According to the Mortgage Bankers Association's seasonally adjusted index, mortgage interest rates fell for the third straight week, while mortgage demand also rose again. Total application volume increased 7% last week compared with the previous week. The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($726,200 or less) decreased to 6.2% from 6.23%, with points increasing to 0.69 from 0.67 (including the origination fee) for loans with a 20% down payment. The Utah Real Estate Podcast is thrilled to present a mini-series about the Salt Lake Parade of Homes. Listeners will be able to peek behind the curtain and hear from the builders how their floorplans came to life. To kick off this mini-series, we have the Director of the Parade of Homes, Lindie Davis, and the Executive Officer of the Salt Lake Home Builders Association, Jaren Davis. They will be sharing with us about last year's parade and what makes 2022 unlike any other in the past, from a custom skatepark house to a downtown penthouse. Witnessing the Parade's Growing Success Last year was the Salt Lake Parade of Homes' most successful parade in 75 years, thanks to Lindie. She increased awareness through social media and collaborated with Utah's top influencers. She also single-handedly doubled the parade's numbers by going door-to-door, informing owners of the benefit of having their homes in the parade. She is, in Jaren's words, "a rare talent." This year, Lindie wanted to see people bring their unique designs to the parade. For Lindie, Jumping into the organization was daunting and tiring, but it has been gratifying and rewarding to see the parade come together in August. Advocating for the Community The Salt Lake Parade of Homes has a group of volunteers who meet monthly to prepare for the parade. To be featured in the parade, you must be a member of the association. Applications can be submitted at the end of August, which the committee of volunteers will look over and accept. The Salt Lake Parade of Homes committee prides itself on being craftsmen who care about the community. Their volunteers are "the best of the best" and are serious about being an association that advocates opportunities in housing. Associations like theirs help keep housing prices down and always eye what's best for the community. Improving Living Conditions Everywhere The Salt Lake Parade of Homes was the first of its kind and is still a great way to promote the industry. The parade is open from Jul 29 to Aug 13, 2022. Houses are available to tour Tues-Sat from 12 pm-9 pm. According to Jaren and Lindie, it's a welcoming environment, as the builders and tradespeople on site are happy to talk about their work. We sit down with Kathy Nay & Sheridyn Cannon in two separate interviews to talk about their children and how addiction changed their lives. Kathy is honest and real with what she didn't know and what she has learned since losing Burgandi to an overdose. Sheridyn shares how her son Cades addiction started at a young age and how years of addiction affected them both through rehab, jail and finally sobriety. About the Guests: Sheridyn and her husband Gary have been in the Real Estate industry for a combined 55+ years. They own their own brokerage and have for over 30 years. They were married in 1998 with Sheridyn having 2 children and Gary 1, they blended their family and had twins in 2001 together. His, mine and ours! Sheridyn's oldest son, at the age of 15 was in a motocross racing accident and had broken several bones. While recovering he was prescribed pain meds (opioids) and loved the effect they had on him. He quickly became addicted to oxycontin which led to heroin. Sheridyn is gracious to share her 5+ year battle with child addiction. She hopes to encourage and inspire anyone who is searching, hoping and praying there is something you can do as a parent to save your child. Her then 23 year old daughter got caught up in and addicted to crack cocaine. Blending families brings on it's own challenges itself, throw in a couple of drug addicts and there you have it! Grateful to say now both her son and daughter are doing remarkable and both clean. Kathy Nay is a kindergarten teacher in Utah and has been teaching for the last 20 years. She is married has been married for 12 years to Coleman Nay they have 4 children, two daughters Burgandi 25, Ella 10 and two boys Cole 27, Casey 24. Kathy is also an advocate for addicts and their families. She believes that there is a huge stigma about this topic, especially here is Utah. She began her journey in this role after her twenty-one-year-old daughter Burgandi died of an opioid overdose in 2017. She felt alone and ostracized in her journey of parenting and then burying a child who suffered from addiction. People just don't talk about this disease. She wanted to put a name and a face on this topic that is not often delt with and associated with a mark of disgrace. She feels talking about her family and their story will open many doors for other families and give them a safe place to share their journey in this rampant epidemic. There is a stigma out there and we need to tear down that wall! Kathy has been talking to rehabs, working with Utah naloxone and putting her daughters face on many Utah billboards, promoting naloxone, guest speaker on podcasts and sharing with anyone she can about this crisis. Kathy wants families to be able to share their stories without shame too. We know that there is a stigma when it comes to talking about our loved ones that are addicted and her hope is that we can change this mindset. About the Guest: ● Dr. Mary Steinmann is a triple-board certified physician in pediatrics, adult psychiatry, and child and adolescent psychiatry. She is an Associate Professor at the Huntsman Mental Health Institute and University of Utah School of Medicine. She has a special clinical interest in the intersection and overlap of medical and mental health and providing care to youth and families in a domain that is often stigmatized, misunderstood, and underserved. ● Dr. Steinmann is also passionate about medical education and mentoring future colleagues. She teaches behavioral neuroscience and psychiatry for medical students and physician assistant students, and serves on several national committees to improve education in psychiatry. She feels extremely privileged to be able to help future generations explore their paths, cope with adversity and challenge, and develop resiliency. Matt Ulrich, president of the Salt Lake Board of Realtors discusses the guidelines and how to apply for the board's 2021 grants. Depending on what type of first-time home buyer grant you receive, you can get many different kinds of loans. Some are for single parents that are first-time homebuyers, while others are for military vets. Along with specific loan categories, you must fit the criteria such as using a realtor of the Salt Lake City realtor board, purchasing an owner-occupied home, have a credit score of 640, and other specific details depending on the loan criteria. Matt has been investing in real estate for over 15 years and is also a hard money lender. Matt goes into detail about all the ins and outs of Hard Money Lending. It’s always great to hear success stories, but sometimes it’s the stories about failure that make the biggest impact in our lives. How should you approach the recruitment process? What do you need to know about working with family? On this episode, I’m joined by Scott and Bryan Colemere to hear where they’ve gone wrong and how they’ve improved. Takeaways + Tactics If you’re considering working with family, make sure you have a buy/sell agreement in place. In any business, it’s important to respect the time of your peers. Make sure you’re staying respectful of everyone you’re surrounded by. This applies when you work with family, as well. Never forget that your employees follow your lead in terms of behavior. If you’re late to meetings or seem disinterested, your team will base their behavior on that model. At the start of the episode, Bryan and Scott shared some of the issues they’ve experienced in business from a family perspective. After explaining that they took each other for granted a lot of the time, they mentioned how they managed to correct their course. We also learned: How to recruit effectively Why it’s more important for your team to assimilate into your company’s culture than to make sales That it’s crucial for you, as the boss, to keep asking the team how you can improve. Company culture is extremely important. Even if you’re seeing great results in terms of numbers, the reality is most people won’t remain in a culture that makes them unhappy. Make sure you’re offering value to everyone involved in your business and never underestimate the role happiness plays at work. It has to be constant and never-ending improvement every single step of the way. -Justin Udy 3 Things We Learned From This Episode Focus on more than just getting out of production (05:31 - 06:05) It’s natural to plan an exit from production, but don’t let it be your only focus. As you grow and get closer to the goal, it’s important to start incorporating new goals so that you have a greater purpose. Business growth is about growing in your own capacity to lead people (07:31 - 08:02) One of the biggest challenges that comes with growing a business is putting on more hats. As more people come in, it’s not just about bringing in more business, but also leading and managing people. It’s an important shift that you’ll need to be prepared for. “I do it, you do it, we do it.” (25:37 - 26:26) When you hire someone to take over production, the last thing you want to do is hold their hand through it, but some amount of guidance is necessary. The rule should be “I do it, we do it, you do it.” Without that process, so many things can fall through the cracks. As we scale up our businesses we’ll experience a higher demand on our time, responsibility, and abilities. It’s easy to put our focus only on getting out of production. The truth is, the thing that will get us out of production isn’t just more business; it’s leadership, systems, and management. We have to pour into our people so they are well-equipped to run the business next to us. This happens by systematically and intentionally training them and bringing them into the system. Ryan Wright – Entrepreneur, Real Estate Investor & Hard Money Lender Ryan G Wright is the CEO of DoHardMoney.com. Almost 10 years ago, Ryan started investing in fix and flip properties. He soon saw that it was difficult to get funding quickly on these properties, much less from reputable and reliable sources. He saw a need and filled it: he founded Do Hard Money.com. Coming from a background of real estate investing, he understood the needs investors have. He wanted to provide a way for others to grow their real estate investing business by offering short term loans with no money down and no monthly payments.
