It's important for property investors to understand the difference between a population and home building hotspot – and what we at Hotspotting would define as a property growth hotspot. There are those who believe that the best philosophy in selecting good places to buy real estate is to follow the population growth – and buy in the locations where population is growing the most or the fastest. This, we believe, is a very poor strategy. Very often, the locations that have the highest population growth rates do so simply because they're locations on the fringe of a major city where there's land available for building new housing estates – and naturally the population will grow there, often from a very low base. And sometimes the growth in prices in these kinds of locations is subdued because there are large quantities of new housing supply being created – i.e. there's an absence of shortage. By contrast, some of the best capital growth is often achieved in locations where there is little or no population growth – because they're established suburbs with no large vacant areas for new homes to be built. The only way the population can grow in such places is by increased density – for example, houses are knocked down and replaced by apartment buildings. Recently the Housing Industry Association published its latest hotspots report – and their definition of a hotspot is very different to ours. The HIA report seeks to identify the areas where the greatest amount of new population and new home construction is occurring. Media reported on this with headlines such as: “Population Boom Creates Hotspots”. A typical article said: “Surging population growth is creating housing hotspots in the suburban outskirts of Australia's major capital cities. “The annual Housing Industry Association Population and Residential Building Hotspots Report says the northwest Sydney suburbs of Box Hill and Nelson are Australia's biggest hotspots for construction, followed by Fraser Rise and Plumpton in Melbourne's west.” Now, this is a perfectly valid report for the HIA to produce, because it speaks to the primary activity of its members, the important business of creating new dwellings – something the nation needs, because there's a serious shortage. The HIA definition of a hotspot is “areas where population growth eclipses the national rate of 2.4% and building work is worth more than $200 million”. But it's important to understand that such places are not necessarily good places to invest. The Hotspotting definition of a hotspot is a place where there are underlying economic factors likely to create superior capital growth in the medium to long term. Our EMPERICAL formula for selecting the locations likely to become capital growth hotspots includes the strength and depth of the economy, the size of the population (but not how much it is growing), the existing infrastructure and amenities, investment in new infrastructure and a number of other features. Locations that satisfy the various criteria in our EMPERICAL formula are far more likely to deliver superior capital growth than city fringe locations where the population is growing fast through new housing estates.
Today I am speaking with Steven McRae, Principal Dancer with the Royal Ballet, London. Steven grew up in Western Sydney, in a suburb called Plumpton, 45kms West of Sydney. His Dad was a drag car racer, and no one in the family had ever learnt to dance. But somehow, dance found Steven, And at the age of 7, he asked his Mum and Dad if he could start dance lessons and he enrolled in a local studio around the corner from home. It was a life changing decision. By 17, he had not only won the Genée and the Prix de Lausanne, he was standing alone in London having been accepted into the Royal Ballet School—his heartbroken mother on the plane home. In this beautifully candid conversation, Steven talks about his journey to Principal at the Royal Ballet by the age of 23— and that, it's not all as it seems; he speaks about early bullying, crippling home sickness, not always fitting in, and devastating injuries.But Steven speaks of more than that; he talks about starting his own family with his wife Elizabeth Harrod—also a dancer at the Royal Ballet, his post retirement plans, and the moment he snapped his Achilles tendon live on stage in front of 2,500 people, and how he climbed back from the impossible, to perform with the Royal Ballet once again.Steven continues to perform as a Principal Artist with the Royal Ballet in London, all the while juggling life with his wife Elizabeth and their 3 children Audrey, Frederick and Rupert. Joining me on this week's episode of the English Wine Diaries is Jacob Leadley and Zoe Driver, winemakers at Black Chalk Vineyard in Hampshire. In 2009 Jacob left a comfortable job in the City to re-train as a winemaker at Plumpton College. Since then, he has worked in the English wine industry including seven years at Hattingley Valley, where he helped produce a number of award-winning sparkling wines. In 2015, he launched Black Chalk together with his brother-in-law Andrew Seddon and is currently the chair of Wine GB Wessex. Zoe fell in love with winemaking when she worked for a sparkling winery in Australia while travelling the world. On her return to England, she became the UK's first Winemaking Apprentice at Hattingley Valley, where she was quickly promoted to assistant winemaker. She joined the team at Black Chalk in 2019 and in 2021 graduated from Plumpton with a masters in Viticulture and Eenology.We talk about their latest wines – the first to be released from grapes grown on their estate – making wine in a power cut and the truth behind their Little White Lie. The history of English wine has been a bumpy one, and it starts much further back than many people would believe. There is evidence that the Romans grew grapes for wine in English soil some 2,000 years ago. For many hundreds of years after that there have been numerous attempts to make English wine the preferred choice amongst drinkers, with varying degrees of success. In fact, its fair to say that until relatively recently, English wine had a bad reputation both at home and elsewhere in the world. But today, the white and sparkling wines produced in England are often rated among the best. So how did we get here? In this episode of the Table Talk podcast, Stefan Gates is joined by wine writer, Liz Sagues, to find out exactly that. It's easy to dismiss early attempts at making English wine as being blighted by cold weather and too much rain, but there's more to it than that. Easy access to European wines, a lack of expertise, and a love of beer have also played their part. But if it was so difficult to get wine-growing to take off in this country, why did so many people persevere? Liz introduces us to some of the trailblazers. She talks about the Honourable Charles Hamilton, who planted a vineyard at Painshill Park in Surry, and accidentally made early English sparkling wine. The Carr Taylor vineyard, near Hastings, which made the first commercial quantities of wine in 1986. Sandy and Stewart Moss who made sparkling wine at Nyetimber in Sussex and won a blind tasting in Paris in 1992. The owners of Ridgeview are cited as having played an important role in the story of English wine by sharing expertise with other growers. As well as looking to the past, Liz looks at the present and the future. The expertise is now there, thanks to agricultural colleges such as Plumpton, and excellent wines are being made by the Bolney Estate, and Camel Valley in Cornwall, to name a couple. Liz Sagues, Wine Writer and Author Author of two books on English wine, wine columnist for the Ham&High Series of weekly newspapers circulating in north and north west London. Member (and committee member), Circle of Wine Writers. Liz came to wine writing via general journalism, where before going freelance she was assistant editor of the Ham & High, a respected London weekly newspaper with many readers who are well-informed wine consumers. She continues to write a monthly wine page for the Ham & High and its sister papers, and she has twice won one of the 'Oscars' of wine writing, the Louis Roederer Regional Wine Writer of the Year award (2005 and 2011). Her first wine book, A Celebration of English Wine (Robert Hale, 2018), ended a 10-year gap in publication of books for consumers on English wine -– a decade in which so much had changed! It covers the development of wine in England through 2,000 years, with much emphasis on how and why the present product is so good, how to enjoy it and what the future might hold. She wanted to continue telling this fascinating story, hence a second book, Sussex by the Glass (Tanwood Press, 2021), the first regional book on English wine. It takes an innovative approach in weaving past and present through the stories of two pioneering family estates, Bolney and Ridgeview, now headed by the daughters of their founders. Wine subjects apart, she has also had feature articles published in The Independent, Sunday Times and Country Life and in 2013 her first book Chichester Harbour: England's Coastal Gem was published by Robert Hale. John Plumpton is an architect with 25 years of experience, primarily in the areas of: attractions, food service and mixed use projects. He started RevelHouse in 2015, serving the aforementioned sectors, but specifically focusing on these in the Canadian market. During the pandemic he released a series of speculative projects called "Revellious" aimed at analyzing how people used public spaces in the city. This is our latest interview with him where we discussed how to make better cities and specifically public space in Toronto. Chris Foss is the Curriculum Manager at Plumpton Wine College for the Wine Division. He is half-French and Bordeaux-trained. Whilst in Bordeaux he managed the family vineyard in the Entre-Deux-Mers and has worked in vineyards and wineries in Sauternes (Chateau d’Yquem) and St Emilion, becoming Winemaker for the GFA Leclerc vineyard group. He moved to Plumpton College to launch the wine programmes in 1988. Chris lectures principally in vineyard establishment and management, vine protection, and sustainable viticulture and is also the manager of Plumpton’s 10-hectare vineyard and a committee member of Wine GB South-East. Chris’ principal research interests lie in climate change, disease monitoring and vineyard sustainability, he is also a member of the Life+ Adviclim research group. He has presented at conferences in France, Austria, Germany, Spain, Australia, China, New Zealand Portugal and the USA, and led the team that delivered the academic programme for the highly successful ninth International Cool Climate Wine Symposium, held in Brighton (UK) in May 2016.
