This week on the iBuyer Experiment the team is talking with Bob Mangold. Bob uses Zoodealio with about 1,100 agents throughout his Homeboss platform. Bob started his real estate career on the lending side and change to the agent side when he couldn't find agent who could always get the job done. After several years he opened his own franchise brokerage, that is where he figure out that running a traditional brokerage isn't the best way to build wealth. So he again teaching his agents a three-pronged strategy: One, build cashflow from your listing income; two, build referral income; and three, use the income from those to purchase income producing assets, like rental properties and Air B&B properties. Another important part of being a real estate agent is keeping up on what is going on. Let's look at what is login on with the Department of Justice and the National Association of Realtors. At a recent talk with about 1,000 agents only about 5% knew what was going on when asked. The government is discussing regulating commission rates for real estate transactions. NAR is fighting this, but DOJ has more money and can spend enough to bankrupt NAR. In a situation like this it dopant matter if you win or lose, or if you are right or wrong … It just matters if you can survive. NAR will have to find a way to survive this. At the end of the day this is all about the commission and how transparent we are. A lot of people question why the seller pays for an agent to negotiate against them, the sellers know how the system works though. In the listing appointment they talk about how much they need to net and what that looks like with the commissions paid to their agent and then add the commission to the buyers agent gets tacked onto the number to make the numbers work to get their net. What DOJ is saying is that the buyer does not understand this and specifically how the price of the home increases to cover paying the buyers agent. It really is form the seller inflating the price of the home to cover their agents commission. Do we really want the government regulating what we charge for commissions? For Bob and everyone in the room that is a resounding no. If you are a real estate agent you have to know what is going on, these issues are coming for your career. It's important that agents understand compensation and explain it. The job of a real estate agent is actually quite simple. The job is to put your home in front o as many people who are ready, willing and able to buy it. The more people it is exposed to the higher price it will get. Here's a bit about how Homeboss addresses this NAR and DOJ issue. First the platform is completely open and transparent. We drive a lot of traffic to the property and do a big two-day open house (often with hundreds of people in attendance) that is well advertised and they open their platform to everyone to make their offers and set a date for them to be adjusted by. The seller pays them 3% and the buyers agent gets 3% (or what has been negotiated), BUT that is added to the price of the offer that was received, that way the buyer is paying their agent and can negotiate that rate if they want. Now the buyer and seller both understand how the buyers agent commission affects the final price paid. It is 100% transparent and it's an answer to what the DOJ wants. It is difficult for agents at first to understand how this helps buyer and sellers and the industry as a whole, but buyers like the idea when they understand it is about transparency. Agents just need to explain how this works in a way that shows the open and transparent nature of the system. Agents need understand that they are going to have to adapt or become extinct.

Whenever that happens to me, I make sure to lock all the doors and windows. But today you'll hear a story about a forgetful babysitter in a house with too many doors. And something is about to sneak inside. [3:20] “Bat, Axe, Racket” by Jacob Tremblay Maggie was out on her first babysitting job in the big house down the street. The house had a front door, a back door, and a side door. And Maggie forgot to lock all of them…. Prisha has known since the third grade that she wanted to be a writer. And she is fabulous.   [15:15] Story Three Intro Have you ever struggled with depression or anxiety or guilt? Maybe you did something you felt so bad over that you just couldn't bring yourself to face the world? Well, today you'll hear a story about someone in the future who tries a new experimental method for forcing herself to face the world. But maybe she shouldn't. Maybe she should just stay in the basement. [16:00] “Ear to Ear” by Owen Fitzpatrick When my inbox trilled like a sparrow, telling me I had mail, I had no idea what to expect. Practically no one emailed me anymore, after what I had done. I just stayed in the basement… [22:00] About the Author Owen Fitzpatrick is a 13-year-old student in grade nine at Lisgar Collegiate High School in Ottawa whose advice to any young writer is: “Don't be afraid to share your ideas. Just start writing.” “Ear to Ear” was a First Place Winner in the Ottawa Public Library's Awesome Authors youth writing contest in the 9-12 age category, and it was published in Pot-pourri 2019. [30:55] About the Author Kayleigh Williams went to a yoga class with her mother and “I could not lie still during the end relaxation and I still don't understand how anyone can relax lying down with their eyes closed in a dimly lit room full of total strangers who could be psycho killers or demons for all you know.”   [31:55] Story Five Intro Have you ever gone up to a stranger's door, maybe you were collecting bottles or selling lawn care services, and you ring the bell and you have no idea who's going to answer that door? You have no idea what you might be interrupting. Well, you're about to hear a story where the door is answered by someone in the middle of a summoning. [32:35] “Deliverance” by Sarah Ham Phil shuffled the pizza boxes, desperately trying to liberate one of his arms…. [38:35] About the Author That story won Second Prize in the Ottawa Public Library's Awesome Authors contest a couple of years ago in the 15-17 age category, and it was first published in Pot-pourri 2017. The author, Sarah Ham, is your average writerly ghost. As I record today's episode, the United Kingdom is still in lockdown - and it's most likely to be extended for another couple of weeks.  Many contact centres moved their workforce into home offices - with great effort, lots of logistics involved and at a huge cost to the business. It was, and still is, the right decision. 

 Initially line managers reported that their staff's performance was great, absence numbers were down, scheduled adherence was spot on - as high as never before. But now - for the last few weeks we are seeing a downward trend in productivity, we are seeing lower scheduled adherence and, worryingly we are seeing quality dropping. 

I spoke to one senior operations manager last week.  

She was telling me how, after initially excellent results from her home working crew, now - in week 7 the productivity of the agents was falling - and not only that, the quality of the work delivered was also going from bad to worse! I listened carefully, quietly wondering when she would tell me that she implemented a turnaround project over 6 weeks for her underperforming team. I waited and waited…. The sentence never came. Eventually I asked her straight out: How is your coaching going and how many of your home working agents have you got on an improvement plan?
 Sheer horror on her face - she looked at me (on Zoom) - as if I had lost my mind! 
Performance management in Covid-19 times? Surely a BIG no go? 

I beg to disagree. 
In fact - I would argue that just because of Covid-19 your coaching and communication with your teams should have multiplied! Maybe 10x-ed? 

So I went and did a little research... and I found that in 80% of firms where coaching and lovingly performance management was not an individual Key Performance Indicator for all levels of management, both coaching and performance management had fallen off the wagon completely! Shocking! The reason given was mostly “we are in a crisis, hence all we do is answer calls / emails / chats. We don't have time to performance manage”

I have seen behaviour before - in peak times for example, or when contact centres are low staffed - let's say in the summer holidays or over the Christmas Period. Quality monitoring, daily stand ups, coaching and feedback sessions are cut back. Resulting in dropping performance levels! 

 Your team craves engagement. Your team craves feedback, meaningful, elevated discussions about them. Questions about how they are doing, how is the business doing, how can they help or how can they make a difference to the situation the business is in.

 So what can you do now - today? Communicate, Communicate and communicate again! 
There is no such thing as over communicating in difficult times! 

Let me share my 3 most powerful tips on how to communicate with teams and with individuals; 1. Get Clarity

 What do you really want your team or team-member to understand? 
 What's likely to happen if your team-member or team doesn't want to work with you on that? 
 Why is your approach essential for success
 What questions are you going to be asked? 
     Think ahead of time!  2. Structure your communication
 Headline
 You have a matter of seconds to grab your audience attention - be clear on your headline


 Set the Scene
 Outline how far you have come and where you are today


 Main Message
 Explain where you need to go
Why you need to go there
Set your stall out - articulate your expectations
Know your message - DO NOT WAFFLE! 


 Re-cap 
Bring your main point across again


 Next Steps
 Outline clearly what the next steps are


 3. Rehearse your message Nobody is perfect Hence - rehearse your message - if need be in front of a mirror
 Create little reminder cards if you need them! 


 Treat your teams and team-members as responsible adults and very clearly work with them. 

I recently read an email, sent by the CEO of AirB&B - who had to announce to his team, that he will have to reduce his workforce (you find the link to this letter in the show notes)

He clearly had the communication thought through very carefully.  He set the scene explaining how he arrived at the very difficult decision to let 1900 members of his workforce go.
 He explained where the AirB&B needed to go and what needed to happen to get the company through the restructuring process.
 He articulated very clearly what this meant for his workforce. He addressed the steps one by one in a very humble and caring manner He closed with final words - thanking his teams - both the ones that are now leaving and the ones that are staying on. I sincerely hope that you never will have to make such a drastic announcement to your teams - but it illustrates the point - firms with an excellent communication strategy (coaching and performance management are part of that strategy) have it much easier to bring about difficult messages. I would take it one step further - it is YOUR responsibility to ensure that you communicate with your teams!

RV regulations are not sufficient for what the tiny house movement stands for - to have homes people live in permanently. Parking is still a real problem and many find that they need to park far from the city which adds a daily commute and all the cost associated with that to the affordability consideration. Eck is working with banks to try to find financing for their clients. The loans typically will not be 30-year loans but need to be paid off in a much shorter time period. Regulations are good for the consumer as well. Many builders are starting to offer their services and it is hard for the future homeowners to know who is legit and who is not. If there is a regulatory body, they at least will know if a builder is part of a quality control organization. If a tiny home was built to certain standards and inspected during the building process - then financing, insurance, and eventual resale are all easier. What about the DIYers? Having guidelines and inspections - the stamp of approval so to speak, will help the DIY builder to be accepted into a community or a mobile home park if that is their choice. Tiny Houses: An investment opportunity. Use it as Air B&B or participate in HipCamp. Or an investor could build a tiny house community and either sell it or rent it out. How do you see the future? Hoping for strong regulations to bring it to the larger community. The hope is that politicians will recognize the movement as a way to bring affordable housing to their cities. Allow a tiny home to be part of a large property or even be parked in a driveway. For many, home ownership could become a reality. Eck is specializing on figuring out what the particular person really wants and needs instead of cramming everything in.
