In 2020 he set up Finnian Tweed Casting. Finnian has extensive experience working on American & UK/EU based projects. Recent credits include the action film DEN OF THIEVES 2: PANTERA starring Gerard Butler (released  in January 2025), the latest David Ayer movie ‘A WORKING MAN' starring Jason Statham (releasing March 2025) and the biblical epic ‘MARY' starring Anthony Hopkins and directed by D.J. Caruso – currently a huge hit on Netflix. He is also casting ‘THE GUN ON SECOND STREET' which Guy J. Louthan is producing. Currently we have a roster of exciting feature films in development for 2025.From 2018-2020 Finnian worked alongside Sophie Holland as her Casting Associate on 2 seasons of the hugely successful 8 part series 'The Witcher' for Netflix. He was also Sophie's Casting Associate on 'Young Wallander' for Yellow Bird UK/ Netflix and scores of other exciting projects including NBC pilot seasons 2019 and 2020. In 2018 he worked with Gary Davy on a number of shows including 'The Spanish Princess' for Starz. Suzanne Smith, a lawyer turned landlord and the person behind The Independent Landlord, discusses the significant changes brought by the Renters' Rights Bill and how it will impact landlords, letting agents, and tenants in the UK. She explains that while tenants have the right to quiet possession, which can make it difficult to show properties or evict them, most tenants typically vacate when served with a Section 21 notice. However, the new legislation could change that dynamic, with landlords needing to go through the courts to regain possession if the tenant doesn't leave voluntarily. With the Renters' Rights Bill coming into effect, landlords face new challenges. For example, it will become harder to sell properties with vacant possession, as landlords will not be able to re-let or list properties for rent or as an Airbnb during a 12 month period following a tenant's departure. The tenant's ability to claim up to 24 months of rent through Rent Repayment Orders is also a key change, giving tenants more time to recover overpaid rent. Additionally, there are stricter penalties for landlords who misuse possession grounds, such as claiming they intend to sell when they have no intention to do so. The new rules surrounding rent increases will also change. Landlords will be restricted to raising rents only once a year, and any rent increases will have to be done through a Section 13 notice. Tenants will have more power to challenge these increases without the fear of the rent being backdated. This will likely make the rent increase process more transparent but also slower, as any challenges could delay the rise until a decision from the First-tier Tribunal is made. A notable part of the new legislation is the creation of a landlord database, which Suzanne believes could be helpful in identifying rogue landlords but raises concerns over privacy. The potential for fraud is a worry, particularly with personal addresses being included in the database, and this could make landlords more vulnerable to solicitation or fraud attempts. Suzanne also touches on how the Renters' Rights Bill will impact landlords' ability to manage their properties, particularly those with student tenants or HMOs. The changes are seen as a challenge for amateur landlords, and Suzanne suggests that the days of the 'amateur landlord' are numbered. Those who do not keep up with the changes may find it more difficult to manage their properties effectively. However, for those landlords who are prepared and understand the new rules, there could still be opportunities to navigate the system successfully. Furthermore, the rules around rent in advance, especially for tenants with poor credit histories, are likely to have unintended consequences, making it harder for certain tenants to rent homes. The issue of collecting the first month's rent will also become more complicated, as asking for it before the tenancy agreement is signed could breach the Tenant Fees Act. Ultimately, Suzanne advises landlords to stay informed, consult with knowledgeable lawyers, and work closely with letting agents who understand the complexities of the new legislation. With the changes, letting agents have an opportunity to provide valuable services to landlords and help them navigate the evolving rental landscape. The species is also the most widespread river dolphin, covering six different countries in South America. Unfortunately, the Amazon River Dolphin is classified as “Endangered” by the IUCN Red List. Commercial fishing remains the primary threat to the species.  The species is also severely affected by extreme drought due to climate change and water pollution from industrial mining.In this episode, I talk about the conservation of the Boto with Suzanne Smith, who is the founder of the Amazon River Dolphin Foundation. She came to property investing fairly late when she “retired” as a corporate lawyer at the age of 51, after working for 25 years in senior in-house legal roles for multinational biotech companies. Suzanne started to share what she was learning as a landlord on her Instagram account, @indie_landlord, with practical reels that also drew on her experience and training as a lawyer. This led to her setting up her blog, The Independent Landlord, in August 2022, which provides reliable, free content on all aspects of being a landlord. It's grown to be one of the biggest blogs for landlords, with almost 20,000 click throughs on Google each month, and thousands of subscribers to her weekly newsletter. These are the show notes for a special episode of Good Landlording in which Suzanne Smith and Richard Jackson discuss how recent government amendments to the Renters Reform Bill kick the implementation of many unpopular provisions into the long grass, and make other amendments. This includes delaying the abolition of Section 21. The government introduced these amendments to address "concerns" of some Conservative MPs about the Renters Reform Bill, and the amendments will be debated in the House of Commons during the Report Stage of the Renters Reform Bill on 24 April 2024. As well as delaying the implementation of some of the parts of the Bill that have been unpopular with many Conservative MPs, there are some less controversial but nevertheless important amendments. In this special episode, Richard and Suzanne explain which parts of the Renters Reform Bill the government is planning to delay, and the practical impact on landlords of the key government amendments. Lord Chancellor's assessment to delay implementing parts of Renters Reform Bill It has been known for some time that some Conservative MPs were not happy with aspects of the Renters Reform Bill. This led to the progress of the Renters Reform Bill through the House of Commons being delayed for 5 months after the Committee Stage at the end of November 2023. It had been widely signalled by the government that the abolition of Section 21 would be made subject to improvements in the court system for possession orders. What had not been expected is that the implementation of other provisions in the Bill would also be made subject to improvements in the court system. This effectively creates a two-track Renters Reform Bill with key parts of the Bill being delayed until the Lord Chancellor publishes the assessment, and other parts coming into force in the usual way. What is the Lord Chancellor's assessment? The government proposes delaying the implementation of Chapter 1 of Part 1 of the Bill until the Lord Chancellor has published an assessment to the effect that landlords are both able to get orders for possession from the county court when they apply, and they can get those orders enforced by bailiffs. In other words, the backlogs in the county courts and with bailiffs need to be cleared, and the county courts need to be functioning efficiently. It will be for the Lord Chancellor, a political appointee, to publish the assessment at such time, and in such manner, as they think appropriate. Who is the Lord Chancellor? The lord chancellor is effectively the secretary of state for justice, responsible for the administration of the courts and legal aid in England and Wales. It's a senior cabinet position. Currently the Lord Chancellor is 47 year old barrister Alex Chalk, MP for Cheltenham. However, if the government changes, the Lord Chancellor changes. Today on What's My Frame? I'm joined by casting director LISA ZAMBETTI. Lisa began her creative journey as an actor working on & off Broadway for a number of years. Lisa met casting legend Billy Hopkins who opened her eyes to the wonders of the casting world; and the rest as they say is history! Her insight and personal experience as an actor is evident in how she now works with actors in auditions. Lisa has worked with some of the top casting directors including Kerry Barden, Paul Schnee and Suzanne Smith, Lisa moved to Los Angeles where she worked her way up to assistant with such fantastic CDS as LaPadura & Hart, Debra Zane, Bialy/Thomas and Linda Lowy. Lisa also was a casting coordinator at NBC/Universal where she got to see the network/studio side of the industry. Lisa landed her first associate job with Susie Farris where she worked on many comedies, before moving on to the world of procedural drama where she was an associate and later head casting director of CBS' long running hit "Criminal Minds", as well as co-casting director on the spin-off "Criminal Minds: Beyond Borders". Today Lisa shares with us her extensive insight into the casting process, how things have changed for casting and actors in the new hybrid world pre-production. She also shares her insight into the often misunderstood world of video game casting and what an incredible opportunity and door opening job that can be. I often say my mess became my mission. The very places of mess in my own story have become the fuel I use to do the work I so passionately care about today.  It's the same for my dear friend, Suzanne Smith, only she likes to say her pain has become her purpose. Suzanne is back on with me today sharing her new program, journey of becoming. It's a program she created from the lessons she learned through her own hard times. The courses' title is fitting as we never fully arrive in this life, we continuously grow and evolve and learn along the way. That is if we're open to a growth mindset! When we feel trapped in a cycle that we can't get out of, something needs to change. It's often a mindset and a belief. Shortlisted for the 2020 Walkley Book Award Glen Walsh and Steven Alward were childhood friends in their tight-knit working-class community in Newcastle, NSW. Both proud altar boys at the local Catholic church, they went on to attend the city's Catholic boys' high schools: Glen to Marist Brothers, Hamilton, and Steven to St Pius X. Both did well: Steven became a journalist; Glen a priest. But their lives came to be burdened by secrets kept and exposed. Glen discovered that another priest was sexually abusing boys and reported the offender to police, breaking his vows to the Catholic 'brotherhood' in the process. His decision to give evidence regarding the cover-up of clerical abuse at a landmark trial ended in tragedy. Meanwhile, Steven was fighting his own battle to overcome a traumatic past, a battle that also ended in tragedy. Ensuing investigations revealed that at least 60 men in the region had taken their own lives. What had happened, and why were so many of those men from the three Catholic high schools in the area?
