Here Are the Show Highlights: Jeff and Max worked together on te Mountain Village Mobile Home Park deal in Gastonia, NC. It came amidst a real hot streak for MHP Broker. The company was incredibly busy the first part of 2025, especially compared to two years ago, before the presidential election. (Max, 1:10) It was a nice park in a good location, the Charlotte metro. Mountain Vilage had 46 lots and 40 tenant-owned homes, three vacant park-owned homes, two vacant lots and one rent-to-own home. The park had a high occupancy rate and strong demand. By the fact that most of the homes were tenant-owned, the maintenance costs and responsibilities were low and Mountain Village was mostly a turnkey operation. (Jeff, 3:24) The response to the deal was so great that Jeff received multiple offers and they ended up selling it for MORE than the asking price. (Jeff, 4:09) It didn't go for just a little bit above the asking price either. It was more like a couple hundred thousand dollars over. (Max, 4:21) Jeff and Max were able to quickly get Mountain Village under contract with an experienced buyer. (Jeff, 4:26) The sale came in with a CAP rate in the upper sixes, which is virtually unheard of for a park with fewer than 50 lots. Great for the seller. The rate indicates that the buyer might have overpaid for the park. (Max, 4:38) The worst thing you can do as an investor is to just let your money sit there. So investors will sometimes spend it quickly oon what they consider to be a smart investment, even if they're overpaying at that moment in time. Charlotte is a good housing market and the buyer obviously felt it was advantageous to buy the property at whatever he had to spend. (Max, 5:24) As great as the sale was, it didn't go off without a hitch. The seller had two park-owned homes that weren't occupied. He'd agreed to sell them before the park sale or give them up for nothing if he didn't have them sold in time. But he evidently forgot that term pf the deal until the sale was about to go through and the buyer got ready to take possession of the two homes for free. When reminded of the terms of the deal, the seller refused to give up the homes for nothing. That drama at the end nearly killed the sale. (Jeff, 6:49) Jeff saved the sale by getting the buyer and seller to agree to a compromise by which the seller would keep the homes in the park until they were sold and pay lot rent on them in the meantime. The new buyer had aggressively raised lot rents and the seller agreed to pay the higher rate. Both buyer and seller were happy with the negotiation and the park sale closed. We're challenged not to avoid the grief of the Gospel, but to enter into it, because every happy psalm is made possible by the sad ones. We'll talk to Janet in Gastonia about that big, old, beautiful bill. What's on your mind, Janet? Hey, Charlie. Hello? Wanted to know if it's true. I've been hearing a lot of, different stories claiming that the big, beautiful bill does not contain no tax on Social Security. Have you heard anything about that? I'll be honest with you. The only thing that we've heard about this bill is what the different committees have been saying. So I don't know if it's in there or not. I'm not sure. I hope they get it in there because I hate for the folks on Social Security to have to pay taxes again on something that they've earned way past when. Ain't that the truth? You're exactly right about that. But we'll see what happens with that bill, Janet. Appreciate your call. Well, one of the things that the Trump administration has really been working hard on is eliminating all of these ridiculous regulations from the Biden administration. When you look at the cost of all the things you have, there are regulations tied to that. I mean, just look look what they wanted to do. They wanted to do away with your gas stove. They wanted to do away with that. They wanted to do away with your gas dryer. I've never even known anybody that had a gas dryer, but the people that have talked about them have said they're wonderful. They wanted to do away with your gas water heater. They wanted to do away with natural gas altogether. Now it was pretty hypocritical, especially since there were pictures of, Nancy Pelosi and, and and and Elizabeth Warren and, Kamala Harris all standing in front of their beautiful gas ranges. But they wanted to do away away with all of that. Look at how many regulations look how many regulations the government has imposed on Americans. How may how much water your toilet can use. Right? And I said, it's a new thing. It's a new thing, honey. So then I stepped on the gas, but a boom, car starts back up. It's that auto stop auto start thing, the start stop technology that they put into these cars. And a lot of people, not surprisingly, hate it. They can't stand it. Now you can disable it, but you can only disable it for that trip. So let's just I don't know. Let's just say you're going to Golden Corral, get you some breakfast. I've been hearing a lot of, different stories claiming that the big, beautiful bill does not contain no tax on Social Security. Have you heard anything about that? I'll be honest with you. The only thing that we've heard about this bill is what the different committees have been saying. So I don't know if it's in there or not. I'm not sure. I hope they get it in there because I hate for the folks on Social Security to pay taxes again on something that they've earned way back when. Ain't that the truth? You're exactly right about that, but we'll see what happens with that bill, Janet. Appreciate your call. Well, one of the things that the Trump administration has really been working hard on is eliminating all of these ridiculous regulations from the Biden administration. A flurry of national news reports continues to document the large-scale restructuring taking place at the U.S. Department of Health and Human Services (HHS), where 10,000 jobs were reportedly slashed earlier this month, a move also impacting the workforce at the Centers for Medicare & Medicaid Services (CMS). Then, seven years ago, Jesse and his wife moved to Savannah, Georgia, and had the opportunity to take on an old and historic stadium. Jesse was not successful in selling the way everyone else did because no one took him seriously. So he tried something new. A vision Everything we accomplish in life starts with a vision. Especially in business! Going into Savannah, Jesse and his wife truly believed they could change baseball games, make them fun, and create something people had never seen before! It was tough at first, but they knew their idea would work. Fans first Many companies focus solely on chasing customers. However, early on, Jesse and his wife became obsessed with creating fans and decided to focus on putting their fans first. So they named their company Fans First Entertainment. All-inclusive tickets They decided to make every ticket all-inclusive so that if the game was terrible, the fans would still get some value for their money because everything, including the food, was included. Spicing things up They decided to spice things up and go all-in on creating an entertaining experience. They hired a dancing coach and choreographed dances for the players. They introduced a banana baby that they lifted, celebrated, and sang to at the start of the match. They even handed out roses to little girls in the middle of the game! No more marketing After that, they no longer had to do any marketing. They just shared what they were doing, and people told others about it! ESPN ESPN became aware of what they were doing. So they wrote an article about the Savannah Bananas, which did very well. Then their sports center did a feature on them, which also did very well. Then, Jesse and his wife approached ESPN with an idea they had for a show, and they agreed. The show was highly rated (and still does well today) and led to even bigger things! Making baseball more fun Leaning in on making baseball more fun, offering non-stop entertainment, storytelling, creating memorable moments for fans, and building an idea culture helped them get to where they are today! No more normal Doing normal things gets normal results. So they work from the premise of doing the exact opposite of whatever would be deemed normal. What if Asking what if and trying out new things motivates them to keep finding new and exciting ways to entertain their fans. Secondary ticket sellers Jesse always refused to sell tickets to secondary marketing groups. One group even offered to pay twice the ticket value and buy more than a million dollars worth of tickets. But Jesse refused because that would inflate ticket prices, and hurting their fans goes against everything they stand for. Living the dream Jesse's dream for the future is to continue chasing the energy they created, making people happy, and dancing in front of fans all over the world! Dale Earnhardt Jr. welcomes legendary NASCAR Crew Chief Buddy Parrott to the Dirty Mo Media Studio to learn more about the pivotal role he played in some of NASCAR's greatest moments. Growing up in Gastonia, North Carolina, Buddy participated in competitive diving all through high school before finding his way to a race at Birmingham International Raceway on behalf of Huggins Tire Service. Buddy would take a job with the company working as a tire man for their NASCAR events, mounting tires for the entire Cup field on a regular basis. It was through this service that he met the legendary Harry Hyde, and not long after Buddy would approach him for an opportunity to work on his famed K&K Insurance Dodge team. Buddy explains that his time with Harry was invaluable, and he considered him to be his mentor, teaching him everything he knew about race cars and racing setups.Buddy would make the decision to split from the team when Kentuckian Ferrel Harris came to the shop to purchase a racer and some Raymond Fox prepared engines. While working with Harris, Buddy also spent time teaming up with Robert Gee to help prepare his dirt cars, which were chauffeured by none other than Carolina ace Hayward Plyler and a young Dale Earnhardt. Dale Jr. was surprised to learn that Buddy served as crew chief for his father's 1976 Atlanta 500 attempt in a car owned by Johnny Ray, which was famously destroyed in a crash. Buddy would move on to the DiGard Motorsports outfit to team with Darrell Waltrip and take the NASCAR Cup scene by storm in the late 1970s.
