Hace unos días anunciábamos una serie de cuatro programas dedicados a cuatro productotes musicales ( dos extranjeros y dos nacionales) que con sus discos rompieron moldes y contribuyeron a la evolución de la música, especialmente la popular. El primero de esos productores, el británico, George Martin( llamado el QUINTO BEATLE) fue imprescindible en el descubrimiento y evolución del histórico cuarteto, LOS BEATLES. En El Guateque caminaremos por el mundo con Adriangela, recordaremos por si aniversario a Glenn Miller y Harry Belafonte; también el lanzamiento de 'Surfin' USA' (en marzo del 63), pero nos ocupamos de la versión que hicieron The Rocking Boys, una canción post San valentin,sobre corazones rotos con Adriano Celentano, ídolo de la generación ye-ye de los años 60 del siglo pasado, famoso en España por temas como ‘Azzurro' o ‘Preghero'. Las grandes orquestas, influenciadas por la musica americana, también sonaron en los bailes, de la época de oro del radio, y hoy sonará el mexicano Pablo Beltrán Ruiz y su Orquesta. Una magnífica Donna Hightower canta en francés un cover de la jamaicana Millie Jackson. Y de los Pop Tops recuperamos su 'Hideaway'. Luis Aguilé llegó de Buenos Aires a finales de los cincuenta y nunca más nos abandonó. Al principio de su carrera cantó rock and roll, y lo escuchamos con una versión del "She's about a mover", Sir Douglas Quintet. Desempolvamos uno de los éxitos más comerciales de Juan Pardo , que mezcla versos en castellano y gallego; mostramos el éxito de regreso de Neil Sedaka en Estados Unidos (después de una serie de sencillos a principios de la década de 1960). , y el primero de varios éxitos de los 70 para él. La canción había sido un éxito anteriormente en Inglaterra, donde se lanzó por primera vez. También se nos ha presentado en este guateque Rocco Walter Torrebruno Orgini, conocido como Torrebruno, que en 1962 participó en el Festival de la Canción de San Remo. Y para lenta tenemos a Nicola di Bari, el último romántico. Seguimos recordando a Los Mustang tras la perdida de su batería, y recuperamos el segundo amor de Los Brincos. Rebobinemos. A finales de los años 60 un nuevo estilo impone su ritmo en los medios de comunicación españoles: el flamenco pop. El responsable de esa fusión es Adolfo Waitzman Goldstein, judio bonaerense afincado en España que previamente había sido director artistico de Sonoplay (después Movieplay) donde se brega en la producción de discos de bandas "beat", The End, Glynt Johns, Canarios, Los Buenos o Pop-Tops. La experiencia le sirve para dar con una fórmula de éxito juntando copla y flamenco a lomos de beat anglosajón. La voz de Encarnita Polo, que a posteriori fue su mujer, protagonizó el milagro. Colocó sus discos Paco Paco (1969), Pepa Bandera (1969), Hava Naguila (1970), Ole! (1970) o Churumbeles (1971) en lo alto de las listas de éxitos nacionales. El LP Encarnita Polo y Olé (RCA, 1971) recopila todos esos singles que marcan la esencia de la fusión.Para competir con Encarnita Polo, la discográfica catalana Belter apuesta por Manuela Pulgarín González, alias Rosa Morena (Badajoz, 1940-2019). Rosa Morena fue una cantante de carrera prematura y fulgurante que se inicia a los 11 años y la lleva por medio mundo. Asegura haber aparecido en el Show de Ed Sullivan, haber actuado en el Madison Square Garden en 1962 y codearse con Frank Sinatra y Dean Martin. En 1987 le diagnostican un cáncer de piel. Durante el tratamiento sucede una inesperada desgracia que le hace perder un pulmón. Según explicó la propia artista en el programa Nuestra Tarde (Canal Extremadura): "... era la tercera sesión de radioterapia, total que la maquina dio otro voltaje y entonces se disparó y se me llevó el pulmón izquierdo, la traquea... Estaba en lo más alto de mi carrera, acababa de recibir un contrato donde iba a ser una de las estrellas más grandes de Hollywood. Y millonario que no te quiero decir, para hacer un lanzamiento increíble porque era cuando ya estaba en declive Liz Taylor y esta... Marilyn Monroe había muerto. Entonces ellos necesitaban una persona, una nueva imagen, y decían: 'esta mujer que canta, que baila, que tiene esa cara, que es tan chiquitita, que no tiene nada que ver con las americanas que son grandes, es otra cosa'. Y entonces la Paramount que fue la que me contrató...". En fin. Siguió en activo recuperada de su tremenda desgracia.En la voz de Rosa Morena, Échale Guindas al Pavo (Belter, 1970) se convirtió en otro de los epitomes del flamenco pop en pugna con Encarnita. La canción parte de la lírica de la copla que el poeta republicano murciano Ramón Perelló Ródenas escribió para el filme musical Morena y Clara (Florian Rey, 1936). La versión cabalga sobre la copla con todo tipo de adornos, sección de metales, guitarras eléctricas, órgano y ritmo beat siguiendo el camino trazado por Adolfo Waitzman. Txarly Brown ha seleccionado 22 temas de Rosa Morena, que abarcan los doce años centrales de su carrera. De flamenco pop a rumba funk. Conforme la música disco triunfa en España, Rosa Morena se afroamericaniza grabando algunos melocotonazos funk como Qué Más Me Da (1976) o Para Qué Quieres Hoy Volver (1978) o versiones de la discotequera Yo Creo en el Amor, popularizada por Los Marismeños (consulta el programa de Achilitime, Rare Flamenco Disco, para ampliar información). ¡A bailar Rosa Morena on fire!

On today’s show we’re talking about a strategy for creating value in expensive markets. In some of the most expensive cities in North America, cities are increasingly charging development fees or impact fees for new construction. These fees pay for paving new roads, for the cost of expanding water, sewer and public transit infrastructure. The rationale is that urban expansion costs money long before the new properties are completed and contributing to the expanded property tax base. So development charges, levied against the developers makes sure that the cost of these expansions are covered by those who stand to profit the most from the growth. In these expensive markets it can sometime be difficult to make the numbers work for new construction. When you add the cost of the development charges, a new home can be extremely expensive compared with resale homes in the marketplace. This is particularly true for the smaller player who doesn’t have the economies of scale of a larger builder. The methods to make money in these conditions requires much more creativity than a simple flip project. The first strategy is the increase density with accessory dwelling units, sometimes called in-law suites. This might be a basement apartment, or sometimes a carriage house if your local zoning allows for a separate building on the property that takes its utilities from the main house. But remember, the development charges only apply to an increase in density. If the property had a single family home on it, and the finished product is still a single family home, then no development charges apply. You haven’t increased the density. Some single story ranch bungalows simply don’t have the flexibility to be transformed into a modern home that the market would embrace. Many investors consider a complete tear-down and rebuild if the existing home is functionally obsolete. There is a middle ground solution that can save a lot of cost and still deliver a new home. That is the so-called pop-top. This is where you cut off the roof, demolish the interior and utilize the existing foundation and footprint of the home as a basis for a new two-story home. You get to re-use the foundation which saves about $40-50k off the cost of construction. By re-using the utilities coming to the home, you save about $20k-30k in utility servicing costs. Compared with new construction, the savings of the foundations and utilities can generate considerable profit for the home builder. The ground floor layout will be completely redesigned. You can create large open spaces that are consistent with a new home of today’s vintage. The structural supporting walls, columns and beams for the upper level can be easily incorporated at this time. The second level will house the bedrooms and bathrooms.
