Bernie Hems talks to housing expert Dr Tony Gilmour about housing in the Kiama LGA and specifically about the Draft Housing Strategy Version 2 which is coming before tonight's Council meeting (18.2.25). Dr Gilmour shared that there are currently 74 people on the social housing waiting list in Kiama, including 9 individuals with very high needs. He noted that the waiting list is at least 10 years long, which may discourage some from registering despite needing housing support.According to Dr Gilmour, Kiama has 67 social housing properties. Between 1964 and 2021, 11 new properties were added to this stock. Social housing makes up 0.6% of residential properties in the Kiama LGA, compared to 4.2% across NSW and 6.4% in Shellharbour. With regard to the Draft Housing Strategy V2 before Council at the moment, there is no mention in the strategy of social housing and, along with no serious assessment of infrastructure works, affordable housing or the short term or long term rental market, Dr Gilmour questions whether or not this is adequate as a long term strategy for housing in the LGA. There is a motion before Council at tonight's meeting to endorse for public exhibition the Draft Local Housing Strategy V2 and if this proceeds the public will have 28 days to comment on the strategy.

The Regional New South Wales market overall is solid, without excelling at the levels seen in other regional areas like Queensland and Western Australia, but with individual out-performers. There is hesitancy in the Regional NSW market overall. It has a high number of locations where buyer activity is lukewarm and price performance below the levels seen elsewhere in the nation. It's noteworthy, however, that Regional NSW has seen better performance in its unit markets than its house markets, which is part of a national trend. Overall sales levels have improved, continuing a pattern of recovery over the past year, but remain well below the peak levels of 2021. Regional NSW saw a major decline in its market in 2022 and early 2023, with signs of gradual revival seen since mid-2023. Amid this overall patchy performance, there are some standout growth markets, based on individual Local Government Areas including those in the Wollongong, Newcastle and Albury regions. The Wollongong region continues to be a state-leading star. The City of Wollongong LGA has an above-average number of rising locations and the nearby Shoalhaven LGA continues to thrive: quarterly sales over the past 18 months have been rising steadily, showing one of the best patterns of growth in the nation. The Shellharbour area is also part of this region's growth. Newcastle remains an outstanding market and neighbouring LGAs including Lake Macquarie, Port Stephens and the Hunter Valley municipalities all have busy markets. The Mid Coast LGA has delivered steady increases in market activity over the past year, quarter by quarter. Both Forster and Tuncurry have rising markets and Taree is highly consistent. While those markets are heading into over-drive, some of the high-profile regions of NSW have not yet got out of second gear.  The Central Coast still has a degree of uncertainty; Byron Bay is showing signs of recovery, after a high peak in 2021 and a deep post-boom trough in 2022 and 2023, but remains well peak the 2021 boom levels; and both Coffs Harbour and Port Macquarie have had patchy results over the past year, with indications of recovery in the latest quarter. The Tweed LGA is showing signs of joining the boom experienced north of the border in the Gold Coast region, without yet being fully on board. Elsewhere in Regional NSW, Dubbo, Wellington, Orange, Gunnedah, Inverell and Tenterfield are classified as rising markets; Goulburn and Mudgee are rated as recovery markets; and Armidale, Glen Innes and Parkes stand out for consistent sales activity.

Regional Momentum: NSW's Diverse Market

Play Episode Listen Later Feb 5, 2024 3:22

One of the great strengths of Regional NSW is that it provides affordable lifestyle alternatives to the super expensive Sydney property market. Regional NSW in many ways provides something for everyone: some of Australia's largest and most important regional cities, attractive sea change towns, appealing hill change enclaves, industrial centres, strong multi-purpose inland cities, lifestyle regions – and price ranges to suit most budgets. Another of the Regional NSW advantages is that its property markets are underpinned by one of the nation's strongest economies – ranked No.2 in the January 2024 edition of State of the States published by CommSec. Part of that growth state economy is a major program of big infrastructure developments, including the $31 billion Inland Rail Link which has been energising markets along the construction route over the past 2-3 years. Against that backdrop, Regional NSW overall showed steady improvement throughout last year and ended 2023 with a solid market, although not as strong as Sydney's. The number of rising markets to be found in Regional NSW has increased recently, which means Regional NSW has started 2024 with good momentum in many locations. NSW is a big state and there are many different scenarios in play, with markets that are rising strongly, some that are seeing moderate growth and others that are still struggling. Some of the most high-profile NSW markets, like Byron Bay and the Central Coast, have not yet recovered from the correction phase in their property cycles, following the big uplift in 2020 and 2021. But other precincts are doing much better.  The strongest market in Regional NSW is formed by the City of Wollongong and neighbouring LGAs Shoalhaven and Shellharbour. Those three municipalities comprise a growth cluster on the coast south of Sydney, where most of the individual suburbs and towns have positive trends with sales activity and prices.  The Newcastle and Hunter region is steadily improving also, but is not yet as bullish as that Wollongong precinct.  There are nevertheless plenty of growth markets in Newcastle and the neighbouring Lake Macquarie LGA. Other precincts with positive trends with their sales activity include the Tweed, Ballina, Coffs Harbour, Goulburn, Orange and Albury regions.

Dr Kent Hungerford is a Podiatric Surgeon from South Coast Foot Surgery in Shellharbour, New South Wales. This episode discusses why podiatrists are hesitant to adopt new technology.  It's not just podiatry; the whole allied health professional is a little hesitant. On average, it takes 17-years from intervention discovery to widespread implementation.  Shockwave has become very popular over the last 10-years; however, it was known around 40-years ago, and laser therapies have been in existence since the 1980s.  We also talk about: The fear of trying something too early and being judged.  Social proof. Looking at research. Post-graduate education. The price to adopt new technology can be a barrier.  Education is also a barrier, therefore put money into training and remove this barrier.  How to afford new technology and why you need to do this.  "The business needs to work for you so you can work for others to get them the outcome that they need in the most efficient way.” Final Tip It's up to you to look for better outcomes for your patients. Be open-minded, look at the research and see what is coming through. If you're unsure why someone is using something or if it works, find someone passionate about it and ask them questions. But ultimately … they're an impediment for people going back into the office, so we made some changes last night,” he said. All students will also return to schools by October 25.There will also be a cap of major outdoor events of 5000.“That will remain in place but we want to make the point that exemptions for venues will be granted,” the Premier said.“With Covid-safe plans, venues can apply through NSW Health, the health minister will look through those issues and exemptions will always be made in that space.”At 80 per cent, residents of Greater Sydney will also be permitted to travel to regional areas.People are seen enjoying the warm weather and having a picnic in Sydney. And remember I sincerely appreciate the people who support this podcast. While researching the upcoming interviews I am reading about different and interesting periods in the Illawarra game. It occurred to me it may potentially be beneficial to record some podcasts regarding this material, which is derived mainly from newspapers. So in each of these review episodes, I will pick a month from yesteryear and read through the information from newspapers, programmes and other items that I have been obtained. Now the majority of this material is viewed through the prism of the journalist or person writing the article and or the people they are interviewing. So there will be counter views regarding the games, people and clubs that are presented in this podcast. Plus there will be some errors with the spelling of names and mispronunciations by me, for that I apologise in advance. Please be aware this podcast will not examine everything that occurred in the month being reviewed and will have information missing and of course there may be errors. The idea of the podcast is to relive a small parcel of what was happening at the time. So from this perspective I hope you enjoy what is presented. In this episode we examine June 1981.

The St George Illawarra Dragons have reportedly torn up the final 15 months of Paul Vaughan's contract over the biosecurity breach scandal. The Daily Telegraph is reporting former NSW and Kangaroos star will be released from the final 15 months of his deal after he lied to the club about hosting the party at the centre of the drama. It's set to be a costly blow for Vaughan with his deal at a reported AU$800,000 a year.Jack de Belin and Corey Norman have appeared to survive the immediate axe.The Australian reported earlier on Tuesday that Vaughan's contract “states that if the club is of the opinion that the player has breached his contract, he can be brought before the board to show cause why action should not be taken”.The club then has several options, including terminating the contract with immediate effect. It comes after Dragons CEO Ryan Webb refused to confirm the futures of any stars at the centre of a biosecurity breach as the club holds an emergency board meeting held on Tuesday morning. The twists keep coming in the drama that has sparked widespread fury and condemnation across the game, with the breach involving 13 players potentially threatening the entire competition. The 13 players were hit with a combined $305,000 in fines with Paul Vaughan being slugged with an eight-game ban and the rest of the players copping a one-match suspension, which will be staggered throughout a three-week period.Vaughan hosted a party at his house with teammates Blake Lawrie, Corey Norman, Daniel Alvaro, Jack Bird, Josh Kerr, Josh McGuire, Kaide Ellis, Matthey Dufty, Tyrell Fuimaono, Zac Lomax, Jack de Belin and Gerard Beale attending. The players will reportedly be made to front the board to explain their actions and apologise publicly. It was revealed the players were specifically told by the club's head of football Ben Haran and coach Anthony Griffin not to celebrate the golden point victory over the Warriors on Friday night. Some Dragons players allegedly attempted to flee the scene or hide on the premises when the police arrived at Vaughan's home in Shellharbour on the NSW south coast.Speaking on Fox League's NRL 360, The Daily Telegraph's Paul Kent revealed de Belin hid under the bed when police arrived at Vaughan's home.Last year, Vaughan was stood down for two weeks after he visited a cafe during biosecurity bubble restrictions.Webb was asked point blank by 2GB's Ben Fordham “are you going to sack Paul Vaughan?”, and said all options were still on the table.“No one is happy with what Paul Vaughan has done, actually the whole lot of those boys,” Webb said on Tuesday morning. “I can't pre-empt any discussions and where things will go but everyone's disappointed by what's happened on there and Paul having multiple breaches doesn't help.”Jack de Belin's ‘story changed significantly'Fordham also put de Belin in the crosshairs with the former Origin star a month into his NRL comeback after being stood down in February 2019 due to sexual assault allegations. The charges were dropped after the Director of Public Prosecutions decided he would not face a third sexual assault trial, following two hung juries.“The fact he was there (at Vaughan's house) is the negative,” Webb said. “We were originally told that he walked past, dropped something off and kept moving. Then that story changed significantly.“That's disappointing because we've stood by Jack and the club has been through a lot the last two-and-a-half, three years there. The club deserves better there and we're taking that into consideration.”While the club was cleared of any wrongdoing, Webb confirmed the Dragons encouraged de Belin to come forward to police when they found out the truth.Fordham asked if de Belin's “future was in doubt too” but Webb said: “I don't want to say anyone's future is in doubt.”Fordham also singled out Corey Norman — who has already been told by the club that his services are not required next year — as a repeat offender who shoul...

Two men were “sunbaking naked” on the NSW south coast when they were “startled by a deer” and ran into a national park, where they had to be rescued by emergency services – before being hit with $1000 fines.NSW's top cop relayed the bizarre story at a press conference on Monday where he gave an update on the latest fines issued for breaches of the Covid-19 lockdown.Forty-four people were issued with tickets over the past 24 hours, mostly for failing to wear a mask but also for being out of their homes or outside of the Greater Sydney area “without a reasonable excuse”.“Unbelievably, we saw two men sunbaking naked on a beach on the south coast,” NSW Police Commissioner Mick Fuller said.“They were startled by a deer, ran into the national park and got lost. Not only did they require assistance from SES and police to rescue them, they also both received a ticket for $1000.”Mr Fuller said it was “only a small percentage” of people who were not following the health orders, “but I can assure you, if you breach the health orders or the guidelines, you will be punished”.In a media release, NSW Police provided more detail about the rescue of the men from the Royal National Park at Otford.“About 6pm on Sunday, the men called for assistance after becoming lost in bushland during a visit to a remote beach,” police said.“Police Rescue assisted by the State Emergency Service, NSW Ambulance and Polair responded to the area, locating a 30-year-old man naked and carrying a backpack on the walking track near Lady Wakehurst Drive. After a further search, a 49-year-old man, partially clothed, was also located. The men told police they were on a nearby beach when they ran into bushland after being startled by a deer.”The men were taken to St George Police Station and issued $1000 fines for breaching the current public health order prohibiting those from Greater Sydney travelling outside the region. In a separate incident, a Shellharbour cafe operator has been charged and is “subject to strict bail conditions” after neither she nor her staff were wearing masks.“About 9.40am, officers from Lake Illawarra Police District attended a cafe in Addison Street responding to reports staff were failing to comply with the current public health orders,” police said.“When officers arrived, they saw neither the staff or the operator were wearing face masks. The operator was reminded of her obligations under the current health orders but allegedly refused to comply.”The two staff members put masks on but the 38-year-old woman was arrested. She was charged with failing to comply with the direction to wear masks in retail premises, and for not ensuring her employees were wearing masks.“She was given bail conditions to strictly comply with the public health orders and not to incite or encourage others to defy them,” police said.“She is due to appear in Port Kembla Local Court on Wednesday 21 July 2021.”In another incident, police stopped a car on the Hume Highway at Goulburn. The driver, a 33-year-old man from Ermington, was issued with a $1000 fine and ordered to immediately return to Sydney.“Police have received hundreds of calls from the public over the weekend reporting potential public health order breaches, and would like to thank the vast majority of the community for their co-operation with the new rules,” police said.text by Frank Chung, news.com.au

Wayne and Jennifer De Gruchy and their three children were your typical Aussie family, living in Shellharbour's middle-class suburb of Albion Park Rail, approximately 100km east of the NSW capital of Sydney. Every Monday morning Wayne would make the hour and half commute up to Sydney where he worked, and it was not uncommon for him to spend the night at his parents' place if he'd had a long day, and this is where he was on the evening of Tuesday the 12th of March in 1996. Wayne had called Jenny earlier that day to let her know that he wouldn't be home, just as Jenny was getting ready to go pick up their two youngest children, 15-year-old Adrian and 13-year-old Sarah from school. What Wayne didn't know was that this quick phone call would be the last time he spoke to his wife, and that within hours, Jenny and two of their three children would be brutally murdered. This is the story of Jennifer, Adrian and Sarah De Gruchy. SOURCES Crime Investigation Australia Wikipedia NZ Herald Sydney Herald

Welcome everybody to episode 48 of the Football United vs Soccer City podcast. It is heart warming to watch the football community submitting items and then interacting on the social media pages. It is a credit to our community that people continue to contribute, comment and reminisce. And for this I am thankful and grateful. On the podcast front, I am always overwhelmed and appreciative that people are still putting up their hand to be interviewed. I have a passion and desire to record the Illawarra’s footballing history. Each person that comes forward allows me to continue this podcast. So thank you for downloading this podcast and thanks to all the interviewees who give up their time.Ron Van de Voorde is our interviewee in episode 48. Ron grew up in Woonona in the late 1950s and started playing junior football with Woonona Junior Soccer Club at Nicholson Park in 1964. After 11 years of junior football, Ron started his senior football journey with Bulli Soccer Club in the under 18s. After Bulli he played with many clubs, was coached by the best in the Illawarra and played alongside many great players. His senior career spanned 18 years and in this time Ron amassed over 360 plus appearances and just over 100 goals predominantly in first grade.Ron’s journey is fascinating and he is open about his thoughts on his time at each club. In particular it was great when Ron discusses his grand final winner against Shellharbour in 1981 and about his double winning year at Bulli S.C. in 1986. My sincere thanks go out to Ron for giving up his time for this interview, it was an absolute pleasure and honour to listen to Ron.Finally I would like to say thank you to Ron’s daughter Marissa who sent through some fabulous pictures, which we have used in the podcast graphic. Dean Oliver and he and his family's early holdens Overdrive's artist in residence, Dean Oliver also comes from a family that has had its passion for Holden cars. We chatted about those early years and Dean as a young man with a passion for cars but not the financial responsibility that some would have liked, DB Dean, your family did have some Holden's how far back to the go. DO Yeah. Thanks, David. Yes. Our family had a fairly small collection of Holden's, but nonetheless a good one. My parents originally came through from a 1950s Austin A40 tourer, but my father used to deliver newspapers in. And then the big move was a 1962 EK Holden's special. It was a station wagon and it had the two speed, hydromatic gearbox, which was brand new, and Dad used it to deliver newspapers around Shellharbour and that area of the south coast. DB Now, that's the reflection of the times, because when the first Holden came in, the biggest selling car was the A40 Austin Devon. DO Well, yes, he certainly fitted that theory really well. But the old English |Austin was just no match for the rough potholes of the roads of country, New South Wales. DB How did your father feel with that change? Because it was going to a bigger car, a more powerful car, and a more rugged car. Was he proud of that? DO It was the pride of the family, David. There were photographs of the family standing beside it, beaming, smiling, and it was a spectacular looking thing compared to the old Austin. The Holden was bright blue and a strip down the side and the EK had those wonderful tailfins on the taillights which looked very American. DB It was that era of the excess of the Cadillac reflecting the space race, really, wasn't it? It was trying to look like it was a rocket. DO Yes. But NASA rockets probably didn't overheat with quite the same problem as the Holden did, especially on our trips up to Sydney. DO Mom always packed a thermos and some sandwiches because the Holden would get pretty warm going up Mount Ousley from Wollongong and dad always had a race with himself to see if he could get over in third gear with changing back down to second. About 50 percent of the time. DB That's another whole story of the hills in every capital city under which people tested their car or even in your cases, you're saying some of the more rural roads, if you can get up the hill, then you know you're doing well. Did they continue with Holdens? DO Yes. And after almost ten years, the old EK gave way to a 1972 HQ Kingswood and it was a 253 V8. And I think my poor old dad might have got done over by the salesman at the Holden dealership. It was pretty well out of character for him to go for a smooth V8, and especially the HQ was the clour was Chateau Mauve, which was a metallic purple colour. It started rusting from the day we bought it. DB You then continued your first car, I think was a Torana, but it came with an unsolicited recommendation for financial prudence. DO Well, I've got my first job and I was pretty keen on Holdens and the Holden Dealer Team and the Bathurst race and all that sort of thing. I had a job. I was getting a regular income and so it had to be a Torana. There's no way I could have got an XU1 because insurance was just totally impossible for a young bloke in his early 20s. So my new car was a GTA Torana. A 1973 LJ model and it was wonderful and I bought it with a bank loan and I got a stern lecture from the bank manager about responsible financial management. And in hindsight, I think I borrowed about $2000. The car was about $3,400 new and I borrowed $2000 which dollars at the day was an enormous amount of money. So the bank manager was, I think, pretty horrified.
