Five years since league reconstruction was last briefly discussed by the SPFL, and promptly batted away into the night sky, Improving Scottish Football Podcast host Kieran Hennigan revisited the topic with a one minute video promoting a 14 team Premiership idea. The video went viral with over 800,000 views on Twitter/X alone.John B invited Kieran onto discuss the pros and cons of a 14 team Scottish Premiership and why he thinks this is the way forward, and not just in the top flight either. There is a good honest discussion about the effects of a promotion/relegation structure, how the 14 team structure works in Greece, would a more even split work better than a top six/bottom eight and also how the setup would improve youth development. Fifth generation broadacre farmer and agronomist Keiran Knight grew up on an irrigation, cotton, sheep, cattle and cereal farm between Walgett and Narrabri in NSW. She married her next door neighbour John and they still farm the land their previous generations settled in 1891. While working as an agronomist and with a young family, Keiran became increasingly concerned about the amount of fertiliser conventional agriculture was asking farmers to use, both from an economic and environmental perspective. She and John started using bio-stimulants and she made a career change to become an agronomist for Best Farming Systems Australia. Keiran says farmers are getting agronomy advice they believe is evidence-based and scientifically based, but not enough people are talking about the damage synthetic inputs do to their most precious resource, soil. Keiran is well attuned to growing up in a rural area, and the culture of farming where it's difficult to step outside the lines. She encourages more farmers to ask more questions about the products they're using and what those products are doing to their soils as well as the quality of the food and fibre they are producing. Keiran was a guest speaker at VicNoTill's Food for Thought conference and says more questions also need to come from consumers around the nutritional integrity of their food such as who grew it, how did they grow it and what is their soil management plan.

Keiran Stewart-Assheton is our guest this week and he is the founder of the Black People's Union, a union that set out to represent First Nations tour guides, dancers and ceremonial performers, among others, filling the gaps of existing trade unions. It has grown into something even greater. Keiran's family are Yuin nation, around Nowra (NSW), but he has lived all over, starting out in Adelaide and then quite a bit of time in the ACT. Keiran was born in 1992, played 'all the sports' growing up, and was very successful academically. It was poignant to hear his reflections on the Left here in Naarm and you can catch more of Keiran on his show Yillam, Wednesdays 12pm to 1pm, here on 3CR. Dogs with jobs pays an early morning visit to the Hursley Hambledon pack of English Foxhounds in their lodges. Amid the early morning excitement of the pack, Kennel huntsman Keiran gives an insight into pack life. He explains that there's no a particular "top dog" among the boys. The social hierarchy is more complex and changeable among the girls. Surprisingly, the individual canine most "in charge" is not a foxhound at all - but a pint-sized terrier called Poppy. With at least one, occasionally two litters a year, scenting talent and knowhow is passed down the generations within the pack over time, as older hounds retire and the youngsters join. Kieran's affection for the hounds is evident. When pressed, he admits to having a favourite, who will live with him as a pet once she retires. And I said that my guess was that the best approach to making a high-impact TV show was something like: You make Mad Men — same level of writing, directing, and acting — but instead of Madison Avenue in the 1950-70s, it's an Open Phil-like org. So during COVID I wrote a pilot and series outline for a show called Bequest, and I ended up with something like that (in that the characters start an Open Phil-like org by the middle of the season, in a world where EA doesn't exist yet), combined with something like: Breaking Bad, but instead of raising money for his family, Walter White is earning to give. Ornithology is defined as “a branch of zoology that concerns the study of birds.” The study, at least in America, is often tied to the amateur “father” of the study, John James Audubon. However, Audubon and many like him appropriated the knowledge of black and indigenous contributions and took the credit for themselves. Ornithology is filled with racist ideologies, with many slave-owners and/or white supremacists being rewarded with birds bearing their namesakes. Black naturalists may have been labeled as “amateur”, but their voices cannot remain silenced. Of course, our top news story this morning was the shooting at the Kansas City Chiefs Super Bowl parade yesterday. Even with all the tragedy that happened yesterday, we were able to put a positive spin on the morning with a great story about a woman who just turned 109 years old, and a dog that was found with it's mouth zip-tied close that recently got adopted by the officer that rescued him. Before the shooting at the parade yesterday, Travis Kelce may have been over-served and decided to perform a rousing rendition of Garth Brook's "Friends In Low Places". Today was also #NationalWisconsinDay, so we shared some interesting facts about the Badger State, and we discussed Shaw's upcoming weekend getaway to Chicago that might be in jeopardy. During the "Friggin' Sports", we talked about the first ever D1 scholarship for cornhole players, and in today's "Bad News with Happy Music", we had stories about a Walgreens that was robbed repeatedly by employees, a hiker that killed a rabid coyote after it bit him, a lost, naked hiker that was rescued, an idiot that tried to rob an ATM in a jail lobby, a Dominos in Japan that had to apologize to it's customers after a former employee was wiping his boogers in the dough, a story about a NY man that tried to smuggle snakes into Canada, and a Delta flight that had to turn around because of maggots falling from the overhead compartment.See omnystudio.com/listener for privacy information.

While depression, anxiety, ADHD and other problems are extremely common, it's rare for people to offer detailed insight into their thoughts and struggles — and even rarer for someone as perceptive as Howie to do so.Links to learn more, summary, and full transcript.The first half of this conversation is a searingly honest account of Howie's story, including losing a job he loved due to a depressed episode, what it was like to be basically out of commission for over a year, how he got back on his feet, and the things he still finds difficult today.The second half covers Howie's advice. Conventional wisdom on mental health can be really focused on cultivating willpower — telling depressed people that the virtuous thing to do is to start exercising, improve their diet, get their sleep in check, and generally fix all their problems before turning to therapy and medication as some sort of last resort.Howie tries his best to be a corrective to this misguided attitude and pragmatically focus on what actually matters — doing whatever will help you get better.Mental illness is one of the things that most often trips up people who could otherwise enjoy flourishing careers and have a large social impact, so we think this could plausibly be one of our more valuable episodes. If you're in a hurry, we've extracted the key advice that Howie has to share in a section below.Howie and Keiran basically treated it like a private conversation, with the understanding that it may be too sensitive to release. On May 31, 1990, in New York City, a call came into the police about a 78-year-old man named Joseph "Joe" Proce, who was shot in the back outside his home by a stranger New York City has seen its share of homicides. In fact, Newsweek magazine said that 1990 was one of the worst years for homicides in the city. This shooting was different because the shooter left a note. A circle at the top of the letter is divided into sections with symbols inside each piece. It was later determined these symbols were the zodiac signs of Gemini, Scorpio, and Taurus. Below the circle is written the statement, “This is the Zodiac. The 12 sign will die when the belts in the heaven are seen.” At the end of the letter, there is yet another symbol, one that is familiar to many: a circle with a cross in it, as in gun sights. In episode 38, astrologers Kristina Martin and Tara Redfield undertake something very in line with Gemini season - exploring the relationships between siblings! For this episode, it's the Roy siblings of HBO's hit series, Succession! In astrology, we find that commonly actors take on roles that mirror parts of their own chart. So, after watching the series finale, we decided to use the birth charts of Jeremy Strong (aka Kendall Roy), Sarah Snook (aka Siobhan Roy), and Kieran Culkin (aka Roman Roy) to see how these actors were able to create such strong sibling chemistry over the show's four seasons. First, we look at Jeremy's chart and find heavy Capricorn placements telling us his dedicated and unyielding work ethic shows up both on and off screen. We also find an intense and obsessive Scorpio moon that can get swept up in feeling and with little air in the chart, logic and objectivity might be hard to come by. Next, we focus in on Sarah's natal chart and find a fairness-focused Libra rising, which makes sense as her character always seems to be trying to balance all sorts of relationships. We also see a fiery Aries Moon and Sagittarius Sun (hello red head!) telling us she's a fighter who can be ruthless about getting her way. Lastly, we look at Keiran's birth chart and see a strong stellium in Libra, which includes a quick-witted Mercury/Sun conjunction. This is one quippy and intellectual guy, just like Roman! He certainly brings the air to the room, but he also has a highly sensitive Pisces Moon. The responsibilities of fame (and experiencing his character's father's funeral) can be overwhelming! At the end of the show we look at the synastry charts between these actors/siblings and find uncanny astrological signatures! We found conjunctions, sextiles, and trines all at the exact same degree which is rare! It made us wonder if the casting director had hired astrologers to bring this perfect trio together! The Fed followed through on another rate hike despite the banking turmoil. Members of the Federal Open Market Committee raised the Federal Funds rate another quarter point on March 22nd. That brings the short term rate to a range of 4.75% to 5%. Hi, I'm Kathy Fettke and this is Real Estate News for Investors. Please remember to subscribe to this podcast and leave us a review. Fed Chief Jerome Powell said the collapse of two banks, and the near-collapse of a third, did force Fed officials to consider a pause in rate hikes. But he says they were persuaded to hike rates again because of stubbornly high inflation and a strong job market with strong wage growth. But Powell offered assurances that the central bank is prepared to protect the banking system. He also still believes there's a path to a soft landing. (1) Powell says he expects the need for one more rate hike this year, while seven of the 18 Fed officials are forecasting two hikes. If the short-term rate is raised another quarter point, the end range would be 5% to 5.25%. Fed Sees Higher End-of-the-Year PCE Percentage The Fed previously thought Personal Consumption Expenditure index, or PCE, would end the year at 3.1%. It's now projecting a higher 3.3%, which is moving in the wrong direction from the central bank's 2% target. In the meantime, the Fed also needs to make sure the financial system remains stable. There's fear that nervous depositors could pull more money out of regional banks, which are already under stress. Federal regulators took control of Silicon Valley Bank and Signature Bank, and are making sure depositors get all their money back despite the FDIC limit of $250,000. The Fed also worked with the FDIC, and the U.S. Treasury in the creation of a fund for banks that need to borrow money to cover deposits. As reported by Bisnow, banks withdrew a total of $300 billion during the first week. Government Prepared to Prop Up Small Banks Treasury Secretary Janet Yellen also says the government is prepared to protect small banks from failures, but much of this stability depends on the confidence of depositors. Archie brown of Cincinnati-based First Financial Bank told Bisnow: “The main thing is to make sure that the Fed is instilling confidence in the deposit base. As long as we do that, I think everything else will manage itself.” The San Francisco-based First Republic had teetered toward failure with a $70 billion run on deposits, which is about half of its total. The bank received an infusion of cash from eleven large banks and the federal government to keep it from toppling. But the experts are still worried about smaller regional banks which is where a lot of commercial real estate investors get their loans. According to an article in Axios, small and mid-sized banks hold 67% of commercial real estate loans, and 37% of residential real estate loans. (3) Small Banks Could Reduce Real Estate Exposure Brad Kraus of the CRE financial consulting first Ascension said in an email to Bisnow: “If banks do end up struggling, the first thing we see here on the front lines is a reduction in their real estate exposure.” He said: “If things get worse, they simply start quoting rates which guarantee profitability, thus effectively pricing themselves out of the market.” (4) Higher rates will push commercial real estate values lower. Keiran says: “Those looking to sell anytime soon, especially those owners that are facing loan maturities, will have to offer their deals at higher cap rates to attract buyers.” According to the Wall Street Journal, as much as $270 billion in commercial mortgages will mature this year. As these loans mature Keiran expects to see a “major value adjustment” for commercial properties especially if we sink into a recession. Banks are also likely to cut back on lending as a way to preserve capital, especially if they expect the Fed to keep hiking rates. That's it for now.
