She talks to independent journalist Antony Loewenstein to discuss his recent book The Palestine Laboratory: How Israel Exports the Technology of Occupation Around the World. Then, she is joined by Ramenda Cyrus, John Lewis Writing Fellow at The American Prospect, to discuss her recent piece entitled "Predatory Lending's Prey of Color." First, Emma runs through updates on the Freedom Caucus' debt ceiling tantrum, Comer walking back his contempt vote, the Supreme Court turning out a surprising Voting Rights Act decision, Fox's lawsuit against Tucker, growing jobless claims, the passing of Pat Robertson, Louisiana's gender-affirming care ban, and foreshadowing of a coup in Colombia, also diving into Steve Malloy's appearance with Laura Ingraham to reassure us that the health effects of smoke are actually just a liberal conspiracy. Antony Loewenstein then dives right into his reporting on Israel's export of their apartheid technologies, beginning with his work in Afghanistan, South Sudan, and Honduras, and his realization that in these very geographically-specific conflicts, there were always traces of the tactics and technologies employed by Israel in their occupation of Palestine.  Next, he and Emma step back to assess Israeli apartheid as the longest-running occupation in modern history, with the Israeli economy – largely in tech and defense – raking in the big bucks from the relationship, with financial ties to the West from the beginning of the Nakba strengthening their economic and political support over the last 75 years. Antony then assesses Israel's role as the 10th biggest arms dealer in the world, despite their relatively small size, with the occupation of Palestine acting as one of the most active military and intelligence testing grounds in the world, before he walks Emma through the long history of this industry and export in Israel, including their role in supporting genocide across the Global south during the 1970s and ‘80s, and how they have kept those ties strong over the last decade. Next, Ramenda Cyrus walks through the story of Ms. Lilly to demonstrate the prominent and growing issue of predatory lending in the US, parsing through the tactics these predators use, and the infrastructural gaps they exploit. Wrapping up, Cyrus and Emma explore the particular role of Bank-deserts in inflaming this issue, why this exploitation primarily affects low-income people of color, and how this all relates to the defanging of Dodd-Frank. Benefits of seller financing include: Allowing buyers who may not qualify for traditional financing to purchase a property or business Helping sellers to sell a property or business that has been on the market for a long time Providing a way for sellers to earn interest on the sale of their property or business Allowing sellers to negotiate the terms of the loan, such as the interest rate and repayment schedule However, there are also several myths associated with seller financing, such as: Myth: Seller financing is only for buyers with bad credit. Reality: While seller financing may be a good option for buyers with bad credit, it can also be beneficial for buyers with good credit who want more flexibility in the terms of their loan. Myth: Seller financing is always risky for the seller. Reality: While there is always some risk involved in any type of lending, seller financing can be structured in a way that minimizes risk for the seller. For example, using a promissory note with a due-on-sale clause can protect the seller if the buyer defaults on the loan. Myth: Seller financing is only for residential properties. Reality: Seller financing can be used for both residential and commercial properties, as well as for businesses. Overall, seller financing can be a viable option for both buyers and sellers, but it is important to understand the benefits and myths associated with this type of financing. It is always a good idea to consult with a financial advisor or attorney before entering into a seller financing agreement to ensure that it is a good fit for your individual situation. Michelle Jacobs is an emeritus professor of law at the University of Florida College of Law, and was the Racial Justice Term Professor for the 2020-2021 academic year. She taught Criminal Law, Criminal Procedure, White Collar Crime, International Criminal Law and Critical Race Theory. Her work highlights the plight of Black women criminalized by the state for daring to protect their own lives against intimate partner violence, as well as the invisibility of Black women's struggle against all forms of police violence. She is a frequent media commentator on racial bias in the criminal justice system, and on police violence, particularly as it relates to police murders and sexual assaults of Black women and girls. In addition, she gives frequent interviews to the press in on Critical Race Theory. Taunya Lovell Banks is the Professor Emerita and former Jacob A. France Professor of Equality Jurisprudence at the University of Maryland Francis King Carey School of Law. As a leading expert in antidiscrimination law and critical race theory, she writes about race and identity, the impact of skin tone discrimination (colorism), and the intersection of race, gender and class in law. Ruth Gordon is a professor of law at Villanova Law School. Her scholarship focuses on International Law generally, and in particular the Third World encounter with international law. Her forthcoming book, Development Disrupted: The Global South in the 21st Century, will be out in July. Linda Sheryl Greene is Dean and MSU Foundation Professor of Law at Michigan State University College of Law and an elected life member of The American Law Institute. Prior to her career in academia, she was a civil rights and constitutional law attorney at the NAACP Legal Defense and Educational Fund, and a Los Angeles Deputy City Attorney who specialized in civil rights and constitutional law and a Counsel to the U.S. Senate Judiciary Committee. She was the Chair of the 1990 Wisconsin Conference on Critical Race Theory, President of the Society of American Law Teachers, the founder of the People of Color Legal Scholarship Conference movement, and Vice Chair of the Counsel on Legal Educational Opportunity. Her recent scholarship reflects the breadth of her experience focusing on Constitutional Law, Civil Procedure, Legislation, Civil Rights, and Sports Law. Cheryl L. Wade is the Harold F. McNiece Professor of Law at St. John's University School of Law. She teaches Issues of Race, Gender and Law, Business Organizations, Corporate Governance and Accountability, and Race and Business. Her book, "Predatory Lending and The Destruction of the African American Dream” (coauthored with Dr. Janis Sarra) was published by Cambridge University Press in July 2020. Professor Wade is a member of the American Law Institute, a national organization of prominent judges, lawyers and academics who work to clarify, modernize and reform the law.

Joyce James is the founder of the Middleburg Institute in Saint Gabriel, Louisiana. The Institute's mission is to raise the economic, educational and social level of families in low to moderate income communities. We met Joyce while researching predatory lenders. These lenders charge sky-high interest rates on short-term loans and they're a financial blight on too many people living on low and unstable incomes. Joyce routinely meets with people struggling to make ends meet in small communities around Louisiana. A major topic of these conversations is how people can turn their side hustle into a viable business. Practical money talk are invaluable when it comes to helping people steer clear of financial trouble. But individual knowledge isn't enough. Policymakers need to reform the payday lending business and the financial services industry to clean house.

In addition, his leadership on issues of young male education and criminal justice reform has been featured by the Discovery Channel and the Oprah Winfrey Network. Rev.
