We all know at least one person that can walk into a room full of strangers and emerge with a group of new friends. They're so good at attracting people, building trust with them, and turning others into fast friends. This is someone that is charismatic, friendly, and great at building instant rapport.Having rapport with someone means you understand each other's feelings and communicate well. This happens over time as you build a relationship with them. The frequency and proximity allow you to establish trust and you slowly get to know them better.But with some people, this happens quicker. Have you ever walked away from a conversation and felt instantly connected to the other person? Maybe meeting them felt natural and easy. It's likely that's because you were able to build rapport quickly.I have no bulletproof method for getting this right a 100% of the time but I have noticed things in myself and others that have really helped. Growing up in a broken home, Phil Beckner watched his mom walk to work at a gas station, and later clean houses after long shifts at a truck stop. So when it came to putting in the effort to earn good grades or a basketball roster spot at Kansas Wesleyan University, he had a higher standard to aim for. The average journey of a real estate investor tends to go something like this: buy a house, use profits to reinvest into another house, buy a duplex here and there, and buy another house again. Does this sound like you or someone you know?For Feras Moussa, stacking single-family properties was never the goal, especially after he had to manage his first rental investments. At some point, it becomes too hard to scale and you're stuck with 30+ units and 30+ tenants all trying to get your attention to fix something. This is how real estate can become more of a job than a business.Feras knew this so he started venturing into medium/large multifamily investments instead. His first big multifamily deal was a 99-unit deal in Atlanta, Georgia. He was able to take a neglected apartment complex and turn it into a cash-flowing, high-value piece of property that he later sold for a sizable multiple. Keep yourself safer! In today's episode, I'm defining "dangerous" as dangerous to your well-being in all ways, and to your children's well-being and best interests. I give you six vital questions to ask yourself--honestly ask yourself--and honestly answer.When you're with a toxic person, you are likely to make excuses for their behavior, rationalize or justify their behavior. Time to stop doing that. And, time to look at your relationship with honest eyes. You need to see what's really happening, not what you wish was happening, right? Toxic relationships depend on you putting up with verbal and emotional abuse. If you were not willing to, you would not be in the relationship. I know that sounds very harsh and matter-of-fact. You would only put up with these behaviors if you had been taught to, and I want to open you up to see that it is NOT NECESSARY to put up with being treated like anything less than the valuable human you are.None of us are perfect, and we ARE valuable. You deserve to be treated with honesty, respect, trust, and reliability. You deserve to be safe. Sometimes, you might not realize that you have rights and you can expect to be treated with respect and dignity. In a loving relationship, you can also expect to be with an emotionally mature person who wants to create emotional intimacy. That's not unreasonable, although, in my opinion, not enough people go for it!You are the one who can take steps to keep you and your children safe.
