You know about the downturn we just experienced and like many of you, I was curious how private mortgage companies fared so I reached out to Kyle Ford whose company manages $150 in private mortgages. Kyle tells it like it is, he shares how many mortgages went sideways, what the lessons were, how Kyle and his staff put time and money into taking over failed BRRR's and flips to finish projects and sell them off and make his clients whole. Why? Because it's the right thing to do. Treat other people's money better than you treat your own. If you won't invest your own money into your project and you can't pay people back when deals go bad, don't use other people's money. If you don't believe me, ask bankrupt investors how much those other people who invested in them hate them and want their money back. Debt is cheapest like first mortgages, VTB's, you don't give up control hence that should be one's first option. Back to Kyle's interview, we journey back to when he was a alternative financing borrower investing in value-add real estate as his deals needed short term money, taking courses on investing including buying, renovating, renting out, financing.  Then the 2017 mortgage stress test happened and Kyle had limited options for financing but he needed mortgage money. As the saying goes, necessity is the mother of all invention, Kyle found other sources of private capital, started brokering his own deals, yada yada which Kyle will explain he now manages his own fund with $150 million dollars under management. It's never all sunshine and rainbows as mentioned some borrowers went sideways and Kyle shares how those deals went so we may all learn from Kyle's lessons in a downturn. Kyle has a contrarian opinion of promissory notes as well so you don't want to miss this episode about the truth about being a private lender. In this edition of the Peristyle Podcast hosts Ryan Abraham and Chris Trevino are back in studio LIVE for the first time in a while, talking about all of the latest news and notes around the Trojan football team and recruiting as we approach the more traditional Signing Day. Ryan is fresh off of his trip to Hawaii for the Polynesian Bowl where several USC signees and a couple of Trojan targets were in action. Last week the Pac-12 released the official 2023 football schedule so Chris and Ryan give their thoughts on how things panned out for the Trojans with an easier start to the season and a tough road late including 9-straight weeks of games and a bye before a potential berth in the Pac-12 Championship Game. The guys talk about how the future Trojans looked and if Lincoln Riley will be able to land two huge uncommitted targets from the game, Gardena (Calif.) four-star cornerback Rodrick Pleasant and Phoenix (Ariz.) Pinnacle five-star tight end Duce Robinson. The guys also take a look at where USC stands now that the NCAA Transfer Portal has closed to new entrants and what they think about wide receiver Kyle Ford heading across town to attend UCLA. The Trojans are losing wide receivers to the NFL draft, and to the transfer portal. Kyle Ford makes it three WRs to the portal since the end of the season, joining Gary Bryant Jr. and CJ Williams. Is Ford the last WR to leave? With 21 early or mid-year enrollees joining a large group of players who won 11 games in 2022, playing time will be up for competition. Among the new arrivals are WRs Zachariah Branch, Makai Lemon, and All-Pac-12 receiver Dorian Singer. So the talent level isn't being dinged, however, depth could be a concern if another receiver chooses to leave. Before I end a week of Locked On USC episodes with a rant, I talked about some Trojan hoops and the return of 7-foot Vince Uwuchukwu. The 5-star future NBA player was cleared to play after suffering a cardiac event during the summer of 2022 back in July. This week on the Peristyle Podcast Coach Harvey Hyde and Ryan Abraham give their thoughts on a very special game for the USC football team, not just for the young Lincoln Riley era, but for the history of the Trojan football program and the Rose Bowl itself. After falling behind 14-0 early on, Riley and the Trojans fought back thanks to the arm of Caleb Williams, the legs of Austin Jones and the turnovers forced by USC's opportunistic defense, none bigger than former five-star Korey Foreman's interception of Dorian Thompson-Robinson during UCLA's last minute comeback attempt. The guys also talk about how injuries impacted the game with the loss of one very important player, running back Travis Dye, and the return of what turned into another very important player, wide receiver Jordan Addison. With Dye out for the remainder of the season Jones knew he would have to step up and he used Dye as inspiration, writing the No. 26 on his wrist in tribute to his fallen teammate. Jones didn't disappoint, rushing 21 times for 120 yards and two touchdowns and adding four catches on as many targets for 57 yards. And after a quiet return against Colorado last week Addison broke out big time, catching 11 passes on 13 targets for 178 yards and a 35-yard touchdown that Williams dropped perfectly into his arms down the right sideline. After the game the rush of emotions from players and coaches out on the field were tangible. The Trojans took the high road during the week and didn't make any comments about their hatred towards UCLA or what they planned to do, unlike DTR, who declared they would put up 60 on USC like they did last year. The guys took all of that in and let their play speak for itself Saturday night and when it was over there was an outpouring of emotion everywhere you looked. Players gathered around the Victory Bell taking their turns to ring it, putting up four's-down hand signals and joining in with the Trojan Marching Band as they played Tusk almost on repeat after the game. There were also long embraces between players and coaches including guys who had difficult journeys in their USC playing career to get to a place this high. Foreman stands out for sure, but guys like Kyle Ford and Tuli Tuipulotu and Calen Bullock who were on this 4-8 squad last year and are enjoying every minute of what Tuipulotu called their "revenge tour." Somehow in Riley's first campaign at Troy he has his squad in the Pac-12 Championship game after his 10-1 overall start and 8-1 in conference and there is even more to play for beyond a conference title. His Trojans, with a win over Notre Dame next weekend, will likely be playing for the program's first College Football Playoff berth in Las Vegas. If USC wins out and finishes Pac-12 champions at 12-1, it seems highly unlikely that the committee would leave the Trojans out. In this edition of the Peristyle Podcast hosts Ryan Abraham and Chris Trevino return to the studio to discuss the Trojans first scrimmage period of spring football, getting the lowdown from the offensive players and coaches after Tuesday's workout. The guys talk about how the offense came out stagnant early in the scrimmage before coming together and turning things around. Quarterback Caleb Williams broke off a long run and tight end Malcolm Epps caught a touchdown in the redzone. Speaking of Williams, he talked to the media on Tuesday and said that he was going to try and focus on taking off and running less, with an emphasis on staying in the pocket and finding the open man. He talked about running too much last season, but also said there were times where he stayed in the pocking waiting for a receiver to break free of the coverage when he should have cut his losses and just ran for whatever yards he could. Williams was also asked about his number, No. 13, that happens to be shared by wide receiver Michael Jackson. Neither player knew what the outcome will be, but we do know at least one of them will have to switch numbers before the season starts because you cannot have two players with the same number on the same side of the ball. The guys also talk about the tight end position after talking to tight ends coach Zach Hanson plus Jude Wolfe and Malcolm Epps following Tuesday's practice. As of now it looks like Epps has been holding down the 'Y' position, playing out wide, while Wolfe has handled the H-back spot (with Epps said he handled that spot like a grown man). We heard from Hanson about how those guys have progressed plus he gives his thoughts on the team coordinating special teams by committee. Quarterback Miller Moss had some interesting things to say about USC's offense this year compared to last year. He said the team currently has been performing well in the red zone as opposed to last year, dropping the nugget that they never really worked on red zone offense before. The guys also talk about the latest players to be "gold-plated" and what receiver Kyle Ford said about the receivers blocking more this spring. Though from contrasting backgrounds, both Georgia and Kyle shared a love of travel; an outlet that each of them pursued with great gusto before they first met.  And so it was, at an unremarkable transport stop in Prague, where Georgia and her younger sister had run to meet a bus. Seated and breathless, they were somewhat annoyed to see, that despite running as if their lives were at stake, they were going nowhere fast for around 20 minutes.  Turns out they were awaiting a wayward passenger to fulfil boarding formalities – a happy go lucky “boy from the bush” named Kyle Ford – before they could set off. This chance encounter triggered off a series of European adventures together, a return to Australia, and a 2 year odyssey to find ‘it’. This search would manifest itself as Finders Distillery.
