Un point juridique syndic et copropriété, cela faisait trop longtemps que nous ne vous en aviez pas proposé. Nous avons donc invité l'avocat Charles Bohbot au micro à venir exposer son point de vue sur trois points d'attention importants pour les syndics en ce moment :-             Le risque de contentieux lié aux nouvelles règles de dématérialisation des communications-             La désignation du mandataire ad hoc et les sanctions pour le syndic qui ne procéderait pas à la saisine du tribunal pour demander cette désignation-             La demande en nullité des assemblées générales ayant approuvé des travaux de rénovation énergétique"Malheureusement, les contestations surviennent quand il y a des enjeux. En ce qui concerne les travaux de rénovation énergétique, les montants financiers sont considérables (isolation thermique par l'extérieur, procédés assez coûteux ..). Dans ces conditions, certains copropriétaires contestent des clés de répartition, un règlement de copropriété qui n'aurait pas été mis à jour et si jamais des aides ont été obtenues au préalable, cela peut remettre en cause l'ingénierie comptable et financière. Maybe you're wandering the neighborhood, just blocks from home, or maybe you're further afield. In either case, I'm guessing you're finding your way without too much trouble—you're letting some intuitive sense steer you, track how far you've gone, tell you where to go next. This inner navigator of yours is doing all in the background, as your mind wanders elsewhere, and magically it gets it all right. Most of the time, anyway. But how is it doing it? What allows us to pull this off? My guest today is Dr. Hugo Spiers, Professor of Cognitive Neuroscience at University College London. His lab studies how our brains "remember the past, navigate the present, and imagine the future.” In recent years Hugo and his group have used a wide variety of methods—and some astonishingly large datasets—to shed light on central questions about human spatial abilities.  Here, Hugo and I do a quick tour of the neuroscience of navigation—including the main brain structures involved and how they were discovered. We talk about research on a very peculiar population, the London taxi driver. We discuss the game Sea Hero Quest and what it's teaching us about navigation abilities around the world. We also touch on what GPS might be doing to us; whether the hippocampus actually resembles a seahorse; the ingenious layout of our brain's inner grids; navigation ability as an early sign of Alzheimer's; how “place cells” actually map more than just place; and how the monarch butterfly finds its way. Super excited to share this one folks—this is an episode that's been on our wish list for some time. For mobile organisms like us, navigation is life or death—it's as basic as eating or breathing. D., Coutrot, A., Hegarty, M., Hornberger, M., Spiers, H. J. Abstract: Spatial navigation is a multi-faceted behaviour drawing on many different aspects of cognition. Visuospatial abilities, such as spatial working memory and mental rotation, in particular, may be key factors. A range of tests have been developed to assess visuospatial processing and memory, but how such tests relate to navigation ability remains unclear. This understanding is important to advance tests of navigation for disease monitoring in Alzheimer's Disease, where disorientation is an early symptom. Here, we report the use of an established mobile gaming app, Sea Hero Quest, as a measure of navigation ability. We used three separate tests of navigation embedded in the game: wayfinding, path integration and spatial memory in a radial arm maze. In the same participants, we also collected measures of mental rotation (Mental Rotation Test), visuospatial processing (Design Organization Test) and visuospatial working memory (Digital Corsi). We found few strong correlations across our measures. Being good at wayfinding in a virtual navigation test does not mean an individual will rate themself as a confident navigator, be good at path integration, or have a superior memory in a radial arm maze. However, those good at wayfinding tend to perform well on the three visuospatial tasks examined here, and to also use a landmark strategy in the radial maze task. These findings help clarify the inter-relationships between different abilities supporting visuospatial and navigation skills. Copy rights belong to original authors. It takes center stage at the Super Bowl. It graces the 50-yard line and determines who will get the kick-off in the championship game. But, before it ever travels to Arizona the Super Bowl coin is expertly crafted in Central Florida. The Highland Mint in Melbourne etches the heads and tails into the decision-making coin. It's a job Vince Bohbot said the company has been doing for nearly three decades. The Executive Vice President of The Highland Mint joined Matt Austin and Ginger Gadsden on Florida's Fourth Estate to talk more about it. Bohbot said it all started in 1993 when he took over what he calls “a failing business” and turned it around. “(The Highland Mint is) kind of like the U.S. mint except we are minting investment grade rounds and not currency and we are privately owned,” he said. Everything is done at their Melbourne location including melting silver, framing and packaging. “Every component that we use is made in the USA. So whether it's the wood; it's sourced in the U.S., whether it's paper; it's sourced in the U.S., whether it's metal; it's sourced in the U.S. — and so we were very proud of that side of our business,” Bohbot said. He said his company doesn't just make the Super Bowl coin. “We also sell replicas of the coin.” He said those generate royalties and sales for the NFL. The company isn't just responsible for the big game. “We make the flip coin for every NFL game and the postseason — there are special coins made for each week,” Bohbot said. If your podcast listening habits are anything like mine, you might be out for a walk right now. Maybe you're wandering the neighborhood, just blocks from home, or maybe you're further afield. In either case, I'm guessing you're finding your way without too much trouble—you're letting some intuitive sense steer you, track how far you've gone, tell you where to go next. This inner navigator of yours is doing all in the background, as your mind wanders elsewhere, and magically it gets it all right. Most of the time, anyway But how is it doing it? What allows us to pull this off? My guest today is Dr. Hugo Spiers, Professor of Cognitive Neuroscience at University College London. His lab studies how our brains "remember the past, navigate the present, and imagine the future.” In recent years Hugo and his group have used a wide variety of methods—and some astonishingly large datasets—to shed light on central questions about human spatial abilities.  Here, Hugo and I do a quick tour of the neuroscience of navigation—including the main brain structures involved and how they were discovered. We talk about research on a very peculiar population, the London taxi driver. We discuss the game Sea Hero quest and what it's teaching us about navigation abilities around the world. We also touch on what GPS might be doing to us; whether the hippocampus actually resembles a sea horse; the ingenious layout of our brain's inner grids; navigation ability as an early sign of Alzheimer's; how “place cells” actually map more than just place; and how the monarch butterfly finds its way. Super excited to this share one folks—this is an episode that's been on our wish list for some time. For mobile organisms like us, navigation is life or death—it's as basic as eating or breathing. Les objets connectés sont partout. Il suffit juste de regarder le nombre d'objets connectés à notre box internet pour s'en rendre compte. Mobiles, tablettes, PC, TV, robots ménagers connectés, enceintes connectées, lampes connectés, prises connectées, assistants connectés, et même, chez certains, ventilateur connecté, frigo connecté, aspirateur connecté… On appelle ça l'IoT, l'Internet of Things. Les objets connectés sont partout, prennent de plus en plus de place dans nos vies mais ils ont une caractéristique majeure : ils ne sont pas fabriqués en France et, mondialisation oblige, ils font des milliers de kilomètres avant de se brancher chez leurs heureux propriétaires. Et si ces objets, made in Asia pour la plupart, étaient fabriqués en France, ça changerait quoi ? Et si l'IoT made in France était possible ? Ca changerait quoi ? Nikolai Axmacher is professor at the Institue for Cognitive Neuroscience at the Ruhr University Bochum where his research focuses on memory, spatial navigation, and neurodegenerative diseases. Abstract: Prior research has shown that structures of the mesiotemporal lobe, particularly the hippocampal-parahippocampal complex, are engaged in different forms of spatial cognition. Here, we developed a new paradigm, the Conformational Shift Spatial task (CSST), which examines the ability to encode and retrieve spatial relations between three unrelated items. This task is short, uses symbolic cues, and incorporates two difficulty levels and can be administered inside and outside the scanner. A cohort of 48 healthy young adults underwent the CSST, together with a set of validated behavioral measures and multimodal magnetic resonance imaging (MRI). Interindividual differences in CSST performance correlated with scores on an established spatial memory paradigm, but neither with episodic memory nor pattern separation performance, highlighting the specificity of the new measure. Analyzing high resolution structural MRI data, individuals with better spatial memory showed thicker medial as well as lateral temporal cortices. Functional relevance of these findings was supported by task-based functional MRI analysis in the same participants and ad hoc meta-analysis. Exploratory resting-state functional MRI analyses centered on clusters of morphological effects revealed additional modulation of intrinsic network integration, particularly between lateral and medial temporal structures. Our work presents a novel spatial memory paradigm and supports an integrated structure-function substrate in the human temporal lobe. Task paradigms are programmed in python and made open access. Abstract: Odorant-dependent behaviors in insects are triggered by the binding of odorant ligands to the variable subunits of heteromeric olfactory receptors. Previous studies have shown, however, that specific odor binding to ORco, the common subunit of odorant receptor heteromers, may alter allosterically olfactory receptor function and affect profoundly subsequent behavioral responses. Here we report on the identification of several antagonists of the odorant receptor co-receptor of the African malaria vector Anopheles gambiae, AgamORco, in a small collection of natural volatile organic compounds (VOCs) using a relevant insect cell-based screening platform. Because some of the identified antagonists were previously shown to strongly repel Anopheles and Culex mosquitoes, here we examined the bioactivities of the identified antagonists against Aedes, the third major genus of the Culicidae family. The tested antagonists were found to inhibit the function of Ae. aegypti ORco ex vivo and repel Asian tiger, Ae. albopictus, adult mosquitoes. Specific antagonist binary mixtures elicited higher repellency than single antagonists. Binding competition assays suggested antagonist binding to distinct ORco sites as a likely cause for the enhanced repellence of the blends. These findings demonstrate that a simple screening assay may be used for the identification of allosteric modifiers of olfactory-driven behaviors capable of providing enhanced indoor and outdoor protection against multiple mosquito borne infectious diseases. V předchozí části rozhovoru jsme s instruktorem krav maga, rabínem a bezpečnostním expertem Davidem Bohbotem mluvili zejména o bezpečnosti, migraci a ochotě se bránit. „Máme co činit se špatnými lidmi, jejichž cílem je dostat Evropu do chaosu. Změnit celý kontinent, změnit náš styl života, naši kulturu a tradice. Oni se připravují a jednají. A my se také musíme připravit a dělat to, co dělat můžeme. A jestli to znamená více kontroly na hranici, tak proč ne… Stát Izrael je rozlohou asi čtvrtina České republiky a žije v něm také méně lidí. A přesto se dokáže spoléhat sám na sebe i v obraně. Takže ano, pokud bychom opravdu chtěli, můžeme tady také vybudovat armádu tak silnou, že bychom nepotřebovali už nikoho jiného, aby nás bránil. Ještě v roce 2014 považovali lidé u nás podle výzkumu veřejného mínění za největší hrozbu mezinárodní organizovaný zločin, na druhém místě terorismus. Migranty lidé za důležitou hrozbu nepovažovali. Ovšem od roku 2015 se na první místa vnímaných hrozeb dostala spolu s terorismem i nelegální migrace. Od té doby jsou obě tyto hrozby vnímány jako velmi vážné, ale jejich váha se rok od roku snižuje. Proč? Teroristické útoky se dějí neustále, jen je jich méně než před lety, to nás asi ukolébalo do klidu. Migrantů sice nepřichází tolik jako v roce 2015, ale nyní jejich proud opět sílí. Máme být klidní, když jich nepřichází miliony? Máme vůbec právo být v klidu? Co všechno se může zcela reálně stát, pokud budeme ignorovat vážné hrozby? Právě o těchto jevech budu hovořit s člověkem, jehož zkušenost je neocenitelná. Je to bezpečnostní expert, odborník na krizový management, instruktor bojového umění krav maga, boje s nožem i praktické střelby. Sloužil v izraelské armádě u vojenského námořnictva a poté u výsadkových jednotek. Je oficiálním konzultantem izraelské Akademie proti terorismu, která školí všechny elitní jednotky izraelské armády a speciální jednotky z celého světa. Mluví šesti jazyky a je také rabínem. Koronavirová krize je současně i bezpečnostním rizikem. Může se zvýšit kriminalita. Pokud budou karanténní opatření trvat dlouho, někteří lidé nebudou mít co jíst a mohou překračovat zákon. Jednu pozitivní věc tato koronavirová krize přinesla. Zastavila časovanou bombu na řecko-turecké hranici. Ano, dokonce i Izrael, který je na mnoho rizik připraven, tuto pandemii v některých ohledech podcenil. Nikdy nemůžeme být připraveni na všechno, to prostě nejde. Můžeme mít ale připraveny továrny, které dokážou okamžitě začít vyrábět ve velkém to potřebné. Důležité je mít plán. Vědět, co v té které krizi budete dělat. A to tady chybí. Reakce vedení země tady v České republice rozhodně nepatřila k těm nejhorším. Brali krizi vážně – a ukázali odpovědnost. Migrace je větším nebezpečím než epidemie koronaviru. Musíme mít kontrolu nad svými hranicemi. Ne je zavřít, kdepak, to ne, to by byla chyba. Ale musíme mít kontrolu nad tím, kdo sem přichází a proč. Sans oublier nos données personnelles qui peuvent être récupérées par les entreprises et utilisées sans notre accord. We take a break from our normal interview style in this podcast to bring you an extraordinary presentation delivered by Asher Bohbot, the former CEO of EOH -- and now its nonexecutive chairman -- at the company's interim results presentation in Johannesburg on Wednesday. In the presentation, Bohbot said EOH was caught up in a "war" over state capture in South Africa. Bohbot described the past year as one of "shock, anxiety and drama" for EOH and its employees. In his extraordinary remarks, he both lashed out at the media's coverage of the company in the past year while at the same time praising journalists for unearthing corruption and state capture in South Africa. "We can feel bitter, twisted, angry ... or we can choose to think about it differently," he said. "The way we see it is that EOH (and) our own people were part of the struggle for the changes that happened in this country in the middle of December. Without the media, pushing so hard ... I have zero doubt that the change that has happened -- and it was touch and go -- happened because of the media. The media carried that battle." He continued: "...We don't see ourselves as victims. We are not victims. We have been part of that battle. In 20 years' time, we can say we were there... Maybe we were used as cannon fodder, but looking back (at it) in the scheme of the next 100 years, it's nothing. It's a cheap price to pay, for EOH and all of us in the country." She was named in The Marker 2016 list of 40 most successful promising business leaders,She had worked in the founders group in Tel Aviv, where she managed a portfolio worth $2.3 billion in VC and private investment. Originally going into VC because of her interest in impact investment, when Avishag started managing Founders groups’ portfolio, she didn’t know anyone in the VC industry in Israel. As part of the values she learned at home, she did what she usually does when she arrives to a new place; she started helping people. After meeting a lot of people in the industry, she realized the investing the time to make a phone call to every entrepreneur she had to say “no” to, instead of sending an email templates like most of the investors do, is pretty rare. And even some of her colleagues called is “not sustainable”. In this conversation we talk about the added values feminine leadership brings into the VC world, the reason the way VS’s are managed today doesn’t suit women and having women lead the revolution- the only way for real change. “What we need now is the power of women coming together and helping each other in every sector.” In the end of the episode, one of us said: “I feel empowered”. and the other replied:”Me too”.
