Sometimes small-town short-term rentals are the sweet spot you need to succeed. On today's episode, we talk with Wendy Sweet on her short-term rental strategy and how you can find and fund a rental in today's competitive market. Short-term rentals like those you see on AirBnB or VRBO should be ran differently than a standard long-term rental. Robert Nabenhauer ist seit über 15 Jahren als erfolgreicher Unternehmer tätigt. Sein Motto lautet: „Business mit Herz ist möglich, nötig – und rechnet sich!“ Robert Nabenhauer Zunächst absolvierte er eine klassische, kaufmännische Ausbildung zum Groß- und Außenhandelskaufmann. Im Rahmen der Ausbildung belegte Nabenhauer den 1. Platz des Berufswettbewerbs der Auszubildenden in Baden-Württemberg. Darauf aufbauend folgten eine Aufnahme in die Begabtenförderung und die Weiterqualifizierung zum Handelsfachwirt. Womit und wie verdienst Du Dein Geld? Meinen Hauptumsatz mache ich mit gekoppelten Projekten von Beratung und Umsetzung. Meine Tätigkeit ist insbesondere die Interessentengewinnung, die automatisierten Vertriebsprozesse und die Verbesserung der Kunden Führung. Ich mache damit den größten Umsatz, weil ich selbst ein "Offliner" war. Ich habe Über 14.000 Verkaufsgespräche geführt. Ich weiß also wie die Kunden ticken. Ebenso verstehe ich aus eigener Praxiserfahrung wie Online-Marketing funktioniert. Mein Hauptansatzpunkt ist, dass ich Unternehmen, welche Offline aktiv sind sehr gut mit Online verzahnen kann - eben, weil ich diese Sprache der Offliner Sprache und selbst jahrelang Unternehmer bin. Mein Marketing ist so ausgerichtet: "mach nicht alles selbst, sondern konzentriere dich auf Deine Haupt-Arbeit. Den Rest lass andere für Dich machen und engagiere Profis dafür." Geld ist Energieausgleich. Wenn ich viel Gebe und das tue ich bei meinen Kunden, möchte ich als Ausgleich auch viel zurückbekommen. Wie wichtig ist für Dich Geld? / Macht Geld glücklich? "Ich habe es mit Geld versucht und ohne. Mit Geld ist es schöner. "Zitat was ich mal gelesen habe. Das sagt viele aus. Geld selbst macht nicht glücklich. Aber ohne Geld ist man meist auch nicht glücklich. Es kommt doch darauf an, was man mit dem Geld "macht". Und das sind ja dann die Dinge, die oftmals glücklich machen. Geld verändert den Charakter nicht. Aber die Handlungen sehr wohl. Jemand das viel Geld hat kann anders agieren, als jemand der am Existenzminimum agiert. Manchmal werden Menschen zu Handlungen "gezwungen/verleitet" aufgrund der Umstünde, welche diese nicht wollen, aber Aufgrund von Druck so reagieren müssen. Ich habe das sehr, sehr oft schon erlebt solche Situationen. Was war Dein schlimmster Moment als Investor? Also meine Misserfolgsliste ist sicherlich länger als meine Erfolgsliste. Das liegt aber auch an meinem Naturell immer wieder etwas auszuprobieren. Ich habe bei zig Network Marketing Unternehmen mich schon eingeschrieben und eigentlich durchweg draufgezahlt. Diese Beispiele kennt sicherlich jeder, man wird angeschrieben. Schaut sich eine Präsentation an, finde es toll und legt los. Tja und dann irgendwann, bevor es losgeht (mit dem Geld verdienen) fliegt das ganze Kartenhaus in sich zusammen. Seither bin ich noch skeptischer bei diesen Dingen. Meine Strategie war meist: abwarten wie es bei anderen läuft (ich hatte dann den Fall: alle haben verdient und bis ich gekommen bin, war nichts mehr zu holen). Die andere Strategie: "schnell einsteigen" hatte die Folge: ich habe die Erfahrungen machen müssen und nichts verdient (und die anderen konnten kostenfrei von meinen Erfahrungen profitieren). Ich bin mittlerweile an einem Punkt wo ich sage: ich muss die Dinge selbst beeinflussen können, mit Menschen die ich gut kenne, anstatt irgendwelche Modelle, bei denen man eigentlich schon im Voraus ein komisches Gefühl hat. Manchmal werden Menschen zu Handlungen "gezwungen/verleitet" aufgrund der Umstünde, welche diese nicht wollen, aber Aufgrund von Druck so reagieren müssen. Ich habe das sehr, sehr oft schon erlebt solche Situationen. Was war Dein schlimmster Moment als Investor? Also meine Misserfolgsliste ist sicherlich länger als meine Erfolgsliste.
