The Phoenix market has been one of the most active MSA's for new supply over the past few years. As a result, the new units available have combined with a softening in demand to slow property performance and send most multifamily metrics into negative territory. However, as Dex Hiland, Director of Client Services at Greystar points out, the long-term demand drivers including migration, job growth, high tech manufacturing and others should foster another growth cycle in Phoenix, once the current supply wave abates. In this week's Radix Research Podcast, we dive deep into the Phoenix market and discuss where the future growth will likely occur.Explore our website for more insights and resources: https://bit.ly/3XBKJGH.

Mary Hiland, PhD, is a nonprofit board and leadership development consultant dedicated to assisting nonprofit executives and board members in unleashing their organizational and community impact potential. She has over 40 years of experience in the nonprofit sector — 26 as an executive.Mary works with nonprofit leaders to strengthen the executive/board partnership and develop the board as a powerful force for organizational and mission results. She is a coach and mentor for boards, individual board leaders, and executive directors. Mary has been consulting since 2002, working with several hundred nonprofits, including associations and all-volunteer nonprofits. The focus of her consulting is board development and executive leadership. In addition, as a certified Strategic Restructuring Consultant, Mary has trained and consulted with over ninety nonprofits on mergers and strategic alliances, coaching and facilitating nonprofit leaders through all phases of the process. Key Takeaways:If you have the luxury of building your board, then the most important thing is to get to know each one. Establish a relationship with each of your board members. Don't hire based merely on expertise, bring people in who care about the mission. Embrace each individual from the board as a member of the team. Acknowledge the power dynamics, and recognize that collectively, the board is the boss of the executive director but lean into the fact that you are all one team. You will be united when you emphasize the common passion that you have for what your organization stands for. Most problems in organizations boil down to these three C's: Capacity, Connection, and Culture. The first step to amending these problems is by sparking awareness. Awareness allows for change to take place. Mindset is really where you want to start with a lot of things. Most problems can be solved by starting with your mindset. When it comes to fundraising, shift your mindset from this energy of “asking” to one that's passionate about the work that you're doing. Talk to people about the work that your organization is doing but don't force your message onto people who are not interested. “You don't just grab someone because of the expertise that they have. You first have to assess how passionate they are about your mission. That's the common ground.” “If you're going to be an effective board, you got to be an effective team.” “You've got to shift your mindset about fundraising. If you're passionate about the mission, go talk to people about it. Don't twist their arms to be interested in it. If they're not, move on to somebody else.” - Mary Hiland Reach out to Mary Hiland at:Facebook: https://www.facebook.com/hilandconsultingWebsite: https://www.hilandconsulting.org/LinkedIn: https://www.linkedin.com/in/maryhiland/ Ask for and receive all you want need and deserve without feeling rejected, ineffective, or pushy. In this episode, Jason Hiland, a successful golf business entrepreneur three times over, shares insights on building his niche markets within a highly competitive industry. John also gives a glimpse into his entrepreneurial journey, leaving a major insurance company in 2005 to go out on his own which gave him a “2000 Percent Raise” by 2010. He has since created generational wealth for his kids and great grandkids. Topics covered in this interview: –Jason's three golf businesses (the first one he started at age 22): Diamond Tour Golf, Hurricane Golf (which he calls “the TJ Maxx of golf online with all the major brands”) to his “passion project,” Sub 70. –Background on the golf industry, including the top ranked 8 golf courses in 2022 in America: Hint: #1 is Cypress Point in California; and learn why #8, Sand Hills Golf Club in Nebraska, is Jason's favorite. The best major golf manufacturing brands by category, with PING Golf rated for “best quality.” –The inspiration for Sub 70 was an online suit company called Combatant Gentlemen (https://combatgent.com/) producing high quality suits at a fraction of the cost. You only need to get these online suits custom-tailored to have the look and feel of a Hugh Boss or more expensive suit, according to Jason. –Jason now creates custom-made golf clubs that are like “pieces of art,” using the internet for the lower cost, direct-to-consumer model, combined with “a Nordstrom level of customer service.” He calls his products “understated elegance.” –The three-year process of product development, and how much “packaging matters.” –Why his marketing is subtle. –Jason's business never does a sale except on Cyber Monday. –The importance of “quality first,” with the product both performing well and looking good. –The way Jason has built a natural/organic community for his brand. –The best part of a direct-to-consumer business is talking to the customers all the time. –The golf clubs are played at a professional high level, with Jason sharing on which tours they have been used. –What John looks for as a venture capitalist, and how he started his company at his kitchen table, and how he scaled the company with his own money. –Jason's philosophy on bootstrapping his own company, living below his means, reinvesting his profits and not diluting the equity by seeking outside funding. He shares how he scales his 25-person company, as it grows. –Jason shares his three favorite golf-related movies. About Jason Hiland: Jason grew up in a small town in northern Illinois. With a love for golf and a strong work ethic, he enrolled at University of Wisconsin Osh Kosh. Upon his graduation in 1995, he immediately started his first golf equipment company, Diamond Tour Golf. Hurricane Golf was his second foray, launching in 2008. In 2019, Sub 70 was introduced as a passion project after decades working in the industry and becoming an expert in the golf club business. Following a direct-to-consumer model, it has allowed Jason to create golf equipment with no compromise on materials or customer service, while maintaining a promise to redefine expectations in the golf industry. It has quickly become his most successful venture. As Sub 70 CEO, Jason focuses primarily on club design/production, partner relationships, sales development and still prioritizes personally talking to customers and handling weekly club fittings. Jason's passion for golf began at 9-years-old when he stood on the roof of his parent's barn for hours at a time, working out-of-round balata balls through the trees and fence posts of the property with his groove-worn Junior Pro 6 iron. Jason will still tell you that one of the greatest days of his life was when his father brought him to the local farm store and let him pick up that set of junior clubs and bring them home. Jason can recognize the pull of the gentlemen's game in his earliest memories, and has spent his life working to help people experience the same sense of excitement and joy that he felt when he first held those clubs. What happens when successful people are too busy or too distracted to plan for the non-financial side of retirement? Former Senator Ted Kaufman and former management consultant Bruce Hiland saw it time and again with their retired friends. And it led them to collaborate on the new book Retiring? Your Next Chapter is About Much More Than Money. It's a succinct, practical guide, written in a conversational tone, to help you prepare for retiring beyond financial security. To thrive in your next chapter, you'll need to be equally well-prepared for the personal and life changes that retiring brings. We discuss: The stories of their (multiple) retirements What they noticed about their retired friends - and why they were unhappy What's different about retirement today that changes how you plan for it What gets in the way of planning well for the non-financial aspects of retirement How to know when it's time to retire What they've learned about Identity and retirement The role of spirituality and purpose in retirement How they continue to learn and grow in retirement Their key messages on what you need to know to plan well for life in retirement _____________ Bios Ted Kaufman Edward E. "Ted" Kaufman represented Delaware in the United States Senate from January 15, 2009 to November 15, 2010. Democrat Ted Kaufman was appointed by Governor Ruth Ann Minner to fill the Senate vacancy caused by the resignation of newly elected Vice President Joseph R. Biden, Jr.; Senator Ted Kaufman did not seek election to the office in a special election for the seat in November 2010. Edward E. Kaufman, known personally and professionally as "Ted," was born in Philadelphia, Pennsylvania, on March 15, 1939, to Helen Carroll and Manuel Kaufman. His mother was a teacher and his father, a social worker, was Deputy Commissioner of Public Welfare. Ted Kaufman attended Central High School in Philadelphia. He received a bachelor's of science degree in mechanical engineering from Duke University in 1960. The same year, he married his wife, Lynne Mayo, and they eventually had three daughters. Kaufman began his career as a sales engineer in Charlotte and Raleigh, North Carolina, working for the American Standard Industrial Division, which deepened his interest in marketing and business. Kaufman then pursued a business degree at the University of Pennsylvania where he received an MBA from the Wharton School in 1966. Following graduation, he moved to Delaware to work for the DuPont Company in various technical, marketing, and finance positions. He worked as a technical representative for engineering products in Boston and Los Angeles before returning to Wilmington to work on financial analysis. Back in Delaware, Kaufman became involved in politics. In 1972 Kaufman volunteered to work on the Senate campaign of Democratic candidate Joseph R. "Joe" Biden, Jr. At age 29, Biden was successful in the first of seven elections to represent Delaware in the United States Senate. Kaufman began working on Biden's staff full time in 1973, managing his state office in Wilmington. Kaufman initially planned to stay on Biden's staff for one year with a leave of absence from his work at DuPont. Kaufman stayed on and served as state director in charge of the Wilmington office until 1976 and became Senator Biden's chief of staff from 1976-1995. From the 1980s until 1994, Kaufman also served as an advisory board member of the Congressional Management Foundation, an organization working directly with staff and members of Congress to enhance operations and citizen engagement. In 1995, President Bill Clinton appointed Kaufman as a charter member of the Broadcasting Board of Governors (BBG), an independent, federal agency in charge of all U.S. government and government-sponsored non-military international broadcasting. Kaufman's appointment was confirmed by the U.S. Senate, and he served until 2008. Also during the period 1995-2008,

Retirement has changed dramatically since our parent’s generation. People are living far longer with far better health than ever before, both mentally and physically. Instead of slowing down, people are leaving their jobs ... The post Retiring?: Ted Kaufman and Bruce Hiland appeared first on Author Hour.
Welcome back, today on Earn & Invest we discuss life after retirement. Search Amazon or any best seller list and you’re likely to find a number of books regarding the financials behind leaving the workplace. In fact, Americans are retiring in their mid-sixties and can look forward to enjoying as much as a three decades outside the structured work force. Up to now, affordability has been at the forefront of the conversation. With their new book, Retiring:Your Next Chapter is About Much More Than Money, Former senator Ted Kaufman and Business consultant Bruce Hiland draw our attention to an oft forgotten aspect about the ending of our formal careers. Ted Kaufman is the former U.S. Senator from Delaware succeeding Senator Joseph Biden. Ted was Biden’s Chief of Staff for nineteen years and led his presidential transition planning in 2020. He taught at Duke Law School for twenty-six years. Bruce Hiland’s career included working for global consulting firm McKinsey, more than four years as Chief Administrative Officer at Time Inc., twenty years of independent consulting, and four startups. When Bruce and Ted both reached retirement, they realized that instead of slowing down, people are leaving their jobs feeling ready to take on the world. They’re financially independent, active, and capable.... And then, suddenly, they have nothing to do.

My guest for this episode is Sherry Quam Taylor. Sherry has over 13 years of experience with nonprofits: as a volunteer, staff, and on boards. Sherry has had her own business helping nonprofits for eight years. She teaches nonprofit leaders how to pivot from a heavy dependence on program, government, and event gifts and into securing large, investment-level donations from individuals so they can finally fund their missions. The leaders she works with are experts in their field, but when it comes to individual donor fundraising, they’ve simply never been trained on how to do it, so it feels uncomfortable and frustrating. She helps them learn the exact steps to launch a mid- and major level gift program that feels comfortable, involves less dread, and fully funds their mission for the long-haul. She does this nationally through her private coaching, 90-day LET’S GROW fundraising accelerator, and professional development courses. Here’s what to expect during the episode. The results of Sherry’s extensive research on what Development Directors need. Discovering the need to provide and training for nonprofits especially this year. Why one should look into creating a wonderful donor experience. Challenges in allocating time and resources to the right strategy for better results. Tackling the mystery of finding individual donors. Educating board members about what fundraising really looks like. ~ You can contact Sherry via email Sherry@quamtaylor.com and see her website at www.quamtaylor.com Get Sherry’s course by going to www.quamtaylor.com/boardonboard and use the discount code “Hiland” for a significant discount. Our second episode with Mary Hiland, of Hiland Consulting. This time we examine why boards exist, how the culture of board recruiting may change, how to maintain board energy & morale, and taking a hard look at the question: Can we do away with the executive committee? We welcome your questions and feedback via The Nonprofit Snapshot website.
Mary Hiland of Hiland Counsulting talks with us at length about issues in leadership development, especially as they apply to Board Chairs, examining a 2016 study of board chairs. Among the things we discuss: 51% of board chairs reported there was nothing to do to prepare them for board leadership. Mentorship was one thing board chairs reporting wanting more of, in preparation for leadership. Serving as the chair of a committee was helpful towards getting prepared for board chair responsibilities. We should be intentional about learning and development. We welcome your questions and feedback via The Nonprofit Snapshot website.
THE TROUBADOUR PODCAST - The Premier Red Dirt, Texas Country and Independent Music Podcast
Hey everybody – welcome to Episode # 66 of The Troubadour Podcast. We’ve got a great interview for you today. Anyone who knows anything about the greatest guitar players to ever live are familiar with names in the Rock wold like Steve Vai, Joe Satriani, and Albert Lee. If you move on over to the Country Genre names like Vince Gill, Brent Mason, Steve Wariner and Ricky Skaggs come to mind. Our guest on today’s episode has played with ever single one of those guys I’ve just listed as well as other notable guitar freaks like Joe Bonamassa, Ted Nugent and Sammy Hagar. Johnny Hiland was born in the state of Maine with an eye condition called Nystagmus making him legally blind from birth. However, that disability hasn’t stopped Johnny from becoming one the world’s best guitar players alive today. Moving to Nashville in the mid-90s, Johnny quickly gained a reputation around music city as a beast with a guitar in his hands. While he can proficiently play 22 different instruments, Johnny’s simply an expert at “Chicken Pickin’” on his Johnny Hiland JH6 signature guitar made by Keisel Custom Guitars. While this episode featuring Johnny is a bit of a departure from the Texas Country / Red Dirt vein we are usually deep within in this podcast, towards the end of the interview you’ll hear Johnny give major props to the music coming out of the Texas / Red Dirt Scene and even mentions one of my biggest inspirations, Pat Green by name. So, here we go folks. Episode #66 of The Troubadour Podcast featuring one the best guitar players and nicest guys to ever walk God’s earth, Mr. Johnny Hiland. On today's show, I interview Mary Hiland with Hiland Consulting. Mary has been involved with nonprofit organizations for more than 40 years. She went from volunteer to staff to executive director. Mary led two mergers of her nonprofit with 530 staff and has worked with budgets ranging from $100,000-$26 million. Mary is now a consultant and coach for nonprofit leaders and their boards. What are some of the challenges executive directors face with their boards? Nonprofits do not orient board members. In a recent survey, 75% of the board members said in terms of understanding governing, they really didn't get oriented into what that meant. The challenge with that is that the executive director is not in a place to teach the board what their roles and responsibilities are. Board members need to understand the why of what they are there to do and why they are so important to the nonprofit they serve. Board recruitment is another area where there are a lot of challenges – finding the people you need and want. And of course, board diversity is also a challenge. What are the keys to building a powerful executive to board member relationship? Capacity – good executive directors have onboarded/oriented board members. Connection – the relationships between the executive director and the board members, the relationships among the board members, and all of those players and their relationships with the external world. Culture – the successful board (and nonprofits) have a culture of abundance. Mindset is about the positive things, so they don't have negative beliefs holding them back. When you come across boards that are struggling, what do you see that's not working? The relationship between the board chair and the executive director is so important. In a recent study, when board chairs were asked what they felt qualified them to be the board chair, 51% of them answered nothing. There was nothing that prepared them to be the board chair. The leadership on the board determines the success of the board; the leadership/recruitment of the board chair and it's other members must be nurtured. If the executive is the most important leader in the nonprofit, then the board chair is the second – he or she can stall the board for their entire term. This leads back to the initial orientation of the board chair – did they know their role and responsibility? It is your job as the staff to make that volunteer look really good and shine. You don't have to have an entire board that interested in fundraising. That's when you start creating committees made up of members who are interested in fundraising, or other areas like mission, advocacy, etc. All of this should be driven by your strategic goals – where you are going, what you are trying to accomplish, and who are the champions you need. Do you have a resource for people looking for board development? I recommend people to look at podcasts because they are free and there is a lot of good advice out there. I also recommend two books: Group Alchemy: The Six Elements of Highly Successful Collaboration by Deborah Pruitt, which is very practical and discusses how to have an effective work group; and Nonprofit Sustainability by Jeanne Bell, Jan Masaoka, and Steve Zimmerman has a model for having conversations about how you make decisions about money with your mission in mind and do it in a way that really works. What does fundraising freedom mean to you? I think it means empowerment, feeling like I can make a contribution personally and I can help others make a contribution. I am empowered to both invest in and attract investment in the causes that I care about because this is how we connect with each other and have meaning in our own lives. This time we feature hit country artist and songwriter Lee Roy Parnell. Besides being a fabulous slide player and influencing so many country artists and songwriters he's a genuinely nice guy and very generous with his craft and insights to the biz. He's even been recognized by the Gibson guitar company with his own custom model Les Paul. I think you'll get a lot out of what Lee Roy has to say and I'm grateful for his time and spirit.

In conjunction with my research for a book I've been working on the last year I conducted interviews with some of the greats of modern slide guitar. I've decided to share them with y'all in hopes you'll get as much out of it as I have so you don't have to wait for the book which will likely be finished some time in 2017. I hope you enjoy the podcast. Please post feedback and comments below. This inaugural episode features Arlen Roth, one of the most esteemed slide players/educators/innovators and sidemen in the biz. In addition to his long and distinguished CV as an artist and player he wrote the first slide guitar instructional book at age 19 and went on to found the first video instruction company with Hot Licks.
