Send us a Text Message.UK Commercial Real Estate Recovery: The UK commercial real estate market is rebounding faster than its European counterparts. Following a challenging period due to high interest rates, the first half of 2024 saw an uptick in deal volumes and property values in the UK. Political stability, stronger economic prospects, and rising rents have contributed to this recovery, though it's uneven across sectors. While some areas like warehouses and residential properties are thriving, office buildings face declines. Large investments from US firms like Blackstone have bolstered the UK's market resurgence.Rising UK Rental Costs and Government Warnings: The UK rental market is under significant pressure, with average rents increasing by 8.6% in the year to July 2024. London, in particular, is experiencing the highest rent inflation. Experts warn that the growing gap between supply and demand is pushing rents to unsustainable levels, affecting renters' ability to save for home ownership. The government's plan to build 1.5 million new homes is seen as a positive step, but there are calls for more comprehensive solutions to address the housing crisis and the associated social challenges.Shift of Wealthy Individuals to Tax Havens: The super-rich are increasingly moving to tax havens like Dubai, driven by tighter tax regulations in Europe. The crackdown on the UK's "non-dom" tax status has prompted wealthy individuals to seek refuge in countries with favorable tax environments. This shift has led to a transient lifestyle for many, with implications for their sense of community and social integration. The trend is creating tensions in new locales and highlighting the social isolation of these high-net-worth individuals. FTT Decision on Multiple Dwellings Relief: In the case of *James Winfield v HMRC [2024] TC9259*, the First Tier Tribunal ruled in favor of the taxpayer, overturning HMRC's denial of a Multiple Dwellings Relief (MDR) claim. The tribunal found that both parts of a property, a main house and an annexe, met the criteria for being considered separate dwellings despite HMRC's arguments about shared facilities and saleability. This decision underscores the importance of physical attributes and privacy in determining MDR eligibility. Upcoming Changes to Furnished Holiday Lettings Tax Rules: Starting April 2025, significant tax changes will impact Furnished Holiday Lettings (FHLs). The new rules will reduce mortgage interest relief to a 20% tax credit, eliminate capital gains tax reliefs, and remove the ability to claim capital allowances. Pension contributions will no longer include FHL profits, and jointly held properties will face new tax rules. These changes will affect both individual property owners and companies, with transitional arrangements in place for existing FHL businesses.Maximize your property wealth with London Property. Davis Love III—a pro-golfer and PGA Champion—was interviewed years ago and asked, “How do you prepare for these tournaments?” He said, “When you see me play, everything looks natural….Day after day, Monday through Friday, preparing for a tournament, 95% of the time I work on the basics—the fundamentals of golf.” Every morning he'd practice the basics until he couldn't get it wrong. You need to prepare for a successful retirement the same way: master the basics. Listen to this episode of Retirement Made Easy as I share the four basic strategies you need to master. > You will want to hear this episode if you are interested in... [1:51] It's time to master the basics [3:22] Basic #1: Live below your means [6:47] Basic #2: Stay diversified [11:06] Basic #3: Create a retirement plan [14:14] Basic #4: Prepare for the unexpected Basic #1: Live below your means If you're saving for retirement, you need to live on less than you make. Most people haven't mastered this basic concept. According to the Federal Reserve, the average household credit card balance in America in 2020 was $6,270. While there were some extenuating circumstances in 2020, that's certainly not living below your means (and the research including all household income levels). Living below your means is the basic fundamental of personal finance and is worth carrying over into retirement. You need to get your spending under control with a rigid budget. Living on a disciplined and fixed income in retirement is based on the lifestyle you want to have. This is extremely important to nail down and stick to. You have to be careful and committed to stick to your allotted spending. Basic #2: Stay diversified Having a checking account, a savings account, and a money market account doesn't mean you're diversified. They are low-risk and low-return. Let's say you have an IRA or Roth IRA with mutual funds A, B, and C. But when you look at those mutual funds, they're essentially the same. If you have a Granny Smith apple, a Fuji, and a Jonathan apple in a plastic bag—what happens when one apple rots? The other two will rot as well. It's the same thing when you're invested in the same mutual funds. Why do women own so many pairs of shoes? They have heels, flats, tennis shoes, sandals, rain boots, etc. for all different situations. Women are masters of diversification. Your portfolio should have different investment pieces with different jobs—just like a woman's shoe closet. You need to spread out your risk. Basic #3: Create a retirement plan Just like you shouldn't go to a grocery store without a grocery list, you can't retire without a plan. Your grocery list makes sure you get everything you're looking for. If you ask a pilot if they have a flight plan, they all say “Yes.” They base it on when takeoff and landing are, on the conditions, the wind, the weather, etc. They plan for contingencies. They will also tell you that very few flights go exactly as planned. They must be adjusted and tweaked as they go—but they still need that original plan to judge where they're going. A retirement plan gives you the most efficient route from point A to point B. It keeps you on course. According to Rich Habits - The Daily Success Habits of Wealthy Individuals, 81% of millionaires created daily to-do lists but only 19% of non-millionaires had daily to-do lists. Where do you want to land? Basic #4: Prepare for the unexpected Life never goes as we expect or plan. I recommend that you be prepared for those what-ifs. If you can't work as long as planned, a loved one dies, or your pension dollars get cut—what will you do? What if you retire in the middle of a recession or a dip in the market? What if your cost of living doubles or triples? It will likely happen. A $4 box of cheerios in your first year of retirement could cost you over $9 in your 3rd year of retirement—just from a 2.9% annual inflation rate. Life always gives us changes and we must be ready to pivot. My 89-year-old grandmother retired 25 years ago. If I had told her then that in 25 years her monthly cost for long-term care would be over $8,500, she'd think I'd lost my mind. But the costs 25 years ago weren't anywhere near this amount. What is the cost of that same care 25+ years from now? It'll cost far more than now. These are the types of things you can't let take you by surprise. Millionaire Habits That Could Change Your Life. In today's podcast, I will share thirteen millionaire habits, things that self-made millionaires do that poor people do not. According to Fidelity, only 12% of today's millionaires in America inherited a significant portion of their wealth. One of the most effective ways to build wealth is to study those who have done so already. While taking on these habits won't necessarily make you rich, they might be a step in the right direction.Thomas Corley studied "rich and poor" people for five years to work out how their behaviors and habits differ. East Coast Radio — Scientists at a GreenHill Laboratories in KwaZulu-Natal believe they have made a new revelation in the war against Covid-19 – using wastewater to detect virus hotspots. While 80 wealthy individuals are petitioning for higher taxes on the rich to help pay for the billions in new government programs made necessary by the Covid-19 pandemic.
Becoming a millionaire has a lot to do with your habits and today my friend, Tom Corley, is joining us to discuss the habits that are most important when it comes to building wealth. He'll share some of the key things he learned during a five year research study that led him to write several books about the habits of the rich. Tom is the Author of the Amazon #1 Best-selling book Rich Habits – The Daily Success Habits of Wealthy Individuals. He is also a CPA, CFP and holds a Master’s Degree in Taxation. He is also President of Cerefice and Company, CPAs, one of the top financial firms in New Jersey.
Tom Coley, the author of Rich Habits, is a Certified Public Accountant (CPA), a Certified Financial Planner, he has a master's degree in taxation. He runs an accounting firm and a financial planning practice. One day, while running his accounting business, a customer came to him in despair. He didn't have money to cover payroll. The banks have stopped his line of credit and didn't enough liquidity to pay his employees. Tom told me that he couldn't help him get cash in such a short time period. So the distraught asked to share with him what is that his successful clients were doing. Why was he failing? Tom decided to do some research to figure out why most of his clients were successful business people. What is it that they were doing that could explain their success. Tom started his research by interviewing his successful clients. Then he expanded his research to interviewing 233 millionaires about how they obtained their wealth. The interview consisted of 144 questions. Tom also use the same 144 questions to interview 128 poor people to try to figure out how their habits were different. After all this research was done, Tom created about a dozen training sessions to teach the rich habits, and how to stay away from poor habits. The attendees were so happy with the sessions that they asked Tom to write a book about it. Tom accepted the challenge to write a book. He taught himself how to write a book and that's how the book Rich Habits was created. In 2013, the book became a bestseller. He was on TV, he was on several well-known podcasts, magazines, and newspapers. There are four paths to creating wealth The saver-investor path. This is the path of saving about 10% of your income and investing it prudently. The executive path. Working for a big company and climbing the corporate ladder. The virtuoso path. Being a big media or sports personality. The entrepreneur path, the dreamer path. Depending on which path you take, there are rich habits that can help you along in your journey to becoming rich. If you are in the saver-investor path, Frugality Doing your research on your investments. Creating multiple streams of income If you are in the executive path, building relationships. Developing leadership skills. Networking If you are in the virtuoso path. Intensive practice of your skill. If you in the entrepreneur path. Experimentation to find a product/service to offer to clients and creating a process to deliver. Some of the poor habits are: Spending more than they earn Not reading for educational/self-improvement purposes No eating healthy, eating junk food Not exercising Watching lots of TV Using or abusing drugs and alcohol Gambling, buying lottery tickets

“Work harder on yourself than you do on your job; you’ll go from making a living to making a fortune.” — Jim Rohn Earl Nightingale famously said, “We become what we think about.” Although we may dream of success and set goals to help us achieve it, our thoughts can create roadblocks along the way. How? Each time we think, “I can’t be successful; I was born poor” or “I’ve failed at this business/idea, I’m giving up” we give into our negative thoughts. Luckily, we can change our thoughts by developing positive personal and business philosophies to lean into each and every day. In this episode, Brian Buffini delves into the concept of personal and business philosophies and shares how they influence our lives. You’ll learn the two most common reasons we’re reluctant to change, how to handle those ‘goofy’ thoughts that impede our progress, and the six questions that will help you define your personal and business philosophies. He also outlines the three essential components to help you develop and maintain successful philosophies. Alex likes to ramp up his marketing campaigns during the holidays, because he knows that's when most businesses slow down. Yes, people do go on vacation during this time of year, but you never know who might be at home, willing to give you a call. Also, Alex answers Pedro's question on this week's show, about how to offer a flat fee to your transaction coordinator and where the best place is to find good talent. Key Takeaways: Business tends to slow down this time of year, but not for the reasons you may think. Before the new year comes, set your goals! Figure what you want your lifestyle to be like, and then reverse engineer that. What's inside the mind of a millionaire? Pedro asks, “How do you find a transaction coordinator willing to work for a flat fee?” The best team members come from your network. Have an abundance mindset. Alex doesn't recommend you hire someone to wear more than one hat. It can get complicated. I've got a very special interview for you today with Tom Corley. Tom is an accountant and financial planner by trade. He began interviewing his wealthy clients to try to understand what they do differently than other people. Over time, his research expanded to additional interviews with poor people in an attempt to understand their lifestyles and habits. This research formed the foundation for his first book, "Rich Habits: The Daily Success Habits of Wealthy Individuals." After a slow start, the book gained traction and attention and he followed it with his next book, "Rich Kids: How to Raise Our Children to be Happy and Successful in Life."His work is excellent. The books are pithy and worth reading. But what I found most interesting was Tom's personal story. Through the course of the interview, you'll hear me draw out the parallels between Tom's personal life and his books. I'll also draw out how his life has changed as he began to implement the rich habits that he learned from his wealthy interviewees. Enjoy! In today's Town Hall Meeting, we are talking about Networking. Our guest is Matt McWilliams who is a business consultant from small businesses to large businesses. He mainly works with affiliate marking but also provides his services in areas such as social network marketing and customer retention. "I am a world changer. And so are you. My goal here is to help you become the world changer that you were born to be. Sometimes that means helping you to shift your mindset. Sometimes it means giving you the tools you need in life, in business, or in relationships to change the world. Sometimes it means some good old fashioned motivation and inspiration... To be clear, I will not make you a world changer. You already are. My goal is to help you find that person inside of you." Key Takeaways When it comes to networking your mindset is key. You must believe that you have the strength and ability to connect with people. You DO have the ability, it's whether or not you believe in that capability that makes all the difference. When you believe in your skills and strengths it shows through your network. Not just in your network but also in your interactions, ideas, and relationships. "You don't want people to know more about your business than they know about you." Practice the Birthday phone call habit to build your network.
