Why One Lender Is Finding Big Opportunity in The Middle Market

Tremont Realty Capital says the middle market represents one of the largest segments of the commercial real estate sector, yet it can often be overlooked. It is this segment of the market that The RMR Group's Tremont Realty Capital, however, sees significant opportunities.  Tom Lorenzini, SVP of Tremont Realty Capital, says the firm would rather have a deep portfolio of smaller loans than a smaller portfolio of larger loans for better diversification and risk management.  In this episode of GlobeSt.com's podcast, Lorenzini spoke about the current lending market and the firm's lending strategy. He discusses: Tremont Realty Capital's unique structure and how it leverages The RMR Group's scale. Why the middle market, which Tremont defines as assets having values in the $25 million to $100 million range, may be the sweet spot for lending activity. Why no commercial asset class—even office—is off the table this year.

In this episode, we are exploring the ‘sixth sense' of sharks – electroreception! We are joined by sensory biologist and shark elasmobranch expert Dr Stephen Kajiura, Professor in the Department of Biological Sciences at Florida Atlantic University (FAU) to discuss how sharks are able to detect minute electrical signals and use this sense to pinpoint prey with mind-blowing accuracy. We also get deep into functional morphology, zooming in on the Ampullae of Lorenzini and the unique morphology of the hammerhead. And, we chat about how electroreception doubles up as a kind of internal shark sat nav, helping them to navigate entire oceans without any landmarks to speak of.  You can follow Stephen's lab and research by heading to www.elasmolab.com or by following @sharkmigration on social media.  Shownotes: www.saveourseas.com/worldofsharks/podcast. There's a bit of a buzz out there, right now, but maybe you haven't noticed. It's in the water, it's in the air. It's electricity—and it's all around us, all the time, including in some places you might not have expected to find it. We humans, after all, are not super tuned in to this layer of reality. But many other creatures are—and scientists are starting to take note. My guest today is Dr. Sam England. Sam is a sensory ecologist at the Natural History Museum in Berlin, and one of handful of scientists uncovering some shocking things about the role of electricity in the natural world. Here, Sam and I have a wide-ranging conversation about electroreception—which is the perception of electrical stimuli—and electric ecology—which is the study of the ecological roles of electricity. We talk about how an interest in electroreception first got started, and why it's recently resurged. We discuss aquatic electroreception versus aerial reception, active electroreception versus passive electroreception. We talk about how electroreception is actually kind of easy to evolve. Along the way, we consider electrolocation and, it's analog in sound, echolocation. We touch on dolphins, sharks, echidnas, ticks, caterpillars, bees, and spiders. We zoom in on electrostatic pollination, and what is inarguably the coolest sounding anatomical structure known to biology: the ampullae of Lorenzini. I think you'll enjoy this one, friends. As Sam describes here, electroreception is one of those "alien senses"—it really challenges the imagination. And electric ecology is one of those frontiers in our understanding of the natural world. So without further ado, here's my chat with Dr. Sam England. Enjoy!   A transcript of this episode will be available soon.   Notes and links 3:00 – For many of the topics discussed in this episode, see this comprehensive recent review of electroreception and electric ecology by Dr. England and a colleague. 7:30 – A paper reviewing the (contested) phenomenon of electromagnetic hypersensitivity in humans. 9:30 – An encyclopedia article on electroreception in monotremes. 13:00 – An early study of electrolocation in “weakly electric” fish. 17:00 – A popular article about the discovery of electroreception in sharks. 20:30 – A 2013 study showing that bumblebees detect the electric fields around flowers. 23:30 – A recent review of electroreception and its evolution in fish.   25:00 – A study demonstrating electroreception in the Guiana dolphin. 34:00 – A recent study by Dr. England and colleagues showing the static electricity pulls ticks onto hosts. 43:00 – For more on echolocation, see our earlier episode on bats. 47:00 – A recent paper by Dr. Ryan Palmer, examining the theoretical possibilities of electroreception in air. 52:30 – A (controversial) 2022 paper on possibly language-like communication in fungi via electricity. 55:00 – Another 2013 study on electroception in bees, this one in honeybees. 56:30 – An animated video describing the role that electricity plays in spider ballooning. 1:00:00 – Dr. England's recent study showing that caterpillars can detect the electric fields around wasps. 1:03:00 – A discussion of triboelectric effects. 1:11:00 – Dr. England's recent study of electrostatic pollination in butterflies and moths. 1:19:00 – A study arguing that the sexual organs of flowers may have evolved to take advantage of electrostatic pollination. 1:25:00 – For more on spider eyes, see our recent episode all about spiders.   Recommendations ‘Electroreception, electrogenesis and electric signal evolution,' William Crampton An Immense World, Ed Yong (a previous guest!)   Many Minds is a project of the Diverse Intelligences Summer Institute, which is made possible by a generous grant from the John Templeton Foundation to Indiana University. In episode 5 of season 2, David and Ross are joined by Rebecca Kennedy de Lorenzini to discuss the question, 'Is history the best subject?' Our working title 'The best is history' riffs off the popular UK-based podcast The Rest is History, a far grander and more established purveyor of fine historical discussion than us: https://podcasts.apple.com/gb/podcast/the-rest-is-history/id1537788786However, we think you'll agree, once you've listened to this 47-minute episode, that the historical discussion on offer here is as good as any you'll find. We have educational thinking, historical philosophy and a few grisly anecdotes thrown in for good measure!Rebecca is a history teacher at an independent day and boarding school in California, a former history and interdisciplinary humanities professor, and an expert on the cultural history of the African Diaspora. Ross is a housemaster at a leading independent boarding school in Scotland. He is also a former Head of History with over a decade's experience teaching the subject to Common Entrance and Scholarship. Whilst he is currently in the Geography department, perhaps once a history teacher always a history teacher is as true a saying as any?You can find out more about Adam Frost's work, mapping and digitally documenting sites and collections here: https://www.engineshed.scot/about-us/teams/digital-documentation-and-innovation/If you liked this episode, please leave us a review on Apple, Spotify, Audible or wherever you get your pods. From the archive: A smorgasbord of senses

Many Minds

Play Episode Listen Later Dec 13, 2023 47:45

Hi friends, we're on hiatus for the fall. To tide you over, we're putting up some favorite episodes from our archives. Enjoy! ---- [originally aired July 20, 2022] The world is bigger than you think. I don't mean geographically, though maybe that too. I mean in terms of its textures and sounds and smells; I mean in terms of its hues and vibrations. There are depths and layers to the world that we don't usually experience, that we might actually never be able to experience. Our senses just aren't wired to take it all in. We're simply not tuned to all the dimensions of reality's rich splendor. But there is a way we can appreciate these hidden dimensions: with a flex of the imagination, we can step into the worlds of other creatures; we can try out different eyes and noses; we can voyage into different perceptual universes. Or at least we can try.  My guest today is Ed Yong, author of the new book An Immense World: How Animal Senses Reveal the Hidden Realms Arounds Us. Ed is a science writer for The Atlantic and the author of an exceptional earlier book on the microbiome called I Contain Multitudes. This new book tours the wide diversity of animal senses. It asks what it's like to be a bat, sure, but also what it's like to be a star-nosed mole, a manatee, or a mantis shrimp. Informed by some truly extraordinary science, the book considers how it might feel to electrolocate around the ocean, to hear through the threads of a web, or to be tugged by the earth's magnetic field. There's a lot of praise I could lavish on this book, but I'll just say this: it really makes you feel more alive. Reading it makes everything, in fact, seem more alive. It makes the world seem richer, more vivid, somehow more technicolor and finely textured. It makes you realize that every organism, all the creatures we share this planet with, possesses a kind of vibrant genius all their own. After this episode we will be on a short holiday, and then we'll be gearing up for Season 4. If you have guests or topics you want us to cover, please send us a note. And, of course: if you've enjoyed the show so far, we would be most grateful if you would leave us a rating or a review. I know I say this all the time, and it's probably a bit annoying: but it really, truly helps, and I would personally, very much appreciate it! Alright friends, now to my conversation with Ed Yong. Enjoy!   A transcript of this episode is available here.   Notes and links 3:30 – One of our earlier audio essays—'Me, my umwelt, and I'—profiled von Uexküll and his concept of an Umwelt. 6:00 – The classic Nagel article ‘What is it like to be a bat?'; Mike Tomasello's recent variant, ‘What is it like to be a chimpanzee?', which we discussed just last episode. 10:00 – One of many articles by Ed about COVID-19. He was awarded a Pulitzer prize for his coverage of the pandemic. 14:30 – A popular article on proprioception. 19:00 – A research article on the evolution of opsin proteins. 20:00 – A primer on echolocation. 25:00 – A brief article on heat-sensitive pits in snakes. 26:30 – An academic article about the “star” of the star-nosed mole. A video showing the star-nosed mole in action. 31:00 – A popular article about the eyes of starfish. 32:00 – A collection of research articles about the Ampullae of Lorenzini. 35:00 – A very recent article about spider webs as “outsourced” hearing. 38:00 – A research article about aspects of bird song that humans can't hear. 40:00 – A study by Lucy Bates and colleagues about how elephants operate with a spatial model of where their kin are. You can read more about Ed's work at his website, catch up on his stories in The Atlantic, or follow him on Twitter.   Many Minds is a project of the Diverse Intelligences Summer Institute, which is made possible by a generous grant from the Templeton World Charity Foundation to UCLA. It is hosted and produced by Kensy Cooperrider, with help from Assistant Producer Urte Laukaityte and with creative support from DISI Directors Erica Cartmill and Jacob Foster. this is a comedy ""podcast"" btw believe it or not. It is a joke, it is parody, it is satire. It is not serious; it is not meant to be taken seriously. I do not condone the physical harming or even light harassment of real estate agents in any way shape or form. Do not call, text, or email Jeffrey Doussan or Keller Williams of New Orleans. Do not write funny bad reviews on yelp or google or furnished finder. Do not send pipe bombs or bomb threats to his house or any of his listed properties. I mean it! If you do any of these things you will be banned from podcasts forever. Thank you enjoy the show. Looking at rentals is really fun cuz real estate agents and property managers are some of the most redacted and oblivious people you have to trust with your livelihood. Recently I had scheduled to see a place and the guy no showed, no contact I messaged and emailed him multiple times and 3 days later he texted "apologies out of town." He then proceeds to try to reschedule immediately for the next day at 11am I say can we do 2pm he says no we can't let's do Monday 2pm I say okay Monday 2pm he says great I say great and then he says actually we can do tomorrow Friday 2pm i say perfect cool then Friday at 11am he says you must think we're crazy but we're actually just short-handed can you do monday 2pm and then i showed up today Monday at 2pm and the guy is 10 minutes late, I text the guy and he said "oh Philip's not there?" Philip the minion shows up within 1 minute of me texting, Philip says haha it's good thing our office is right around the corner and he points to a building literally right behind the rental and gives me the dorkiest fcking smile and I want to drown Philip in a puddle. We go to open the door and he doesn't have the right keypad code. I stand around in the rain for about 5 minutes while he calls and texts people and then he's like oh we can just try the other side of the duplex and I asked if the other side is the same layout and price and furnishings and he said no so I said no and so we sat in the rain for another 5 minutes and he finally gets the code and we go in. It looks like the last tenant had just left, all the lights and tvs are on and trash cans full, poop splatters on the toilet and it smells like cat piss. Despite this, I message the property manager that I am interested and would like to move forward with my application and he likes my message and says nothing else. $1400/month. a few years ago, a property manager was stunned that I requested to inspect the house before signing a legal document that said we conducted an inspection and told me I was the first person to ever do so. He addressed me as "Gay bro" in a text and it was never acknowledged $1754/month 440 sq feet #italiano #realestateagent #propertymanagement When you were investing in real estate, I studied the blade. When you were having open houses, I mastered the blockchain. While you wasted your days at the bank in pursuit of equity, I cultivated inner strength. And now that the world is on fire and the barbarians are at the gate you have the audacity to come to me for rent.   It's free! Real estate! We're giving you land! It's free. We're giving you a house. It's real estate. Free. It's a free house for you, Jim. This is free real estate! You gotta bring furniture, but the house is free! Two bedrooms, no rugs. It's free! You unlock the door to your free house, we got you the real estate! It's a two bedroom house, its free, its got a pool in the back. I'm not carrying this around all day! It's for your house! Foucault did not question truth itself but what Lorenzini calls “the force of truth,” or how some truth claims are given the power to govern our conduct while others are not. This interest, Lorenzini shows, drove Foucault to articulate a new ethics and politics of truth-telling precisely in order to evade the threat of relativism. The Force of Truth explores this neglected dimension of Foucault's project by putting his writings on regimes of truth and parrhesia in conversation with early analytic philosophy and by drawing out the “possibilizing” elements of Foucault's genealogies that remain vital for practicing critique today. Medical emergencies are common and the vast majority happen outside of hospitals. On the street. In the airport. In line at Starbucks. In the movie theater. That means that the true “first responder” is often someone without any medical training at all. Many people don't feel prepared for these situations. Certainly, it's unfair to blame the everyday layperson for not being immediately ready to give someone CPR, however it's well-established that delaying lifesaving care often leads to worse outcomes. So what do we do? We thought we should call up one of our friends (who is an absolute EXPERT in saving lives) and bring them on to teach you all the ways YOU can save a life. We will cover the obvious (like cardiac arrest and choking), but also some lesser-discussed emergencies such as stroke. How do you recognize these emergencies? What should you do first? What should you not do? When to call the ambulance? And that's just the surface! Today, Your Doctor Friends present the every person's guide to What Should I Do In a Medical Emergency?Welcome to our esteemed guest, THE RAPID RESPONSE RN herself, Sarah Lorenzini, RN!She is an expert in emergency medical care as a Rapid Response nurse. Even better, she is an expert in teaching others on how to recognize and respond to emergencies. You may know her as TheRapidResponseRN on social media and the host of the Rapid Response RN podcast where she teaches other nurses the ins and outs of rapid response/critical care. FOLLOW SARAH on social media (@therapidresponsern) and listen to The Rapid Response RN podcast!Key topics in this episode include:How do we recognize someone having a cardiac emergency? What's the first thing we should do when we suspect someone is in cardiac arrest? When should we call 911?What is "hands-free CPR"? Is it effective? How do we use an AED? Where/how can we find them? What are the consequences if bystanders don't help before EMS arrives? What are the signs of choking? How can we immediately help a choking victim? Is the Heimlich still recommended? What are the signs of stroke? How do we know if it is a stroke or something else? What should we do if we are concerned that someone is having a stroke?I've been told if I help and it doesn't go well, I can be sued. Is that true? How do I know if I should help or not? What are "Good Samaritan Laws"? Do they apply to everyone who is rendering first aid? What if I feel like I can drive the person faster to the hospital, rather than waiting for an ambulance?Check out Sarah's own Rapid Response and Rescue courses online to learn more about how to save lives! For more episodes, limited edition merch, or to become a Friend of Your Doctor Friends (and more), follow this link! Also, CHECK OUT AMAZING HEALTH PODCASTS on The Health Podcast Network Find us at:Website: yourdoctorfriendspodcast.com Email: yourdoctorfriendspodcast@gmail.com Call the DOCLINE on 312-380-5005 and leave us a message. Be sure to use code: HERDSODA at drinkolipop.com and save 15% on all orders! The goblin shark (Mitsukurina owstoni) is a rare species of deep-sea shark. Sometimes called a "living fossil", it is the only extant representative of the family Mitsukurinidae, a lineage some 125 million years old. This pink-skinned animal has a distinctive profile with an elongated, flat snout, and highly protrusible jaws containing prominent nail-like teeth. It is usually between 3 and 4 m (10 and 13 ft) long when mature, though it can grow considerably larger such as one captured in 2000 that is thought to have measured 6 m (20 ft).[3] Goblin sharks are benthopelagic creatures that inhabit upper continental slopes, submarine canyons, and seamounts throughout the world at depths greater than 100 m (330 ft), with adults found deeper than juveniles. Some researchers believe that these sharks could also dive to depths of up to 1,300 m (4,270 ft), for short periods of time.[3]Various anatomical features of the goblin shark, such as its flabby body and small fins, suggest that it is sluggish in nature. This species hunts for teleost fishes, cephalopods, and crustaceans both near the sea floor and in the middle of the water column. Its long snout is covered with ampullae of Lorenzini that enable it to sense minute electric fields produced by nearby prey, which it can snatch up by rapidly extending its jaws. Small numbers of goblin sharks are unintentionally caught by deepwater fisheries. The International Union for Conservation of Nature (IUCN) has assessed it as Least Concern, despite its rarity, citing its wide distribution and low incidence of capture.

As you know, we've had some pretty incredible guests here on Self Storage Income, but I have to be honest here… I'm extra excited for our guest today. Meet my friend and fellow self storage investor Ryan Lorenzini. Ryan is also the Director of The Claremont Companies. Ryan became familiar with property development initially through home building. Fast forward to today and The Claremont Companies develop and operate a number real estate asset classes including self storage. He's an absolute wealth of knowledge when it comes to property development and market analysis when looking at the viability of a self storage project. This being said, we of course talk a lot on the podcast today about self storage development. In fact, this episode is part 1 of 2 of this discussion. Stayed tuned for the second part, where we follow up on a lot of the ideas introduced in this one. Self storage development questions easily rank in the top three questions I get consistently. So many people have land or even have a storage facility with expansion potential, or are even looking to go full fledged self storage developer. All said and done, the questions are the same - everyone wants to know whether to buy or to build, people want to know how much it costs to develop, and everyone wants concrete answers when it comes to potential development projects. We'll today, we touch on every single one of these talking points and Ryan shares his years of experience and insight to help add clarity to the ever complex process of development. As you've heard me mention, the opportunity for self storage development is huge right now - the key? Doing it right! Tune in, take note, and you'll be well on your way to better understanding the self storage development process.
