Imagine the convenience of grabbing dinner as you walk home from work or powering through the afternoon slump with a stroll around the park. When you live intown, those dreams can be your everyday reality! Derek Turner, owner and president of The Middle Housing Company, joins Host Carol Morgan on the Atlanta Real Estate Forum Radio podcast to discuss intown living and his new community, Knight Walk at Howell Station in West Midtown. Intown Living: Connection and Convenience Turner said, “Intown living is increasingly appealing because it offers a lifestyle that's built around convenience and connection.” The idea of walkable living is a major draw for many homebuyers and renters moving to the city. Mixed-use developments are popping up all over the metro area, bringing together restaurants, office spaces, shopping and residential opportunities. Intown living offers this same convenience for residents to walk to work, live near cultural venues and save time in their daily routines. Balancing Affordability in An Urban Climate Turner says creative design is the key to building affordable homes in the city. He starts with a smaller footprint that allows for higher-density housing and a lower cost per unit. Turner emphasizes that, while infrastructure and land costs remain high intown, the demand for walkable living makes it desirable to build there. Which homebuyers are gravitating toward the intown lifestyle? Turner identifies dual-income, millennial couples and higher-earning, single professionals as major buying groups for intown communities. These buyers seek a shorter commute to the city, especially when one or both residents work intown. While the monthly payments are relatively pricey, the savings on gas and time often override the cost. Knight Walk at Howell Station The Middle Housing Company recently opened for sales at its new, intown community, Knight Walk at Howell Station. Located in one of northwest Atlanta's historic neighborhoods, this community is nestled near Westside Paper and the Atlanta Beltline-connected Spur Trail. Knight Park, a historical greenspace, is just minutes from the community. Howell Station is long-renowned for its mixed architectural styles, including bungalows, craftsman-style, Victorian and Colonial revival residences. During the 1800s, it was developed around the Western Atlantic Railroad stop in Atlanta and still displays its industrial roots. “We drew from that architecture,” said Turner. “The brick, the concrete board, the darker palette, some of those industrial tones,” said Turner. “We want it to feel authentic to the neighborhood.” What can homebuyers expect to see at Knight Walk at Howell Station? Every home is an end unit! Instead of building traditional townhomes with four, six or eight units in a row, Turner opted for building townhomes in sets of two residences to maximize natural light and provide ample outdoor living. Each home is 1,400 square feet and boasts 14 windows, creating an open, inviting living space. Residents also enjoy 8-foot-deep covered porches that allow maximum outdoor living with plenty of space for outdoor furniture. “We made zero concessions when it comes to natural light,” said Turner. “It's an amenity here.” Community Influence on Smart Housing Solutions With innovation, discussion and pushback often occur. Turner points out that he appreciates collaboration because it holds him accountable and encourages conversations. President Monte Hewett with Monte Hewett Homes joins the Atlanta Real Estate Forum Radio podcast. He sits down with the President of Denim Marketing and Show Host Carol Morgan to discuss the company's rise in mixed-use development and currently selling opportunities. At just 16 years old, Hewett began working with a focus on framework and placing the first nail in his celebrated homebuilding career. He attended Colorado State University for the construction management program and, after graduating, moved to Dallas, Texas, in 1984. In Texas, it was typical for a builder to be production-oriented, unlike in Georgia. Over time, he moved to better locations and built better products, eventually landing in the Atlanta market. In the 1990s, Hewett decided to be an infill builder. During this time, he observed markets in North Buckhead, Smyrna, Vinings, and, during the recession, Decatur, Roswell and Alpharetta to get a clear picture of the local demographic. He noted that many homebuyers were attached to the idea of a “place” and the amenities and walkability offered in that location. Locations such as Avalon in Alpharetta or downtown Roswell provide walkability, green space and all the tools necessary to construct a sense of place for homebuyers to call home through the generations. By the year 2010, Hewett was mainly focusing on creating mixed-use developments to meet this market need. His first project was Palisades at Milton Park in Alpharetta, followed by Avalon and Halcyon in Alpharetta, Madison Yards in Reynoldstown and more. Hewett noted that after the recession, it took more work to replicate the locations and prices he secured and had to switch strategies. The company shifted its focus on product pricing to create work-live-play communities that are more cost-efficient. Hewett said, “It's a big accomplishment to be able to go and change the culture of the company and emphasize time and budgets. It feels good.” Located near Emory, Monte Hewett Homes is currently working on Downing Park, a collection of 13 townhomes off Ponce de Leon Avenue priced from $2 million. Hewett also shared that he recently closed on a mixed-use project called Water Park, which is coming soon to Watkinsville, located 15 minutes outside of Athens. The project will feature 21 townhomes, 46 single-family opportunities and 20,000+ square feet of office, retail and food and beverage space. The community will also feature a baseball and basketball training facility. The builder is also currently selling townhomes starting at $959,900 at Interlock in West Midtown, townhomes starting in the high $500,000s at The Harman in East Atlanta and single-level flats and two-story condominium homes starting in the high $600,000s at Findley Row in Alpharetta. If you don't win the ball on the first or second pressure attempt, they're gone. They take the initiative really well and just always looked primed and ready to take advantage. They invite pressure but get out of it.  2: In the first half we decided our best defense would be defense. Absorbing and defending while showing virtually no interest in counter attacking wasn't the best approach. That's not football the ATL way.  3: Find someone who loves you as much as Atlanta loves giving up a goal at the worst possible time. If we had been able to get out of the first half 0-0 we might've been able to carry on as we were. But one mistake against a very good Crew and that plan goes right into the trash.  4: Perhaps it should've been trashed from the jump. I really think Pineda took us away from who we are and how we aspire to play. Subbing Muyumba at the half was about the only thing Pineda got right tonight. Can't risk losing & losing him & face another match down a key player. 5: One Hernandez was very good. Another not so much. I don't know what Ronald was thinking in that challenge. I also don't know why he doesn't come to the ball from Xande, poor as it was. He just looked out of sync. He hasn't had the reps so that adds up.

This from 11 Alive              Georgia trooper arrests truck driver doing donuts in Atlanta intersection:   A truck driver filmed performing donuts in an Atlanta intersection has been apprehended by the police. The incident occurred in West Midtown and was captured on video, showing the black truck spinning amidst a crowd at the intersection of 17th Street and Northside Drive. A trooper from the Georgia State Patrol intervened, activating emergency equipment, causing the truck to flee into the crowd and hit pedestrians. The trooper successfully halted the truck using a pit maneuver. The driver was pulled out of the vehicle's window and arrested. Coody resigned from his position as Bleckley County Sheriff after the guilty plea. Hatchett, known for her reality courtroom shows, expressed how the incident deeply affected her. Coody's attorney confirmed his resignation. Former DeKalb County sheriff Thomas Brown, who was with Hatchett at the conference, intervened when Coody groped her. Coody received a one-year probation sentence, a $500 fine, and 400 hours of community service. Coody had served as sheriff since 2017........ Five days later, Lindsay, her Bahamian lover Terrance Adrien Bethel, and an alleged hitman, Faron Newbold Jr., were charged with conspiring to murder Robert. The incident was captured on police bodycam footage, where the couple's divorce was discussed. Lindsay accused Robert of physical aggression while he denied it. Lindsay allegedly texted Bethel to "Kill him," leading to an investigation into a murder-for-hire plot. The trio faces charges connected to the plot, with Lindsay released on bond and monitored in the Bahamas....... Unlike typical cases, where arrestees appear before a magistrate judge within 72 hours, these defendants, who have been indicted for interfering with the 2020 presidential election, will negotiate bond terms before surrendering. Multiple crowd issues arose during the third quarter, leading to the game's cancellation. Recently an empty nester and a new owner of two adorable Golden Retriever puppies, Simmel has 20-plus years of experience within the industry and is currently in her 16th year with Empire Communities. The company is a Toronto-based new home building company that takes pride in creating inspiring places to live. Expanding its United States footprint, Empire Communities has developments not only in southern Ontario but also in Atlanta, Chattanooga, Houston, Austin, San Antonio and Charlotte. With significant success this year, Empire Communities opened and closed several of its communities. The company is using this in-between stage to ramp up a large pipeline of new communities as a chance to reset and pay attention to market dynamics. Simmel said, “We've had a lot of success this year, as most home builders have. We rode a ride for almost two years post-pandemic.” The method behind Empire Communities is to build purposeful and lifestyle-driven neighborhoods, given that its consumer audience is very lifestyle oriented. The builder anticipates many mixed-use communities from the pipeline to land in Atlanta and Chattanooga. Located in West Midtown, the Empire Communities Homebase experience is a centrally located, state-of-the-art sales center created for homebuyers. Sales assistance, lending support, design expertise,  customer care and closing are all located at this streamlined one-stop-shop.  Homebase is located about a mile from Longreen, one of Empire's newest communities. Residing a block away from the Atlanta BeltLine, Longreen offers well-designed stacked condos and townhomes. The product price range extends from the low $300,000s to the $600,000s, with the option of one, two or three-bedroom homes, anywhere from 650 to 2,000 square feet. Adam Brock, executive vice president, and Matt Brock, executive director, of Brock Built join the Atlanta Real Estate Forum podcast to discuss upcoming Brock Built developments, as well as how they navigated through changes the home building industry underwent during the pandemic. They join hosts Carol Morgan and Todd Schnick for the All About Real Estate segment. Adam Brock has been working in the real estate industry for 16 years and specializes in land acquisition and government finance. Matt Brock's specialties include business administration and working with systems and processes. Both are kept busy outside of work with their families. Brock Built is frequently recognized for its visionary development on the Westside since its founding as a family business in 1984. Through the years, they have expanded from a family company and a home builder to a land developer and utility contractor. Taking projects from land to final home sales and owning real estate brokerage, Brock Built has tools that enable them to do a lot in the real estate industry as well as expand into business sectors outside of Georgia. "Homebuilding is more of a manufacturing business whereas development is more of an art. You get to be more playful," said Adam Brock. "You take a blank pallet, and create what you want to see there, and watching it come to life is very rewarding." The current crazy market has brought unprecedented demands and disrupted the supply chain in the home building industry, making it difficult for home builders to keep up with demand and aggressive pricing. There are aspects to the industry that have gotten easier but also many that have gotten harder. The Coronavirus forced everyone to work virtually which has freed up time for those who no longer have to worry about travel. On the difficult side of things, every municipality had to retool its processes in terms of approvals which will ultimately benefit the industry but currently comes with growing pains as everyone learns to work together again. "It's just different now, but still very good. It's definitely harder in Atlanta to find good land deals. People are willing to pay a lot more money for a property," said Adam Brock. Matt Brock's advice for homebuyers navigating this tumultuous market is to be prepared and make sure to have good representation. Being pre-qualified makes it easier to strike while the iron is hot once you have found a home suitable for your family. It's more important than ever to have a great agent that sets appropriate expectations around the current homebuying process as even real estate agents are struggling to navigate the current market. Brock Built is excited about several projects currently being completed or breaking ground in and outside of Georgia. The community of West Town in West Midtown is a 75-unit development that is nearly sold out. Predominantly featuring three-story single-family detached products, a neat thing that has recently been added to this development is a new style of modern homes. It has had a great reception in the market, and the team is sad to be winding down on such an exciting project. Ten92 West, also in West Midtown, is near the new Microsoft campus coming soon to Atlanta. This community is in a great location in a fast-growing area of the city. There has been a lot of excitement ever since information on this townhome development was released, causing prices to rise due to high demand. The magnificent product features rooftop living, a spacious owner suite, three bedrooms and three baths. The location and the prospects of Ten92 West have homebuyers very excited. Named after the historic streetcar line, Riverline is a 52-unit townhome community in the Riverside neighborhood that will be open for sale in the next 30 to 60 days. Opening its doors in 1996, the company focused primarily on building educational k-12 buildings. This eventually grew into more buildings that would also include higher education structures such as colleges and universities. As Goode Van Slyke Architecture became more popular, the company started to receive requests for special projects as well, including new homes and office spaces. The firm was also selected as one of the groups for the design of the Mercedes-Benz Stadium in Atlanta. Today, the company is well-known for completing several different types of projects around Atlanta, including museums, performing arts centers, healthcare facilities, hotels, event centers, multi-family developments, justice centers, fire stations, churches, stadiums, aquatic facilities, studios, city development and much more! The GVSA Building Street Art Exterior Composed of a team of 25 stellar architects, the average builder experience length at Goode Van Slyke Architecture is 17 years. This means its projects move forward with efficiency, care and detail-oriented approaches. The firm is also used to working on several different types of projects and knows the ins-and-outs of the architectural world with anything from residential homes to massive sports stadiums. As one of the four firms working on the Mercedes-Benz Stadium in Atlanta, Goode Van Slyke Architecture was able to design a big portion of the home field for the Atlanta Falcons and the Atlanta United FC. This monumental, lifetime structure demanded high-end quality on a compressed schedule. The architecture team worked very well to help complete the complicated $1.5 billion+ project. On the other end of the building spectrum, Goode Van Slyke Architecture recently completed work on Seven88 West Midtown, a new high-rise residential condominium in West Midtown. This 23-level residential and retail development has been very well-received and is selling fast. Additionally, the architecture firm is working on another mixed-use facility in Alpharetta near Avalon. This facility offers a hotel, office space, retail, fitness centers and more. Goode Van Slyke Architecture will also start work on several projects for the Atlanta Hartsfield-Jackson International Airport. Dr. Horner is a native of Clarksdale, Mississippi (Home of the Blues), but has called Georgia ‘home' since 2001. She received her Bachelor's degree in Biology in 2010 and Doctorate of Veterinary Medicine in 2015 from the University of Georgia. She currently practices small animal relief work part-time while building the mission and vision of Resilience Rising. She is extraordinarily passionate about mental health, well-being, mindfulness, leadership, and personal development. Chat Guest Mark McKenzie is one of Three Brothers that owns and operates Docqmax Digital Printing, Atlanta's Business Printer since 1975. Mark is passionate about his role as a partner along with his responsibilities of being the face of Docqmax, networking, business development, and marketing for his company. Mark's unique ability and a knack for helping others connect with business opportunities and his giver's gain attitude has not only benefited his company but his clients and prospects over the years as well. In 2003, the brothers decided to purchase a commercial building in West Midtown and consolidate their three locations to better serve their clients with automation and technology. In doing so this has also led them into real estate investment opportunities. Mark is a founding member of the West Midtown Business Alliance and has served as an Advisory Board member with the Alliance. Also, he currently serves on the Membership Committee and Co-Chairs the Golf Committee at the Buckhead Club. Was there a tipping point or a moment of awaking in your life that helped you define your purpose to serve others with facilitating connections in such an intentional way? Mark discusses the importance of waking up every day with the intent to make yourself and the people around you better. He had a near-death experience and realizes that our time on this earth is fleeting and discusses how we can live more intentionally to make a difference as leaders. The Integral Group Transforms Piles of Rubble to a Thriving Business District in Doraville

Doraville, GA, once known as “the plant” is quickly becoming Atlanta's version of Grand Central Station. Dave Schmit, Principal at Schmit and Associates and Strategic Partner with The Integral Group joins us on today's All About Real Estate episode to discuss the redevelopment of the old General Motors factory site in Doraville and give inside details on what's next. Schmit jokes that he is one of the few people who pursues what he studied in college. His early career involved management of complex construction projects including pulp and paper mills, petrochemical plants, retail centers and office buildings. In Atlanta, he is best known for his work in the home building industry. As president of Colony Homes, he grew the company from building 200 homes per year to nearly 1800 homes annually. He later leveraged his expertise to join the executive team at Morrison Homes, aiding the company in becoming the 29th largest builder nationwide in 2003. From 2003-2009, he was president of Marathon Land Company, an organization formed to develop mixed-use projects in the Atlanta area. In the years since, he has served as Principal of Schmit and Associates LLC and a strategic partner of the Integral Group. It's been eleven years since General Motors shut down the plant in Doraville, located inside the Perimeter near Spaghetti Junction. Many who pass by simply see a vacant eyesore, but for years action has been happening behind the scene. During the interview, Schmit lays out a timeframe to give a big-picture view of the detailed work that has been put into the 165 acres, “From 2008 to 2011 there were plenty of companies that wanted to purchase the plant. In 2014, we purchased it for $50 million through a private transaction and it took three years from saying yes, we're interested to actually getting it,” he explains. “The first year we took down the building, reclaimed and repurposed over 100,000 tons of red iron. We wanted to not fill landfills. The second year was entitlement and planning how we would work with the city. The third year moved into sales force and infrastructure phase and now the beginning part of the grid is in and that's what supports the next phase.” Overall the redeveloped site will have three general districts. On the backside of the property is Assembly Yards where loading docks, ruins of walls and rails are left to create a West Midtown industrial feel. Closer to I285 is the Campus district, home to traditional office space, fortune 500 and business. The third district, Commons, is centered around a park featuring residential low-rise apartments and homes. Currently, Assembly Yard is the entertainment district where several movies and Netflix series are filming and will soon be home to Serta Simmons Bedding national headquarters. “Within a short time, the GM site will be transformed into a walkable mix of office buildings, housing, stores and restaurants,” states Schmit. “The site is also a hub of connectivity and easily the most connect hub in the Southeast.” Tune into the podcast with the link above to hear many more interesting details about the GM plant's redevelopment or visit www.assemblyyards.com.
