Have you ever closed a deal only to find out you had the wrong person on the buyer rep agreement? Or listed a property without confirming who actually has legal authority to sell? This episode is your reminder that verifying identity in real estate transactions is not optional, and the stories in this one will make sure you never forget it. We are diving into a topic that sounds logistical but is actually one of the most important things you can do to protect your business: making sure you have the right signatures on the right documents from the very beginning. From buyer representation agreements to estate listings, from fraud prevention to identity verification, we are sharing real stories, real mistakes, and real solutions. Katy kicks things off with a wild story from a colleague whose buyers turned into a commission battle because a college daughter signed a buyer rep agreement with a Zillow agent while mom and dad were out of town. The result? A 50/50 commission split and a hard lesson learned. Alissa shares her own recent experience with a couple where the husband flat out refused to sign, plus the story of how a cash-paying dad showed up at closing and threw off her compliance paperwork entirely. We also get into estate sales, listing fraud on vacant land, power of attorney misconceptions, and why asking for a copy of someone's driver's license is never overstepping. Here's what we cover in this episode: - Why the buyer rep agreement is only as strong as the names on it - How to find out who will actually be on title before you start showing homes - What to do when only one party in a couple signs your buyer representation agreement - The procuring cause nightmare that the buyer rep agreement was supposed to fix - A first-hand story about a husband refusing to sign and how Alissa handled it - When a dad swoops in with cash at closing and suddenly you have the wrong buyer on paper - How to protect yourself when listing inherited or estate properties - Why you should ask for a copy of the will and contact the succession attorney before you list - What happens when a succession is not complete and your listing cannot legally sell - Vacant land fraud: the growing scam where someone pretends to be the seller - The truth about power of attorney and why you cannot do a POA for a POA - Why asking for a driver's license is not rude; it is just good business - How to use your broker as a buffer when clients push back on signing - Toasting Syed, a Realtor in Virginia who came to the US in 2022 as a US Army ally and grew from 2 transactions to 12 under contract for 2026 Key Quotes & Takeaways: - "The question isn't necessarily who's the buyer. Who do you see on the title? Who is going to be on the title?" Katy - "No one tosses up a fuss who is legit. If you say I need a copy of your driver's license and they say no, just push back. These are legal documents. I must verify your identity." Alissa - "If you cave at their first request, which goes against how you run your business, they are going to run the rest of the show." Katy - "This rep agreement is getting signed. It's the law." Alissa - "Clear, sincere communication matters more than perfect English." In the last few months, three members of our community — store owners just like you and me — have faced lawsuits over website compliance. So I sat down with my favorite lawyer, Tannia Ospina, to talk about what you actually need on your website to stay compliant, why it matters more than most of us realize, and how to get it done without it taking over your life. Three things you'll take away from this episode: Small stores are targeted first, and your store is likely easier to target than you think. Copy-pasting from Google or AI isn't enough. Your existing policies may already be working against you. Tannia is a longtime Inner Circle member, a business law and intellectual property attorney, and a former e-commerce store owner who built her brand Bell Threads from scratch since 2014. She created a legal compliance bundle specifically for product-based e-commerce store owners, and in this episode she breaks down exactly what's at stake and what to do about it. In this episode, she breaks down the trust vs. will distinction that trips up most business owners, the four non-negotiable questions to vet any home care agency, why caregiver vetting is your first line of defense against elder financial abuse, and the seven pillars of aging well that protect your business and legacy simultaneously. A 3.8 rating can quietly kill your phone before you ever know why. When people search for a pool service, they do what we all do with restaurants and hotels: they sort by stars, skim a few reviews, and move on fast. That's why your online reputation is not a vanity metric, it's a lead generator or a lead blocker. We walk through the real-world choices customers make on Google and Yelp, and how a pool service business can earn trust before the first appointment. I share practical ways to get review momentum, including building a simple web presence, using Google Ads to create early visibility, and asking for reviews at the right moment after a win like a green to clean or a new weekly start. We also talk honestly about Yelp, how it can drive serious growth for some service companies, and why you should understand the paid options and the platform's review flow before going all in. Then we get into what actually protects five-star reviews: returning calls quickly, preventing the “they never answered” one-star complaints, and showing up like a pro. Your uniform, your truck, and your attitude during a bid can shape the review you get later. I also explain a simple way to decline messy jobs without offending anyone, plus why staying neutral and avoiding criticism keeps you out of unnecessary review drama. Would you like access to our advanced agency training for FREE? https://www.agencymastery360.com/training What would happen if one client lawsuit, one hacked account, or one missed renewal completely wiped out your agency? Have you ever stopped to think about how exposed your business really is even if you're “doing everything right”? Today's featured guest started his career working in the insurance industry and eventually found a love for marketing. He talks about the side of agency life most people ignore: protecting what you've built, and breaks down how to safeguard your business with the right insurance, why every agency should have cyber liability coverage, and how a “give first” mindset has helped him land major clients like Daymond John, Chris Voss, and Dr. Benjamin Hardy. Draye Redfern is a serial entrepreneur and the founder of Redfern Media and FractionalCMO. Over the past decade, he's built and sold multiple companies, including a $40M insurance agency acquired by one of Warren Buffett's Berkshire Hathaway subsidiaries. With 15 years in risk management and a passion for modern marketing, Draye now helps businesses scale smarter while protecting their downside. In this episode, we'll discuss: How “Growth Blindness” Can Hurt Your Business. The Hidden Risk Most Agencies Ignore. Why You Probably Need a Cyber Liability Insurance. How to Get Big Clients by being in the Right Rooms. Ready to design faster and smarter? Go to wix.com/studio to get started. The Unlikely Path From Insurance to Marketing Draye grew up in a household where entrepreneurship was a way of life. His dad owned a business, and by age 12, Draye was doing the grunt work: filing papers, scanning documents, and learning what it really meant to keep a company running. He had a front-row seat to the chaos and grit of small business. Over time, Draye realized he had a knack for marketing. His early ideas sometimes outperformed everyone else's, and by his early 20s, he was leading the marketing division of a $28 million firm. Under his direction, they scaled past $40 million in annual revenue. That success led to the company's eventual sale to none other than one of the Berkshire Hathaway companies. Stop Being Growth Blind and Start Protecting the Downside While most marketers are obsessed with lead flow and growth, Draye brings a completely different mindset to the table: protect the downside first. After spending 15 years insurance and the risk management world, he learned that too many businesses are “growth blind.” They're chasing top-line numbers while leaving themselves totally exposed if something goes wrong. For his part, Draye thinks about how to mitigate downside risks first and then, once he has that locked down, then he starts thinking about growth. Admittedly, it's backwards from how most people do it, but it's what makes the most sense to him. The Hidden Risk Most Agencies Ignore Why does Draye prioritize mitigating downside growth? Most agencies don't think about errors and omissions (E&O) insurance until it's too late. One poorly worded ad, a leaked password, or a miscommunication with a client could lead to a lawsuit that costs hundreds of thousands—if not millions—in legal fees. That's why he recommends a basic “risk protection stack” for agency owners: General Liability – Covers physical damages or slip-and-fall type issues. Employment Practices (EPLI) – Protects against HR-related claims. Errors & Omissions (E&O) – Covers mistakes or oversights in your work. Cyber Liability – Protects against data breaches and hacks. As Draye puts it, marketing agencies hold the keys to dozens of client kingdoms. If you get hacked, they get hacked. Protect yourself first, then scale. Why Every Agency Owner Needs Cyber Liability (and What Happens If You Don't) Most agency owners assume general liability insurance has them covered. Slip-and-fall in the office? Sure. But what about when a client's site gets hacked because one of your team members reused a password? Or when a campaign you ran unintentionally exposes customer data? That's not covered: this is where cyber liability and errors & omissions (E&O) insurance come in. Here's where most people go wrong: they forget to renew. Unlike car or home insurance, E&O and cyber liability policies are “claims-made” policies. That means you're only covered if the policy is active when the claim is filed, not when the incident happened. So if you let your policy lapse, even for a few weeks, you could lose coverage for everything that happened in previous years. That's why many experienced owners “tail out” their policies when they sell or sunset a business. Tail coverage locks in past protection for a set number of years. It costs more upfront but prevents millions in potential exposure later. Keep your coverage active, review it annually, and don't cut corners to save a few hundred bucks. Think of it as part of your agency's operating system, not an optional add-on. Lessons From Selling to Berkshire Hathaway When Berkshire Hathaway came calling, he learned just how deep corporate due diligence can go. “They fly out all their MBAs and basically give your business a financial colonoscopy,” he joked. But that process forced him to see business from a different lens—as an asset, not a job. He walked away with not just a successful exit, but also a new appreciation for how structure, systems, and compliance create enterprise value. How to Get Big Clients: Ask Questions, Be in the Room, and Give First Draye's agency has publicly traded companies in its current client roster, with some notable names including Dr Benjamin Hardy and Chris Voss, and almost all of those brands came to his agency because Draye was in the right rooms to strike up conversation. As he puts it, successful people like to hang around other successful people. To him, his job in the agency at this point is figuring out how to get invited into the room with the right people, which includes joining masterminds and attending events. Even with big clients, Draye recommends offering value first without expecting anything in return. I'll give them an idea of the work you do and, if they like it, they'll have you in mind the next time they need agency services. For instance, after attending a talk by Dr. Benjamin Hardy, Draye had the chance to chat with him and learned he was pulling in over 30,000 email opt-ins a month but wasn't monetizing them. Instead of pitching a retainer, Draye built him a simple funnel — for free — that started generating $10,000 a month in passive revenue. A few months later, Hardy came back and asked, “What else can you do?” That turned into a long-term partnership and a roster of launches that ran for years. How to Stand Out and Make People Feel Seen Draye's other secret weapon is personalization. Not the lazy kind where someone drops your name into a cold email template. Real personalization. When a prospect says they're interested, his team clones a landing page, updates the name in the headline (“Welcome, John!”), and records a 30-second video personally greeting them. The whole process takes fifteen minutes, but it makes people feel like they matter, and that's the part most agencies forget. That simple touch has led to multiple referrals, long-term clients, and lasting loyalty. As Draye puts it, “People don't want to feel like a number. They want to feel like they matter.” This type of simple gesture is usually something clients talk about non-stop, because the more automated the world gets, the more human connection stands out. Old School Is the New Advantage While everyone else is obsessing over AI and inbox deliverability, Draye see a lot of potential on a forgotten channel: direct mail. “People's inboxes are full, but their mailboxes are empty,” he explained. “So, when something real shows up, it stands out.” He's seen massive ROI from direct mail, especially when paired with personalized URLs (PURLs) and custom video. It's more expensive upfront, sure, but it cuts through the noise. Something to keep in mind for agency owners trying to stand out at a time when your client's emails are probably inundated with the same offers everyone is sending out. From his own experience, he says “if I were to look at our client base across the various businesses, the vast majority came from direct mail.” Protect Your Business and Hang Out in Different Rooms Draye shares two pieces of advice for agency owners: You never know what's around the corner, so protect your business. Spend the couple thousand bucks on proper coverage. Don't risk your agency's future over something preventable. Change your rooms. If you only hang out with other marketers, you're limiting your reach. Take Jay Abraham's advice and go fishing in someone else's swimming hole. Attend events for other industries, add value, and you'll be amazed at who you meet. In short, Draye's philosophy blends practical protection with proactive growth. Be bold enough to give first, smart enough to protect what you've built, and intentional enough to show up where the right people are. “Divorce is mostly about money.” –Gabriella MartinelliMarried? Do you know where your money is? I'm really excited to talk with Gabriella Martinelli, Certified Divorce Financial Analyst, about what we need to know about our finances and protecting ourselves before or during a divorce.Even if you don't think you are headed in that direction, you can protect yourself, because if you don't know where the money is or don't have access to the accounts, and something happens, you're stuck.Divorce is often messy — a mix of emotions, laws that aren't clear, and financial confusion. Getting clarity around the money can help you make choices from a better place. We talk about: Why so many women don't know about money — and why it's a problemFinancial and nonfinancial contributions to the familyFear about not having enough money and trust about money going both ways Protecting your business early and keeping business expenses separate from household expensesQuestions you should be asking and how you can start to find informationWhy you should hire a CDFA before an attorney if you are moving toward divorceABOUT GABRIELLAGabriella E. Martinelli is a Certified Divorce Financial Analyst® (CDFA®) and founder of Ever After Wealth®. With 21 years of experience in divorce finance, including 16 working alongside top attorneys, Gabriella helps individuals and professionals navigate the financial complexities of divorce with clarity and confidence. Change comes from action. Doable changes are things that you can add into your life, one at a time to make micro shifts and really create a ripple effect that will create a big change over time. Choose one that really piques your interest and roll with it. Here are three Doable Changes from this conversation:GET A SNAPSHOT OF YOUR FAMILY FINANCIAL PICTURE. What accounts do you have? What investments? What debt? Are your names on those accounts? Ask questions. Collect information. Ask for more access. It's not only useful in case of divorce, but also in case something happens to your spouse and you need to do more than you are doing financially.DIG DEEPER. Gabriella offers some ideas about using tax returns, credit reports, and other documents to start to gather information on your own if you feel you can't ask questions or don't trust the answers.PROTECT YOUR BUSINESS. While protecting your business may take multiple changes, the first step you can take is to talk to an attorney about protecting your business as your livelihood in case, separate from other assets. From there you can make decisions about what you need to do.

In today's episode, Danielle Hayden, CPA and founder of Kickstart Accounting, Inc., dives into a topic that every small business owner needs to take seriously: cybersecurity. As entrepreneurs, we're focused on growth, profitability, and strategy, but all of that hard work can be put at risk in an instant if we fall victim to cyber threats. A single phishing email, password breach, or scam can lead to lost revenue, stolen data, and massive headaches (and let's be real, none of us have time for that!). But don't worry, we've got you covered! Danielle breaks down the biggest cybersecurity threats facing small businesses and shares simple, practical steps to keep your business and finances safe. Key Takeaways: Phishing Emails & Texts Are Everywhere: Be on the lookout for fake DocuSign requests, “unpaid” toll or shipping texts, gift card scams, and urgent wire transfer emails. If something feels off, don't click! Verify directly with the sender outside of the potential scam text or email before doing anything and immediately report it. Scammers Want You to Act Fast: Cybercriminals rely on urgency to trick you into clicking malicious links or sharing sensitive information; slow down and verify before taking action. Strong Passwords & Two-Step Authentication Are Essential: Using unique passwords and enabling two-step authentication makes it harder for hackers to gain access to your accounts. Yes, it's annoying but it's worth it! Backup Your Data to the Cloud: Use Google Drive or Microsoft OneDrive for automatic backups so that if your device is compromised, your business documents are safe and easily recoverable. Trust Your Gut & Double-Check Everything: If you weren't expecting an email, text, or request for money or information, take a moment to verify before you click or send anything! It's always okay to say no and follow up through a secure method. Topics Discussed: Common Cyber Scams Targeting Small Businesses (00:01:06 – 00:03:24) How to Spot and Avoid Phishing Emails and Text Scams (00:03:24 – 00:04:53) Best Practices for Password Security and Two-Step Authentication (00:04:53 – 00:06:42) Why Backing Up Your Business Data is Critical (00:06:42 – 00:07:43) The Power of Slowing Down and Verifying Before You Click (00:07:43 – 00:09:18) Recap of Cybersecurity Steps to Take (00:09:18 - 00:10:51) Book a Call with Kickstart Accounting, Inc.: https://www.kickstartaccountinginc.com/book Connect with Kickstart Accounting, Inc.: Instagram | https://www.instagram.com/Kickstartaccounting YouTube | https://www.youtube.com/@businessbythebooks Facebook | https://www.facebook.com/kickstartaccountinginc

Just how safe is your business online? Fraud cases have more than doubled in recent years, while AI-driven scams are only growing more sophisticated. Today's guest shares how you can protect your business. John King is an experienced business executive and IT consultant who has worked with many small, midsize, and Fortune 1000 companies. He has held various management positions including Controller, CIO, Director of Applications Development, and president of his own consulting company. His book The Compass Approach provides techniques for managing a business around the four points of the compass to achieve improved results. Staying Safe Online John is a founding member of TrustedAndTrue, a one-of-a-kind matchmaking service that addresses a growing concern in the dating industry: fraud and theft. TrustedAndTrue's rigorous enrollment process eliminates the risk of individuals using fake identity credentials, giving users the security that everyone they interact with is who they say they are. TrustedAndTrue stems from John's work at The Authenticity Institute, an organization working to implement authenticity solutions in different industries. One of their latest innovations is the digital signature, which requires an in-depth identity verification process. To keep your business safe from scams, you could require a digital signature to access certain materials. Unlike traditional passwords, the digital signature is virtually impossible to hack. Most information security technology aims to catch scammers after they've already broken into your records. Digital signatures could potentially prevent these crimes before they happen. Marketing Across Industries Because their technology can apply to so many industries, The Authenticity Institute looks for entrepreneurs with deep experience in a particular vertical. Those experts become the marketing team, spreading the word about authenticity technology in banking, healthcare, law, real estate, and even the music industry. Each industry has a unique perspective business plan. But they're operating on a premise where they ‘catch the bad guys' after the fact. We're saying we don't want to do that. We want to catch you before you go in.” 31:40-32:03 “What happens is one of your vendors gets their email address hacked and they send you a request to send some information and give you a fake number, and all of a sudden, you send thousands of dollars to an address that you've not sent before. And you've got a problem.” Quotes “The key is having an entrepreneur who understands the marketplace and can say this is how it should work and this is how we can bring value to that particular marketplace.” “They're operating on a premise where they ‘catch the bad guys' after the fact. We want to catch them before.” Links mentioned in this episode: From Our Guest Website: https://trustedandtrue.net/ Connect with John King on LinkedIn: http://linkedin.com/in/johnwkingii Connect with brandiD Download our free guide to learn 16 crucial website updates that attract more leads and convert visitors into clients: https://thebrandid.com/website-tweaks/ Ready to elevate your digital presence with a powerful brand or website?
