My Special Guest Is Brian Antonson A 'radio guy' by trade, Brian has spent a career in radio and in broadcast education, leading the faculty team in the Broadcast and Media Communications department at the British Columbia Institute of Technology, which has trained some of the leading broadcasters in British Columbia, Canada, and indeed, across the globe. Brian Antonson's latest book is Slumach's Gold: In Search of a Legend-and a Curse (Heritage House Publishers, 2024) co-authored with Mary Trainer and Rick Antonson. It is a significantly updated 3rd edition of a bestseller, in a striking new format. Brian co-founded Nunaga Publishing (later known as Antonson Publishing) with his brother Rick Antonson and their friend Mary Trainer in 1972. Together they published twenty-five books (focused on the outdoors, history, and national issues). Their co-authored first edition of "In Search of a Legend: Slumach's Gold," was released in 1972. The book was re-released in a much-expanded version in 2007. Brian was editor of Canadian Frontier magazine and later was co-editor (with Gordon Stewart) of the Canadian Frontier Annual (book) in 1976, 1977, 1978 and 1979. He is co-author of "Whistle Posts West: Railway Tales from British Columbia, Alberta and Yukon," published by Heritage House in 2015. Brian was production director at CKNW/98 New Westminster and general manager at CFVR/850 in Abbotsford, and was associate dean of Broadcast and Media Communications at the British Columbia Institute of Technology BCIT) from 1985 to 2010. Roy L Hales/ Cortes Currents - In 2021 Sheila Harrington embarked upon a three-year journey to explore the creation of local nature conservancies on 17 islands. Cortes and Quadra Islands were among them. She conducted more than 50 interviews, and wove together a chronicle of land conservancies and the people behind them since the 1990s. The resulting book, ‘Voices for the Islands, 30 Years Of Nature Conservation On The Salish Sea' is just being released by Heritage House. There is a chapter dedicated to each of the 17 islands. The subject is very close to Harrington, who was the founding Executive Director of the Land Trust Alliance of BC from 1997 to 2011. She was also a director of the Lasqueti Island Nature Conservancy for more than 12 years. Cortes Currents: Why should we care about land conservancies? Harrington: “We should care because it works! These conservancies are protecting land and protecting nature. We're in the midst of a species extinction that is unheard of all over the planet. The only way to save species is to save habitat, and land conservancies are an excellent way to save land. They're local, they know what's important, and they're on the ground in order to ensure that it gets protected over time. They often work with regional districts. The Strathcona Regional District has worked with Land Trusts on Cortes, Quadra, and the province. On Salt Spring Island we protected 10 percent of the island by various land trusts working with the province and this whole Burgoyne Bay Park was protected through local people working with those other agencies.” “I took a sailing journey to meet with the dedicated founders of land trusts, which are also known as conservancies, and current activists from 17 of the islands in the Salish Sea, who have protected hundreds of nature reserves, parks, and protected places for people and the wildlife we share these precious islands with. The book chronicles this legacy of passionate Salish Sea Island residents who have dedicated much of their lives to protecting nature in determined, creative ways.”

Steve Palazzolo is a former pro baseball pitcher who is currently a senior analyst with Pro Football Focus, a football analytics website. He played his college baseball at UMass-Lowell and wasn't drafted, but signed to play independent-league ball with the Florence Freedom in Kentucky. He was able to turn that opportunity into an eight-year pro baseball career that saw him reach as high as Triple-A with the Brewers, Giants and Mariners organizations. After his baseball career came to an end in 2011, he pursued his passion to work in pro football, joining Cris Collinsworth and the team from Pro Football Focus. Palazzolo currently lives in Cincinnati with his wife and four children, and serves in the local church and with a local addiction program called “Heritage House.” Steve is an Executive Producer on a new project called "Hope is Here" that you can watch here.  On today's podcast, we talk to Palazzolo about the 2022 NFL season, looking back at the NFL offseason, the team he thinks will take a leap and the team he thinks will regress. Imaginez vivre dans une maison entourée de 6 000 œuvres d'art africaines ! Ce fut le cas du collectionneur Alan Donovan dans sa maison African Heritage House, à Nairobi, au Kenya.  C'est en 1970, suite à un séjour dans le Turkana, région du nord du Kenya, que cet Américain commence à chiner de l'artisanat africain. Il rencontre ensuite à Nairobi Joseph Murumbi, ancien vice-président du Kenya, lui aussi fervent amateur d'art. Ensemble, ils fondent l'African Heritage Gallery, située en plein cœur de la capitale kényane, où les artistes africains peuvent alors vendre leurs œuvres. Alan Donovan s'installe donc au Kenya, et y construit sa maison. Inaugurée en 1994, classée monument national depuis 2016, elle accueille aujourd'hui sa collection d'œuvres d'art, et reste ouverte aux visiteurs malgré le décès d'Alan Donovan il y a une semaine. The two investors go over Brian's background[1:00] Brian isn't just here to share his Bad Beat--he's actually researched the property after-the-fact to see how bad it really was. Brian is the owner of an investment group and podcast host himself. He describes himself as a “net seller” who has bought and sold over 450 units.[2:00] Brian gives a brief overview: “This was one of the smallest deals I've ever done, but also one of the most boneheaded deals I've ever done.” The property in question was a condo in North Carolina. He began investing after reading Rich Dad, Poor Dad, took some seminars, and made offers in his home community (Los Angeles) but found almost none of the properties there cashflowed. Properties were simply too expensive, even with Brian's nice job in the entertainment industry. He found a network for out-of-state investors, complete with property managers and brokers, that allowed him to buy 7 single-family homes in multiple states. He was given the offer of “armchair investing,” though this ended up being far from the case.[4:40] Brian had invested in several properties already, and all were performing well. He paid $33,000 cash for a condo in a community called Heritage House. He reads out his full list of monthly expenses, which should have been $125. Given the total rent, he should have been cashflowing $350-360/monthly. He was also comfortable enough in his W-2 job that this deal seemed like a no-brainer.[7:00] “I will never invest in condos again,” Brian explains, briefly listing his reasons. HOA fees tend to go up on these properties, and HOAs have been the source of other problems. He was also promised rent-ready properties complete with new fixtures and appliances and given indications that tenants were ready to move in. Brian was almost prepared to buy two or three of these properties.[8:50] Brian describes his due diligence efforts. His biggest problem, in his view, is that “I never visited the property. I took their word for it.” [9:40][10:00] The property was in a less-than-desirable area. Brian now realizes the error of owning the nicest property in a terrible area.[Tweet "“This was one of the smallest deals I've ever done, but also one of the most boneheaded deals I've ever done.” - Brian Hamrick, Episode 44 of The Real Estate Nerds Podcast"]How The Property's Problems Snowballed Into a Major LossThe two investors explore how Brian's issues with this property piled up quickly.[12:00] The first major red flag for Brian was that his rental payment was paying $475, not the $550 he was promised. He accepted this in the interest of getting the cash-flow immediately, but it ate into his profits by about $50. Things went well enough for a year, but the next tenant paid only $400 and Brian was on the hook for new furniture.[13:30] That tenant was evicted, and the property remained vacant. The property manager informed him a fire was set in the hallway, and that Brian needed to replace the carpet. Since his tenants were a woman and a small child, he was concerned for their safety. They left, too--leaving him with yet another vacancy. At this point, he went online and did some research on the complex. He found a horrible review complaining of prostitutes, thieves, broken appliances, and worse.[15:25] Scott speculates that there may not have been no on-site property manager. There was, which makes Scott laugh and question whether they were drunk all the time. But the reality was worse: the on-site employee was apparently an ex-convict photographed smoking crack on the premises. He used the services of the local prostitutes, but for whatever reason, the property management would not fire him.[17:00] Brian points out he owned this property in his own name rather than in an LLC structure--something we at Royal Legal Solutions advise investors never to do. He worried, quite rightfully, about the possibility of being held liable for the antics on this property. He knew he had to get it out of his name, and quickly. He found a real estate agent willing to sell properties in this “war-zone” area, but she could only get $2,000-$4,000 for it. [18:00] Ultimately, Brian took the deal: “I bought this unit in 2008 for $34,000 and sold it in 2010 for $3,000.”Lessons Learned From This $31,000 LossBrian and Scott conduct a quick post-mortem to see what other investors can learn from Brian's mistakes with this property.[19:00] Brian realized he should have done a lot more on the due diligence front. The fact that he never met the people he trusted to manage his properties, let alone took a flight out to view the property and area, contributed to this becoming a bad deal. He learned his lesson and changed his strategy: “Now, I only buy in my backyard...All of my residential properties are within 20 minutes of where I live.”[21:20] The property management lesson learned is even simpler for Brian: “Having the right management team is important in real estate. You really have to know and trust your team.” He also has far less confidence in “armchair investing” in general. He got a call every time there was a problem anyway, and the team on the ground wasn't handling them. He is careful to point out that armchair investing is different from syndication or ordinary passive investing, as there are asset managers who are incentivized to deal with any issues.[24:00] The building Brian owned was later condemned, and just for fun, he reads of the laundry list of scary things inspectors found on the premises.

Episode 545 Steve Palazzolo is a former pro baseball pitcher who is currently a senior analyst with Pro Football Focus. Steve played his college baseball at UMass-Lowell but went undrafted and signed to play Independent baseball with the Florence Freedom in Kentucky. He was able to turn that opportunity into an eight-year pro baseball career that saw him reach as high as AAA with the Brewers, Giants and Mariners organizations.  After his baseball career came to an end in 2011, he pursued his passion to work in pro football, joining Cris Collinsworth and the team from Pro Football Focus. Anthony began working with us at C21 about a year and a half ago and I think I speak for many of my coworkers when I say that it's been a pleasure getting to know him. Not only does he have it together on the business front but he's a great person that brings so much good energy to the office on a daily basis. Among other topics we discuss how COVID-19 may affect the local market as well as the real estate industry as a whole. I think it's safe to say that many of the innovations created out of this pandemic are probably here to stay, and that's not a bad thing. As we move to a point where COVID-19 no longer controls our lives it's my hope that we don't forget the lessons learned during it. The importance of adaptation and innovation in order to keep the wheels turning has been a massive contributor towards the upcoming resurrection of our local local economy. This episode we head to Magic Kingdom at Walt Disney World for The Muppets Present…Great Moments In American History.  Located in the Liberty Square section of the park, The Muppets do retellings of famous moments from American History in the windows above Liberty Square’s Heritage House and The Hall of Presidents.  Because this is a show there are no age or height restrictions to view it. Before we get an education in American History from Sam The Eagle, here are five fast facts about The Muppets Presents…Great Moments in American History. 1.  The show debuted at the Magic Kingdom on October 2, 2016.  Great Moments in History features two alternating famous historical retellings.  The retelling of the Declaration of independence features the human character of Liberty Square’s Town Crier, James Jefferson or JJ for short, who solicits interactions from the crowd gathered to watch the show.  The other show centers around the Midnight Ride of Paul Revere and stars the Muppets on their own. 2.   The show began development in 2014 after the release of Muppets Most Wanted.  Originally the show was just going to feature Sam The Eagle on his own but it was decided that the show would be more fun if the other Muppet characters were added in. 3. Because the bulk of Muppets’ performance takes place in the second story windows of Liberty Square’s Heritage House, the Muppets puppets are built 5% bigger than they normally would be for film and television in order to be properly seen by audiences watching from below. 4.  Longtime Muppet script writer, Jim Lewis, was brought in to polish the scripts for the show to make sure they fit with the classic Muppet sensibility. 5. Though they are not doing the puppeteering themselves, the voices of the Muppets are provided by longtime Muppet performers Steve Whitmire as Kermit, Eric Jacobson as Sam The Eagle, Miss Piggy and Fozzie Bear and Dave Goelz as Gonzo.
