These are the times that try men's souls. It's incredible what we've seen in the last few weeks concerning law enforcement and its effect on everyday life here in America. One of the centerpieces of most police reform efforts is abolishing a doctrine known as Qualified Immunity. The doctrine of qualified immunity is a judicially created immunity shield that shields law enforcement, and government actors from wrongdoing. The victim of a government action in these types of cases has to prove that the government actor or officer violated a constitutional right and that that right was clearly established. While this sounds relatively easy to prove, it's almost impossible under the current standards created by our courts. On this episode, Matt Green talks Qualified Immunity with the Vice President of the Criminal Justice Division at the Cato Institute, Clark Neily. Clark has been a longtime proponent of reform and abolishment of qualified immunity. He joins us today to discuss the history of qualified immunity, where it came from, and what the future may hold. Before God, I am innocent of the crime for which I'm about to die, Sir! I am innocent. I'm innocent. What can I do when I'm buried? An Oak tree with a hundred roots will grow out of my grave to prove my innocence. This was the dying declaration of Charles RS Boyington. Perhaps Mobile, Alabama's most notorious convicted the defendant of capital murder, the May 10th, 1834 killing of Nathaniel Frost in the Church Street Cemetery in Mobile, Alabama. It's perhaps the most heinous and memorable crime in Mobile's history. Most heinous not necessarily for the brutality and depravity of the murder, but for the nagging question burned into every Mobilian psyche who has ever heard the story. Did Charles Boyington murder his friend, Nathaniel Frost? Was he innocent? Contemporary accounts leave no doubt as to Boyington guilt, but over the last 150 years, new facts have come to light, and more importantly, new witnesses have come forward. Today the case stands as a testament to the dangers of capital punishment predicated solely upon circumstantial evidence. There were no witnesses presented at trial to the crime, and Boyington maintained his innocence until his dying breath. Boyington Oak: A Grave Injustice >>> Buy Here On this episode, host Matt Green talks with Mary Palmer, author of a fascinating new book Boyington Oak: A Grave Injustice, about this case, and is spearheading an effort to have Boyington posthumously pardoned. Mary tells us some more details about this famous case, and it's defendant Charles Boyington. {Editors Note: 2 corrections in the Boyington story. The printing company is Pollard and Dade not Dade and Pollard. Also, Florence White's deathbed confession was 60 years (not 30) after the crime in 1894. It was said that she produced the watch on her deathbed.} Need A Consultation with Matt Green? Click here to schedule an appointment with Matt or call The Law Office of Matt Green at 251-434-8500. Jason Will welcomes back into the Deep Fried Studios the beautiful and talented (and wife) Diana Will. Diana shares what she has been up to with Movement Mortgage, what makes them so innovate and different in the world of real estate mortgage. Jason also discusses the importance of listening, learning based mindsets, video marketing, and creating activation content. Plus, the Wills share the inspiration and reasons for starting the 2019 IMPACT Agent Conference, their biggest highlights and what to expect with IMPACT Agent Conference Two in 2020. Key Takeaways: 1. Movement Mortgage is an innovative and purposeful real estate mortgage company worth looking into. 2. Realtors need to look at some of the newer and innovative mortgage products and programs that are available. 3. Diana is drawn to the mortgage side of real estate. 4. The importance of cultivating a student and learning based mindset for your real estate career. 5. Activation content, especially video, is an incredibly powerful marketing tool. 6. Choose serving or selling. 7. Listening is the biggest role as a realtor. 8. Chasing money will not be fulfilling for most people. 9. Focusing on proof over promises in presentation and sales. 10. Your income is a direct reflection of the impact that you're having in your local market. Resources: Diana Will - Facebook | LinkedIn Movement Mortgage - Website | Twitter Shareables and Quotables Movement Mortgage it's a great company with a very deep culture. It's really culture over everything else. - Jason Will Part of the mission statement is that profits do matter, but that really does come at the bottom of the core values at Movement Mortgage. - Diana Will I love the way the company gives back to not only the community and third world countries, but they also combine the two. - Jason Will I love leverage, and I love the freedom that it gives you. And so I can take care of the people that I want to take care of at a high level. - Diana Will The traditional mortgage process is, you only get to the underwriter once everything else is viable. And so Movement Mortgage reverse engineered the process to where everybody goes to the underwriter as long as the loan officer sees that it's a viable loan. - Diana Will A big part of my talk at IMPACT was about activation content. Putting content out there that triggers buyers and sellers in the market. - Jason Will Activation content is the next best thing to getting belly to belly. - Jason Will I really try to listen to what my clients need. And if funds are tight, I structure the mortgage to where whatever they can get back; they get back. - Diana Will Math has always been my strong suit. When I was in real estate, the mortgage side always was an appeal to me, and so I led with that. - Diana Will I love that I can build a team. So I'm putting a team together within Movement Mortgage. I love that they have the systems together. And to me, Movement Mortgage really has just a much bigger culture than what we had built already at JWRE. - Diana Will JWRE is known for innovation and so is Movement Mortgage. So it's just a bigger scale, and it gives me a platform to serve what we've already built. - Diana Will I want agents to understand how being learning based, what kind of an impact it's had on my life. And wanting that for other people and trying to push that. - Jason Will I always want to support realtors. I was a realtor for 14 years. I'm still passionate about the industry. - Diana Will If you don't schedule it, it won't ever happen. It doesn't exist if it's not on your calendar. - Jason Will When you force the creative and really sit down and put your heart out there it feels good. - Jason Will I love the leverage aspect. Money does buy freedom. We have our groceries delivered, that's freedom. I don't have to spend two hours at Publix every week. - Diana Will Commit to serving, not selling. - Diana Will Serving is asking questions and figuring out what's important to the people that you're working with. - Jason Will The best salespeople Lou Vickery has ever trained have asked the most and the best questions. - Jason Will Our job is to be good listeners. That's our role. That's how we serve. - Jason Will New money. New money. New money. There's nothing wrong with focusing on new money. Everybody makes money, and it's okay to get paid for what you do. If you do it well, you get paid a lot of money, and nobody should feel bad about it. - Jason Will If you're focused on the end result and what that end result is going to bring to you and you're just obsessed with the superficial part of it you're never going to find fulfillment. - Jason Will There's so much new money to be found when you focus on the process, not the result. - Jason Will I think that we have a job to help people pay their own mortgage. - Diana Will When you show up as a student, you're challenged to think about, to reflect on, to dissect the way you're doing business because we can always get better. - Jason Will The focus of your listing presentation needs not to be focused on promises but proof, provide the proof of your service to showcase who you are. - Jason Will The listing presentation should be all about the buyer. - Jason Will Our job is to find buyers. And using psychology to think about who this buyer's going to be then activating them and bringing them in. - Diana Will I think bringing some transparency to real estate is smart. I think there's a lot of over promise, under deliver in our industry. - Diana Will Let the proof do the talking and stop trying to sell. - Jason Will If 3,000 new agents would have been at Impact One, then we would have 3,000 agents making huge impact in their lives. - Diana Will Your income is a direct reflection of the impact that you're having in your local market. - Jason Will Podcasting is fun. Even though you drug me here on date night. - Diana Will Movement Mortgage LLC supports equal housing opportunity. NMLS 1740691. And my cell phone number's 251-508-1336 if you have any mortgage questions I'd be happy to answer them. - Diana Will
The Cheers ladies have a special guest in the studio, Stacy Wellborn (Wellborn Strategies, Container Yard, Deep Fried Studios, & the Swain Sinus Show) and she's going to talk about SMART goal setting, how to start and how to maintain them throughout the year. Stacy teaches us how SMART goal setting has driven her personal life and career and what are some of the best goal setting systems we can use ourselves. Cheers to setting goals. Cheers to accomplishing goals. Cheers to not beating yourself up even if you don't reach all of them. SMART goals are: > Specific > Measurable > Attainable > Realistic > Timely Big Questions: 1. How has goal setting been apart of Stacy's career and personal success? 2. How do you get started setting SMART goals? 3. What are three things that make up a good goal? 4. What are some of the best goal planning systems and influencers available? 5. What's the best mindset for making, maintaining, and not reaching your set goals? 6. Is there a difference between kind of business goal setting and personal goal setting? 7. When is the best time to start goal setting? 8. How are goals like a life roadmap? Resources Stacy Wellborn - Wellborn Strategies | Container Yard Michael Hyatt - Full Focus Planner | Five Days to Your Best Year Ever Stephen Covey - Seven Habits of Highly Effective People Erin Condren Quotables & Tweetables I love hosting The Swain Sinus Show because I get to ask a doctor all the things I've always wanted to know, like does it really matter if your snot's green? - Stacy Wellborn Container Yard is a coworking space. Its membership based and it's like a gym for the office. So, you can come once a week or every day and start a business, grow a business, have business meetings. - Stacy Wellborn Johnny and I have been business owners for 10, 15, 20 years and one of the goals that we set was we needed to create a studio, and then we need a place to work. And really from that came Container Yard. - Stacy Wellborn Goals can morph into other things. You may start out with one goal, but after working on it with time, it can kind of turn into something else. - Cadie Gaut You get so caught up and just going and going that it's hard sometimes to know where do I want to be a year from now. - Cadie Gaut In college, I picked up Seven Habits of Highly Effective People, Stephen Covey and there's a system called Franklin Planners, which is based on Ben Franklin, who is known for having had these fantastic little notebooks that he kept all his goals and ideas. - Stacy Wellborn The Franklin Planner and Stephen Covey merged probably 25 years ago, and they became the Franklin Covey planning system. - Stacy Wellborn First things first, prioritize. And then write a list of goals and to-dos. - Stacy Wellborn When you have your prioritized list, then go back and prioritize one, two, threes or ABC's, whichever you want to do. - Stacy Wellborn Prioritizing is thinking longterm. I've got to do these things today, these things next week, these things in three months. - Stacy Wellborn Everybody is trying to do more with less; we're driven to deadlines. It's just a deadline society. And if you don't have a deadline, then you're like, oh I'll get to that later. - Stacy Wellborn A good goal is one that has a timeline, you know, a deadline or something measurable. - Stacy Wellborn Every day's a new day. Don't be afraid to revise your goals and don't beat yourself up for not reaching all of them. - Stacy Wellborn I think as business owners we tend to prioritize our business goals over our personal goals. - Stacy Wellborn Take a lot of time to think about the year past. What did you accomplish, what went well, what didn't go so well? And then thinking about the future, what do I want to accomplish and what do I need to drop off that list? What do I need to add to the list? - Stacy Wellborn Think about the areas of your life first and maybe make buckets: business, personal, relationship, family, health, spiritual. Think of some of those buckets. - Stacy Wellborn Carve out that time for yourself to think through those buckets of life. And then within each bucket, maybe come up with one goal for each. - Stacy Wellborn It's not like you have to wait until January 1st to set goals. You can set goals anytime. - Stacy Wellborn Life is about choices and the choices you make. Are you going to work on your taxes or you going to go watch Netflix? - Cadie Gaut Goals are a roadmap. But if I set that goal to reach $1 million in sales and I did 500 last year, well if I do anything between 500 and a million, I've won. I shouldn't beat myself up for not hitting my million goal in sales if I did 700,000 celebrate that. - Stacy Wellborn Goals help me grow every year, even if I don't accomplish them. I know I'm improving. But I do certainly believe that even if you reach any small goal, you should celebrate it. - Stacy Wellborn

Always treat someone with respect, whether you are hiring them or letting them go. 2. Whenever you have to let someone go, document their performance and have a talk with them. 3. You don't always need an HR department, but just make sure that you can deal with your employee's issues. Big Questions: 1. What is the difference between payroll and HR? 2. What does HR do? 3. You must earn your job each day. - Nick McLean Like a tech industry, you have a certain amount of runway before you go to plan B. And I went to plan B, and C, and D. I applied at the Air Force Reserve. I was moments away from joining the military before I sold my first home. People take online real estate courses, but they don't really understand real estate. And the consumer doesn't. I'm going to make money without selling. I was figuring out how to sell without making phone calls. I was scared of the phone. So what did I do? I started writing letters. I wrote tons of letters. I got my website working, and I just did a ton of Craigslist ads, and I got good at responding by e-mail quickly. So I would get up at 6 AM and do Craigslist ads until 10 AM, and when people started responding, I would immediately respond by e-mail. About year two I came to terms with being a salesperson and I realized that the people that were making more money than me were really good on the phone. I went from 12 to 32 homes when I realized, wow, the phone is an amazing tool to convert to appointments — combined with e-mails and letters. I wouldn't necessarily be scared of the loss of income. And I think that's maybe the biggest thing people have a problem with, well I can't afford it because it's gonna cost me $30,000 a year. And you might be making $100,000 or even $90,000. For you to break through that barrier to maintaining 60 a year or 100 home sales a year, or in volume terms working in higher priced deals or bigger deals, you're going to need an assistant to take away all of that busy work, all the non-dollar-productive activities. The goal is to make money and to have a, build a life around it so you can enjoy it. Start being mindful of the deals you're losing. - Jason Will The assistants you hire will be better at transactions than you. The listing coordinators you hire will be better at inputting listings. Your advertisers will be better. They're just going to be better than you eventually. And that's the goal. You have to be able to one, delegate the task by giving the assignment over and explaining it. Assistants are asking that because they just don't wanna let you down. They want to make sure they don't mess up. Delegate the task, you give 'em a deadline, you then have to, they need to report back, or you need to check in with them, and then you need to review their work. Don't fear making mistakes. We need to make mistakes every single day; otherwise we're not trying hard enough. Make a plan to invest in your people and then you have to inspect what you expect from those people. You need to reward the behaviors that you want to encourage, and then you need to help them understand where they're missing it or veering off track. - Jason Will You're going to have a massive ROI in this inspection of expectations and your training. When an agent hires someone to do the busywork, they're not re-investing those hours into the super dollar-productive activities. The sales aspect of it was not for you, but you were able to figure out a way before you became, or before you committed to becoming a salesperson. - Jason Will You want to hire to your weakness, but you don't want to bring team members on to do things you're not willing to do yourself. Transfer those skills. - Jason Will People are hiring coaches before they're even coachable. - Jason Will I would say hire a coach as early as you can afford it, number one. But, you have to be coachable. I sold 101 homes my income didn't really increase, but my responsibility did, and if you're going to shy away from responsibility, then don't start a team. You're going to find meaning in responsibility because you're now only responsible not just for yourself, but for other people. As you grow, it gives you an opportunity to be more and more responsible for not yourself, but for other people. I grow; it's just an opportunity for me to help more people. If you define success as getting an agent to make more money, you're going to be in a losing battle. You're investing in your teams future, and by making their goals your goals, everybody wins. I feel like I'm a better person than I was before I started a team and I think I'm a better person than if I didn't start a team. Hire a coach, and I say hire as soon as you can afford it, and just tell 'em from the get-go, give 'em permission to pile it on, and that you're going to implement everything. And be careful what you tell 'em to do because you're going to do it. I see people dabble in coaching; they dabble in marketing. Let me see how it works, and I can always cancel because you can cancel most anything. You can cancel a coach, you can cancel your CRM, you can cancel your marketing program, but you'll never see the benefits if you don't stick it out. Don't stop things ... people stop way too early. They get out of the industry too soon. They stop expired letters too early. They stop FSBO letters too early. They stop prospecting early. They get off the conversation too early. They do everything too soon. You have to go all the way through. ///////////////////////////////// We would like to know what you think about the IMPACT Agent podcast. He's sort of the talent, and I sort of handle the business side of things. - Bradley Flowers When we started The Insurance Guys Podcast, I wanted it to be very original. - Scott Howell I'd always wanted to do a podcast, and so I viewed it as like 'Okay, this will just be something fun, we won't ever really do anything with this.' - Bradley Flowers We did a bunch of research, and eventually concluded that we were going to record the podcast remotely, and Scott was going to record audio...we were going to be on Skype. It was a disaster. - Bradley Flowers I realized pretty early on that we were going to have something that was pretty special. More so than anything else, it just the relationship that Bradley and I have, and our energy that we have and how we play off of each other on the podcast. - Scott Howell Batch recording your podcast is the best way to do it if you want to be consistent. - Bradley Flowers It's easier for me to block off two days to batch record our podcast every two months than it is to block off an hour every week. - Bradley Flowers What podcasting has done for us is all the unintended consequences that we never thought of when we started that. The relationships with people that are the people in the insurance industry, and the thought leaders of the insurance industry, that we now know. - Scott Howell With The Insurance Guys Podcast, we've impacted a lot of people's lives. - Scott Howell Growing up, I knew I wanted to do something that could make a difference. I think that by podcasting, we're helping other people make their dreams a success. And I think that's the difference. We didn't get into podcasting for people to know us or to make money. - Cady Gaut I tell people when they say what's the podcast about. I say, we're answering questions we get asked every day, happens to be we're drinking wine. - Karen Simmons The inspiration for Cheers To Business was the great conversations about our lives as women, and in business, and growing and networking and all of that, and that's really what it was, is just these conversations Karen and I have. - Cady Gaut Mike Stromsoe, a thought leader in the insurance business, he says something that I think is very applicable to both Cady and myself, whatever your past is, your future is spotless. - Scott Howell So many people wonder what their legacy is going to be. But I think The Insurance Guys Podcast will undoubtedly be our legacy when we're not here on earth anymore. - Scott Howell I know Bradley was talking about having nerves and being nervous about the podcast, I don't. It's just like breathing to me. I just get on and go. - Scott Howell The podcast content has to be absolutely fire. Try to pick the best and biggest guest as possible and make sure the audio sounds good. - Bradley Flowers You have entertainment, and you have educational, and if we don't have either one of those at least sound good. - Bradley Flowers That's one of our biggest goals, is that balance of exciting and entertaining, but always educational. - Cady Gaut I think that our ability, to take a topic that is as boring as watching paint dry on a wall dry, and be able to get at the energy level I have that at, and to be able to tell amazingly funny stories all the time, or say something that people just fall on the floor. - Scott Howell You can get somebody to a podcast because of the sound quality, and the this and that and the great guests, but you also have to be able to get 'em back. - Scott Howell There is a talent component to podcasting, no different than why somebody makes it big in the music industry, or on a pilot on television, and then that fourth component is playing off each other. - Scott Howell I had never listened to a podcast before Cady said, 'Let's do a podcast.' - Karen Simmons I was having trouble finding a podcast that I really connected with, because it just didn't have that balance of entertainment and education, and I was like, let's do it, that's us. - Cady Gaut I get between 10 to 15 Facebook friend requests a day from insurance agents all over the country. What they're doing is they're going to our, somehow, someway, getting to our podcast, listening to it, and then friend requesting me. Of course, we've got some other thought leaders that mention us as well when they talk in big groups. It's been a blessing in our life, and I would encourage anybody to give it a shot. - Scott Howell

We end up making a little bit of progress in five different directions, instead of massive progress in any one direction. - Matt Johnson The ROI of getting in communication with more people is that you actually need a lot fewer people in your database, but you need more relationships. - Matt Johnson The reason why you'd want to invest in live video or getting more active on a platform like Facebook is it gives you a way to talk to more people and be in communication and create a relationship with more people than if you could if all you could do is call them. - Matt Johnson If you fail to document your hustle, you're basically gifting those commission opportunities to agents who are. - Jason Will Find a local Facebook page that will agree to let you share that content to their audience because they need content too. - Matt Johnson The number one thing we could be doing as real estate agents to grow our business is to interview the local influencers in our market. - Mark Roberge via Jason Will Embrace that kind of freak-out stage. - Matt Johnson Right now, you're invisible, so doing something and starting small (on Facebook Live) is way better than doing nothing and feeling guilty about it. - Matt Johnson Commit to something small, but commit to it 100%. - Matt Johnson ////////////////////////////////// We would like to know what you think about the IMPACT Agent podcast. Meet Courtney "Coco" Osborne. Being a new member of a real estate team, she had some early success and then began to struggle in sales due to her complacency and lack of sticking to the "plan" and working the sales system. After some financial hardship, Courtney was triggered to make some changes. Using some self-reflection she began to take ownership of what she was doing wrong, owned up to her responsibility in the things that she was not doing, and just kept moving forward. With the help of her supportive team, team leader, and the implementation of a new accountability system, Coco righted the ship and ended the year in the Top 10 of the company. Courtney's journey is a solid case for how being on a real estate team built with purpose and intention can create a culture of accountability and productivity to motivate and inspire everyone on the team. The Big Questions: > What it the benefit of sales coaching and accountability partners? > What immediate steps can a salesperson take to turn around a couple of slow quarters completely? > What is the best way to keep steady and consistent sales? > What's the number one thing you can do to make sure that 2019 is your best year in real estate? > What is a public declaration and how can it help with closings and be the team member and producer you can be? > How can an agent increase their social media "celebrity" without fear, anxiety, and tons of hassle? I knew that the purpose was, and knew that I was not producing to the level that I could. - Courtney Osborne I really know that if I'm going to keep a consistent business, I've got to be in the office every day, spending at least two hours calling people that I'm not yet working with. - Courtney Osborne It's really the pain that's going to trigger the motivation. - Jason Will Accountability is the highest form of love you can show another human being, because the things that you're being asked to do on the team, and being asked to do through accountability are things that are going to make your life better and improve your quality of life. - Jon Cheplak via Jason Will What's the number one thing I can do to make sure that 2019 is my best year in real estate, or in sales, or whatever field you're in', and that's finding an accountability partner. - Jason Will I love our team environment, because I don't have just one accountability partner, I've got 15, and I don't want to let the new agents down that have just joined our team. - Courtney Osborne As long as you want to be the best possible version of yourself, it will just never get easy. This is the goal that I've set for myself, this is what I'm going to do, and I need everybody on Facebook to hold me accountable to that.' - Courtney Osborne I don't think people realize just how powerful making a public declaration like that can be. - Jason Will I just realized that I needed to check that fear at the door because people are always going to judge you, I might as well make money while they're judging me. Leveling up to be the Real Estate Agent you want to be is not an easy road. The Real Estate business is not an easy road despite what Bravo Network and reality shows show us weekly. Setting and hitting those lofty but reachable sales and life goals is a real possibility, but we all need help, training, inspiration, and accountability to get to where we want to be. Plus, being willing to embrace new technology, establishing new systems, learning new sales approaches, and recommitting to basic sales fundamentals is a big step into becoming an elite Real Estate player. In this first episode of the IMPACT Agent Podcast (formerly the Agent 251 Podcast), Jason Will speaks with Trey Willard. Trey is a team leader of The W Group of Berkshire Hathaway United Properties in Baton Rouge, La. He has seen a lot on the real estate business from personal assistant to a buyer's agent to a lead agent or a solo agent to a team leader and now a team leader and a real estate coach with Tom Ferry. Trey’s shares his insights into “leveling up” in the real estate game. Plus, learn how Trey and his wife Whitney manage to work and live together growing an ever demanding business and family life. The Big Questions: What’s it like and how do you navigate work/life balance when working so closely with a spouse? What are the advantages of building a real estate team? What are the big things Agents can do to level up from hobbyist to professional level sales and production? Why should an Agent invest in coaching and additional professional training? What is the difference between relational versus transactional marketing? Sponsor: Impact Agent Conference 2019Started by Real Estate Agents for Real Estate Agents. New Orleans, LA - April 11 - 12, 2019 BUY TICKETS HERE Trey’s Key Insights and IMPACT moments: Trey loves working with his wife but realizes that the high-pressure nature of Real Estate can cause unique challenges In an on-demand world and economy Real Agents have to responsive and quick to reply and satisfy their leads, contacts, and teammates. To know the profitability of your company you need to know the basic net numbers, cost of leads, cost of overhead, and real profit margins. Real Estate is a rough and tough business, but it’s worth the fight and the struggle. The book Rich Dad Poor Dad is a great resource to get you to understand real assets versus liabilities and how to start seeing the big picture Know the “blocking & tackling” fundamentals of Real Estate and sales: Communication, follow-up, consistency, and leveraging your sphere of influence. Don’t be a hobbyist, be a professional that always provides value to clients, teams, family, and community. To be an elite professional, you need to invest in an elite coach. Always be servicing leads not just getting leads. Trey has seen so much in this industry from his experience that he felt he had a ton of value to share and help other agents, coaching just made sense. Real Estate is a skills-based market. Improve your skills, improve your opportunity for success. “Leveling Up” comes from an internal push and genuine interest to be more than you are today. Quotables and Tweetables: I don't know the last time that Whitney, with the exception of the holidays of course that just passed, where Whitney and I had an entire Saturday and a Sunday where we were both off, we could spend time with our kids, we could make plans to do things, and that was the things I didn't think about prior to bringing her on board as a team member. - Trey Willard My Wife and I are really making an effort to do is at certain time of the night like no talk about real estate or work. Just shut it off. Let's just be with each other and be in the moment, be with our children. - Trey Willard Everyone wants instant gratification, whether it's via text, whether it's a call, whatever it may be. We live in the on-demand economy. We have kind of gotten spoiled by that and we expect that in every aspect of our life, including real estate. - Trey Willard When we work in a 100% commission business where there's no guarantees…for someone who has a little higher anxiety, it's just a little harder for them to just stay in a upbeat, positive mindset all the time. - Trey Willard I love to have those really raw and real conversations with people is like true net, like, "What are you netting? Are you at a 30% profit margin? Are you at a 50% profit margin? Are you running a 10% profit margin or a 5% profit margin business?" And depending on how many sales take place every month and depending on what the expenses are, depends on how profitable you are as a company. - Trey Willard I went back to reading Rich Dad Poor Dad. Reading that book has really been a huge eye-opener for me as far as getting back to real assets versus liabilities and really thinking in big picture, having your money work for you, and like you said, we're doing this for a bigger picture. - Trey Willard We've gotten back to what Bill Pipes likes to call the blocking and tackling, the fundamentals of real estate, what to say, how to say it, following up, everybody knows the fortunes and the followup, and I've gotten my guys to really buy into that. - Trey Willard I think the biggest thing is, number one, setting the expectations. I am here, I am a professional, I want to provide value to you. - Trey Willard So whether it's sports tickets, whether it's anything someone would need and I can provide that for them and I do it not because I'm looking for something in return. - Trey Willard It's the law of reciprocity. As soon as you do something for somebody, that seed is planted. They want to repay it. - Jason Will Tom Ferry says it best: What got you here won't get you there. - Trey Willard I felt like I just had so much value to give and help other people. That's why I pursued coaching. - Trey Willard Everybody should want to double their business. My question to her, the followup question was: How? What are you going to do differently in 2019? - Jason Will Every elite athlete on the planet, every elite I would imagine businessperson on the planet, people that you think that couldn't move any further in their life has a coach. - Trey Willard In order to continue to gain momentum, you've got to constantly work at it, you've got to be better, and inevitably you have to have someone to hold you accountable. - Trey Willard There are so many things that a coach can do that you can't do on your own. - Trey Willard Someone has to give you some direction on how you're going to change your lifestyle. - Trey Willard There is entirely too many hobbyists, and I think you're going to start to see a shift in the real estate business, not just in the market as a shift but in the real estate business. We're seeing more teams dominate. We're seeing teams and even certain individuals take in more market share than ever. - Trey Willard It is a skills-based market. The better the skills, the more success the agent will have. I believe that 110%. - Trey Willard ////////////////////////////////// We would like to know what you think about the Agent 251 podcast, especially this episode. Do you agree with Jason? Avoid the rut of your job, develop controlled excitement. 5. Learn from failure, don’t let it define you. 6. Be a believer in believing. It's just a singular event. It doesn't define your whole life. And the only way you're gonna learn how to do anything better is to fail at it. - Jason Will Life offers us plenty of U-turns, if we just take 'em. - Lou Vickery Salespeople tend to beat around the bush. They're scared to ask somebody to do what? To buy. As I call it, "get the yes." You gotta get the yes. You may get 18 nos, but you only need one yes. - Lou Vickery Any type of sales, you should be handing out 500 to 1000 cards a month. I know that's old-school, but you've got to let people know what you do. You have to be excited. First, if you're not excited about it, don't do it. Get out of it. Go find something you'll get excited about. Because you have to be really excited about the business that you're in, particularly in sales. Because it comes through. - Lou Vickery If I had one advice, I'd say, "Quote 'em high and ask 'em to buy." - Lou Vickery Selling is asking. - Jason Will You can't steal second base with one foot on first. - Lou Vickery Jumping up and down, hollering and screaming, creating excitement is one thing. But when you got controlled excitement where you got a game plan to get to the next level. - Lou Vickery If you've got the right attitude, and you got the right skill set, and you know your product, what in the world is to keep you from asking for the sale? - Lou Vickery It takes 65 muscles to frown; it takes only 12 to smile. Prepare yourself for one powerful story in this episode. Jason interviews the author, and Tony Robins Trained Motivational Speaker, Billy Brown. Billy is a survivor of a car accident at the age of two. Burned on over 70% of his body and having 100s of surgeries, Billy with the help of his loving mother refused to be a victim of his circumstance and developed and lived every day by his mantra of "I am love, and I live with purpose." From school, football fields, real estate career, prosperity, bankruptcy, and redemption nothing stands in his way. After a chance meeting with the world-famous Tony Robbins, Billy has found his true calling as a motivational speaker that is living proof that anyone can overcome adversity and move on in life to be the best that you can be. Why did I go through financial devastation? Why did I go through emotional devastation? It was so I could go help people that went through those situations. I was being prepared. I wasn't being punished; I was being prepared. - Billy Brown …you're the gatekeeper of your eyes and ears. What you let go in is going to come out in your daily walk. It's going to come out in your business deal. It's going to come out in your emotional responses. - Billy Brown Tony (Robbins) was the first person to paint the vision that I could become. And anytime you're in sales, or you're in marketing or motivation, you've got to the person that can help paint a vision for people to see. - Billy Brown I don't want to go through the motions. I want to know when I die; I don't need a grave marker to say who I was. I want people to say, "You know what, Billy made a difference in my life. By everything he went through, that made a difference in my life." - Billy Brown If I die today, and I've made a difference in one person listening today, then my purpose in my life for God I know has been done. And that's what I strive for every day. - Billy Brown I'm thinking somebody's going to listen to this podcast and you're going to get a call from Hollywood. It's "The Intelligent Growth Enhancing Robot" - Sharran Srivatsaa My goal was, "How can we get goals and plans into results?" If that means using other people's platforms and systems, whatever it takes. I don't want to sell a platform anymore; I want to sell a system, a revenue-generating piece of machinery to an agent so that they know that they don't have to do it. - Sharran Srivatsaa There's other stuff that I do like I do podcasts, I do a lot of the other stuff as well on a regular basis, but if I can find a way to batch the content, it is super helpful, but I don't let that intrude my work and personal life at all. It's a part of my professional world, but if anyone's thinking about, "Hey, how do I put out all this content, how can I create more content," I say, it's easier to batch it. So, if you sit down for an afternoon and say, "I need to write five pieces of email content, three pieces of blog post content," whatever, I have a system that I go through. I think about a topic. You generally use the same theme for the week so that I can think deeper, and then I do three and a half hours of content creation, and then set it to go out. - Sharran Srivatsaa No one teaches others how to implement. - Sharran Srivatsaa Everyone wants to be in the Business of Improvement Offer. What I mean by that is, oh, improve your sleep, improve your health, improve your lifestyle, improve your GCI, improve, improve, improve. They want to go from 10 to 20. They want to go from 20 to 40. They want to improve something. Everyone's looking for that improvement offer, and when you're looking for an improvement offer, you're looking at all everything. They're like, "Which one can I use to move the needle a little bit," and based on that, and you don't do anything. - Sharran Srivatsaa The fastest way to level up is environmental exposure. You just have to upgrade your environment. - Sharran Srivatsaa If you're not at the table, you're probably on the menu. - Sharran Srivatsaa I'm going to consume that because you're exposed to what you're exposed to, and I don't want to be exposed to anything else. So, an easy way and a free way is to just go deep on one person that you admire, because one month of exposure to somebody changes things very much. - Sharran Srivatsaa We think about the result, but we don't think about the conditions that are present to deliver that result. - Sharran Srivatsaa You're not telling people how to get from point A to point B. Section 8 properties and rental property investment are super hot topics in the real estate industry. Jason Will talks with two local real estate investment experts in the Mobile County market, Jared Irby (Irby Home Buyers) and Joey Brashears (Yellowhammer Homes) and they share their business journies and insights into this specific world of real estate investing. What is Section 8 rental investment? How can this investment be advantageous to owners and investors? Why is this government program model better than flipping? How do you get started? What to look for in an ideal Section 8 property? Sit back and hear how this type of investment works, how Jared and Joey maximize their opportunities, minimize their risks, and why you be looking into real estate. Key Takeaways > Always been looking for real estate opportunities, good investment properties and be able to act quickly. > Negotiating a low initial price and cash flow are the most significant factors in success in Section 8 investment properties. > Maintaining the property maintenance is a non-stop job and you need a process and plan to make sure that $50 issues don't become $10,000 problems. > Bigger homes with lots of bedrooms are an ideal property for Section 8 investment opportunities. > Have a sense of urgency in getting a tenant or replacing one, but make sure you get the best person for that property. - Jared Irby > The biggest thing in real estate is the relationships, whether it's the relationships with the tenants, the investors, your realtors, the landlords, everybody. Resources Jared Irby - Irby Home Buyers Joey Brashears - Yellowhammer Homes Quotable Quotes You've got to stay nimble, stay dynamic, and there's opportunities in every market. - Jared Irby You have to adapt your strategies to the market you're in. - Jared Irby My story has to start with the Fortune Builder Program. It worked for me. I think if it's anything else, it's something that's going to be what you make it. - Joey Brashears I'll tell you the coolest thing about real estate, if you're looking at it from kind of the financial nerd perspective and how you scale quickly, is that real estate has cash flow. It's a hard asset, and it's very easy to borrow against it. - Jared Irby So you can buy a Section 8 property for 20 grand and then rent it for 600, 700, 800 bucks a month. - Jared Irby The most important thing is that you make sure of the cash flows. - Joey Brashears Flipping houses, you put in a lot of work, and you make money one time. - Jared Irby What determines a rental for me is, anything that I look at under $100,000, I'm going to consider it for a rental. - Jared Irby I want it to be an assistance program, which is what Section 8 is set up to be. It's not supposed to be a handout. - Jared Irby For a landlord, Section 8 is a guaranteed rent from the government essentially, as long as you keep the house in the condition that's required to by the Section 8 Program, then you're basically guaranteed your cheque at the same time every month, deposited into your account. - Jared Irby I haven't noticed any more issues with Section 8 tenants, it's the normal issues and probably less, just because the payment issues are off the table. - Jared Irby So the longer Section 8 tenants stay in the house, the better your return. So all my Section 8 tenants. My average is like three, four years at their average. - Joey Brashears You want to make sure you keep the pay, and the rent is front and Center for sure. That's the whole point that drives everything. - Joey Brashears Section 8 a pretty rigid program. Once you go into it, it pretty much explains itself. The only thing you can do is just get better about your processes and the product. - Jared Irby Agent 251 is an entertaining and informative real estate podcast that looks at our industry through the lens of our work, adventures, and culture at JWRE - Jason Will Real Estate in Mobile and Baldwin County, Alabama. ////////////////////////////////// We would like to know what you think about the Agent 251 podcast, especially this episode. Play Now | Learn More In this episode, Jason Will talks with self-proclaimed "hyper-local sales expert", Matthew Bizzarro, and the correlation of this sales mindset and improving your business and serving your customers at a higher level. Matthew founded The Bizzarro Agency; a boutique firm focused in Uptown Manhattan (more specifically 110th North and the Bronx) on his extensive experience and knowledge of real estate and business ethics. He has transformed the market with his cutting edge and honest approach to real estate and lifestyle marketing. Mathew shares his insights on the power of "knowing" your market more than anyone else, injecting yourself in your local community, and creating a real business and civic impact by giving back. Key Takeaways > Investing and injecting yourself in the communities you serve can grow your business, strengthen your sales numbers, and connect you to your market. > Don't just sell real estate in a market. Inject yourself, live in, support, and become a true ambassador for your market and community. > Be hyper-local focus by living in and knowing your sales area better than anyone else. > Create a community engagement program that solves real issues and requires your attention and participation, not just your financial support. > Recruit and hire quality agents that understand and believe your firm's hyper-local community mission. > Giving back connects you to your community and builds trust with your clients, peers, and neighbors. Quotable Quotes We really believe in the Uptown Manhattan and we're really invested in the community. - Matthew Bizzarro We're very involved in our community. We don't just write checks. We're looking into doing things like park cleanups, solving problems, and really giving back. - Matthew Bizzarro Frequently engaging with our community helps others recognize us and who we are. - Matthew Bizzarro I always personally check out any needs in communities we serve just to make sure of the real benefit. Make sure you have a connection. If it's not something you can get connected to personally, emotionally, it may not be the best investment. - Jason Will Find local events, associations or fundraisers that you are personally connected to, and make sure that the work they're doing is really valuable in the community. - Jason Will We're very conscious about making sure our clients know all the good things we're doing because it's them choosing to buy a home with the Bizzarro Agency. We are more than just providing them with a wonderful home for the next chapter in their life. - Matthew Bizzarro I think creating community awareness for your business is a top priority, and then you see where the ripple effect goes. - Matthew Bizzarro My team is one of the best agents in the business, and they deliver for their clients, every day in and out. However, we have to deliver to be able to also work on our mission in giving back. Because the more we deliver for our clients, the more deals we close, the more we can then give back. - Matthew Bizzarro I'm going to provide you the best value because you want to buy up here and there is nobody that knows this neighborhood better. I live here. I've done deals in almost every building. - Matthew Bizzarro Giving back and being good is trendy...everyone is doing it, but some people are really doing it. Also, some people are just going through the motions to have it as a logo on their website. - Matthew Bizzarro ///////////////////////////////////////////////////////////////////////// We would like to know what you think about the Agent 251 podcast, especially this episode. In this episode, Jason Will interviews Tim Ferry coach, Coldwell Banker Residential Broker, and outsourcing expert Ann Rudd of the Ann Rudd Group at The Tim Ferry 2018 Success Summit. Ann has just recently opened up an Inside Sales company, Real Assist Pros, and graciously shares her perspective on the use of third-party lead generation sources and models for supporting high producing agents and real estate teams. Learn about some of the newest ISA models that agents are using across the country to increase overall sales conversation rates and close the common gaps in which our industry loses those all-important and expensive leads. What’s better, inbound or outboard, or some kind of hybrid? Do you hire an oversees virtual assistant or hire someone in-house to make these sales phone calls? Ann deep dives and explains the costs, pay structures, processes, staffing ideas, training and all the big questions concerning the ISA model and if it's right for you and your team. Key Takeaways > Third party Inside Sales Assistant (ISAs) can be a highly effective way to maximize to assist real estate agents in converting leads into significant sales number. > There are many ways to implement this ISA model: in-house, outsourced, or some type of combination of the two. Find what is right for your needs. > Inside Sales Assistants are full-time salespersons trained to spend their day on the phone with existing and new leads to make appointments, follow-ups, and sales conversions. > Leads are by their nature an expensive investment. An ISA and virtual assistant model might be a way to get the most return on this investment. Quotable Quotes Inside Sales Associate (ISA) is defined now as someone that's specifically trained to spend their day on the phone. - Ann Rudd Agents have to juggle more and more. Our ISA business is evolving and becoming more and more sophisticated, but it's cost-prohibitive for so many agents. - Ann Rudd Nobody makes good calls. It's all video. So nobody makes phone calls, because it's hard. - Ann Rudd I'm flexible with people because I know that there's not a one-size-fits-all in our business... - Ann Rudd I do not see the difference between ISA in-house and outsourcing, except for one thing, the pay scale, and the burnout factor. - Ann Rudd I talk to our customers every week about what's going on with their VA and ISA and what can we do to make things better for them, so I feel like, across the board, we're treating people well. - Ann Rudd I think that the biggest challenge I have is getting people to understand that you can have someone work offshore, and it's just like they're next door in your office, without taking up space. You have to get your head wrapped around it. - Ann Rudd It's not that I disrespect my agents, because I don't, but the agents need backup, and I feel like it's a disservice to my investment by not having someone there to continue to nurture, nurture. - Ann Rudd ///////////////////////////////////////////////////////////////////////// We would like to know what you think about the Agent 251 podcast, especially this episode. In this episode, Rev. Beverly Gibson and Johnny Gwin talk about the nature and identity of "the wicked" and the creation and summoning of Death. Who is The Righteous Man from the Wisdom of Solomon, and why is he reviled as "inconvenient"? What does the 1982 Disney film, Something Wicked This Way Comes, have to teach us about humility, courage, facing our shadow selves, and drawing closer to God? Drawing closer to God starts with us inviting God to be present more in our lives and practicing this purposeful action will bring more light and peace into our dark and shadowy world. Key Takeaways: The Wisdom Literature of the Bible is an excellent guide for the faithful to explore the nature of righteous living. Our arch-enemies are not always external. Most of our biggest struggles and conflicts stem from the darkest (and unknown) parts of ourselves. Look inward to find our true selves that can fully participate in a life with God. Drawing closer to God can start by bringing our "Sunday Selves" to our Monday morning lives. Embracing righteousness, humility and sharing God's light repels the "the wicked" around us that is summoned by the World. It is said that last week's lesson can be fearful for the Priest and send them into fits of trembling. Plus, according to Rev. Gibson, most of the ears in the pews don't want to hear the hard lessons of Mark 8:27-38. How does the world see Jesus? How did the disciples see Jesus? How do we see Jesus? Jesus's story and mission pivot at this point of Mark's Gospel and he has to deliver a hard message of what is going to happen to him. What is going to happen to anyone that picks up their cross and follows him? Ridicule, suffering, and death. Not the message his entourage wanted to hear, especially Peter. Then like now, spreading the message of Jesus is hard when the lessons focus on self-denial and sacrifice instead of success and abundance. Truly following Jesus as a disciple in this world is hard, uncomfortable, deep, and dangerous. If we choose to walk with Jesus on his mission the first step is assessing how we see and experience him. How do we see Church and its place in our life? What is truly important in life and what worldly things must we deny ourselves for spiritual growth? All desires are not the same. There are the personal wants and desires, and then there is God's desire for us. God longs for us and wants us to be connected to him and those around us. Are your and God's desires aligned? How would you know? When our hopes and wants align with God's calling that is called the "heart's desire". Jesus healed the deaf and mute man in Tyre so that he could hear and speak clearly. Are we clearly listening to what God wants from us? And when we have unearthed our "heart's desire" are we expressing that with genuine "heart" in our words and actions? In this episode, Rev. Gibson and Johnny Gwin discuss the nature of delighting in the Lord, faith, longing, transformation, and getting the most out of Church.
