The power of niche A ‘Langpreneur' I know spent $35K on an event ran by a world class entrepreneur that you know from social. Someone I also look up to. And yes, loved the event. They studied his business. Their key insight; his conversion rates were too low. Then he came to our event for creators in the language space. And so he asked us how to increase his conversion rates. And then he told us what his conversion rates were. We were surprised! They were high… for a business in our niche.. We could tell, because we've been working with language businesses for over a decade. Suddenly, the conversation changed. It wasn't about conversion rates anymore. After some digging, we discovered another way for him to grow his business. Something only someone with a deep understanding of our niche would have noticed. Now it's still too early to say wheter these insights will actually grow his business. But the point is clear. There is a lot of power in creating solutions for a very specific customer avatar. Online language entrepreneurs in our case. That's the power of picking a niche. Join our events: www.creatorempires.com

In this video, the hosts discuss the concept of "social equity" in real estate, contrasting it with the traditional notion of financial equity that dominates the industry. They emphasize that social equity involves building and maintaining relationships that can enhance long-term business prospects, rather than focusing solely on immediate financial gains. The discussion includes practical examples from real estate where fostering good relationships has led to more opportunities and potential deals. Ultimately, the hosts advocate for a business approach that values and prioritizes people and relationships, suggesting that this can lead to greater overall success and satisfaction in business endeavors. Introduction of Social Equity Concept (0:00-0:08): The video opens with an introduction to the concept of social equity, questioning the traditional focus on financial equity alone in real estate and proposing a broader understanding that includes value exchange through relationships. Definition and Importance of Social Equity (0:42-1:01): The hosts define social equity as building value through relationships and allies, rather than just financial transactions. They argue that this approach can lead to repeated business and long-term collaboration. Example of Building Social Equity through Real Estate Deals (4:07-5:09): They share a story of their first major subdividing deal which not only resulted in financial profit but also strengthened trust with the seller, leading to more business opportunities with favorable terms. Heartfelt hugs going out to all the parents who found themselves juggling that nightmare this week. As always we have three very different anonymous emailers bravely looking for guidance on three very different kid scenarios.Question 1- Our first question is actually about how applicable general advice is to neurodiverse kids. A mom gets in touch to ask whether general parenting tips can be applied to every child, especially kids with additional needs. Question 2. An exhausted mum reaches out for help with the terrible tantrums of her two year old. The constant whining and crying is driving her round the twist. How can she make it stop? How can she get her house to be a happy home again? Question 3- Definitely our toughest question yet. A worried parent gets in touch about her very young daughter's anxiety issues. With behaviours ranging from school refusal to full blown panic attacks, this mum definitely needs help. Where can she get it though? How can we help her while she waits for the services she requires to access the care ahead of she needs. Thank you for tuning into another episode of Honey You're Ruining Our Kid. As human beings we share a commonality.  We are all born into the financial system in which we live.  On a daily basis we make decisions on how we earn, spend, save, invest and give away our money as well as how willing we are to get into debt. Welcome to Looking Under the Hood – a podcast all about helping you to unpacking money so you can move towards financial freedom. I'm Scott Malcolm, I've always been curious to understand how things work.  When I was a kid there was that one time, I pulled apart our family toaster to see how it worked – sorry again Mum and Dad! When I became a financial planner – fresh out of Uni in 2000 I had the same desire to get a deep understanding of the money stuff and how to make it work for you. What I have learnt and seen working with clients is that the Money stuff is no different.  If you have an understanding of how the system works and how you relate to it, you can empower yourself for a better financial future. My aim of this podcast is to give you money insights as we ‘look under the hood' and unpack how the financial system works, and provide some stories around clients situations I have worked with over the last few decades to give you greater understanding of you and the money in your life. We will kick of our first series to look under the hood and unpack money in the context of the Australian financial system.  While tax and retirement systems change between countries the fundamentals and foundations of money are a shared human experience. Financial planning weather you are doing it yourself or paying for professional advice, is all about having a decision making framework in place to navigate your life transitions as you move through startup phase, accumulation phase and then into retirement or financial freedom phase. I look forward to taking on you a journey to unpack your money stuff and get the foundations in place to be living your ideal life. Cold Steel: Canadian Journal of Surgery Podcast

It's that time of year again, when we have the pleasure of interviewing and selecting our future colleagues. We are, of course, talking about the CaRMS interview process. Most of our listeners will know that CaRMS stands for Canadian Resident Matching Service. Interviews are well underway for final year medical students across the country. Like last year, we felt it would be helpful for prospective applicants to hear from various general surgery programs across the country about what their residency training programmes have to offer. We have a few new programs and a few repeats from our episode from last year. This year we've broken it up into separate individual episodes from each program, and you can also find the video version on YouTube channel. Of note, we do not have any affiliation with CaRMS. Please check the CaRMS website for the full list of general surgery residency training programs. Last year, Dr. Ball and I talked a bit about our thoughts surrounding interviews and some general advice to applicants. Stay tuned for a re-broadcast of that conversation. If you have questions or comments, we'd love to hear from you, so email us at podcast.cjs@gmail.com or tweet at us @CanJSurg.
