It's Monday, June 23rd, A.D. 2025. This is The Worldview in 5 Minutes heard on 140 radio stations and at www.TheWorldview.com.  I'm Adam McManus. (Adam@TheWorldview.com) By Adam McManus Christian persecution pervades Christian-majority nations in Africa & Latin America Many Christians across Africa and Latin America continue to suffer for their faith because of Islamic oppression, dictatorial paranoia, and criminal cartel organizations, reports International Christian Concern. Large populations in Cuba, the Democratic Republic of the Congo, Mexico, Mozambique, Nicaragua, and Nigeria are predominantly Christian. Yet, many Christ followers in these nations are often brutally attacked for following Christ, and their governments are failing to protect them.  In Congo, Christians represent 95% of the nation's population, yet they are being slaughtered at alarming rates. Much of the killing is being done by Islamist groups like ISIS-DRC, also known as the Allied Democratic Forces. Likewise, in Mozambique, 62% of the population is composed of Christians, yet Islamic extremists still target them for their faith. According to Open Doors, these extremists have “target[ed] Christian places of worship, abducted religious leaders, and killed numerous believers.”  And in Cuba, the Catholic Church estimates that 60% of the population practices Catholicism. Cuban churches that publicly oppose the government's human rights abuses are targeted by authorities for harassment and intimidation. British House of Commons passes dangerous bill legalizing assisted suicide Members of the British House of Commons voted Friday to pass a dangerous bill to legalize assisted suicide, reports LifeNews.com. In a vote of 314 to 291, Members of Parliament put their stamp of approval on the bill that will likely result in pressuring disabled and elderly people to kill themselves. Isaiah 59:7 says, “Their feet rush into sin; they are swift to shed innocent blood. They pursue evil schemes; acts of violence mark their ways.” Tim Dieppe, Head of Policy at Christian Concern, was outraged. DIEPPE: “Once you legalize assisted suicide, you will put pressure on vulnerable people. Vulnerable people will feel like they're a burden to others. People will be suggesting assisted suicide. Doctors could suggest it. I mean, that's horrific. You know, my wife died of cancer three years ago. I can't imagine what it would be like if her consultant had suggested suicide.” Labour legislator Diane Abbott said she's concerned that for-profit companies will run assisted dying businesses that take advantage of killing people for money. Members of Parliament had only 10 hours to consider over 130 amendments to the bill, or less than 5 minutes per change. America bombed Iran's nuclear facilities On Saturday, the U.S. military bombed three sites in Iran, directly joining Israel's effort to decapitate the country's nuclear program in a risky gambit to weaken a longtime foe amid Tehran's threat of reprisals that could spark a wider regional conflict, reports the Associated Press. TRUMP: “A short time ago, the US military carried out massive precision strikes on the three key nuclear facilities in the Iranian regime: Fordow, Natanz, and Isfahan. Everybody heard those names for years as they built this horribly destructive enterprise. Our objective was the destruction of Iran's nuclear enrichment capacity and a stop to the nuclear threat posed by the world's number one state sponsor of terror. “Tonight, I can report to the world that the strikes were a spectacular military success. Iran's key nuclear enrichment facilities have been completely and totally obliterated. Iran, the bully of the Middle East, must now make peace. If they do not, future attacks will be far greater and a lot easier. For 40 years, Iran has been saying, ‘Death to America, Death to Israel.'” The decision to directly involve the U.S. in the war comes after more than a week of strikes by Israel on Iran that aimed to systematically eradicate the country's air defenses and offensive missile capabilities, while damaging its nuclear enrichment facilities. TRUMP: “I want to thank and congratulate [Israeli] Prime Minister Bibi Netanyahu. We worked as a team like perhaps no team has ever worked before, and we've gone a long way to erasing this horrible threat to Israel. I want to thank the Israeli military for the wonderful job they've done. And most importantly, I want to congratulate the great American patriots who flew those magnificent machines tonight and all of the United States military on an operation the likes of which the world has not seen in many, many decades.” (Learn more about the timeline that led up to America's bombing of Iran's nuclear facilities.) Iran threatens to block Strait of Hormuz, blocking 20% of oil shipments In response, Iran is reportedly saying it will block the Strait of Hormuz and stop oil shipments for what amounts to 20% of the world's daily oil flow and up to $1 billion, which will send oil prices soaring globally, reports NewsMax. Needless to say, Iran has no legal authority to block traffic through Hormuz, and blockage would mean direct combat with U.S. naval assets, including the U.S. Fifth Fleet warships patrolling the region. Dear Lord, We pray for peace. Amen. The 30,000-pound bunker bomb that made the difference In a post on TruthSocial, Trump said, “There is not another military in the world that could have done this. NOW IS THE TIME FOR PEACE!” Indeed, America's 30,000-pound bunker buster bomb offered the best chance of destroying heavily fortified sites connected to the Iranian nuclear program buried deep underground. Appearing on ABC News, Retired Lt. General Doug Lute explained. LUTE: “The original purpose of building this bomb was actually concern about the North Korean deeply buried nuclear related sites. So, this didn't originally have anything to do with Iran. But most recently, it's the only bomb in our inventory, or frankly, in the global inventory, that promises some prospect of actually penetrating the mountainside in which the crown jewel of the Iranian nuclear program, the Fordow site, is located. So, this is our best technological advantage in terms of trying to get to that site.” 90% of Trump Republicans say “Iran cannot have a nuclear weapon” Appearing on Fox News Channel with Dana Perino, Chris Stirewalt summarized Trump's mindset about Iran. STIREWALT: “I think that Donald Trump has never wavered from the ultimate objective, which is that the Iranian nuclear program has to end. It has to be dismantled. It has to be destroyed. The only question has been whether it's done militarily or whether it's done voluntarily. “He gave them a 60-day deadline. They let the deadline pass, and so Israel began bombing on Day 61 and now he is basically holding out. ‘This is your last chance. The time for negotiation is over. There's not going to be any kind of deal.' “This is a question of whether Iran cries ‘amo,' which is Persian for ‘uncle,' and allows U.S. to come in and blow up Fordow from the inside, or we do it from without, from the skies above, with B2 bombers. But I think there is zero chance that the Fordow nuclear facility survives this encounter.” Stirewalt asserted that the Make America Great Again crowd is supportive of Trump's decision to bomb Iran. STIREWALT: “The idea that there's a schism in the Republican Party, or that the Trump Coalition is breaking up is completely absurd. The Reagan Institute is coming out with a new poll this weekend. 90% of self-described [Make America Great Again] Republicans say Iran cannot have a nuclear weapon. 80% say that Israel's security is vital to our security. 64% support Israel bombing the nuclear facilities. There is absolutely no daylight between Donald Trump and the  [Make America Great Again] movement. The MAGA movement is absolutely behind Donald Trump in getting rid of this nuclear program.” On Truth Social, President Trump posted, “I gave Iran chance after chance to make a deal.” He concluded, “This is an historic moment for the United States of America, Israel, and the world. Iran must now agree to end this war.” Texas answers  “What is a Woman?” in state law Last Friday, Texas Republican Governor Greg Abbott signed into law the “What is a Woman Bill” also known as House Bill 229, reports Texas Values. Now, in Texas, men can no longer pretend to be women. The law accurately defines the terms “man”, “woman”, “boy”, and “girl” by scientific definitions and biological reality. The effect would be that biological  women will have their rights, opportunities, and privacy protected by law. Genesis 1:27 states,  “So God created mankind in His own image, in the image of God He created them; male and female He created them.” While Texas already has laws protecting women's sports, there have been many other threats to women's prisons, sororities, and private spaces like locker rooms.  Hockey player gives glory to God after winning Stanley Cup The Russian-born goaltender of the National Hockey League's Florida Panthers, Sergei Bobrovsky, gave glory to God upon his victory after his team won the famed Stanley Cup, the championship trophy in the NHL, for the second year in a row, reports LifeSiteNews.com. REPORTER: “What makes this one special?” BOBROVSKY: “I mean, it's amazing feeling, and I want to say glory to the father and to the Son and to the Holy Spirit. I want to thank him for everything I have, for my parents, for my family.” Worldview listener in California is grateful the whole family can listen I invited Worldview listeners to share what they enjoy about the newscast in 2-6 sentences by email.  You can share your thoughts — along with your full name, city and state — and send it to adam@TheWorldview.com Carri Andry in Morgan Hill, California wrote, “Hi Adam! CURA Contemporary in Morgan Hill opened in the fall of 2024 as an art gallery and community space that hosts exhibitions, workshops, and art classes. The building was the brainchild of owners and longtime South County residents Dan and Kathy McCranie, who also own Colibri Art and Framing just across the street. The McCranies worked closely with Ellie Honl-Herman, the current Gallery Director, to develop CURA Contemporary's design and offerings. Ellie initially met Dan McCranie when she applied to be a part-time framer for Colibri. Her background as a university art professor and practicing artist opened up the opportunity for her to start curating exhibitions at Colibri Gallery and eventually develop her role as a thought partner and gallery director of CURA Contemporary.Since its opening, CURA Contemporary has hosted art exhibitions, workshops, and youth classes. The gallery's goals are to be a welcoming and inclusive space for the community, provide educational opportunities that build an appreciation for the arts, be a hub for the local and regional arts community, and be a multifaceted arts destination with its unique combination of an art gallery, wine bar, restaurant, and event space. In this conversation, we discuss Ellie's art practice, her journey to becoming gallery director of CURA Contemporary, and her spirit of experimentation.Follow CURA Contemporary on Instagram @CURA_contemporary. Follow Ellie on Instagram @elliehonl and @elliehonlphoto.

Sierra Mae LaMar was a 15-year-old high school student living in Morgan Hill, California with her mom and her mom's boyfriend when, completely unexpectedly, she disappeared. Though at first the police thought she may have run away, due to her being unhappy with living in Morgan Hill, evidence quickly suggested otherwise. Over the course of a few days, her cell phone and personal belongings were found, which suggested that she had been taken against her own will. And that is exactly what happened. DNA linked her abduction to a 21-year-old guy named Antolin Garcia-Torres, who was eventually arrested for her kidnapping and murder. Unfortunately, to this day, her remains have never been found. On November 13, 2020, I shared an episode of the Preacher Boys Podcast featuring Bruce Kennedy discussing his experiences at North Valley Baptist Church in Santa Clara, CA.On the episode, we discussed several scandals relating to this particular ministry, and one in particular was that of Norlan Macias - a former member of North Valley Baptist Church.Today, almost 4 years later, Macias has been arrested. The following is a statement from the County of Santa Clara:For release on July 11, 2024 CONTACT: Joanna LeeDeputy District Attorney Sexual Assault Unit (408) 792-1025joalee@dao.sccgov.org South Bay janitor charged with felony molestationA South Bay man has been charged with sexually molesting teenaged children during church trips at his house on a Morgan Hill lake. The case against 54-year-old Norlan Macias, of San Jose, was launched several years ago when a retired police officer heard a man describing a molestation on a podcast called, “Preacher Boys.”Macias is charged with molestations that happened during a period that lasted longer than a decade, between 2001-2012. Police and prosecutors are seeking others who may have been victims of the South Bay man, who was a janitor at the Campbell Union and Mountain View school districts.Macias faces 11 counts of felony sexual molestation of five minors, ranging from 8 to 17. He will be arraigned this afternoon at 1:30 in department 23 in the Hall of Justice in San Jose. If convicted, he could face life in prison.“I would like to thank the retired police officer for his diligence and dedication,” District Attorney Jeff Rosen said. “As with many officers, his mission of protecting our community's children never stopped. I hope all of us take that same responsibility.”The case against Macias began in 2020, when a retired San Jose Police Officer recognized Macias from the video podcast, which documents child abuse associated with religious institutions. He called 911.The defendant used to take a group of teenage parishioners of the North Valley Baptist Church out on a boat at Lake Anderson in Morgan Hill. The boys would then go to the defendant's house in Morgan Hill, where the molestations took place. While investigating this case, a detective stumbled on a 2013 report by a minor who said that he, too, was molested by Macias. He stated that the defendant lived near him and that he molested him after hiring him to do work on his home. After the initial statement, that case was closed due to lack of victim cooperation. If anyone has any information about the suspect and molestation, they should contact Deputy District Attorney Joanna Lee at joalee@dao.sccgov.org.MY STATEMENT: I've been a public advocate against clergy abuse for nearly four and a half years. It can often feel discouraging and frustrating when no one with power seems to be listening and pushing for real change. I've talked with many victims who have expressed the same sentiment.Today is a reminder of the importance of not remaining silent. It is a reminder that our voices hold power. I'm thankful for the bravery of Bruce Kennedy in sharing his experiences with Norlan Macias and at North Valley Baptist Church on my podcast in 2020. I'm also thankful for the law enforcement officer who heard this message and decided to look into the case. They are both heroes. It is my hope this story encourages survivors in similar high-control religious groups to find their voices and speak out, so justice can continue to be carried out.✖️✖️✖️Support the Show: Patreon.com/PreacherBoys✖️✖️✖️If you or someone you know has experienced abuse, visit courage365.org/need-help✖️✖️✖️CONNECT WITH THE SHOW:preacherboyspodcast.comhttps://www.youtube.com/@PreacherBoyshttps://www.facebook.com/preacherboysdoc/https://twitter.com/preacherboysdochttps://www.instagram.com/preacherboysdoc/https://www.tiktok.com/@preacherboyspodTo connect with a community that shares the Preacher Boys Podcast's mission to expose abuse in the IFB, join the OFFICIAL Preacher Boys Facebook Group: https://www.facebook.com/groups/1403898676438188/Support this podcast at — https://redcircle.com/preacher-boys-podcast/donationsAdvertising Inquiries: https://redcircle.com/brandsPrivacy & Opt-Out: https://redcircle.com/privacy

[:57] The timing of Emily's RIMScast debut is strategic. You'll find out why in a moment! [1:02] As you know, RISKWORLD 2024 is coming up from May 5th through May 8th, 2024, in sunny San Diego, California. Registration is open at RIMS.org/RISKWORLD. Register today! There's a link in this episode's show notes. [1:22] In Episode 276 of RIMScast we had opening keynote Peter Diamandis join us. We will be welcoming Academy Award-winning actress, director, and activist, Marlee Matlin! [1:46] For our industry keynote, we will be rejoined by Evan G. Greenberg, the Chairman and Chief Executive Officer of Chubb Limited and Chubb Group. That session will be sponsored by Chubb. Just announced, our closing keynote on May 8th will be Daymond G. John. You know him from Shark Tank. He's also the Founder of FUBU. I'm a big fan! [2:11] I'm extremely excited about that closing keynote on May 8th! Experience all the energies of our keynotes at RISKWORLD! Register at RIMS.org/RISKWORLD. We want to see you there! [2:25] There's a strategic reason Emily Buckley is now making her RIMScast debut. April is Supply Chain Integrity Month and May is National Bike Month, which has a Bike to Work Week, starting May 13th, Bike to Work Day on May 17th, National Ride a Bike Day on May 5th, and several other special days. [2:53] When Justin thinks of bicycles and supply chains, Emily Buckley comes to mind because of her great work leading risk at Specialized Bicycle Components. Considering recent events, it's a good time to speak about supply chain risk management with Emily. [3:09] It's an opportunity to discuss what it's like to work for a globally recognized brand and get an update from the RIMS Rocky Mountain Chapter and what's happening in Colorado. [3:18] Justin and Emily met at the RIMS ERM Conference 2023. Emily Buckley, welcome to RIMSCast! [3:31] Emily Buckley was an ambassador to Global RIMS at the RIMS ERM Conference. Emily is excited to be on the show! [3:59] May 5th is National Ride a Bike Day and April is Supply Chain Integrity Month. Emily is the Insurance Risk Manager for Specialized Bicycle Components! Emily is also a Board Director for the RIMS Rocky Mountain Chapter. [4:36] When Justin met Emily he thought she was like the queen of Colorado. Emily was involved on the periphery of the RIMS ERM Conference. RIMS organized a tour of Ball Arena, and Emily worked there with Peggi Miller, VP of ERM at Kroenke. [5:21] Emily was in the Risk Management Department of Ball Arena for 10 years. Peggi was her boss for all her time there. Peggi was the one who took a chance and hired her as a 20-something-year-old who knew just enough about insurance to be dangerous. [5:52] In 10 years, Emily rose from Analyst to Director of Risk Management under Peggi's mentorship. Peggi's knowledge and experience in the industry are invaluable. Peggi launched Emily in her career; Emily says she will always be in Peggi's debt. [6:17] Working for KSE at Ball Arena exposed Emily to a portfolio of different industries, lines of business, and risks. Emily led several projects. It took her a couple of years to build a reputation. As she developed, she asked Peggi for more responsibility and Peggi gave her anything she wanted to take on. [7:03] Peggi Miller is the Vice President of Risk Management at Kroenke Sports & Entertainment (KSE) and the Vice President of the RIMS Rocky Mountain Chapter. [7:53] Before Emily started at the Ball Arena, they hosted the Democratic National Convention. She recalls March Madness. The Monster Jam sticks out to her. They hauled in lots of dirt and the building smelled like dirt for days. Years ago, they did a circus with animals. Walking past the caged tigers was fun! [10:03] Emily loved her job and the people at KSE but the opportunity to advance further wasn't there. She was looking at the job market and saw a posting for Specialized. She thought that this could be an opportunity to build something. [10:39] Going through the interview process, she found this was a new position for them. They were looking for someone with experience to come in and build a program and department from the ground up. She couldn't say no. This was in August of 2022. [11:30] Emily is a department of one person at a global company. She gets to meet or talk to many teammates from around the world. Every day is a new adventure. The challenge is that,  as a department of one, things can't get bottlenecked through her. She has learned to delegate a lot and automate as many of the simpler items as she can. [12:28] Having a broker who understands and supports Emily's role has been very helpful. The broker has taken things off her plate and has been as helpful as possible going above and beyond what a broker normally does. [13:06] Emily is working on taking off the training wheels at Specialized. She is not yet a cyclist but she has her eye on a mountain e-bike that she's very excited about. [14:21] Specialized Bicycle Components is headquartered in Morgan Hill, California. Emily believes it is the best bicycle company in the world. Their products are unmatched. They make e-bikes, mountain bikes, road bikes, a fantastic line of bikes for kids, and e-bikes for kids. Their riders are the best in the world. [14:59] Emily works remotely. It was a challenge at first but after COVID-19, working remotely has become the norm. Justin says working remotely takes a little greasing the wheel to build rapport. Emily gets to locations as much as she can to have face time, shake hands, and have lunch with people to get to know them on a personal level. [16:02] Emily explains how her experiences heading projects at KSE are beginning to apply to her work at Specialized Bicycle Components. Now that Specialized has a dedicated person/department to focus energy and resources, they can accomplish ERM projects they have wanted to do for some time. The executives tell her to run with them. [17:58] They ask Emily, how can we help you, how can we support you? She loves that Specialized empowers its employees to run with projects and ideas and bring them to the next level. [18:17] RIMS plug time! You can sign up now for RISKWORLD pre-conference workshops. They will all be held on May 4th and 5th at the San Diego Convention Center. [20:18] The RIMS ERM Conference 2024 will be held on November 18th and 19th in Boston, Massachusetts. RIMS continues to present the best conference agenda by featuring the most engaged and knowledgeable risk professionals leading the discussions. [20:34] RIMS wants to hear from you. Submit your session by Friday, May 3rd. A link is in this episode's show notes. The best submissions will address current and future issues facing ERM practitioners and provide takeaways for an audience of risk professionals, business leaders, students, government officers, legal professionals, and more. [20:55] You must keep it relevant to ERM and Strategic Enterprise Risk Management. Remember, product sales pitches are not acceptable nor appropriate as part of the RIMS ERM Conference Education Program. [21:19] Emily speaks of the culture at Specialized Bicycle Components, a California-based company. It's built around fun, adventure, and creativity. Emily says risk managers are often known as the “fun police.” Risk management is a balance there. She is there to advise and keep the company safe. [23:42] With COVID-19, the supply chain was a challenge for a lot of companies. Specialized saw thefts coming in and out of Los Angeles. That was a huge challenge that Specialized worked to circumvent by diverting out of L.A. and putting in some controls. Within a few months, thefts were down. That was all before Emily was hired. [24:52] A recent supply chain challenge was the barge that hit the Key Bridge in Baltimore in March. Besides the losses to families, the shipping containers may never reach their destination, leading to cargo losses and claims. [26:22] Regarding the war in Ukraine and Russia, when Emily was at Kroenke, the concern was to make sure there were no employees there and that Kroenke complied with sanctions about paying companies there. With sports teams, there are players from around the world. Ukraine and Russia have not caused disruptions with Specialized. [27:45] The challenge with e-bikes is the batteries make underwrites and engineers incredibly nervous. Media carry reports of homes burning from batteries. It's becoming mainstream for homes to have some sort of Lithium-ion battery in them. The industry is scrambling to figure out how to manage these risks. [29:28] Engineers are still developing best practices for Lithium-ion batteries, including how to store them in warehouses. Insurance is about relationships, and being able to get in front of people and tell your story. Specialized Bicycles has an amazing story to tell and they want to tell it to their underwriters. [30:33] The RIMS Rocky Mountain Chapter has a brand new website! One of the Directors, Taneal Pickles, revamped the website to improve the chapter's image. [31:17] The RIMS Rocky Mountain Chapter hosted the RIMS Western Regional Conference in 2023. It was hosted in Vail in early October. Emily says it was fantastic and they could not have picked a better week to do it. The fall colors were popping. They did some hiking. There was great content with great speakers. [31:58] Emily says the RIMS Rocky Mountain Chapter is “just a bunch of insurance nerds who like to have fun and talk about insurance now and then.” The chapter President, Neil Colclough, supports Emily and the ideas she brings forward. Emily started a social events committee for fun monthly events with peers. [32:41] Peggi recruited Emily into the RIMS Rocky Mountain Chapter. It took a few tries but Emily is glad she succeeded. It has been a fun ride. On June 20th there will be a Rockies game and picnic for members. The 28th annual golf tournament will be in Littleton, Colorado at Arrowhead Golf Course in August. It's already sold out. [33:28] To learn more about the RIMS Rocky Mountain Branch, go to RockyMountain.RIMS.org. [34:04] Emily's advice to new risk managers: “Network! This industry is all about whom you know; your connections are going to be invaluable. This industry, at the foundation, is your relationships with people and how you know them.” It's work and you have to be intentional with it. It pays off! [34:53] Justin is glad he and Emily spoke! Just before RISKWORLD, Emily is going to speak at the World Broker Network Global Conference in San Diego, on a client panel. She will also attend RISKWORLD. Justin thanks Emily for being on RIMScast! [36:03] Special thanks again to RIMS Rocky Mountain Chapter Board Director, Emily Buckleyn for joining us here on RIMScast! NAR Settlement - For Buyers And Sellers

The NAR settlement is in the final stages of approval and will likely go into effect in the middle of July 2024. It is not an understatement when I say that this change to how buyers agents are being compensated will introduce chaos into the real estate world until the systems in place adapt to this new reality. BUYERS HIT HARDEST These changes will leave Buyers having to directly pay their agents themselves. However, none of the current systems in place, including lending, are ready for this change. While it will lead to many more options for buyers in terms of representation, it also introduces risks to Buyers that they are likely not going to be aware of. SELLERS MAY NOT BE OFF THE HOOK While the new rules prevent Sellers from openly offering compensation to Buyers agents, there are methods that can be used for Sellers to contribute to "Closing Costs", which would then be used to compensate Buyers agents. Why would Sellers do this? The bottom line is that it will get their property more attention and also insure that their Buyer has representation that can protect the Seller for future litigation.   FASTEN YOUR SEATBELT The bottom line is that we are about to see a complete upending of how the real estate market works and it will take at least a year for this work out. In the meantime, an already difficult market for buyers will become even more difficult to navigate.   ——————————————————————————————————————————————————

Real Estate Realities With Robert

Things are looking rough for California residents in 2024. A nearly $100 billion dollar surplus has been turned into $73 billion (and growing) deficit. Sadly, the solution from Sacramento seems to be doubling down on the policies that are causing many of these issues. New changes to the law have been proposed that will be voted on later this year designed to make it easier for California politicians to raise taxes.  In addition, this approach seems poised to try and challenge the one thing that has at least kept property taxes at bay - proposition 13.  Instead of making the needed budget cuts to meet needs, the typical tendency to take more in tax revenue ends up encouraging more residents to leave. Of course, the biggest earners - and therefore the biggest contributors to tax revenues - see the economic landscape they face in California and decide to leave the state all together. Today, we will chat about all that and get a feeling for what everyone will be facing in 2024 in California.   ——————————————————————————————————————————————————

What's Wrong With Real Estate Agents?

Welcome to another eye-opening episode of "Real Estate Realities with The RebelBroker"! Today, we're diving deep into a topic that affects both seasoned and aspiring real estate agents—the real problems plaguing today's real estate professionals. Join me as we explore the notion that bad agents are made, not born. Many agents are trained to prioritize quantity over quality, a trend that leads to a decrease in overall service quality. As agents focus on increasing their transaction numbers, key metrics that matter to clients often fall below average. We'll uncover shocking examples, like a so-called "Top 1%" agent with a 20% failure rate—meaning 2 out of 10 homes do not sell. If an agent boasts about their yearly deal count, we'll do the math together to reveal the average hours spent on each deal. It's time to question whether the emphasis on quantity is contributing to a decline in overall service. Most training programs emphasize lead generation rather than addressing the unique needs of clients. This focus on quantity makes agents vulnerable to automation, raising the question of their long-term relevance. We'll demystify the commonality among "Top" agents—the use of universal checklists or processes. While scaling a business is often promoted, we'll discuss how this inadvertently makes the agent's role more susceptible to automation. If agents are executing the same checklist for every home, what value are they truly bringing to the real estate process? In the second half of our episode, we'll explore alternative metrics for evaluating real estate agents. Forget the shiny object of a luxury car; let's focus on the real indicators of success. We'll delve into metrics like days on market, sales price ratio vs. market ratio, percentage of listings resulting in a sold home, and list price reductions prior to sale. These metrics offer a more nuanced and insightful perspective on an agent's performance. Join me as we challenge the status quo and rethink how we judge the effectiveness of real estate agents. It's time to bring quality back to the forefront of the real estate industry. Ever been curious about the ways in music that money gets made? A big part of it is the sample/loop economy. Dylan has torn up the Splice charts with his one shots and loops, leading his music to major label releases and international brand campaigns. I discuss this vanguard of music with Dylan, as well his his musical journey, network, and his eponymous musical project. Could this be the element that finally tips the scales and causes a boost in inventory that brings down sales prices? We will explore all of that in todays podcast!   —————————————————————————————————————————————————— ➡️ Instagram: https://www.instagram.com/rebelbroker/ ➡️ Twitter: https://twitter.com/rebelbroker ➡️ Facebook: https://www.facebook.com/whitelawre/

Terrance Dwayne Hunter, widely recognized as a notable author and speaker, initially leads the nonprofit “Empowering the Fatherless” to equip at-risk youth with essential skills. In addition, while addressing the Fatherless Crisis, he mentors incarcerated individuals, empowering them to become proactive, engaged fathers. Transitioning from being released and honored for his autobiography on 30 years in California's Corrections, he subsequently earned the 2022 Morgan Hill Community Foundation Award. As a result, he positively influences lives at Elmwood Correctional, Silicon Valley Boys and Girls Club, and several local schools. Empowering the Fatherless, a Santa Clara nonprofit is a beacon for at-risk youth and fatherless men. Founded by a transformed inmate, it reflects his journey without a father figure. Currently, they impact roughly 100 children's lives. Additionally, partnerships with groups like the San Jose Youth Empowerment Alliance amplify their reach. However, even with challenges like keeping volunteers, they remain committed, envisioning a brighter future for each child. In this episode, Terrance delves into his transformative journey, illustrating his shift from a 30-year imprisonment to a beacon of hope for many. He discusses the underlying causes of his incarceration, devising personal strategies, and offering help to fellow inmates navigating their struggles. Fast forward to 2019, he talks about the birth of Empowering the Fatherless and how it was founded to equip vulnerable youth and men with indispensable life and parenting tools. Plus, listen in to learn how Terrance draws inspiration from his upbringing, void of a father figure, and how he's driven to reverse the prevalent school-to-prison pattern in Santa Clara to forge a nurturing community for all. “From the pain of being fatherless, I found my passion in empowering the fatherless.” – Terrance Hunter Show Notes: How Terrance's 30-year confinement and self-help programs shaped his transformative journey How the organization's outreach is to approximately 100 kids, offering them guidance and mentorship, even though Terrance never had children A touching story of trust and bonding with a 15-year-old girl, highlighting the deep connections Terrance forms with the youth The promising collaboration with “Carry the Vision” in Gilroy, California, and their shared mission to uplift the youth Why it's crucial to stay true to the core mission of a nonprofit, even amid challenges or periods of slow progress The dangers of accepting donations with strings attached and why it is always vital to maintain organizational integrity The emotional toll of growing up without a father and the importance of seeking support and expressing feelings Introducing the “Inside Out Dad” and “24-7 Dad” programs aimed at incarcerated men and community members, respectively. The 24-7 Dad Program Explained: A 14-week program that transforms men into responsible fathers and partners by addressing antisocial behavior and redefining manhood A touching story of a 17-year-old's realization of the value of self-esteem classes and the impact of childhood experiences About Empowering the Fatherless's diverse range of programs, from values and responsibility to specific courses on teen challenges like vaping and drug use Addressing the long-term effects of childhood trauma and the importance of early intervention The mission of Empowering the Fatherless (ETF) is to empower fatherless and at-risk youth by equipping them with Life/Living Skills so they may reap the benefits of living well-rounded and fulfilling lives. Subprime lending is still out there, and the mainstream take on it is totally wrong. Instead of solving what causes borrowers to be subprime, the system simply bends the rules and allows those borrowers to get burdened with debt that are not equipped to manage. This leaves them very vulnerable to market shifts or other bumps in their financial road. In todays show, we chat about that but also revisit last weeks show. ChatGPT was used to write last weeks show and it was an experiment to demonstrate a point I made in a podcast a few weeks back. With todays reality, it is becoming easier for real estate agents and others to seem far more informed and proficient than they actually are. Fasten your seat belt folks, today we get a classice Rebelbroker rant podcast! Let's play pretend for a moment. You find yourself in a situation where you are behind on your property tax payments. You owe $5,000 dollars. One thing leads to another and the state is going to take your property and sell it to pay your tax debt. The state does its thing and sells your home for $500,000. Expecting to get a check for $495,000, you wait patiently at your mailbox for that payment. Surprise! It will never arrive. That's right, the law says that no matter how little you owe, the government gets to keep ALL of the proceeds from the sale of your home! It is all legal and you are screwed. To make it even worse, you later find out that a business was allowed to buy your home for what you owed - $5,000! Of course, the fact that this buyer was a HUGE political contributor to those that decided who gets to buy your home had nothing to do with it.
