斯达克大崩盘叠加911事件、非典大流行，行业需求断崖式缩减。但由于此前行业刚刚经历10年黄金发展期，资产负债表整体健康，供给侧并未出现大规模出清。二零零四年之后，随着美国经济复苏，行业景气度抬升，全行业平均每间可供出租客房收入连续4年正增长。与此同时，这也是一个历史上相对的超低利率时期。华尔街投行将酒店抵押贷款打包成 C M B S大肆出售，导致酒店的融资成本极低、杠杆率极高。以黑石集团为代表的私募股权巨头发现，借廉价的钱把公开上市的酒店R E I T s 或集团先私有化，运作几年后重新上市，利润极其可观。这期间发生了酒店史上最疯狂的私有化并购潮，代表事件为二零零七年黑石集团以260亿美元的天价收购希尔顿。这样的契机进一步加剧了酒店连锁巨头轻资产化的趋势。它们得以将底层重资产物业高价卖给P E和R E I T S，反手签订长达20年的管理合同，品牌和管理仍把握在自己手里。二零零八年，随着次贷危机爆发；酒店业亦未能幸免。雪上加霜的是，二零零四到二零零八这段过热时期筹备建设的物业恰好在需求萎缩最剧烈的08到10年陆续投放入市，二零零九年行业R e v P A R创纪录地深跌百分之16.7。本轮的供给侧出清由于债务展期续命，一直陆陆续续延续到二零一二年。第四阶段，从二零一零年到二零一九年美国酒店业迎来了史诗级别的十年黄金发展期。从二零一零年3月到二零一八年9月，美国酒店业创造了一项前无古人、极大概率也后无来者的行业吉尼斯纪录：连续102个月 R e v P A R实现正增长。从需求来看，量化宽松政策和科技巨头发展刺激美国经济强复苏；同时，千禧一代在这一时期成为消费主力。这一代人展现出了与父辈完全不同的消费观——“买体验胜过买物品”。休闲旅游需求爆发，极大地填补了周末和假期的客房空白。从供给来看，出于上一轮周期的疤痕效应，传统商业银行对酒店开发贷款的审核极其严苛。酒店业供给增长非常具有“纪律性”。在这十年里，美国客房供给的年均增速长期徘徊在百分之1到1.5的健康区间，始终低于需求的增速。从结构来看，已经完成轻资产化的连锁巨头持有大量现金，通过收并购的形式进一步提高了集中度。标志性事件为万豪收购喜达屋。第五阶段，从二零零一年至今直至二零一九年，行业已经持续景气了10年，供给增速开始超过需求增速，R e v P A R开始出现连续2个月转负数。但C O V I D的黑天鹅改变了本轮资本周期的演变方向和时间。一方面，疫情导致需求断崖式下跌；另一方面，由于政府干预，供给侧并未出现前三轮周期出清的情况。而当二零二二年需求开始恢复增长时，供给增速也没有回升。因为生产要素已经随着大通胀而系统性地被抬升，人力、钢材、木材、工资暴涨。建一家新酒店的成本较之疫情前高出了百分之30到50，融资利率也由于美联储需要压制通胀而提升到了百分之6到7的高位。二零二零年到二零二一年低利率时期通过C M B S融资的存量酒店物业集中在25到27年到期。许多酒店经营底层虽然良好，但很难用当下高利率借到足够的钱做债务置换。截至二零二五年底，酒店C M B S的违约率已经攀升至百分之6以上。对潜在进入市场的投资者而言，选择投资这些存量物业比新建更能算得过账。这些因素都决定了疫后整体的供给增速非常温和，行业即使在需求较为疲软的时期，依然保持了健康的供需剪刀差。在此期间，头部集中度再次提升；而且，存量翻牌成为龙头增长的核心引擎。综上所述，每一轮泡沫都源自资本催化下的供给非理性增加 ；出清的催化剂永远是外部冲击；融资冻结是出清的必要条件；每一轮出清都伴随着连锁化率和集中度的加速提升 ；每一轮周期都加剧轻重资产的分离。

欢迎收听雪球出品的财经有深度，雪球，国内领先的集投资交流交易一体的综合财富管理平台，聪明的投资者都在这里。今天分享的内容叫长鑫今天打新，背后是一场中美韩“三国杀”，来自熊猫Ming。7 月 16 日，国内一个更受关注的名字开始打新：长鑫科技，中国规模最大、也是唯一能大规模量产 D R A M 的公司，今天正式启动科创板申购。此次发行总额约 579 亿，一举超过当年的中芯国际，直接成了科创板史上最大的 I P O。但如果你只把长鑫当成"又一只科创板最大新股"，那就看小了。为什么"内存"是一张必须争的牌这两年所有人都盯着英伟达的 G P U，但G P U 再快，也得有"粮食"喂 。 那就是内存D R A M，以及它的高端形态 H B M。内存是 A I 世界里，利润最集中、也最关键的环节之一。这不只是一门生意，这是一个国家级的战略位置。谁在内存上有话语权，谁就在 A I 时代的产业链上，攥住了一个别人绕不开的关口。它长期被三家公司主导，占全球约百分之90：美光——代表美国在内存上的力量，技术强、利润高，是美国 A I 产业链自主可控的重要一环。三星、海力士——单靠三星和海力士，挤进了全球 A I 供应链最核心的位置。韩国的股市、乃至整个国家的信心，很大程度就是这两家撑起来的。上周海力士跑去美国上市，就是韩国想在全球资本面前再抬一次身价。而中国过去在这块的存在感几乎是零。十几年前，让世界记住中国的，是阿里那样的互联网巨头 。作为二零一四年全球最大 I P O，阿里就是中国互联网力量的一次集中亮相。但那是"上一个时代"的牌。到了 A I、到了"硅基世界"这个新战场，光有互联网巨头不够了，中国需要一个在硬科技、在最底层的芯片产业上能站出来的核心代表 —— 而在内存这个最关键的位置上，长鑫就是被推上牌桌的那张牌。从阿里到长鑫，其实是中国参与世界竞争的舞台，从"互联网"挪到了"硬科技"的一次接力。长鑫它承担的，是让中国在硅基世界里"有自己的牌"这个位置。而且这张牌桌，还有一个特别直观的“门票价”——万亿。就在今年五六月，美国的美光、韩国的三星和海力士，估值先后逼近或跨过 1 万亿美元 门槛。上周海力士在美国上市，按其美股 A D R 价格推算的市值超过 1 万亿美元，即便相对韩国本土股价，有明显的稀缺溢价。那么长鑫按 8.66 元的发行价算，长鑫这次的发行市值约五千七百九十二亿人民币，一上市就将直接跻身科创板市值最大的公司行列；更乐观的机构，甚至喊出了未来冲向万亿、乃至几万亿人民币的预期。根据长鑫招股书数据显示，二零二六年一季度营收 508 亿、同比暴涨百分之 719，归母净利润 247.6 亿 。这一个季度的利润，是 A 股三家主要存储模组厂加起来的 2.4 倍；而二零二六年上半年预计归母净利润 500到570 亿，同比增长超过 22 倍，光上半年这一笔利润，就足以覆盖它过去几年累计的亏损；毛利率约百分之65，在国内半导体企业里是顶尖水平，且客户名单里，阿里、字节、腾讯、联想、小米、OPPO、vivo 几乎一个不落，阿里更是早在几年前就入股，累计投入约 76 亿元，是持股比例最高的行业投资者。其股东和战略投资者名单里，几乎集齐了"国家队"和产业链半壁江山 。而且它和 A 股那些"存储概念股"不是一回事，那些大多是买芯片、组装成内存条再卖的模组厂；长鑫是自己设计、自己制造芯片的 I D M，是真正的"造芯片的人"。但它这张牌，也有明显的短板长鑫被奖励的核心，其实是"国产自主"这四个字 。但 在高端存储进口受限的今天，"能在国内规模化造出 D R A M"本身就成了稀缺。但这层稀缺，是"自主"给的，不是"技术最强"给的。论技术和体量，它还是个追赶者。全球 D R A M 份额约 百分之7.67，排名第四；而三星、海力士两家合计超过七成，单是一家的份额，就是长鑫的四到五倍；A I 最核心的高端内存 H B M，是长鑫最大的短板，目前还在样品和良率爬坡阶段，明显落后于国际头部厂商，即便它们已在量产更先进的产品，但尚未形成同一等级的规模化供货。所以看长鑫，位置的高度，和实力的差距，同时都是真的。往上看，它是"中国内存"从 0 到 1、被推上世界牌桌的历史性一张牌，位置极硬；往下看，它在技术、份额、H B M 上，离桌上另外几张牌还差得远。但长鑫的热度，是真的高。网下询价时，300 多家机构、上万个配售账户参与报价，网下机构有效申购倍数超过 460 倍；正是这种极高的认购热度，把最终发行价推到 8.66 元，比理论底价约 4.41 元，高了近一倍 —— 原计划募 295 亿，最终发行规模接近翻倍、达到 579 亿。热，是好事，但也意味着一件事：很多期待，已经提前反映在价格里了。按它二零二五年的利润算，这次发行的市盈率高达 308 倍，是行业平均的四倍多。单看这个数，贵得吓人。可你要是换个算法 ，按它二零二六年可能赚到的钱来算，市盈率一下又降到个位数。而市场现在给的高估值，赌的全是"高增长能持续"。一旦存储行业的景气度掉头，今天看着便宜的动态估值，随时可能被打回原形。所以，别被"新股王""国产之光"的热闹冲昏头。位置的历史意义是真的，但价格里的乐观，同样是真的。而长鑫拿了这笔钱，一定会扩产 。它的目标很清楚：在满足国内市场需求的基础上，尽可能多占市场份额、提升自己的产业影响力。它甚至可能吸引像苹果这样的国际大厂，来采购它的内存，真正参与到全球竞争里去。这是它作为一张新牌，自然要走的路。但现实里，短期影响其实相当有限。长鑫的产能没法一下子扩到很大，而三星、海力士、美光这几家也都在同步扩产。当大家都在扩的时候，长鑫多出来的那部分，占整个盘子的比例还很小。它是一个新变量，但至少现在，还不是一个能左右牌局的变量。而且现在全行业正在疯狂扩产。一改前两年减产去库存的谨慎，三星、海力士、美光同步抛出万亿级的扩产计划。光是韩国，6 月底国家出面，三星和 S K 合计承诺未来投入的资金高达数千亿美元级别，要在本土新建一大批晶圆厂；海力士计划五年内把产能翻倍；美光也在美日多地重金建厂。这是一场由国家和巨头一起下场的"军备竞赛"。所以长鑫它扩产，是这场全球军备竞赛里，又一股新增的供给。短期看，它体量还小，掀不起大浪；但它确实让"全球都在拼命造内存"这件事，又多了一个参与者。在国家战略支持、资本加持、股民追捧之下，长鑫要在这张牌桌上占住属于中国的一席之地，是大概率的事。它未必能马上左右价格，但"这张桌子上从此有中国一个位置"。这件事，已经在发生。所以，怎么看长鑫这件事？第一，别把长鑫当成"又一只万亿新股"，把它当成一张"牌"来看。它是中国在内存这个 A I 关键位置上，第一次拍到桌上的核心筹码。看懂了位置，你才看懂它为什么这么受关注。第二，位置硬不等于实力已经到位。它承担的历史使命是真的，但它在技术、份额、H B M 上和头部的差距，也是真的。别让"国产之光"的情绪，盖住"它还是个追赶者"的事实。第三，看长鑫，要放到中美韩这盘大棋里看。它不是孤立的一只 A 股，它是"三国杀"里中国刚落下的一子。这盘棋怎么下，才是真正值得长期跟的东西。最后同样一块内存，上周的海力士，是韩国把自己最强的牌拿去全球资本面前再估一次价；今天的长鑫，是中国终于把自己的牌，摆上了这张桌子。竞争换了赛道，长鑫要在硅基世界里，接过阿里当年那一棒。从互联网，到硬科技，到 A I 基建。 这是中国参与世界竞争的舞台，一次悄悄的换挡。

Our conversation centers on one of the most evidence-based, underused, and beautifully human tools in suicide prevention: the caring contact.Brandon opens by sharing his own lived experience with suicidal intensity — a term we unpack together as a more precise and less stigmatizing alternative to "suicidal ideation." His story is told with both vulnerability and strength, modeling exactly the kind of open, imperfect, human connection this episode advocates for. He describes what it felt like to receive messages of support in his darkest moments and how something as small as a text saying "thinking of you today" was not small at all.We walk through the robust research on caring contacts — decades of studies showing that simple, non-clinical, non-demanding outreach significantly reduces suicide risk among people in crisis and post-crisis. We unpack the do's and don'ts with practical specificity: don't ask voyeuristic questions about the method or the moment, don't load the message with expectations or advice, don't assume silence means the message didn't land.
